I just wanted to take this time to thank the Esplanade office for everything that they did for me over the past year and a half. This was my first apartment alone and I did not realize how amazing the entire staff is until I started to look for another apartment and ultimately decided that moving back with my family was a good choice for now. If I am ever looking to have my own place again I will definitely consider coming back. The maintenance team fixes everything the same day or next day, the office staff is very friendly, thank you Katie, Adrian, and Linda for always taking care of my questions and helping with anything I needed. Before moving out I got to work with the new manager Benicia and I also wanted to thank you for making my move out less stressful, leaving was definitely bitter sweet. I have lived at the Esplanade apartments for the last two years. I have had some terrible experiences living at these apartments. The parking at these apartments was the worst possible thing ever. I work late at night and I would be looking for a parking spot for over a hour. Then I would give up and have to go park on the street where you can park. But I end up getting parking tickets out there for it. By the way the stuff told us to park over there but they don't tell you is you can get a ticket. There is also no sign out on the street that say you can park there. I have had many because of the parking and I have complain about it but they do nothing to make it better. I was told we would get are $500 deposit back. Me and my roommate cleaned are apartment when we moved out Made sure it was spot less. But they ended up taking are deposit to paint and clean the hole apartment. But it say nothing in are contract about that. I would say that really really really poor management on there part. Started out with a phone call very pleasant conversation. Made an appointment met with Nicole Carr very humble easy going humorous women. She just was ready to answer all questions during this stressful time. She made everything seem so easy. Definitely would recommend this place. The only down side is parking and being on the third floor. But hey we need a place to live so third floor is minor. Other then that this place is the place to rent from. I've lived here a little over a year and I only have one major complaint and that is that since a new manager took over, I have noticed I now have to message management to refill the dog waste bags and empty the overflowing dog waste trash bins in the 3 various areas my dogs use (I've seen them the same way by the mailbox area as well). Someone will replace the bags but never empty the trash and the bins will still be overflowing with bags of waste. It smells terrible and I don't think it's right or fair to pay $80 a month for "pet rent" (2 dogs) and the waste bins are not emptied. Not classy at all. And you can imagine that if there are no waste bags to pick up the dogs bowel movement what people do. Nothing. They let their dogs defecate all over the grass. I haven't stepped in anything yet because I walk the grass carefully looking for land mines. At night bring a flashlight. Front office staff has changed and I have found them helpful to me. Things get broken around the complex like the spas but but they do get fixed. Repairs are done in my apartment when I make requests but they've only been minor things. Yes, parking is insane here and it is a nuisance. I pay $1730 a month for a 1 bedroom apartment (942 square feet I believe) on the first level with $80 being pet rent. read more

Ok so here it goes: My girlfriend and I have been searching for a place to call home for a couple months now and then we found Esplanade Apartments. The first time we came in Jasmine helped us and let us tour 4 different layouts of the apartments. And was super helpful with all of our questions. We decided to leave and go home to talk about it. After a couple days we called and spoke to Katie who again super friendly let us come in to look at the floor plan we liked again. Now once we saw it we decided to go ahead and Place our application into one of the classic models. We were happy once we got home but the more we talked about it the more we wanted the renovated one. So the following day we had called again ( yes, we were kind of a pain) and talked to Nicole. She was more then happy to help us get into the one we really wanted and to make sure we were happy with where we were going to call home! I am beyond happy with the AMAZING SERVICE ABOVE AND BEYOND this ENTIRE TEAM has given us! We are now moving in and I could not be any happier! Thank you Esplanade ! I'm a current resident at esplanade & i've been a resident for four years. When I first moved in I was provided w/ the best service to make the moving process easy breezy. The old staff were always helpful and I was always greeted kindly every time I stopped by the office (Tiffany, Valerie, Ana, Manny were the best!!!) they were so accommodating w/ any help that I needed regarding transferring units, maintenance, packages, etc they were truly truly the best staff in my opinion. Currently as of 8/19/17 they have a brand spankin new staff. & I understand everyone is learning to get into the proper flow of things, but to be honest their learning experience is an inconvenience to me as a resident. For example: they had given us an affidavit, given us our new carport number but they had entered a different carport number in their system. As a result my boyfriend's car got towed & now we have to go through the annoyance of getting the car back, asking esplanade to pay the tow fee for the system error, etc. anything regarding parking, the best person to talk to was the manager, who I have never met to be available to assist me. Other than that, I do like living in Esplanade. I don't have issues when I ask to have something fixed in my apartment, i think they reply in a timely manner. I like the valet trash service & they try to create a community with the residents by having tacos catered to the main pool. My girlfriend and her family lived at this complex for one year. During that time frame, they had 2 brand new bikes stolen from their garage, had heroin addicts move into the same garage, leaving their used needles and trash. The garage door was broken by the addicts, so this was a convenience denied as the maintenance crew did not repair the problem. Parking is pathetic at this complex, and the car that was parked in the garage ended up being towed. The last two months they went without an ice maker and the dryer did not function properly. They encountered homeless people sleeping in the stairwells. Security in this establishment is more interested in ticketing vehicles than maintaining .a safe environment. If you are a family that has more than 2 vehicles, find another place to live or enjoy parking across the street as there is virtually no parking available. When you move out, don't bother cleaning as they are going to charge you a cleaning fee. They attempted to add additional and unwarranted fees, that we challenged in writing. They final settlement was for 2 days of rent and instead of sending a final bill. the inept and spineless management of this establishment will send this to collections, even though we had been in to request a final bill. With all of the choices available in the are to live, this would be the last complex I would recommend.There is a lack of "quiet enjoyment" at this complex with management that is ineffective and lazy. read more

My husband and I have lived here for a year. If it weren't for a new job out of state, we would definitely stay longer. Our experience here has been excellent. Management is great, especially Katie. Maintenance is also great and most issues are resolved within 1 or 2 days. The apartments themselves are well-kept and up to date, plus having an in-unit washer and dryer at this price point is pretty great. The only thing that isn't great is the parking for uncovered spots, but I think anyone would be hard pressed to find an apartment complex in Riverside that doesn't deal with a shortage of parking spaces. DO NOT RENT HERE!!! They will take every last penny that you work for. There were so many red flags before, during, and after my 13 month stay. From the get go, the office team NEVER answered my phone calls. I would call so many times a day, different times a day to see if I missed them due to a lunch break and what not, still never answer. Every time I have walked into their office, there would be 2-4 employees there at all times, but I can never seem to get a hold of them? Interesting... The apartments are altogether cheaply built, there was constant plumbing problems which resulted in a bad flood. They may have a nice, maintained complex, but that's all they can really keep up with. They recently put in Nest thermostats in every apartment, so it only shows where all the money is going. It is all part of their scam. Make the place "look" nice in order to disguise all the problems the complex actually has. The apartments are very overpriced (especially for location), the office staff definitely needs to be talked to more about employee productivity instead of "how nice can you be to the next tenant you see", and they stole my whole security deposit + $700 on top of that for apparent "damages". Throughout my stay, every tenant that moved out, I've noticed that the people who would come and clean the apartments would be pulling out the carpets EVERY TIME. Noted, these families that have previously lived there did not always have pets and I would assume kept the carpets pretty clean. When it came time for myself to leave and finally receive our cleaning charges, I was charged for carpet replacements. I kept my carpet spotless, especially since I had a dog (which they knew about). I did not want him to be blamed for any damages. However, my roommate apparently damaged their carpet resulting in the carpets being torn out. I assumed since that's where the damage was, my room's carpet wouldn't have been pulled, but it was. I was told that the carpet's had a 5 year life span and the time was up. How convenient? So, I had to pay $500 for their carpet replacement. Even though we all know that they just wanted brand new carpet so they wouldn't have to lower the pricing for the next tenant. It was just all a scam. I understand that the employees that work at the office are just doing their job and are probably given specific protocols, so I don't necessarily blame them for some of the problems I've had. I can however, make sure that the next renter looking for a new home will skip over this "luxurious complex". read more

Its just been a month that i moved from the OC but it just doesn't feel right. Walked into our apartment to a host of ROACHES the very first day. Requested for a pest control. Was told by the office staff that we would have to be out of the house for an hour in the afternoon while that happens. Nobody showed up the whole day so we assumed it was miss scheduled. The guy comes at 6 in the evening, starts spraying and tells us to stay away from the apartment for 3 hours!!! This is me with a new born thrown out of my own home without prior notice at night! And ohh did I mention being thrown out at night to their roaches filled side walks and seating area by the pool? Ordered three more times for pest control for those wood eating creatures. The office confirmed thrice and nobody showed up. The delivery guys DO NOT DELIVER PACKAGES AT HOME !!! whats the point of online shopping and home delivery if they are not delivered at home?? The office says the guys are just lazy to go to apartments and usually just dump all packages at the main office. Thats truly stupid. They dont seem to clean the hallways in the buildings, which makes it rather dusty and full of dried leaves. Will be stuck here for a year, will definitely look for better apartments when the lease finishes. read more

I've lived here for about 3 years... Haven't had too many problems, however, it's not the greatest place to live either. Here are my comments; PROS: washer / dryer in unit, high ceilings, large rooms / nice layout, somewhat decent area of Riverside, and, in general, a beautiful apartment complex. CONS: Management personnel is slow (and some are rude). I had to call several times to get my window / washer / dish washer fixed and, even though I wrote down the names of the people I spoke with, it really didn't do anything to speed up the process... Also, cars that are parked on the streets get broken into a LOT. So, if you don't have a spot, be careful. Rent is somewhat steep (for Riverside). Lastly, they allow for animals, which is nice but, the walls are SUPER thin... so, sometimes, you're stuck listening to your neighbors' dogs bark and howel all day / night. VERDICT: If you have to live in that area (for work / school), these are probably the best apartments in the Pierce / La Sierra location. With that said, I commute to Anaheim and, honestly, for the rent they charge, there's many comparable places that you can find in Corona and / or Orange County. read more

My husband & I have had nothing but an amazing experience living here. We just renewed our lease for a second year. The amenities are above and beyond and the grounds are really well kept. Also, maintenance is really quick to respond (I'm talking same day response within hours) although I rarely have to call them. I love that if I'm not home and I receive a package, the leasing office texts me and will ask if I want them to deliver it inside of my home so it will be waiting for me. I take advantage of that perk constantly since my husband & I are both always traveling for work. They also offer you a "gift" for renewing your lease such as free carpet cleaning or house cleaning service. And I was pleasantly surprised that my rent did not change to renew my lease! It's very quiet with most of my neighbors being nice families or couples. I've never had to deal with loud neighbors or any sort of trouble/crime in the past year while living here. Overall, it has been a peaceful and safe place to live and I'd recommend it! read more

Worst place ever! The car theft and vandalism is ridiculous. My vehicle was stolen and my other car vandalized. When speaking to the police about it, they say it happens at least once a week. The supposedly security they have SUCKS! No cameras nothing! We know nobody here in the I.E. for someone to intentionally do this to my vehicles. Do not rent here!!!! Crime is high and out of control. Not only crime, but their is dog feces all over this place. I recently moved in and I absolutely love my apartment. The staff is so friendly and made me feel at home. I rented a 1 bedroom, it's really spacious! The rent is affordable and located in a great area. I have two cars and they accommodated me with my parking, included a permit for my second car. I found newer communities in the area but none of them were able to accommodate both cars at no extra cost I'm so happy and can't wait to organize my apartment. read more

Procured a 3-bdr appt for our new hires to use as they transition into the area. We've been here for 3 months now and have nothing but great things to say about the facilities as well as the staff. They are quite expeditious when it comes to addressing any requirements that we identify. They never make us wait. The apartment itself is beautiful! All the while, our ALE (additional living expenses) was running out. Which meant we were getting close to being homeless. Our insurance company had no real solution and we felt hopeless. We then met Mikia Lucien, a leasing consultant at Esplanade. She went above and beyond the call of duty by challenging the standard way of doing things and landed us an amazing apartment. I am a young college student from East San Diego who moved to Riverside in May of 2015. I was let out of TWO leases in a very short amount of time because I felt unsafe and I was miserable. My parents raised me in a very upscale neighborhood, which was quiet, secluded, well-maintained, and safe. When I moved to Riverside, I found it hard to find somewhere that was "clean and green". I lived in a very immaculate open subdivision all my life, until I moved for college and finding an apartment to fit my standards was nearly impossible. In late September, I was given ONE last chance to find somewhere I was happy, safe, and close to school. I looked everywhere. First I checked Yelp, then I would go tour places and all I could find were high-pressure, old, run-down, nothing short of "ghetto" apartments. I was on my way to another complex and I drove by Esplanade and I was blown away by the landscaping, architecture, and size of the complex. I stopped in and I spoke with Anna. She was genuinely sweet, very helpful, and did not pressure me. I called my parents and assured them I had found the right place, finally! I love the location, the views, the open floor plan, and the amenities. My favorite part about Esplanade is the active resident website, where people can connect with their neighbors, rent amenities, send in service requests, etc. The only negatives outside the norm would be minimal guest parking, strict parking rules and written notices on vehicles from security with intentions to tow. I received a very rude message from Emmanuel stating there was a complaint I had left my Valet trash outside on a Saturday. It was actually there since Thursday and I had been busy unpacking with work and school, so I didn't bother taking it down. It's supposed to be "valet" yet they didn't pick it up on a scheduled day, so I got an earful. He told me "that type of trash brings bugs and rodents". Let me assure you, I had not been a resident for over a week and the trash was cut up boxes, packing tape, and packages. He has since not acknowledged me when I go into the office. There is constantly dogs barking and not all rules are equally enforced. They are strict about parking and trash, but they have no regard for the hoarder that lives in my building or the garages filled with junk and not vehicles. Tiffany is also very helpful and Sasha is a great support to the community. Overall, I would recommend Esplanade to anyone looking for a well maintained apartment! Esplanade apartments is GREAT for business professionals. I travel quite a bit for work during the week and if it weren't for the staff & service at Esplanade, all my amazon packages sit outside my front door or in the leasing office. They provide a service (free) to deliver your packages inside your apartment (with your approval) while you are away. Valerie, Tiffany & Immanuel all work in the office and are friendly, professional and resourceful. Maintenance requests are always filled quickly. Either the same day or next day, depending on the need. In terms of location, it is very convenience. There are shops right across the street with about 5 restaurants, a nail salon, gym, dentist & gas station. You are also only 3 min away from the 91. read more

This review is based on the leasing process and first impressions only. My husband and I came in looking to rent a one bedroom apartment. We were helped out by Valeria. She was great! Gave us a tour of the grounds and the amenities and helped us out with the application process. The grounds were very nice, swimming pool was clean, overall a nice looking place. Only thing I noticed was, like other reviews, the parking is very limited. We actually ended up going with an apartment complex closer to our workplace, but we would have rented from Esplanade had they been closer. Just moved in Saturday I Love the place. It's really quiet and it's in driving distance to everything shops, restaurants, target, gas station and right next to the freeway. We were helped by Immanuel in the leasing office cool guy and made us feel at home. There is two pools and two jacuzzi also a 24 hour gym. Parking is not the best but we bought a extra parking spot for 40 dollars a month and you can't beat that. A lot of hard working individuals living here from what I can tell because I see a lot of people dressed leaving for work in the morning around the same time as me. I've been here to visit friends who lived here, and the apts are super nice, roomy, and clean! The pools are beautiful! The cabanas stole my heart, almost made me want to live here. lol. The parking is a disaster! my friend told me to park in her assigned parking spot and when i went there was a car there already! No biggie, i called her and she said she doesn't know whose car it is, and so she had it towed. Couple hours go by and some guy is ranting and raving where my car is and mad that my car was there. I get it, you're mad about your car, bt it wasn't a spot for you to park in. Sorry, buddy! Bt next time i go, i am definitely gonna walk. Better than looking for parking. read more

So where do I even begin? This place is mostly clean they are quick to fix any issues you may have with your apartment. The apartments are pretty spacious and they offer a lot of floor plans. The rent seems jump up a lot when you try to renew your lease and the new parking rules they made before I left are absolutely horrid. There is basically no guest parking to speak of except for a small row behind the leasing office which makes it terrible if you live on the far end of the place. All in all I had a pretty decent experience living here but I can't say that I will be back. read more

Beautiful apts off Riverwalk Drive in Riverside. Nice neighborhood, nice nearby running trails. Maintenance is well kept, nice smell of lavender in the air, 2 different pools have cool cabanas, floor plans are relatively modern and well designed. Something must be right if I renewed my lease twice already. CONS: minus a star because PARKING SUCKS! if you alone- no worries. but if you have a roommate or a guest, prepare to park about a five min walk away all the time. Also if you don't smoke or hate the smell of it, make sure you don't live above someone who does, smoke travels well in these apts.. its a buzz-kill. read more

We were here for 12months and during COVID. Jasmin and Adrian in the office were Awesome. We really enjoyed living here. Our Apt had recently been remodeled and had new kitchen, paint, carpet. Never had any problems. Maybe parking but you get used to it. Maintenance all super nice and were always fast and efficient even during COVID. It's pricey but worth it. Loved Trash Valet but no gym due to COVID. We only moved cause we needed a 4bed. If not we would still be there. Totally recommend to anyone thinking about living here. read more

Upon entering the leasing office, we were greeted by Valeria Chatman with a genuinely warm smile and the poster woman for EXCELLENCE IN CUSTOMER SERVICE! Professionalism at its finest! Not to mention the beautiful and safe area of the property....reminds us a bit of Orange County. We were sold in the beginning and super sold after viewing the grounds and an actual apartment. Upon move in, I always clean regardless of how clean it appears and the cloths I used to clean had NOT ONE SPEC OF DIRT....AMAZING.
