I lived here for about 2.5 years. Chad the old manager was wonderful, when he left things really crumbled. When I first moved in there were loud college parties, which are noisy and inconvenient. Over time the clientele really went downhill and by the time I moved out it felt dangerous to live there if you know what I mean. Cars were constantly being broken into (I mean smashed glass everywhere). Some drunk guys once took a crow bar to my front door and then the back door. The access gates are mysteriously always prodded open, even though they are supposed to be fire exits only. The poor families that live in the neighborhood next door constantly come into the pool area and also raid the dumpsters many times daily for bottles and cans among other things. I recommend shredding all your trash. People dump old couches like crazy, and you will get hefty bills for that! Troublemakers know that the leasing office closes at 6pm and security doesn't start for a few hours after that, so beware that is the wild west of crime time period. The back alley gets graffati and cop cars nearby are the norm. They only have about 10 guest parking spots and 1 handicap spot so you will never find parking. You can usually find parking on the street except for sweeping on Tue and they do ticket. Don't park by the bank as they ticket and tow. The actual rooms are OK for what you pay, they use the cheapest paint (all different shades of white that dont match) and appliances. The gas furnace was old but worked really great in the winter. The studios have dishwashers which most places don't, so a plus for them there. The grounds are nice with all the old growth trees. They now allow pets, and people have some big scary dogs not on leashes just waiting to maul somebody. The corner near my door always had dog pee on it. The mailman here would deliver my mail wrong and would forward it to the weirdest places. When I moved out I left it spotless yet they charged me for the yucky carpet that was there when I moved in from over 2 years ago, and absurd cleaning fees. How can you argue or they ding your credit? Very unethical. Good place if you got a tight budget. I think the value is good for that price and area, if you haggle haggle haggle. But try and get a roommate, also you can certainly do better in another city away from CSUF. read more

My fiance and I are moving to Haver Hill this Saturday, and this has been the BEST moving experience we have ever had.We have moved 5 times to different apartment complexes. We have been dealing with Aubrey (who moves around to different Essex Properties, so she is only at Haver Hill a few days a week). She has been amazing to work with. When we initially stopped by, it was near closing time and she was busy with a few other people and was the only employee there. She took the time to not ignore us (like other complexes) but got up and introduced herself, give us some information, and apologized for not being able to help us out. We came back the next day. She remembered both of our names and what we were looking for. We got lucky and she found us the perfect place, and put down a deposit immediately. Our move in time was quick - two weeks. So the process was quick. She made everything happen she promised us and more. No matter which property she has been at she has always gotten back to us promptly. She has been extremely helpful, and knowledgeable about everything. It has been a pleasure to work with her. We can't wait to move in to this property. There are so many little things about Haver Hill that separate it from other apartment complexes. read more

Love new home! Claudia is amazing! My boyfriend and I needed a bigger place and she was great. I fell in love with the pool, fitness center, business center and overall feel of the complex. Even the leasing office is nice and professional. It's pretty much nothing but college students since we're so close to Fullerton College. The area is awesome! Right next to multiple shopping areas and a cool local bar is right across the street. We just moved in last week and loving our 3rd story balcony view. Couldn't have asked for a better first apartment. I definitely recommend it!! read more

I moved in last month and have issue with maintanance. One thing People here smoke a lot on NON Smoking . I like Claudia Cardenas she try to help me as much she can but the policies are wierd like for extra parking you have to pay $75. I like to mention that I got the call from Maria (i think) and she promised me to be taken care of the stuff in future and she was very nice to help issues that are needed to be fixed. Haver Hill is a great place to stay with all the shops around. Most importantly, the leasing office and maintenance team are amazing. They are the most professional team I have ever known in Orange county. I wanted to especially thank Gabby (She is the best!), Maria, David and Javier for all the immediate responses all the time. I had tons of issues when I first moved in and they took care of them as soon as they could. Although the parking is pretty full but I have no complain about my nice spot. The neighbors are also fantastic to watch out each other all the time. The property is well managed. I appreciate all the helps. read more

Just your typical overpriced "college style" Orange County entry level apartment. I lived in UCE previously and I ranked that place 1 Star wish it had 0, but anyhow with that being said Haver Hill is a 2 Star. Good things are, it isn't bug infested, you have your own parking spot with a nice overhang, it's gated community (even tho bums are digging through the trash daily, normal apartment stuff tho!) typical thin walls hear everything at all times will affect your sleep. But overall this is what you are going to get for the price (it ain't cheap, but no apartment is here) of any college-y type of apartment. Guess it is a little better Bc it is a little farther from campus (still within walking distance) so it brings less riff raf than the apartments right across the street from the school. So I can recommend this place if you are a student and you have enough roommates, Bc if momma and daddy aren't paying for it, no way you can afford it read more

Haver Hell. Worst apartment experience I've ever had. The hallways have puddles of animal urine and feces. The tenants smoke and talk all day and all night, between the hours of 11pm and 5am. People are rummaging through the trash constantly. Freshly broken auto glass can be seen in the carports each month. Public parking is a nightmare: four $38 tickets in a single month, plan on the additional parking space for $75 each month, and then brace yourself for the highest water bill in existence: average of $58 a month for one person. The repairs, completed by their untrained staff, are shotty at best: ie - a broken hinge on the electrical breaker box was replaced with hanger wire and caulking and the breaker panel was bolted shut. After adding the additional parking space and the extortionate water bill, I could have been in a much nicer complex in a larger apartment for about the same or a little less money each month. I wrote six letters of complaint in five months, and I have never had to write a single letter of complaint anywhere I've lived before. To their only credit, they allowed me to break my lease without penalty, six months early. read more

ESSEX made changes to the leasing office to make it appear more modern and stylish. This was performed so that they can sustain their high profit margins to insure they are able to charge high rent in comparison to other modern apartments in the surrounding area. This decision has caused the following: 1. Higher employee turn over rate 2. A mismatch between the look of the office leasing office vs their actual apartment rooms. The office leasing office looks nicer than the apartment rooms. 3. Possibly attracting the wrong tenants in making them believe Haver is a "luxury" segment apartment complex. Haver Hills started off as a very genuine place to live. Very quite and affordable. After ESSEX took over, they painted the entire complex which is good for Haver Hills, but went too far with the design and look of their office leasing office. Also, the employee Morale is lacking due to more emphasis on Exterior and Interior Design than investing into their training and keeping quality staff. ESSEX only sees Haver Hills as an asset viewed in a portfolio rather than making the leasing agents happy and teaching them how to create a community and building relationships with their tenants. A classic mistake done by corporate. In the years rent prices begin falling (2021-2023) The first to occur will be a sharp fall in margins and rent thus further causing office leasing agents to leave and hurting the community at haver hills. They cannot sustain these high rents (high margin) read more

Great place to live. The staff is incredibly attentive and kind. They are very responsive and quick to address concerns.

I just simply wasted my time and money living here. The some of neighbors are noisy. I understand the music and party even after 10pm on weekdays, but come on! till 3:00AM during the week is not acceptable. The electric power did not follow the required standards. So if you have sound system or amplifiers expect a horrible hum noise. Just today I had sewage water all came to my bath tub and lots of dirt and dead cockroaches. It took the maintenance 3 hrs to come and fix it. Compare to the rent they charge, it has a very poor management. I'm glad that I m moving out. read more

I have lived at Haver Hill for 6 months. I really don't have anything bad to say about it. The area is clean and kept up. Parking was easy for me because I only have one car, tho having friends come over, parking was sometimes hard to find on the street. The community is nice, I enjoy the pool area and am super excited that I can walk to Target!!!!!! Also they allow dogs and I refuse to go anywhere without my pup! I have had a couple of issues that I took up in the office, I was always greeted in a friendly way and my stuff go fixed quickly. The people in the office even took time to say hello to my 2 year old and gave him a balloon! I would stay at Haver Hill longer except that I am moving out to a bigger place with the love of my life who I coicidentally MET at HAver Hill so I really can't have any complaints with the place!! read more

We love Haver Hill! And we are really sad that we have to leave in a few days. The complex is really well kept and everyone here is really nice and helpful, especially Claudia from the Leasing Office made our stay here even more comfortable. When we got here we had no idea how things are working in the U.S., she showed us everything (rent payment, insurance, etc.). She always took the time when we had questions and we really appreciate that! She is such a nice person. We love that the complex is gated, so not everyone has access. That made us feel very safe here. The pool area is amazing. There is a business center right next to the leasing office where you can use the computers and the printer (very convenient for a student) & since the constructions everything looks incredibly amazing. There are laundry rooms on-site but we have a washer and dryer installed in our apartment. There are grocery stores right across the street. If we wouldn't leave for Germany, we would've stayed here. We would defintely rent here again. read more

Put this place in simple terms. THIS PLACE IS A JOKE. Maria doesn't let you speak cuts you off and looks at you like your an idiot. We moved in nov 2013 and have more then 20 work orders on record. Plus a few emergency calls Only plus side to this place is the awesome maintenance guys and their porter Jonathan. Those guys work hard. Other members of the staff are lazy and blame problems on their tenants. We keep getting infested with bed bugs because this place is dirty. They say they inspect for it but you can't inspect inside the walls and pipes where they can live for up to a year without eating. Parking sucks. This place sucks. We are out next month thank god. This whole experience at Haver Hill has been nothing shy of a NIGHTMARE! Starts off if you complain to the leasing office about any sort of noise after ten O'clock, they don't care. What they do is ask the other tenant what the problem is, and do nothing about it, but suggest to call the police. After that if the same tenant smashes your wind shield in that you complained about, guess what they don't care, even after a police report is made. So an on going nightmare gets worse, problems don't get resolved, they get worse. A couple weeks after all that, the apartment above us that all of these problems have started with gets their neighbor (7 guys) to come to my door threatening us (oh ya did I mention its my fiance, 3 months old son and myself that live in here). After the police were called and I tell the leasing office that WE DO NOT FEEL SAFE HERE, they don't care, but respond with "We can't insure your safety." Well I'm sure there is something they can do. I've called corporate office and get the exact same responses, we can move out but we are still bound to our lease. With all of this said I would not recommend this place to my worst enemy! Cars get broken into, vandalized, 4+ living in a one or two bedroom apartment (which makes for miserable parking) don't park on the street cause those $38 tickets add up, constant loud music all night everyday of the week, walls that are less than paper thin, cockroaches and spiders every where and guess what THEY DON'T CARE!!! If you are thinking about moving in here I highly advise you not to, I would much rather live in the streets. Don't let them bribe you with the great deals the offer, they will hold that over your head each and every time you complain. These apartments are cheap and they are cheap for a reason. We have been here for less than 6 months and were counting down the days to get out of this nightmare... ITS HELL. read more

Update: my earlier review was solely based on the apartment search and move-in process, which couldn't have been smoother. After living there for a year, however, many things caused us to seek a home elsewhere. I enjoyed the newly remodeled pool area and fitness room, but they're only open until 10pm. Also, for such a large complex, there is an utter lack of parking. When I lived there, there was a wait list of at least ten people to get an extra carport (they only give you one space for a two-bedroom); not only that, but the spaces are $75/month each! We opted for the 2-car garage ($125/month), which was poorly maintained, and on the opposite side of the complex. There were multiple instances where the garage door came off the track and wouldn't close at night, only for the lazy maintenance staff to complain and try to get out of coming to help. I wouldn't have been concerned, except the alley where the garages open up to is extremely sketchy. A few other things, the large parking lot across the street tows vehicles at 11pm, there's rarely street parking after 7pm, and recent 'remodels' (basically painting the outside and inside of the apartments) has driven rent up by around $200, while there's still only one pathetic AC unit in the living room that doesn't reach the bedrooms. read more

Proceed at your own risk. You'll be given a storage space above your car in the parking lot, and even though the place boasts having their onsite patrol, your storage space will be broken in. I put a padlock over my lock, but my parking neighbor didn't, and the thief broke into the storage space above the car next to mine, and went through the flimsy wooden bars that separated our storage units. My belongings were stolen overnight. When I approached the apartment manager about the incident, I was told that since they only have one security member on site, he couldn't have controlled everything that happened on the property. She then offered me to go to the local police to report the incident, and since my belongings were worth under $1500, there's literally nothing I could do about it. I was given the whole "we will try to improve our community, we listen to your feedback" speech. But you know what, she can try to listen to my feedback, change her patrol team, but I will never get those things back. My advice to you is: don't put sh*t in your given storage space, and don't leave expensive stuff in your car. Don't rely on your "gated community" and "night patrol" to look after your things. You, as a renter, deserve better! Also, thin walls, college town, you do the math. Light sleepers beware. read more

If I could give this company a negative star review I would. DO NOT RENT FROM THEM!! This is the absolute worst place i have ever lived. The manager is rude, mean, and plain just doesn't care. My stove leaked gas and it took a year of complaining before anything was done about it. Charges are made for services that are not done. And since Essex took over the standard of living has dropped drastically. I can not stress enough how horrible living here is. Yes, the location is prime, and yes the apartment is nice. But the price of rent is unreasonable and the treatment of the tenants unacceptable. read more

I moved into Haver Hill about two months ago now and I am seriously so glad I picked this place. I did a lot of hunting around Fullerton area to find the perfect apartment. I was skeptical about Haver Hill at first because of reviews I read online, but I decided to take a tour anyways. I soon found out they switched management and remodled the whole place. SO GLAD THEY DID. I live in a studio and love the layout. It is the perfect place for me. I love that they do community events like movies and food trucks every month and send out a newsletter too. Neighbors are nice and quiet and do not have much to complain about. The whole staff from the office to the grounds keeper are super friendly. The while place is super clean (especially considering there are dogs allowed here). They just gated the whole community, which makes it much safer to be. Also they allow dogs! Such a plus. So many places in walking distance like Kohls, Ralphs and Albertsons. There is also a sports bar across the street, which is fun! I would definitely recommend this place to live, lots of families and young adults as well. read more

The WORST place I have ever lived. Customer service is horrible, there is constant construction and outages without proper communication or any type of compensation for the inconvenience. Super overpriced for the ghetto area and lack of upgrades. Gross carpeted hallways, lots of rude, inconsiderate neighbors. Good luck ever using the pool or jacuzzi after 5 PM. Always filled with rude international college students. Parking is horrible/expensive if you want convenience. Front office staff is lazy and incompetent. Security is useless and TERRIFIED of dogs (ours is a very small friendly puppy, and we have had security literally clinging to us in fear). I can't even begin to explain the hell year we had at Haver Hill; we have since moved to a beautiful upgraded condo in a super nice area for less than we would be paying with the outrageous increase in rent Haver Hill wanted to charge us. BEWARE of this place; not worth it!!! read more

Where to start about Haver Hill? I agree with the comments of some people and disagree with others. You do get what you pay for, and rent here is a pretty reasonable price. As for the maintenance, if you call early Monday morning, they will most likely be there Wednesday after lunch. For as many apartments they have, they are quite understaffed which is the main reason they are slow to respond. As for the people in the office, most of them are actually pretty friendly and helpful. When it comes to the "manager" I have heard comments from people that amazed me, mostly because she comes off as nice person but as a business major I'm basically ashamed that she is in a management position. When I first moved in it was amazing I could go swimming at 9 p.m on a rainy day. As advertised their pool was heated. That was one of the incentives for moving in, but I said was because now they give you excuses for why it is not. To show the professionalism for this place, when I first called about the pool the manager told me it was very expensive to heat it, but only answer I could think of is, That's not my problem! I pay rent just like the hundreds of residents living here. Just don't advertise things you aren't budgeted to provide. Overall this place could be worse, but it could be better. read more

I wouldn't recommend this place. I've lived there for 2 years and its seems nice and clean, but...the cheap paint and windows (like everywhere). The balcony door is so noisy, I can hear when the neighbors open their balcony door ( especially its bad when you have a sleeping baby). People with dogs not always clean the mess, so there a dog's poop on grass here and there. The laundry room and pool area are close at 10. SO inconvenient. I can't do my laundry at the evening an that's the only time I can do it (when my baby sleeps). It is noisy because of dogs barking and howling every time when firetrack is running with siren. read more

Decent place. Clean spot, gated parking. Yes, guest parking is not easy but you simply driver further down the street and there you go. Yes, I had a friend's car towed. Just don't think about parking on commercial lot. If you're complaining about any noise here, you should purchase a home. Welcome to community living. Now as for cost, it's a bit high. Currently $1240 for 1 bedroom. I went 3 months ago, and it was $1150. 2 years ago my buddy paid $950. Really cheap..but then again those were rougher times during the economy. but there's no reason for prices to further increase, the economy is once again slowing down. So as of July 26, 2012, the current rates on these apartments over over priced. I'd wait till next year for them to adjust to a slower economy. read more

I have never had yelp before this so that should say a lot. I just moved in here several months ago and I had a pretty fair experience. Things are really close by and they got a nice pool and gym, that being said parking is by far the worst issue here. There isn't enough parking anywhere especially when you're competing for spots with 3 other complexes. Its purely ridiculous how they only offer one carport especially for a two bedroom apartment. I've rented a place in Brea they offer 2 parking spots that's just for a single room apartment. They do offer additional car ports at $75 and a garage for $125 but the waiting list is ridiculously long (20+ people could be ahead of you could be more now.) The garages are horrible we got one and it's located at the very far side of the complex a huge inconvenience when you live in the total opposite side plus the alley is sketchy and I have observed people dealing and doing drugs. Also we have found the garage opened on several occasions with all the cabinets open, thank goodness we don't store anything in there. I reported it to maintenance they shrugged it off and said to call the leasing office. With that attitude and concern I see no need to. Its safe to say I'm looking elsewhere when my lease is up. ***word of caution street parking is extremely limited due to the city of Fullerton overnight parking restrictions which the office failed to warn me off, got a nice $35 ticket to show for it. So if you're planning to live here you're better have one car and not having a second because you'll have no where to park it. Also don't park in the near by businesses they'll tow your car without notice ***also another caution for families many of the college kids here smoke weed and other drugs and you can smell it pretty good in your units also they leave the gates open often so they can let their friends in to party. Never seen the security in my time here either even tho they claim to have them*** read more

Lived here for 4 years and will be leaving when lease is up. Place was nice at first with a few inconveniences (construction, parking, security guard etc etc) But over the last few months I have to say the one thing that finally broke me is all the new tenants in my building and the neighboring building. Several units in my building have been rented out to groups of 6 or more people per apartment. Not an exaggeration, you can literally see the mattresses they have on their patios where at least 2 of them sleep. These new "neighbors" are extremely filthy, on several occasions I've caught them spitting or blowing their noses in the pool, digging through the dumpster, and what upsets me most, just throwing all their trash onto the lawn area near the community BBQ. I'm a dog owner and on several occasions have had to get chicken bones, half eatin mints, rib bones, and gum either out of my dogs mouth or out of their fur. After I noticed the problem in my area of the complex I started paying attention to other buildings here (it's a very large property) It seems their are several of these low income tenants who group up and move in with several people all over the property. I've spoken to several other tenants while walking my dog and I'm not the only one who's noticed or decided that it's time to leave. If your considering moving here then I suggest you just look around for yourself. Take the tour with the office but take a look around on your own afterwards, I'm confident you'll see what I'm talking about. I'm eagerly awaiting my lease to be up so I can leave what is rapidly turning into a slum/section 8 type of property. read more
