During the Covid shutdown, I made a huge fruit and vegetable garden at my house, and she gave me so many tips and inspiration. I built planters from wood lumber. The guys in lumber would cut things to size for me. I bought bricks and cinderblocks and chain-link. So much soil and dozens of large ceramic pots. It was a pleasure to come into the store sometimes multiple times in one day. I'm still doing projects at home and I always feel welcome and get the best help at this location.

Two stars instead of one, because the manager on duty said they were going to talk to the main manager tomorrow. I was simply trying to get a couple pieces of wood cut and immediately was met with a miller who did everything from our first encounter to let me know he didn't want to help me. He refused to make any eye contact or even look at the information I had written down regarding the cuts I needed. I asked him his name, and when he answered, he even begged me to go complain to the manager, said he would even do it himself! ("what's happening!" I kept wondering." almost laughable, twilight-zonish.) He proceeded to get the order wrong, something I caught when I was prepaying for the cuts inside the store. Once I returned to him he (Jeremy) belligerently blamed me for his error, did his best to exude snarkiness, and seemed as though he was finally going to get the confrontation he seemed to want from the beginning. All very odd since I wasn't going to get into some kind of personal squabble with him. There are other details which could make this truly disturbing but I'll leave it at this and hope the managers at Anawalt Lumber, a place I've been going to for more than 30 years (without this kind of incident) respond appropriately and show it really cares about its customers. If not, I'll take my business to another Anawalt: I've found the one at Sepulveda and Pico to be pretty courteous and friendly.

They answered the phone immediately, and had a service guy out later that day. They sent me his picture along with the confirmation so I'd know he was the right person. There was a delay in him getting there because another job took longer than he anticipated but they kept me updated and asked if it was still okay for him to come at the next two hour service window. I appreciated that because it was respectful of my time. Of course it was fine. Darren arrived, assessed the situation, and gave me three options. I opted to replace the tank and bring it up to code but held off on the tankless option. He came prepared with a high quality heater in the truck with everything he needed so he did the work right then and about two hours later he was done and we had hot water again. The billed amount was the same as the quote he gave me earlier. Not cheap but on par with expected costs and they use high quality components. I wouldn't hesitate to recommend Payless Water Heaters.

    Called late in the day for a tenant's water heater that quit working, and had an appointment…read morescheduled for next morning. The dispatch and a complimentary text message said they would call half an hour before the tech showed up--unfortunately that call didn't happen BUT the tech was patient as I made my drive over. The tech (Aden) was friendly, informative, sharp, on his game. Gave the heater a thorough inspection, repaired some missing screws in one of the faceplates, cleaned up dust and debris, and got the furnace relit and working. Most importantly he gave me a solid rundown on what to look for, a couple water drainage issues he spotted that may cause us problems in the future, and wrapped up. Cost of the inspection covered his repairs. We were done within an hour. I'll call these folks back for future water furnace needs--hope they can fix whatever happened with the warning call.

With a lot of contractors, there would be a light of hands on management in the day to day but with MG Contruction, they ran the whole operations seaminglessly while keeping me up to date on the progress. Having been busy at work, they save me a lot of my time and hassle from having to spend too much time reviewing this project. They are well organized and Michael definitely has been doing this for a long time. The pricing for his company is more than fair for the high quality of work. Both James and Max were great when I reached out with questions, they were very responsive. A big thank you to his awesome team who helped build the deck and showed up everyday with a smile. One of the reason why I went with MG Construction was because Michael's eagle eye was able to notice certain detail of the job that that the other contractors who provided bids overlooked. I rarely provide reviews for company but MG Construction certainly deserves this one. I will definitely use this company for my future landscape projects.

Karen consistently went above and beyond, presenting new ideas, pulling samples, and quickly bringing up catalog photos for every direction we considered. Our project feels overwhelming but she made it feel manageable and even enjoyable. We've since gone back for additional samples to test at our construction site, and each time she has been just as responsive and accommodating. Her turnaround on quotes--and updates as our plans evolved--was always prompt and professional. We truly cannot recommend Karen and Elit Tile highly enough. Me and my husband were on the hunt for the "white octagon with black dot" floor. We searched and searched and came up empty handed. Eventually my husband found it online at this place. He wanted me to call and confirm that they did indeed have it before driving to Los Angeles from Long Beach. We were in luck, they DID have it!! We wanted to see/feel a sample of it before buying a bunch of it. Edward told me they have a sister company in Anaheim (see last review) that I could pick it up at instead of going all the way to LA, which was great. He was quick to set everything up and I was good to go to pick up the sample right away. We LOVED it! We were then looking for a 2x2 black square for our shower floor. We got a sample elsewhere of a matte finish as well as a shiny finish, we were leaning towards the shiny so I asked Edward if they had it so we didn't have to go to multiple tile places; they had one too! Although the photo I included says "matte" Edward told me it was more of a satin, which is in between matte and shiny. He arranged for a sample pick up of this one too. We LOVED it as well. Both tiles FEEL so nice. They seem very high quality too. We got a reasonable price on both. I can't wait to see the finished project. I can post "after" photos when all is said and done. From start to finish, they were professional, communicative, and clearly skilled in their craft. Their scope of work was extensive: they redid all of the pool plumbing, installed a new pool light, added grounding copper wires for safety, and upgraded our pool pump. Additionally, they addressed permit requirements by replacing our side gates, which shows how thorough and compliant they are with local codes. One of the biggest transformations was removing all the old concrete around the pool and replacing it with beautiful pavers--this alone gave our backyard a whole new look. Everything turned out amazing and the attention to detail really shows. We're thrilled with the final product and would definitely recommend them to anyone looking to do pool work or general outdoor renovations. Great crew, great work!

I waited for help by their office/desk area for another 5-7 minutes. During my time there, the staff of 3-4 completely ignored me and made very little eye contact. Essentially there was only myself and a couple in the store. The staff was more interested in helping this couple. Turns out I ended up getting great service & lower pricing at a tile store down the street on Bascom Ave.

    We went in on a Saturday and needed a small amount of tile for a laundry room (55 sq ft). They had…read morea good selection and we easily picked out the floor tile and matching bullnose. Before buying, I asked Chris if he had this in stock as our installers were coming that Friday. He told me they had it in stock in their San Jose warehouse and it would be delivered on Wednesday with plenty of time. Wednesday came and went without a call from Towne Tile, Thursday morning my wife called. They said they would call us right back which they didn't do. I called later in the afternoon as the tile contractor was arriving the following morning. I learned they didn't have the tile, in fact, they don't actually have a warehouse in San Jose. My wife and I were out of time and options with the tile contractor (and other contractors behind him) coming the next day. Ryan told us to come to the shop and pick something else out and he would make it right. We went to the shop and the he only had one other tile as an option. Ryan had a pompous attitude like we were putting him out. We chose the tile as we had no options at that point. They promised delivery to our house that evening for installation the next day. The delivery came and when I checked it, they had delivered the wrong grout. Amazing that nobody double checked after their initial mistake. I immediately drove to the shop and they were long gone 20 minutes after closing. I emailed them and the sales guy called back. He brought the correct grout the next morning. Ryan gave us a discount on the tile, but when I went to take back the incorrect grout and get the credit, he was even more pompous than before. In his eyes, he made no mistakes. I tried to explain that they had: 1. Lied about the tile being in stock 2. Lied about having a San Jose Warehouse 3. Didn't call when the tile didn't arrive 4. Only had one other option available for us 5. Delivered the wrong grout He was pissed that I had mentioned my experience to someone else. I tried to politely tell him that I think we were going to have to disagree on how badly he handled the situation, but he didn't want to hear about it. However, had they been honest about 1-3 above, I would have used another supplier. Instead, I was stuck with moving forward with them at the 11th hour. Do not trust Towne Tile and especially Ryan. They do not have a San Jose Warehouse where the tile is in stock. They rely on outside distributors. Timing on a construction job is very critical. Cut out the middle man and go directly to one of the shops on Brokaw Road. My advise is, if you do decide to move purchase from Towne Tile, *Do Not Pay* until the tile is delivered on time and your order is correct.
