In addition, they charged each tenant 8,000 dollars to trim trees we didn't want trimmed, 3,000 dollars to uproot trees we didn't want uprooted, 3,000 for exterior building repairs to community stairs, and I'm sure they will think of more ways to screw tenants out of their savings. Why overcharge tenants for basic upkeep when the board is collecting over 1,000 dollars per month from over 4,000 tenants?! Where is the money going? I recommend the HOA be investigated in how they are charging and using funds. The way this place is being run is going to make it hard to stay long term and harder to sell if we decide to leave. They don't care about the culture, the island, or their tenants. They just care about money. I have been living in apartment complexes for over 14 years and this has been by far the most painful experience. So much so, that coming home was not a relaxing and comfortable experience. Power trips and petty politics are an issue in this HOA and I urge you to talk to some of the current owners/tenants if possible. There are a lot of issues within the community and I'll update over time. Do not expect to have visitors over to your apartment that you pay an exceptional amount of money for every month. Nosy neighbors patrol up and down the street waiting to hear any noise coming from your apartment. This community allows one complaint to equal an occupant receiving a noise violation. Three of those and you get fined. To illustrate, my neighbor said he caught one of the owners who lived two buildings away inching up closer to his apartment to see if he could hear any noise. He knew he was being targeted because he had friends over. Speaking of which, if you have an issue with a neighbor, the HOA requires that you contact 'security' to handle the issue, large or small. This allows for anonymous complaints without any possibility of facing your accuser, especially for false allegations. No due process, especially if you're a tenant. If you have a motorcycle, forget about living here, even if it is a legal motorcycle. This community is exceptionally unfriendly to people exercising their freedom of choice and you will consistently receive harassing complaints and letters from unnamed, improperly addressed persons. Passive-aggressive behavior. Military members, avoid this community. I received racist and discriminatory comments during my time here. It isn't worth it. I deal with juvenile issues from young service members daily as part of my job. It is exceptionally frustrating to come home to deal with those same tendencies from supposedly more mature adults. In closing, this community caters to the lowest common denominator, the entitled squeaky wheel that isn't happy unless everything is the way they want it. Welcome to the People's Republic of Puu Alii. Avoid this place like the plague.

Sean is a licensed property manager, a trained carpenter, and a consummate property professional you can rely on and trust. This is what this real estate agent told me about Sean Barnes when I asked for her recommendation, and this is what I've directly experienced in having Sean manage my property over the last several years. To begin, Sean manages a finite number of properties so that he can devote his time and attention to them (this is in contrast to firms and managers on Oahu who hold vast portfolios and will often regard your property like a number, or a side-hustle or ancillary part of a larger business). Sean will care for your property like it's his own, that is to say, with diligence and attention to detail and, if it's a rental, like the personal investment it is to its owners. In this respect, Sean will ensure your property is maintained in top condition and only occupied by highly trusted tenants. On the business end, he seamlessly facilitates all the signing and transaction processes via an online portal that allows users full transparency and oversight. While the portal leaves no questions, Sean is a great communicator and will reach out to you as much or as little as you like about your property, and always as needed. Let me not gloss over Sean's carpentry background as this is a rare skillset among property managers that pays huge dividends in terms of upkeep and peace of mind. In the almost ten years I've had a footing in Hawaii I've only met two property managers who also have carpentry training, and Sean is one of them. When repairs pop up, as they always will inside rentals (which for the most part are not covered by HOAs), Sean is able to diagnose the problem on the spot and ninety-nine percent of the time will conduct the repair himself same-day without needing to enlist outside help. This aspect of Sean's personal management toolkit can not be underscored enough. And if the repairs are outside of Sean's scope, he coordinates the entirety of the job, from contacting the initial contractor to perform the work to supervising the work to ensuring the work is done correctly. From soup to nuts, Sean sets the standard. Being in the Navy and on the move for over ten years now, I need someone local in Hawaii whom I can trust.     My husband and I have been trying to find a rental that will accept our multiple pets for awhile…read morenow and have experienced that majority of the agents with other companies do not reply to any of our calls, emails, and/or texts. They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs.     Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

Recently the House Rules were revised with owner input and attorney review. There are thousands of trees and the landscaping is getting revitalized to improve views, reduce maintenance and beautify the property. The owners voted on that plan and subsequently it was approved by the county. That plan will take time to achieve and yes, that means workers during the workday and at times some noise. If someone has an issue with living in a condo with close neighbors and projects to maintain and update a property that was built starting in 1979 then this is not the place. A single-family home may be a better choice. The negative reviews are old and appear to be from tenants who do not have the financial investment an owner has to maintain the property and increase property values.

If you are considering buying or renting you should review the house rules for the community, there are quiet hours and reasonable expectations for behavior. Most of the residents are friendly and respectful but there are exceptions as with any large group of people.
