I did the 3-day Fortune Builders workshop in the Boston area this past weekend. I think they said there were 200 or so attendees. I have to say it was worth the $197. If they were charging more I probably wouldn't have gone. In reality, most of the stuff said at this workshop can be found if you dig and study R.E. investing on the web & through books. But the workshop presented it nicely & succinctly. I think they skimmed over wholesaling a bit and I found limited value in the speakers they chose but the info just on rehabbing is almost worth the price of admission by itself. Rehabbing is hard and you need to know the "real life" things that get glossed over in books. The advice given on how to deal with contractors is a MUST-HAVE. Any investor knows how bad contractors can completely mess up a deal. The weekend closed with a segment on basic wealth management, wealth protection & strategies on (legally) minimizing tax liability. Another thing that I got out of this course was the motivational speaking by Paul Esajian. This was not "pie in the sky" fluff talk, well, maybe it was a little bit on the 1st day to get people in the right mood. Rather he spent time throughout the weekend talking about: mindset and the psychology of self-motivation and drive, time management, goals, thinking like a business owner instead of just a worker or investor, delegating, cash flow importance on everything, moving toward a lifestyle where your time is your own, etc. These are more important than one might realize when you are getting into the complicated and time & money-sensitive area of real estate investing. Plus, these are things that are applicable to anything in life, not just investing. I didn't think this aspect of the weekend would appeal to me - but it did. I left pretty jazzed about how correctly framing (no pun intended) your mental approach to real estate investing and life can make a big difference. Like some others said, they may be taking the money /tuition from the attendees of their Mastery courses and using it to fund deals or lend out but I don't think this is "wrong." They do openly advocate for multiple income streams and reinvesting money back into the business so they are free to allocate business income as they choose. As business owners, they'd be crazy not to do it, wouldn't they? The workshop was promoting the Mastery course and yes, the cost is expensive. It's not right for me at this time but if I won the lottery I wouldn't hesitate for a chance to pick the brains of these real estate gurus. I recently attended the three day real estate summit at the LA Convention Center, with speaker, Cole Hatter. He is a really good speaker, but I do think he spent too much time discussing his young daughter. I know as a parent we want to show off our kids, but this is supposed to be professional here. Some of the tax avoidance schemes also made me a little sick. I like to save money like everyone else, but it seemed a little excessive. Based on Cole alone, I could give it four stars since he did teach some great systems and kept things moving. I removed two stars since the guy that was supposed to be selling the expensive mentoring/coaching package was just friggin' rude, and acted like I was boring him or something. He actually kept his elbow on the table with his head in his hand the whole time he was talking. It was just bizarre really! His rudeness was my gain, since I did have the money to pay for the high priced package, but I would not give him the satisfaction of meeting some type of sales quota at my expense. read more

The workshop hosted by Fortune Builders is not only informative but also a very well structured one with extremely positive people in their team. Short version: they make the effort to give you a real picture of what goes in to be a real estate investor, have very good core values, truly believe in giving back to the community and give you a lot of food for thought for not only investing but also a lot of life principles in general. Long story: I am a skeptic engineer who went with a very clear mindset of getting an idea of what real investing is all about, spend more time reading up topics they touch and then decide if it's something I would even consider. I also went with the notion that I am nothing but a sale/transaction for them, that they will try their best to close. What I mean is that they are going to try their level best to get me to sign up for they 'Mastery' program and might end up spending 90% of their time doing that. To my surprise, that was not the case at all. I ended up attending all three days of the workshop and it was totally worth the time and money. It was a very informative workshop and I didn't feel like I was bombarded with annoying sales tactics to sign up for Mastery. Ryan is an amazing speaker and I will have to admit their entire team seems so genuine and positive that you almost question it a little. As I said, I can be very skeptical of people in the corporate world as I expect nice people to show up ONLY at volunteer events but they proved me wrong. No one can fake it for 3 full days. I loved how they believe in 'people first' and are not out their to squeeze money out of others. The focus on giving back to society is what is most attractive about Fortune Builders. There were so many 'aha moments' that I ended up thinking about everything I learnt even days after. The workshop is very well structured and again, what I loved is that it was not just information. Ryan mentioned things that really demands you to revisit ideas about a lot of things in life that we have been hard wired not to question. He seems like a great mentor which speaks a lot about their mentorship program too. Mastery surely seems like a great program and even though I couldn't sign up for it immediately, it's definitely something I would like to be able to take advantage of. I could really go on and on about it but you'll probably get more if you tried it out yourself. I don't think anyone can regret it (unless you're already a pro in the industry. Attended about half-a-seminar over 3 days in Scottsdale, AZ. (My business partner was there the entire time.) This review is written in consultation with him. Pros: Good information over a wide range of topics. Cons: It was focused on THEIR system and not how to start small for the beginning investor/flipper; too much selling of their Mastery program; too much channeling of Tony Robbins techniques...and this comes from a fan of Robbins; too much "you can do it". Many times, I just started falling asleep and decided to leave and let my partner stay. They're big on systems for everything, and that makes a lot of sense. However, when they showed a number of kitchens they and their students had designed, you could see they were cookie-cutter kitchens. They nearly looked alike. Sucked the design joy out of everything. Is the seminar worth it? Yes, BUT if you're interested in flipping or wholesaling, don't let this be the end-all. Read, read, read. You're dumping hundreds of thousands of dollars of money into real estate, and you really need to know what you're doing and what the risks are...without FB's rose-colored glasses. read more

I attended the free class and it was insultingly salesy. The same slogans were repeated over and over, a call to raise your hand over every little thing the speaker mentioned to bolster your agreement with him, and constant obvious sales tactics comparing the cost of this education to college - an obvious attempt to eventually sell their $50,000 a year consulting program. It felt very condescending and berating. I believe we were all there to learn something, and would have been just as engaged if spoken to as intelligent adults, maybe even more likely to trust in their guidance if the information was presented in a genuine way. It gets 2 stars only because there were kernels of information that seemed helpful sprinkled into a barrage of sales tactics. Ugh in this day in age, can any of these programs be respectable and genuine? just wanting to help people while also making money. I attended a Fortune Builders 3 day event. I was very turned off by the "Pep Rally" atmosphere but thought that some people may need that to stay energized. In my opinion, The 3 day event was worth the $197 for 2 price since it does give you a lot of information. But do your own "Due Diligence" and research these companies and what they are really selling. Our speaker Dina Buchanan, was very intelligent and knowledgeable but never allowed Q&A and was actually pretty rude to anyone speaking out of turn. No problem though. I'm not the type to invest in anything without doing my "Due Diligence" with a thorough investigation of the company and its representatives. Dina told us that she and her husband Eric Buchanan were Mastery Students and now worked directly with Than Merrill. What she didn't tell us is that she and her husband are both professional speakers and work for several of these Real Estate Workshop Companies including "Rich Dad". I haven't been to that one but I'm sure she makes you feel like they've gone through that program as well. I was very excited about learning more with Fortune Builders but now feel that this is a scam to get your money. Even though they give you good information, what they don't tell you is that you still must start your own business and they don't tell you how much that costs. It's not cheap! If you can afford to treat it as EDUCATION ONLY, then the $30,000-$50,000 investment may be okay but if you're expecting anything other than that, you're being scammed! read more

The negative reviews from people I have read about on fortune builders are looking at it as a rip off. If that's the case then colleges and trade schools are the biggest rip offs ever. You can dedicate 4-5 years of your time that you will never get back and end up with thousands of dollars in student loans that you'll still be paying back when your in your 50's or 60's and if you can't find a job then these debts will leave you in financial ruin. Do you believe that college professors will take the time to guide you to success, if so I would like to go to your college. Like college you are responsible for your own success. I feel that this investment in your education is like college, some will become successful and some will not. Saying that their education is a rip off is like saying I spent 100k+ to go to the Wharton School of Business like Donald Trump and Warren Buffet, but I'm not a billionaire like they are "What a Rip Off." I want my 100k back! Yes 30k is a substantial investment I am not down playing that, but if it is not within your budget then you should not attend. I wanted to go to school at Harvard or Columbia, but I can't afford 40k in tuition a year so I didn't go. If it came to me deciding to spend 100k to waste 3yrs of my life going to Harvard Business School or Wharton School of Business, or spending 30k to have mentors teaching me and guiding me to success I think I would choose to spend the 30k. It's a 3 day sales pitch intermingled with motivational speaking for what is clearly an attempt to brainwash people into "gaining financial independence by signing up for our Mastery class" which is $25,000. Uh, no. Look at these reviews even. How do you have exclusively one OR 5 stars? The 5 stars are clearly employees trying to drive up the rating average. Scam. Scam. Scam. Scam! I attended the 90-minute presentation in Atlanta, which stated that the 3-day event would cover proven systems to make money in real estate, My first day was Friday, Sep. 18. Our speaker Ry Guy talk a lot about changing your mind set. It made sense. He spoke on his family to let us know "I'm just like you". This lasted the first 3 hours. I had no issue with that because it is a confidence builder to know others started where you are. The mom of a friend of mine took the classes a few weeks ago and I knew she had been asking for $25,000 to take the Mastery Course. With this knowledge I decided to ask a FortuneBuilders team member if she continued taking classes or did she only take the 3-day workshop on break. She told me she had only taken the three day class. 5 minutes later someone else asked her the same question in a different room and she says everyone on their team took Mastery. Already, I'm wondering why she lied to me, because my question was clearly stated. After break we began talking about wholesaling. He showed us how he did it using none of his own money. I was very interested. For the necessity of time he did not go into a lot of details, but he left me feeling very confident. Day 2 began with him given motivation to change your mindset again. He than show pictures and videos of his family. It was cute but lasted over 3 hours. By lunch we had not discussed any real estate. (No pre-foreclosures, short sales, etc.) After lunch he really goes into great detail about the mastery program (which might I add we talked about the entire time) We didn't talk about real estate anymore, it was what we could get to start out business if we did the mastery program. It's totally an upsale. They offer you FREE info to get you to come, only for you to pay $197 for the 3-day course to learn about his family, and most importantly if you give us another $25,000 we will actually teach you something useful. Now before you say money is not a problem for you, my biggest issue was there is an application and interview process, after they only accept a few people out of the 300 that are in the room. If majority of the room already applied and are just waiting for the interview, why are you still selling us on a course that at least 95% of the room won't even be able to participate in. I decided to get a refund. When I spoke to someone she tells me majority of the room wanted more information and thy can't please everyone. Keep in mind they had already passed out a flyer on the break down of mastery classes. Why was he teaching it? The check she gives me has the date of July 14 on it and she tells me I have 90 days from that date to cash it. DO NOT WASTE YOUR VERY VALUABLE TIME. This review is just for the 3 day seminar. I'm shocked at the negative reviews I'm seeing here. For less than a couple hundred bucks for two people, and a few hours of your time, what exactly do you expect you're gonna get, your very first Million dollar flip?! My husband and I attended the seminar in San Francisco and really enjoyed it. We are not sure at this time if we're interested in the mastery program, but that doesn't take away from the quality of their 3 day workshop. Our coach was very knowledgable and engaging and we learned a ton of little tricks on how to manage money and such in the future. I also learned lots of new terminology and am excited to take it further from here. Was the event perfect? I happen to know Than, Paul and JD personally...not only are they good business people and actually do a LOT of real estate deals, they are good people in general...unlike other companies that offer real estate education these guys actually do this stuff...a lot of companies offer training and are only interested in selling books and materials and teach "old school" techniques that worked in the 80's but aren't relevant today...these guys teach you what works in today's market because they DO IT...plain and simple...their training is TOP NOTCH...and it's more affordable and much more comprehensive than other trainings you will find out there...keep up the good work guys!! read more

He was extremely professional and new all the ins and outs of this business. That's not even the best part. For me it really hit home how Cole is changing lives and that's his life's work. Just attended the 3 day seminar and truly learned a lot from Ry-Guy. Him and his team are very financially educated which is a big step towards financial freedom. Coming into the weekend I was fully aware it's impossible to learn all there is to know about real estate investing but took as much teachings as possible and will now expand on the concepts until the timing is right to continue with the Mastery program. Just attended West Palm Beach, FL's free 2-hr seminar/teaser. As an experienced Realtor and cashflow investor, I like to occasionally attend Rich Dad or comparable intro seminars as a refresher or to meet like-minded folks. My opinion is if you learn or set a goal to apply 1 thing (even if you already knew that 1 thing, but hadn't yet done it), a few hours is worth it. Especially for a successful entrepreneur who's been on her own 25 years. It's hard to find direction or new ideas, at times. My 'beef' with this seminar may be more about the venue than the obvious - that the intent of the seminar is to get you to buy their educational programs. However to enter the property cost $8 to park. This may be acceptable in some parts of the country, but not in Florida. I have never paid to park at a motel before! Unless I valet parked; but this was just for uncovered parking lot self parking. Several attendees did not know this and a few didn't even have the $8 to pay! So I paid for 3 attendees who didn't have the cash, who were griping that they should have been told. The intro seminar was scheduled Noon-2pm. Now, when anything is scheduled early AM, you expect at least coffee service. At noon, it would be reasonable to expect perhaps tea, or if you're lucky, some crackers! But there was no coffee, no refreshments, not even a water pitcher or fountain in sight! I found that unwelcoming and smelling like a fly-by-night operation. Then you were seated. As in told where to sit, to fill every seat starting in the front. Now the room was huge, the turnout small, so there were lots of empty seats. I didn't appreciate being seated as if I were at a wedding and had to choose bride or groom side. I want to meet people! And I was seated at the end of a row. I wasn't at all opposed to the idea of investing $197 in an upcoming 3-day seminar. But when I asked questions, there were only run-around answers. The speaker eluded to 'systems' and 'softwares' on estimating remodeling/flipping costs, etc that come 'with the program'; so I asked when those systems/softwares were supplied - as part of the 3-day $197? No; no 'software' is supplied. You set-up your own, I was told. So I asked, what comes after the 3 days? What does a 'master' program with coaching look like? Cost? Over what period of time for an experienced investor like myself? After all, I own dozens of cashflow properties, but would like to take it to the next level. The only 'flipping' I've done is buying teardowns on ocean access, deepwater, redesigning, running the jobsite and selling the $1M+ new home turnkey; not exactly a 'flip'. The gentlemen who've "worked with Than for many years" had no answers. Way to sell the long-range program, guys! So I point-blank asked - "well, is it $5k, $30k? 1 year? 3 years?" They didn't know..."It all depends, I was told", but wasn't told how to get answers, from whom or when. Needless to say, I didn't 'invest' in the 3-days, without knowing my 'exit' strategy. *sigh* I met 4 nice people who may be interested in utilizing my realty in their cashflow endeavors in the future, so we exchanged cards and plan to schedule coffees. In my opinion, there's a TON of information that could be provided over 2 hours without selling the 3-day program every 5 minutes. Info that would not eat into the years of experience that can be shared with a novice investor over the next 3 days. These groups need to figure out how to make folks feel so much value from their initial investment of a few hours that they have to make the investment. AND they need to validate parking or choose a venue with free parking. AND provide at least a pitcher of ice water, don't ya think? read more

I believe this is a very poor program that will take advantage of the unknowing individual. I had went to the seminar about a year ago by LAX airport. It appears they want to use your good credit and the individual buy a house fix it up and then sell it to them as what they call wholesale. They make it sound as though you can do one after another as many as you like. I don't believe I would cut such finances so close as to buy a $600,000 house and only make $10,000 profit. I believe your work and time is worth more. There are so many people into flipping houses nowadays and the building department is so strict in the Los Angeles area I don't think there's much money to be had easily. read more

I'm a RE Broker with an MBA in Accounting and have been a Certified Fraud Examiner since 2004, and in my professional opinion as a Fraud Examiner, they're running a fraud scheme. They just want you to pay $30,000 or more for their Mastery course. They don't teach much of value in the 3 day seminar they sell for $200. The so-called experts refuse to disclose their full names, so we can't even review County recorder records to see if they actually have any real experience. The examples they cited had glaring omissions, as they failed to take into account the acquisition, operating and disposal costs associated with a transaction. I attended the Full Immersion this weekend with Dan McCutchen as the team captain and speaker. Not only were my expectations exceeded, but Dan made every one of us feel the LOVE that makes Fortune Builders what it really is. "What is That," you ask? Hello, I just attended a 3 day seminar. I going to be real on this comment okay.. I hate my job, my boss and etc. I can't stand them however I love passive income .. my job that I hate helped me buy my two properties that are creating passive income. I'm working on my third house but it's taking me forever to come up with the money to take action on it. My hubby ( business partner) lol. Took me to this seminar to get new ideas on real estate.. cole hatter was our speaker and he was excellent.. god really blessed him on his sales skills. He really almost got me to buy the mastery program. He has a gift. Very well spoken young man.. if I had the money on the spot I wouldn't hesitate on the mastery program however, I don't have 50,000 in my bank .. i have two children, a student loan and bills to pay. It's not an excuse but right now was not the best time for me to join the program. Honestly, Cole gave me a lot of information in which I'm going to apply it really soon on my next deal. I thought this seminar was awesome and very informative. Passive income is what I'm passionate about and I'm so excited I found my path in life. I'm 30 years old and Its time for a Change however, the mastery program is not the right time for me. I went into the 3 day seminar knowing little about basic finance and came out with more knowledge than any of the business and economics courses I've taken in college. This seminar really provided me with so much! I am so happy I attended; I really have a new perspective on life now. Our instructor, Jon Steingraber, was so amazing! He was fun, engaging, explained all materials throughly, and most of all, he was so inspiring. I left the seminar with a confidence that I had not have since the start of undergrad. I recently attended a 3 day weekend seminar in Tampa, FL. First they brought you in for a free seminar that I heard about on the radio and you get a little teaser information about the 3 day program and then the start of the hard sell for the Mastery Program. I was aware of the Mastery Program and knew there would be some talking and sales pitch about it but was shocked at what followed. The first day had some information in it but was mostly them working to get you excited about the Mastery Program with comments from the instructor Lee Escobar about "don't you see how valuable this is yet? Don't you want to get into it?" on a rough average about every 5 minutes. went from 9 to 6:30 with 1 short bathroom break and an hour for lunch. At the end of the day they gave a large glossy catalog style piece on their Mastery Program with the Application to fill out and turn in the next day so they could review and interview you. The application was very intrusive. They wanted to know about every dollar you could possibly have down to the change in your car's ashtray and what your credit score was. They also wanted to know a lot of information about who lives in your private household as if that has any bearing on investments. This information I believe is so they could try and figure out what they could ask you to liquidate and what emotional leverage they could use on you for their hard sell that was truly ramping up. The lady who interviewed me asked almost no questions but oddly started talking about I would do well as long as I walked with god. I left the interview with her telling me that whether or not I was accepted she would provide me with a blueprint of next steps I could take on my own. After that the rest of the day was about 4 hours of hard sell on the Mastery Program. I was so annoyed that after speaking to 3 of the employees about when we were getting back on track and their attitudes towards it were offensive. First one gave me a really crusty look and just said "Yeah" Next one barely looked up from her phone when she said any minute and explained the hard sell was lasting so long because they were getting so many questions about the Mastery Program. Last one promised no more than 15 minutes. An hour later with no end in sight I walked out. Speaking of which one individual had such bad people skills, the one who gave me the crusty look named Zach, who also shook my hand at one point so aggressively that he spilled the coffee I was holding in my other hand onto my sweatshirt. When I said be careful he made a ridiculous comment that it happened because "he was taught to be a man". I happen to be a man but I don't spill anyone's coffee on themselves and make offensive insinuations about them. On the third day they started to teach a little bit again. Although it was also heavily sprinkled with continued hard sell. After lunch they continued back into the hard sell. I got up to use the restroom and returned to what was by far the most offensive and most disrespectful part of the weekend. The instructor Lee Escobar is using Bible quotes to continue the hard sell for the Mastery Program. I can't even get into how ridiculous that was. Just stay away from this whole process. I never got an answer to my application. Never received a blueprint to move forward the interviewer said she would provide. The amount of information could and should be sold in a ebook for no more than 5 bucks. The weekend was a complete waste of time and money and I would give this zero stars if I could read more

So.........read at least 20 reviews.......this is what you will hear....... If you need a "motivational" speaker to inspire you to do something with real estate, FB does a good job of that. If you are a novice to real estate, than this is a GREAT place to start to get alot of information for a minimal fee. If you are already in the real estate market OR have been a landlord for years OR want specific training/focus on problem areas of concern to try and get to the next level......than this is a waste of time. They pack 500 people in to an auditorium (so that it makes financial sense to them) and spend HOURS dangling the carrot on stuff that will make you rich and they go over the same things over and over...... They use numbers on the white board that are NOT accurate representations of TODAY'S HOT REAL ESTATE MARKET AND the numbers change DRAMATICALLY depending on where you reside and where you are trying to invest in your real estate portfolio.......AND.... they do NOT use accurate representations of real estate taxes and non-homestead insurance. Insurance companies DO NOT want these on their balance sheets as they are a GREAT risk. Therefore, they are raising insurance prices through the roof (and keep going up and up) so that it cuts into you profit margin. With a climate of FEDS raising interest rates several times over the next year; non-homestead taxes; non-homestead insurance; risks associated with people damaging your property; risks to your safety with bad renters that can threaten you; local municipalities that charge you for problems that occur because of your renters; police departments that can fine you for safety or drug violations according to local ordinances; etc. etc. etc. .......is it really all worth it??? Here's the bottom line with real estate and this will save you money to figure it all out: LOCATION LOCATION LOCATION. If you can buy 3 homes in Cape Coral, FL (3BR, 2BA) for $150,000 and put down $15,000 (10%) on each, your payment would be $950 (30yr mortgage at 5%). Your taxes in FL are $3,000/yr (1.75%) and insurance is $2,500/yr. making your monthly payments $1,400/mo. I guarantee that you won't get much more than that for rent. So, you will break even but that's good cause someone else is paying off your property. At FB classes, they teach you that you can buy properties for $100,000 and your payments are $300/mo and your rent is $1,400/mo so you cash flow $1,100/mo. Those situations DO NOT EXIST anywhere in the world that is a normal place to live. In Minneapolis, entry level properties are at $200,000 and then all those numbers are higher and there is NO cash flow. In Seattle, those numbers are all higher and there is NO cash flow.....etc etc etc THEREFORE, the ONLY way to make money in real estate, is to get properties CHEAP CHEAP CHEAP and then rent or fix up and sell HIGH HIGH HIGH. This becomes almost impossible in today's very competitive real estate market and you will have to wait for another stock market crisis or real estate financial crisis, or dotcom bubble, etc.etc.etc. where you can pick up real estate at half the cost....otherwise, it ain't gonna work!!!! Until then, it's not gonna happen for most people. The rich that own lots of real estate, will always have a connection to people that can get them more property for less costs, but the majority off people don't have those connections and will NOT get to be successful in today's market where costs are rising on the business expense side of things. I think you're better off investing your money in a good REIT or ETF and making 8+% on your money with very little time, effort, risk, health & safety risks, etc. If it were that easy to find properties for $100,000 and flip them in 4 months and make $40,000, a lot more people would be doing it. Sure, there are plenty that do it because they have spent alot of time building connections......but that's what it takes......A LOT of time and effort......why not buy 2 Subway franchises for $300,000/ea and make $75,000/ea as an owner???? Lots of ways to make it but they both require effort, time and capital investment................. read more
