Being 'owned' by an older ranch style home in the hills you never know what the next unexpected crisis will be. In my case was the garage door mechanism catastrophically failed after serving faithfully since I would guess the 1960's? I had been lubricating all the moving parts but it just 'wore out' and one of the arms to the large springs cracked preventing me from closing it all the way. Having a fantastic experience when the garage door opener failed and replacing it with a high end top of the line Lift Master Garage Door Opener installed by Herman Gutierrez who really is Flag Overhead Garage Door Service Based upon my previous excellent experience I decided to call him first. He picked up the phone right away over a holiday weekend and gave me great advice to unplug the door opener to prevent any further damage to the door mechanism or the door opener. Unfortunately this also trapped my two cars in the garage. Sensing my urgency Herman came right out and arrived well within the window of time he set. Upon examining the damage he recommended I look at replacing the whole existing door with a roll up or some other new replacement door. I explained that I could not afford that right now and just wanted the mechanism that allows original door to raise and close replaced and keep the existing door that came with the house. Herman left some literature of new doors he could replace the existing door with, but fortunately for me did not try to give me a hard sell. This place (Flag Overhead) offered me the best deal and Herman came out to replace both springs (even though only 1 broke, it's a good idea to fix both since they were both pretty old and could break soon). Herman was professional, his price estimate/quote was accurate (no hidden fees), and he noticed a broken hinge so I had that replaced as well for $10 more. He also lubricated all of the hinges, did an inspection, and adjusted the garage door settings. I remember I found a great garage repair person back at home in SoCal because of Yelp, so when I broke our garage door the other day due to power outage...Yelp was the very first place I went to look for help and, again, Yelp did not disappoint! I was still half asleep when I woke up that morning to manually trigger the garage door to park my car outside so I wouldn't be stuck later on. I also cranked in the manual lock on the side and went back to sleep. Later on, the power came back on and stupid me decided to go run some errands...everything happened SO quickly all in the same second - I pressed on the garage door button, I realized my car was outside because the power was out earlier today, and I remembered the manual lock was still in place... Our poor garage door decided to open and close a few times (I probably didn't pull on the cord hard enough because the power triggered the motor to open the door) and then it got stuck halfway since the manual lock prevented it from going up on one side...the door looked dilapidated and half broken...it was a very shocking and sad moment for me... I was very happy with the work that Herman did. He gave me a quote for both springs and cables to be replaced but after coming out and taking a look at it he realized the springs were worn down but not broken like he thought. He ended up still replacing the springs and the cables and taking out the code of the springs from the total since they weren't technically broken. He also through in a can of lubricant for the chain for free and sprayed it down since I told him it's been squeaky for several months. A 90 day warranty was included with the purchase.
