If you're a waffle person... this place is dangerous. The waffle selection is actually crazy--in the best way. I tried the green matcha waffles and they did not disappoint. Super flavorful, not too sweet, and just a really unique option you don't see everywhere. Also love that you can order a half portion if you don't want to go all in (but you probably will next time). Service was great and fast, which always makes the experience even better. Definitely coming back to try more.

A way to "comp" their forgetfulness to put in our orders.

The food is not that all that great but the service was abysmal. Came in at 8:15am and got seated right away. We only ordered 2 items; waffle combo and french toast combo. It took them an hour to get us the food. The party who came after us got their food first. The server clearly forgot to get our orders made but didn't offer an apology. After 5 mins, She asked "how's everything now that everyone got their food?" Then they rushed to give us our check because they were starting to get a line outside. Then they offer us this voucher. Lol..right.... I wonder if the reason was that because we were the only Asians there at that time..Hmmmmm

Very disappointed with this restaurant and the way the owner handled the situation. I was a returning customer and spoke very highly of this place however I will no longer be returning. I placed an order and found a very long hair in my meal. I reached out to receive a refund for what I believe is reasonable. If a meal is not consumed due to unsanitary reasons a full refund should be provided. I was offered a complimentary however I advised the owner I am not satisfied with a complimentary meal considering the unsanitary meal that was already received. To top it off I am pregnant which has made me incredibly cautious about food safety. I advised the owner I no longer felt comfortable returning for a complimentary meal if I can just receive my refund for the food that was not consumed. I was given the option to drive back to the location 30+ minutes to receive a refund if I take the unsanitary food back in the box. This was 3 hours after I had notified the owner of the situation. The unsanitary food was in the dumpster by then. Considering the drive and gas prices it was not reasonable that the owner expected me to jump into the trash to get the box of unsanitary food and drive back to the restaurant for the refund. Instead of the owner excepting a mistake occurred and doing the correct thing he refused. I hope this review helps all customers to be aware that if a hair is found in their meal there will be NO REFUND.

Been hearing about this place. Since we're in Universal Studios we visited the place. Good thing we're early, I have a feeling the parking will be an issue cuz this place located in a residential area. Likewise, the place is small, thus it will easily get packed. Customer service is awesome!!! They keep on checking on us. Now let's talk about the main reason why we visited this place... waffles!!!! They keep on waffle is epic! Crispy on the outside and soft inside. Not sweet, which is good! Now the pancakes for the kids which is the "Maddie Mouse"... the kids love it! First of all, they were impressed of the presentation, 2nd they love the taste. Likewise the french toast. My daughter is picky and seldome finish her food. I was surprised that she finished it and said, it was good! Highly recommended!

I had a late breakfast at & Waffles with my family, and we were blown away! My sister summed it up perfectly: "& Waffles has the best-tasting pancakes and waffles I've ever had." She wasn't exaggerating--everything we ordered was fresh, fluffy, and absolutely delicious. The staff here is incredibly friendly and helpful, which made the whole experience even better. They've got TVs playing sports, great music in the background, and a chill, welcoming vibe that makes you want to stay longer than you planned. A special shoutout to the manager--he was super fun and energetic. He took pictures with us in front of their awesome wings mural painted on the front of the restaurant, and he even made a TikTok video with us. Easily one of the most memorable breakfast experiences we've had as a family. I'm absolutely coming back--and next time, I'm checking out their Long Beach location too. If you want amazing breakfast food and a fun atmosphere, & Waffles is the spot!

Delicious! We were celebrating my son-in-laws LB marathon run today! He was very hungry after running 3 hours! Everyone enjoyed their breakfast. The wait was only 15 minutes, not bad. I was pleased with the half waffle combo, just perfect! He had the full combo and was happy. My grandson had the French toast, scrambled eggs with bacon. My daughter had the chicken and churro waffles, she was too full to finish! All was delicious! We will return!

I was hoping to enjoy this place, but the portions and food quality just didn't quite hit the mark. The waffle was dry and didn't have much flavor. The price for the Churro Style add-on felt a bit steep. I mean, $5.99 for a light dusting of sugar and a small plastic cup of condensed milk? The sausage and bacon were also unappealing, as they were very dry and lacked flavor. The only thing I did like was the egg, which was cooked perfectly. My main concern is that this place charges so much for the food and doesn't seem to prioritize quality. The Churro Style add-on was so expensive that it seemed to come across as a bit greedy. The waffles didn't look homemade; they seemed like something out of a box. Seriously, $13.99 for those waffles, a few tiny stripes of bacon, two sausages, and then the Churro Style add-on wasn't worth the price of $23.49.

Fast seating, hot fresh food and amazing customer service. I love this place, there are TVs to keep my husband and teenager occupied during our short wait for our orders. My toddler loved the mini pancake and we were allowed to modify to have the powdered sugar on the side. Very chill place that's worth all the hype.

Vanilla latte and hot cocoa yummy in our tummy

Food A Good portions and taste good worth the money Service A+ They where very attentive didn't have to look for the server she's was on it Ambiance A+ I'm an introvert to the max We arrived about 7am so it was not that busy so the ambiance definitely worked for me.

Service was very slow. I think they were probably short staffed. The latte unfortunately was the one of the worst I've had. We tried again and it was still bad. Just bad. We got pork chop and eggs, the pork chops were seasoned heavily, more like a lunch/dinner than a breakfast but that's probably just a personal choice. Their namesake, the waffle was great. Light, fluffy and crispy. Nothing special about the decor but it gets busy fast and it's definitely a popular choice for many!

Are there vegan options? I feel like it'd be easy to make a vegan waffle with the plant based milk they already use for their coffees.

I am lactose intolerant and I enjoy soy or oat latte. The waiter said "yes" when I asked if they served them. He brought a mug with a nice looking latte and a side of oat milk. When I asked what it was for he said it was to make the latte an oat… Read more

The place has been doing its thing since the 1960's, and they offer generous portions at prices at least a few bucks below the going rate. Perhaps it's because they own the building (it used to be a house), or maybe they just know how to manage their expenses properly. Whatever the reason, paying reasonable prices for amply served good food is reason enough for a visit. But it's far from the only reason. That converted house still holds 4 cozy tables at the front, and sitting in there you feel like you may be in a country cafe somewhere off the interstate. But out back there's a roomy courtyard patio with awnings and umbrellas, and foliage that's got nothing to do with Southern California. That foreign foliage, combined with the exposed brick of neighboring buildings, gives the impression of a breakfast nook in the French Quarter, minus the humidity and morning-after regret. The slightly off-kilter tables balanced carefully on the equally uneven cement complete the imperfectly perfect charm of the scene. Our server, Cait, was cheery and attentive, friendly and chatty, despite having quite a few tables to tend to. She carefully noted special requests, and kept things moving along. My wife ordered the Breakfast Combo of Pancakes, Scrambled Eggs and Bacon, and they did not disappoint. The pancakes were good-sized but properly cooked, with crispy edges and a moist interior (often, the bigger flapjacks fail the edge-to-center cook ratio, but these were on point). Eggs were well-made, and the bacon crispy. For my meal, I asked that the Italian Omelet be made as a scramble, and they happily obliged. The sausage neatly balanced sweetness and herbs for a truly Italian flavor profile. Scrambled together with eggs and sauteed peppers & onions, and topped with melted mozzarella cheese, this was a hearty and satisfying starring feature. But the co-star -- house-made home fries, also with peppers and onions -- played its role very well, offering a lot more taste than so many potato sides served up across the town. Really a great breakfast, though you should know they have a full menu of lunch items as well. Common sense would say I should shut up, lest the place become too busy and I have to wait a long time for my next table; but real common sense says everyone should go and enjoy a good meal in a great setting, and Vivian's should stay in business for another 60 years.
