First of all, First Light is an amazing property management company. Everything from rental agreement to payment to maintenance is all made easy with technology. They have an amazing website where you could complete all of those things mentioned. They even have a 3D virtual tour of the property so I'm not sure what else to ask for. The most important thing though is the excellent property manager, Rhoda. Rhoda simply is the most thoughtful, understanding, friendly and respectful property manager. She's extremely responsive to every request I have, may it be maintenance or rental questions. Whenever I have any problem with the property, all I need to do is text Rhoda and the next thing I know is that the maintenance team would be at the property the next day to fix any issues. This review is for two of my favorite people at First Light. I've been a First Light tenant for nearly 5 years. I don't expect any property management company to be perfect, but what I value is knowing that there's a specific person I can go to who will advocate for my needs and be sure that I get a response. At First Light, those people are Rhoda Hu (our rep) and Amado, who performs much of the maintenance on our building. (I just realized I don't know Amado's last name because we tend to communicate by phone instead of email.) Rhoda is very responsive, and acts quickly to loop in the right people to move the maintenance or other request forward. There have also been several instances when Rhoda picked up the phone and called me to make sure she understood the problem I was describing, or to follow up and make sure it was resolved. She also communicates proactively about upcoming maintenance, which I appreciate. I truly feel like Rhoda is looking out for me and my family and our experience as tenants. Amado and I typically connect after he's been assigned to address a specific maintenance request. He goes out of his way to let me know when he's coming and to communicate about any delays, and he amazingly always seems to bring positive energy and creative solutions to the task, even when my one request turns into three! read more

I live in an Apartment in West Hollywood, that was Manage by First Light Property and the Person of reference was Mr. Thiago Giordano. I can't say and express enough my appreciation of him. Anytime I had something that needed to be taking care of, it was done promptly, with courtesy, diplomacy and professionalism. In numerous occasions he went out of his way to be available and accommodating to meet my needs. He was fair, honest, and showed a lot of integrity. Nothing was every left neglected or pushed aside. Matters that needed to be dealt with immediately, were done as they should have been. I lived at that same address for 20 years and other management came through, even though they were all good, First Light Property represented by Mr Giordano was by far excellent. Last August I moved away to Canada. Mr. Giordano went out of his way to accommodate and make my leaving as easy as possible. However, despite my best effort, my mail could not be redirected to Canada from the Post Office (they simply don't do this anymore). I was very stressed because a lot of my mail could not be sent to my new address in Canada. Once again Mr. Giordano came through in a big way. He personally took care of matter. He collected my mail and send it to my new Address in Canada. I so appreciated his help. Im not sure what I would have done without your help. So many of those letter needed to get to me, so I could make the change of address and take care of matters. I cant say enough of how i appreciated Mr. Giordano and for all the good things he has done for me. He is a true reflection of integrity, professionalism and commitment. He follows through as he says he will. He represent and reflect his company values, image and integrity very accurately. Recently went to an open house for a property and was VERY interested in the apartments. The area where these apartment were located isn't the nicest but there were 3 units available and I knew I had to apply because of the parking that was included along with all the new things within the apartment. I met Nika who was very helpful and provided me with her card. As I was walking out, a tenant ran after Nika stating that there have been homeless men coming in through the back gate (u can see the homeless men waiting outside the gate) and going into the laundry room on the property. She has pictures of clothes, swisher wraps and food wrappings on the floor. Nika advised her to contact the Property management. The tenant states she has been calling for about a month and NO ONE has came out to help. That she has a daughter and is scared one of these men will break into her house. She has left a lot of voicemails and no one has gotten back to her. I applied to this property (Like an idiot). I paid the application process and so did my best friend and sister who were going to live with me. Our agent was Rhoda Hu. At first Rhoda was very quick to respond to the emails and after submitting all information, they were requesting a $3,000 deposit. CRAZY! Rhoda stated to have my best friend (with not so good credit) get a cosigner. We emailed Rhoda back in regards to what the Co-signer needed in regards to income or credit so we dnt have to pay $3,000 as deposit. she NEVER got back to us and was NOT helpful in regards to that. Quick to process the applications but after that, no email was received. We got a co-signer (who also paid the application fee) and sent all the information we thought she needed within the same say. We waited for a response and nothing. We called the office VARIOUS times and no answer. The next day and within 20 minutes, she stated we still needed the $3,000 deposit. I advised why she asked for a co-signer if she knew that wouldn't help my best friend that had a bad credit. She didn't even give a reason to that. She just wanted the Application Fee! We DID NOT take this stupid offer. Advised Rhoda of the problem the tenant was having and that why is the company so uptight about credit score if there were 3 incomes all together. This property is in a low-income, not so great neighborhood yet expect too much out of ppl. Her response was that the tenant who was complaining was probably someone who was getting evicted. LIKE REALLY?! They still shouldn't be living in a situation like that!! that goes to show how much they REALLY cared if we ever lived there!!! BE CAREFUL!! ALL THEY WANT IS THE APPLICATION FEE! THEY ARE QUICK TO SEND U A PAY-PAL NOTICE BUT DNT GIVE A RATS ASS ON HOW THEY CAN HELP U! GOOD LUCK RENTING THOSE APARTMENTS! read more

I am a former tenant of a town-home managed by First Light and let me just say that I have never dealt with a more professional team that is quick to respond to all the needs of the tenant. They give the tenants options to pay rent, request maintenance, view documents, and get important phone numbers all online! You don't see that anywhere else. Even when you first inquire about a rental, the application is done online. This saves time, is paperless (environmentally friendly), and allows for flexibility. I contracted First Light Property Management for property management services for our (3) commercial properties in Los Angeles (specifically Culver City, Torrance and Gardena) over a year ago and I have been very impressed with their service. My property manager - Hilda - responds to my emails in a very timely manner, and I feel like she really knows the properties. Further, First Light created lease abstracts for each of the twenty, 30+ page commercial leases that helped me recoup an alarming amount of CAM charges that my previous management company was over looking. First Light literally paid for themselves just by reviewing the leases and then holding the tenants accountable to what they signed up for. Since the management change they have been doing a lot of repairs/construction often without advance notice and sometimes even on Saturday mornings. I have NEVER written a public review for anything, but I had to this time. I have never been so indebted to a stranger as I am to Martin. He is a stand-up guy who is on time, keeps his word, and extremely helpful. To the point where he makes all others' in the service industry look really lackadaisical. My family and I are beyond thankful to Martin and his help, we are truly in his debt. Here's what happened in a nutshell: My pregnant wife and I drove to LA to look for housing. After visiting a house in Old Torrance, I had a handshake agreement to rent a small house. The owner had met me and my pregnant wife and said that he'd call us after our credit cleared. I looked him in the eyes and we shook hands. Twice. That was Sunday. After that, my wife and I booked an OB, a hospital, a hospital tour, a daycare, etc etc, all in the area. Wednesday night at 10pm the owner of the house sends me a text and tells me that he changed his mind and decided go with someone else. I felt like someone had punched me in the stomach. We felt sick. It was a rollercoaster and would have just been better to not have met the guy or been told we were on a list so we could have kept looking. To do that to anyone is terrible, to do that to a pregnant woman is unconscionable. Long story short. I luckily found a cheap flight. Flew from the Bay to LA. Looked at places Friday and Saturday. On Friday, I picked up keys from another property management company that is across the street from First Light. After seeing the property, I walked over to First Light to ask about a townhouse in Torrance. THANK GOD, Martin was there. He listened to the story about my stressful situation and set up an appointment to see the townhouse the next day, Saturday. The next day, he arrived on time as he said he would. Good sign. He showed me the place and it was better than both the first house or townhouse I'd seen the day before (same community). Better sign. I told him I was very interested but that I needed to get a commitment as soon as possible since I was flying back the next day and might leave a deposit with another place. Martin told me he'd run our credit that day, that our app looked good (filled out the night before upon his advice), and that he thought we'd make great tenants and that he'd recommend us to the owner who ultimately chooses the tenant. That was around 1pm. I left and was stressed. HOWEVER, in just 3 hours, by 4pm Martin called me back and said we were approved! It was like a dream ending. The next day, we arranged to meet (on a Sunday!) so I could drop off my deposit check. Again, Martin met me on time at a local coffee shop and now my family's ordeal is over. Martin and First Light saved me from one of the most stressful times of my life and made my crappy weekend actually livable. To be honest, in addition to liking the place better, I am already so glad to be in a First Light home because their reviews were so much better than competitors (I mean who goes on line to write good reviews, but FLPM folks do!), you can apply online, sign documents online (even on your phone), and pay rent online. Our new place cost $100 more than the other townhouse, and $400 more than the house, but it's totally worth it to have a better home and work with good, trustworthy people. If this is true, tell me why Mark instructed me to complete my application through the First Light website?? Tell me why y'all have my $45?? Then tell me WHEN I'm going to get it back. Then Taylor, please explain to me exactly WHY Mark said I had been "approved" for the unit, but when I called FLPM they had no record of this approval or unit OR Mark for that matter, some one supposedly hired to lease a SINGULAR unit on expansive First Light Property and yet no one knows anything about him. This man who's allegedly working independently from First Light told me to apply for this listing throught the First Light website!! It don't add up sweetheart. TAYLOR WHERE IS MY $45??? WHERE IS MY PRIVATE PERSONAL INFORMATION?? If Mark has nothing to do with FLPM how would he know the application submitted to your website was ever approved like he said? The receptionist over the phone also told me that all application approvals are accompanied by an email, which I never received...which makes sense because Mark doesn't work with First Light...he just uses your website to steal application fees...These shenanigans with Mark have been going on at least since 2017, but now you're conveniently interested in resolving it?? I'm going to need my money back asap or I'll just dispute it. I get it L.A. can pricey, but when you need money you get down on your knees and PRAY. You don't steal money. This entire company is sus. This management company does not notify their tenants when the water will be shut off. At one point, we were left without hot water practically every other day. There is a roach, bed bug and rat infestation in their Koreatown building. Maintenance issues are ignored and customer service is very poor. The front lobby smells like marijuana (which isn't necessarily a bad thing), but I have heard complaints from tenants with children. This management company has been trying to improve the building, but they are very slow in doing so. Our units were left without apartment numbers for months during the repairs. It has taken them a long time to fix the elevator, plumbing and hallway lights. read more

The Property Manager - Dena - -was absolutely rocked and was quite possibly the best manager on the planet! First light recently took over my apt building in san pedro and a decline in service with a raise in rent is all i have experienced. No water shut off notification. Spoke to jessica their after duty management rep and she lied saying the city had shut off the water. Later she changed her story and refused to give me the plumbers numbers. She then yelled and hung up the phone. No repairs or improvements. Even though they post signs saying so. Even took out the on site landlord. read more

I wanted them to manage my property but it wasn't very close to any of their offices and it was a smaller property. Trevor was very upfront about their capabilities. Even though he couldn't help me he still took the time to answer my questions and tell me what to look for and some rates of comparison.
