Hello neighbors, I want to warn you all about renting from Golden West Management here in San Diego. We faced many issues with this management company the year we lived there. The duplex we lived in was not up to code. When we moved in it was not cleaned. The same water bottle that was in the bathroom when we toured the place was still there when we moved in. Even though they said they were getting it cleaned before move in. During our renting of the place, we faced a the kitchen sink leaking and it took way too long for them to address the issue I even had to send 2 requests days apart through there platform before we ever received a response. With that we had black mold growth. Now onto move out. We had many questions regarding their move out procedure. They wanted us to pay for it to be cleaned as well as pay for a whole separate cleaner for the floors and they wanted us to provide receipts. We tried to get in contact with them multiple times as we did find it unfair considering the state they gave it to us in. Which was very dirty. Of course we would clean before leaving but we didn't think we had to pay for 2 cleaners when they didn't even pay for 1 on move in. They would not respond to emails and if it did they just resent the same move out procedure they had sent before not addressing our questions and concerns. When we would call the person who answers the phone, Isabella, would always say they were busy and that they would call us back. Which they never did. When we asked Isabella on the phone if they had received our emails they said they had responded but only internally. Like that's not helpful at all. In the end they never responded to any emails and phone calls and never called us back. Horrible company to work with. This is by far the worst apartment management I've ever dealt with. The maintenance team does not properly address issues, which often leads to further problems down the line. Despite years of rising rent, there have been no meaningful renovations or improvements to the apartments or the complex itself. Loyal tenants face constant price increases, while new tenants are offered lower rates. It feels like management cares only about profit and not about the people who actually live here. The communication between tenant, management and the owner, myself was not very good. I paid approximately $330,000 for the home in January 2011. I sold the home in January 2022 for $739,000. Pro: - Fast and easy to start lease and get into home - Quick response and fix to work orders Con: - about $400 loss, we were responsible to complete carpet cleaning of entire home before move out per lease (I was happy to do) but Sears Carpet Cleaning informed us that there was pre-existing moisture stuck under carpet so steam cleaning could further damage carpet. I was responsible for $200 Sears bill since they charge either way. After a terrible experience with getting maintenance done on our property, shady or sloppy accounting, constant miscommunication between staff within the office, and several hundred dollars in additional termination fees after less than a year of management, my wife found the email for the president, Jayson Yoss, to try to get a response from someone on the multiple queries she sent over the past month. My wife, co-owner of the property and manager of our realestate business, who was properly addressed in a previous email from Mr. Yoss, was addressed "Dear Spouse of Property Owner" by him in an email several hours later. I moved into an apartment on Centre street before it was passed from one management company to another and ended up in gwm hands. When the company decided to make changes to the apartment my partner and I were expected to stop working from home and allow the company to come in and make changes on the complex that affected our own personal income. When we made the decision that what they were asking of us was too much we decided to move. Upon moving, the management company asked us to go above and beyond our lease agreement and hire professional cleaners to come in and clean the apartment otherwise we would have to pay out of pocket. Not only was the apartment left cleaner than it was when we received it we also signed paperwork after a walkthrough saying that everything was up to par. Low and behold 3 weeks passed and we were waiting for our security check to be returned as well as the 2 weeks we left early because of the inconvenience of the apartment complex going to disarray. Guess what we still had to pay 200 cleaning service fee even after we were approved and had cleaners come it to do the work! Golden west management is only interested in making money for their own business! They don't care nor spend the time asking or helping tenants who had problems and wanted to get the F*#^ out! They had ONE good employee - Christie - for a while, and I'm so sad she left, but I'm glad she did. This company is an utter failure. If you are a property investor in California, be warned. They lied about ordering parts for our microwave and we didn't have a functioning working one for half the year! They never gave us a gate code and we had to ask the neighbor for it. GWM refused to give us our gate code LOL and key FOB. Towards the end of year, the microwave broke and they NEVER fixed it. We finally moved out and it took them 2 months to give us our security deposit back. In CA they legally have 21 days. They finally sent a check the week we finally threatened to sue. This property management company is taking advantage of desperate people. I applied for an apartment and paid a $40 application fee, and was about to pay the second $40 (required for my co-applicant) when I decided to call in to check the status. After waiting on hold for 30 minutes, I was told they already had an approved applicant "5 days prior to my application", and several applications ahead of mine. There was NO WAY I would have been considered for the apartment, yet they encouraged me to send them $80 for both applications. According to their website, the application fee is for a "background check, and credit inquiry". They did not do either, and had no intention of doing so. This means I paid for a service I was not provided. When I asked the representative Diego Rodriguez for a refund, he said no. Diego gave a very complacent and rehearsed response, stating that they don't give refunds for any circumstance, and basically said you're on your own, good luck! Clearly not the first time he's been asked for a refund. This is a total scam. While the rental market is so competitive, and they have hundreds of applicants, they invite applicants to tour the apartment and send application fees, collect cash from desperate applicants, until the lease is fully executed, weeks later. Meanwhile they are collecting dozens if not hundreds of application fees for each property, knowing fully that they will not process all those applications. This is immoral and should be illegal. read more

I lived in a rental unit of theirs and when it came to dealing with the management company I had a generally unpleasant experience almost every single time I interacted with them and I know the landlord was also not happy with them as a management company because they repeatedly do what they wanted to do and not what the landlord instructed. When I would communicate with them I really felt like I was talking to someone who was out to drain every last penny from me and frequently their ever rotating office staff would actually speak to me with an attitude that was totally uncalled for. I never had a bad report with them but their ruthless management style was something so stereotypical of what you would hear about property management companies that you might think they were actually trying to live up to the stereotype. Not sure where to go with this worry and now fear...however, as a 53 year old super busy guy with a dual profession, you go to think that things would be simple, easy, DONE and you move in and everyone is happy! I mean, I've always had a home...actually houses, a condo and apartments. I come with good income, rental references and even personal references beyond value of my accomplishments I feel are too much praise and are just simple everyday things I do for successful living. I do stay humble and appreciative on all things. My homes interiors look like a center feature of Better Homes & Gardens, and maybe my standards and aesthetic expectations are way over the top...but it's class to me. I have been attempting to get into my own place, and my divorce became final 3 weeks ago, it's time to move-on and re-build. BUT HOW?? I am so disappointed that in my tough times of going through a divorce and coming out of quarantine while "just" staying with friends during transition, that I have to produce a FICO score so high just to rent a 1 bedroom apartment in an older complex, and even when I meet all other requirements and criteria. It doesn't seem fair Housing exists. I am now finding myself at the point where I feel punished from my circumstances, and I have no time or place to actually settle in to focus and make time for my personal productivity until I can get my belongings out of storage aligned and began. I cannot do things overnight, like increase my FICO score until my ex and I can actually resolve that process of post-divorce debt resolution; and unfortunately I supported my spouse more so everything is on my credit still and until we can get creditors letters and items removed from mine to my Ex's accountability, am Into understand I cannot have a home!? I am being told I need a co-signer. But...I am not Buying the place, just taking over one of my employees lease. The property is PERFECT, affordable and location is ideal. But to find a co-signer...I don't know who to turn to except maybe move back to Club River Run or Civita where we resides before this, but that means pay through the nose, get a roommate and another job! It just doesn't seem to equate to my mental processes. It just feels like there's a way to say No we won't help you and ...NEXT!?!? Thanks for the cold shoulder and leaving me to feel as though...I'm tainted, less value as a person, or damaged goods that I have to now lower my standards and only be worthy of...I don't know, maybe living on a Hostel or worse, renting a room in someone else's home. Six months from now after my FICO can go from 640 back to 780, I'll just buy a house, and be done with the management bureaucracy. Initially when we moved in we had a few issues with the house. Water was coming inside the house when it was raining and creating a mess. We had issues with the parking area where my husbands truck got tow for parking for too long in the same spot even though his car was register and he had just gotten out of the military. Something that wasn't stated in the contract for us to move our cars before it gets tow, that would have been nice in order for us to be aware of our cars. Although, that was our main issue Golden West was very helpful with the situation . Steven, specially, answer all our phone calls and was extremely polite in the situation even though we were extremely frustrated. Steven provided us with advices on what we should do and he tried his very best to help us solve the problem . Golden west worked pretty good with us. Unfortunately, Steven provided us with a lady who was from main compórtate and I can not remember her name at the moment . She was INCREDIBLE RUDE. When I called her to ask for help since it was my husbands truck she immediately cut me off by saying " I'm going to stop you there before you proceed with the message you are trying to deliver" . She continue to say I shouldn't call because it wasn't my problem and she wasn't going to "deal" with me even though it was my HUSBANDS truck and I was just looking for help. She was so rude and I looked forward to putting a major complain towards her and her professionally in her work place. After I reach out to Steve who calmed me down in the situation . Overall, whenever we had issues with the home golden west and their team *Natalie* were super helpful and reach out to me in a matter of minutes . Natalie was polite and always answer our questions and followed up with our maintenance issues . Steve assistant was also very polite and very professional. She is a very nice person to speak with and I wasn't afraid to ask questions to her has she was extremely calm, easy going and was very funny to speak with. Golden west is great, Steve, Natalie and his assistant are the best . I wish I could give 5 stars to them only, but unfortunately due to that main lady from corporate that won't happen. Hopefully, someone can speak with her in regards her nasty attitude and her solving skills when speaking with tenants. The home we rented was absolutely lovely. Would definitely recommend them. The unethical and unprofessional behavior continues ! I have fired GWM last month making it very very clear that they are not to proceed in anyway shape or form with my property or tenants. They continue to ignore emails and phone calls regarding the transfer of my remaining funds and the tenants full security deposit. I have attempted to request a transfer date and how the funds will be transferred to me with absolutely no response. The tenants thank goodness are decent people that I have now met and discussed things with. It is even worse than I thought ! They had so many simple questions that were never address by GWM nor brought up to me. They were ready to have the Navy involved in this horrific experience ! I have encouraged them to do so and to also provide me with a letter of their experience so that I can attach it to the BRE review. I have continued to email regarding the money and yesterday Jayson emailed me back stating I was in breach of contract ? Are you kidding me ? I FIRED you FIRED ! Not only that I have every legal right to collect my rent from my tenants in any way shape or form I wish to! They really need to read their own lease ! Its right there in black and white ! The breach came from GWM when they refused to provide me with transparency as to why they had to keep $1500 from my rent deposit in "reserve" with out notice or explanation. They had 2 business days to supply me with a detailed account information and they FAILED to do so. Furthermore they never did the pre move in inspection !! This is a HUGE thing and based on that I suspect my small claims court case will be easily won. Sloppy doesn't begin to describe this company. It's more than incompetence it's criminal ! And I intend to notify each and every outlet available to me to expose them including the local news and paper ! Just READ the 1 star reviews not just here but in Phoenix and in Nevada it's outrageous ! THAT is why they have a termination fee and that is why their initial fee is so low. They can't keep a customer and they have a hard time getting one with out some kind of a gimmick. Jayson actually "DEMANDED" that I remove my accurate reviews from all social media outlets ! First as stated intimidation will not work ! Second continued demand is harassment that he continues to accuse me of ! He has my funds and my tenants funds and is refusing to state when and how the funds will be transferred and I am harassing him and stating lies ? No sir the only person that is lying is you ! I honestly suspect they don't have any money in the till. It would not surprise me if they all live off of the deposits and the unethical way they collect revenue. That is for the board to determine and they will absolutely investigate this ! Oh and somehow miraculously when I called the Plummer he addressed all of my tenants issues for a fraction of the cost that it cost GWM Plummer to simply turn on the gas pilot ( $165) to be exact ! $200 to replace one electrical outlet ! THIS is how their money is made ! I am also locating the "service" companies and will be including them in my formal complain. Just disgraceful the entire thing ! I have never ever dealt with a more unethical and sleazy company and person!
