We stopped by for an early breakfast on a week day. Plenty of tables available. Glad this place offers a single pancake. The banana pancake was moist and a decent size. We were a bit disappointed with the protein meat we ordered. Both the chicken and trip tip steak were tough and way over cooked (felt dry). The eggs were perfectly cooked. Definitely need to come back to try the omelette.

This a fantastic place to hangout and nosh. It's a throw back to what good food and hanging out with friends is all about. On Cahuenga Bl. Right off the 101 freeway, and located in a small shopping center, parking can be tough. It definitely worth taking the time ! Service is friendly and accommodating. Not to mention fast and with a smile. There is a small coffee shop adjacent, same owner in case you just want a cup of Joe to go I ordered sausage and eggs, homestyle potatoes and toast, hit the spot. This place is adorned with photos of Monroe and James dean and other stars who have stopped in. Recommended on food and service This is a great diner

First time visitors to this restaurant and we loved it! Upon entering location, one instantly feels as though they have stepped back in time. There are many pictures of Hollywood stars of yesteryear hanging throughout the restaurants. Tables are avail for seat two to four guests and no booths which I loved for some reason. The restaurant definitely has an older vibe to it but in a very nostalgic kind of way. The service here was top-notch as everyone was extremely friendly, welcoming, hard-working and attentive. The food was EXCELLENT!! We had the honey hotcakes, French toast, turkey bacon and scrambled eggs and everything was cooked to perfection, very tasty and fresh. Everything about this dining experience was positive

The food was 15 out of 10!! Entire team was amazing and kind!! Especially Chris who crushed it!! Don't complain about the parking because this is how LA is!! Old Hollywood vibes and old school clean dinner esthetics. Homemade food with high quality ingredients that were so fresh!! We will be back

Still consistent... Always great to experience their food + welcoming nature again, just as I did over 20 years ago (when I first began dining here!) Ordered breakfast and everything was perfect (pancake/eggs/turkey bacon/oj/coffee). While it's no longer in my general vicinity, I will began making the drive more often and grab some lunch (turkey burger and fries) in the near future... so glad they are still thriving after all this time!

A delicious diner in the valley. It's one of the better diners in the area which is already full of great and historic diners. It feels like you are eating in someone's home. I would classify this place as a classic country style diner. The sort of place where locals lineup to have their daily meal and there is always a revolving board of specials. They have a fairly large menu with a ton of options on it and service is very fast. Our waiter was also really polite and we were checked in on many times by many different employees. They have a small parking lot attached to the front of the restaurant, otherwise it will be free street parking in the neighborhood behind. As mentioned, the menu is pretty large so it took me a minute to decide which dish I wanted to order. I ended up choosing the Eggs Alla Fisdale because Eggs Benedict is my favorite breakfast dish. This one is unique because they use a cheddar cheese sauce, which basically tasted like a cheesy hollandaise. It was honestly delicious and really made the meal. The eggs were cooked perfectly and I loved it. We also split a Banana Pudding for dessert and it was good but nothing special. We ordered some Caramel Lattes to begin our meal, and they were very tasty and strong. I would recommend them. Overall a delicious diner with fair pricing and free parking. I would recommend to anyone searching for a great breakfast option in the valley.

We ordered a Veggie Omelette that came with: spinach, onions, tomatoes, mushrooms, & asparagus. For cheese we opted for Swiss cheese free of charge. ($18.99), got a side order of fruit ($5.99), an order of English Muffin(toasted) ($2.99), and a large Orange Juice for ($5.49). Total came out to be $30.70 including tax, minus his tip. Both guys Nathan and Benny were very helpful, attentive and nice. Food was very hot, DELICIOUS and prices were affordable for their portions. Nathan didn't charge me for the OJ, because he forgot to bring me my whipped cream that came with a side of half Waffle, that actually looked more like a full Waffle. We both stayed with water. They have pretty extensive menu options from breakfast, salads, wraps, and sandwiches. All types of beverages. Hot and cold. Business of operation is consistent, which I LOVE!! Gender neutral restroom, a nice patio on both sides of the restaurant, and about 8 to 10 spots of parking spaces behind the restaurant. Restroom was also clean and fully stocked with all the essentials. Nice artwork on the walls. You can also find street or meter parking. They have 2 or 3 other locations. They did a little touch up here and there that was very noticeable. This is a great breakfast/lunch spot to indulge yourself. I wanted to eat more, but one can only eat so much. Ambiance was very nice, chill, clean, and had overhead music playing inside the restaurant.. They have to-go orders, delivery, but no catering. 10/10. Will definitely return next time I am craving any one of their menu options. Thank you Nathan, Benny, management & Waffles!!

I got the burger with bacon and that this was ginormous! The fries were perfect! My cousin got the chiliquiles which also looked so good! And the dessert case was AMAZING! A lot of gluten free and vegan options. I'm always hesitant about those options but the vegan biscoff cinnamon roll looked delightful that I had to give it a try. I got it to go to share with my husband. Let me just say that this one cinnamon roll could single handedly convert me to a vegan! It was everything and so much more! It was to die for! I still dream about it. I cannot wait to go back and try other food which I can pretty much guarantee it will be everything and so much more!

In a town filled with bougie breakfast spots serving food more memorable for its price than its…read moreflavor, Vivian's is both a treat and a retreat. The place has been doing its thing since the 1960's, and they offer generous portions at prices at least a few bucks below the going rate. Perhaps it's because they own the building (it used to be a house), or maybe they just know how to manage their expenses properly. Whatever the reason, paying reasonable prices for amply served good food is reason enough for a visit. But it's far from the only reason. That converted house still holds 4 cozy tables at the front, and sitting in there you feel like you may be in a country cafe somewhere off the interstate. But out back there's a roomy courtyard patio with awnings and umbrellas, and foliage that's got nothing to do with Southern California. That foreign foliage, combined with the exposed brick of neighboring buildings, gives the impression of a breakfast nook in the French Quarter, minus the humidity and morning-after regret. The slightly off-kilter tables balanced carefully on the equally uneven cement complete the imperfectly perfect charm of the scene. Our server, Cait, was cheery and attentive, friendly and chatty, despite having quite a few tables to tend to. She carefully noted special requests, and kept things moving along. My wife ordered the Breakfast Combo of Pancakes, Scrambled Eggs and Bacon, and they did not disappoint. The pancakes were good-sized but properly cooked, with crispy edges and a moist interior (often, the bigger flapjacks fail the edge-to-center cook ratio, but these were on point). Eggs were well-made, and the bacon crispy. For my meal, I asked that the Italian Omelet be made as a scramble, and they happily obliged. The sausage neatly balanced sweetness and herbs for a truly Italian flavor profile. Scrambled together with eggs and sauteed peppers & onions, and topped with melted mozzarella cheese, this was a hearty and satisfying starring feature. But the co-star -- house-made home fries, also with peppers and onions -- played its role very well, offering a lot more taste than so many potato sides served up across the town. Really a great breakfast, though you should know they have a full menu of lunch items as well. Common sense would say I should shut up, lest the place become too busy and I have to wait a long time for my next table; but real common sense says everyone should go and enjoy a good meal in a great setting, and Vivian's should stay in business for another 60 years.

The only issue with this place even around Background on the street parking is ridiculous so if you can sneak across the street, but the service is incredible the food is beautiful and this place is definitely worth every second you spend here and every dollar.
