Unfair and unethical. We were tenants at a house in Fontana for about 2 years. In those 2 years we've made several maintenance requests and every time it was like pulling teeth to get things taken care of. Within the first week at the home our garage door motor broke and instead of sending someone to repair it right away, 4 different people came over the course of a week (including the Daryl Beans) to check just how broken it was before fixing it. Since day one we had suspected mold in the home -- they sent someone over and claimed it was just mildew. We let it go and continued about our lives. Over the next of 2 years we've had significant leaks and even the water heater broke and flooded the garage and they "repaired it" without proper mold treatment. We noticed increased humidity in the home as well as smells and health/sinus/breathing issues. We expressed our concern again 2 years into our residence there and after sending someone to fix another leak, we get a notice to leave the house in the mail. The biggest kick in the gut was that Brisa straight out lied to us claiming that the owner just wanted his house back. (During the exit walk through someone had come into the house to rent it.) I'm thankful that we at least got back most of our deposit. Overall, my advice is to avoid this company like the plague. Both as an owner and tenant. And if you're already a tenant, check for leaks and mold. read more

This property management company is very disrespectful, The owner and the management are very impersonal. Beware of where your deposit is going you most likely will not get it back. they took over the property after the landlord had already moved me in. My two sons and I were living there for a year and a half as I fell on hard times with my job. The homeowner felt it would be a better decision to ask Property Management to handle the property. They immediately started treating me like I was not The kind of tenant they were looking for and that I could not manage my finances, never treating me like a customer but more like a number. They had no idea of the condition of the house and they begin charging me late charges that weren't in the contract. They finally looked at the contract and realize that they have been charging me incorrectly and finally reimbursed me. Showing me that they didn't really know how to manage the home at all. They eventually convince the landlord that they could get more money for her property and started the process of moving me out of the house which left me scrambling to find a home for my two sons and I. Which was not easy because I had established a home in Norco for several years and the prices have went through the roof. No properties were available so I had to scramble as soon as possible. In December Daryl had lied to my fiancé and I and said that they were going to move my Rent due date to the 1st of the month from the 15th and that I wouldn't have to pay the difference of half of month $950. (which was a lie) Of course he denied that and took the money right out of my deposit speaking of deposits they nitpick the house that they had never even seen, so they could utilize the rest of my deposit very unfair and very hurtful. When I left the house and moved out the house was immaculate in almost perfect renting condition yes there was a broken mirror wardrobe door that broke because it was improperly installed and a sprinkler timer box that was never properly installed nor working correctly. They charged me for holes in the wall that were there when I moved in, hauling a table off that was there when I moved in incidentally is still there removing stickers off a door that were there when we moved in. Was a tenant. The company is a bit hit or miss with their maintance. We lived at one of their properties for around 3 years. Sometimes they were pretty good about reparing small issues. When it came to anything bigger, they would drag their feet or close your maintance ticket without resolving the issue. We were assigned 2 parking spots in the underground parking and after around 6 months a pipe started to leak on our car. We realized that the first floor toiler was leaking sewage. This meant that we would have to decide between using our toilet or parking spot. This issue was never resolved. Submitted multiple repair request. During the 2022 summer our air conditioning broke. The company took weeks to even send a handyman to take a look. Instead of fixing the issue, their handyman took the whole day to just take off a piece and leave. He returned later and realized he didn't know how to fix the issue. We were stuck waiting for someone to fix this issue for around 3 weeks without air conditioning during 100+ degree weather. Handyman also broke parts of the upstairs celling which was probably also taken out of our deposit. We had multiple robberies in the downstairs parking lot. The HOA replaced the garage gate, but had all tenants purchase their own replacement remote, due to the old remotes causing issues with the new gate. I informed HMR about this, but this was still taken out of our deposit ($75). We also had an incident where the person who did our 6 month inspection used the previous tenants inspection pictures. They called claiming that we had a cat who was not in the contract. The lady who called was rude and claimed that we weren't supposed to have a cat in the condo. No apology was given after they realized they made a mistake. Overall, not a great experience if you ever have any issues with the property. Unethical and dishonest practices. We paid the application fee of $35.00 each for two people. The showing agent said that there is another application by a tenant. We applied the same day after business hours, online and submitted proof of income in the form of an employment letter. The next morning I called and spoke to Angie and she said we need to submit pay stubs. She texted me her email and a few hours later, she texted me saying they chose another applicant. The next day, my husband called Angie, and requested a refund of the app fees since they had not run our credit. Angie said there are no refunds and she can run our credit now and send the report to us. Seriously? After you already chose a tenant, you wanna run our credit? B.S! Then I called Angie and asked for a refund and she said no refunds because she had already run our credit and can send me the reports. I asked her when did she run our credit? She said yesterday, which was Wednesday, the day after we applied, and the same day she texted me saying they chose another tenant. I said you didn't show our application to the owner because you were waiting for pay stubs. She said yeah she didn't, then backtracked and said excuse me, yes we showed it to the owner. She lied and told my husband one thing, and told me something else. I texted her today and told her that it is illegal in CA to run credit after choosing another tenant. Then she texted me saying, oh I made a mistake. I did not run your credit and our policy is no refunds. She is a huge liar and reflects HRM's unethical business practices. Shame on Angie and Daryl Beans. I will dispute this and complain to the BBB and CA State Attorney General. If I could give this company one star I would. I recently applied for a house with this company. A week had gone by so I call to follow up. I was told they are reviewing applications. So I waited another week and a half. I was told by Daffney my application is being processed. 30 mins later I received an denial email from Brissa V. (Asst property manager). Marked credit history. Their website states credit has to be above 600 which mines is. I don't have any evictions outstanding bills or anything. I called Brissa numerous of times left numerous messages, emails etc. no response. She refuses to call me back. How unprofessional is that? No valid reason for my application being denied so she don't want to talk to me. I huge part of me feel that I didn't get the house because of the color of my skin. I hate to say that but it's true. They basically just took my money. I asked to speak with a manager I was told that Daryl (manager) Is on vacation permanently! So Brissa unprofessional ass is doing what ever she wants. I found a property I really liked through my Zillow app and was glad to be served by property management company HMR. I contacted HMR just to see the place on a Tuesday. Within a few hours HMR replied and scheduled me in that same day at 4 o'clock with London. London was on point, four o'clock on the dot. He invited me inside and did a great job answering all my 20 questions. He took time to show me every detail of the property and urged me to inspect the place and make sure everything was in working condition. I was pleased with the fresh paint, newly remodeled kitchen/bathroom, the overall size of the place and the cleanliness of the whole property. I decided to apply that same day as I seen I wasn't the only one who was interested in renting the unit. The application process was a cake walk. I did it on my laptop, in my truck outside, and the next day I got a call from Angie who was already processing and going thru it. Angie was a very professional service representative. I was very thankful she worked hard to get me approved that same day. Much appreciated. She told me I could contact her anytime through the short process in case I got stuck. There was no hidden fees. After the $30 application fee, there is a key deposit, first and last month rent. Angie was very outright and explained every detail of lease making sure she left nothing out. HMR does a renters inspection that the renter has to complete within 72 hours which is good in case they missed something during inspection. HMR requires electricity and gas to be turned on before move-in and also renters insurance. Overall, I decided to rate HMR with 5 stars since the staff did a great job. I called this morning to inquire about a property that did not have photos. I wanted to know if this property was still available. The lady who answered the phone was highly irritated that I called. I apologized and she responded with the following: "I am getting dressed to leave right now and all of the questions you are asking me are answered in the listing" I let her know I just wanted to know if the property was still available and if I could see photos... I am truly taken aback by the way this company treats possible tenants. All of this took under 1 minute and 15 seconds. Well, I decided that I would leave a yelp review, only to find that this company is run by a city council member I'd had the pleasure of meeting at a housing meeting for the City of Pomona... At this point, the interaction with the receptionist (?) no longer surprised me. The meeting I met Darryl (owner of Help Me Rent, and a City Council member) at was a housing meeting for dealing with Pomona's high number of mentally ill homeless population. I, and others attending this meeting, feel it was unethical for him to not recuse himself from that particular hearing due to his vested financial interest in this property...He appeared very annoyed to be there and looked at some of the speakers as if they were suffering from leprosy. He was very curt when I smiled and said hello to him. This mannerism may be fine for landlords, or people he can benefit from, but it's clear this company and the people it is run by care very little about tenants, or people who can do nothing for them in general. read more

He saw the property, gave me pointers on items needing attention, and signed a contract with him. Daryl explained the process (First time working with Property Management Company); giving me a clear understanding. The following Tuesday, I received a call from Daryl on potential tenants. From the beginning Daryl made it clear I would have the final call on the tenants, so I gave him the okay. Tenants moved in that Friday, by Tuesday funds were deposit in my account. Since I was unable to select 0 they get 1 star by default. Similarly with other reviews BRISA is something special. The property management in general is very impersonal as noted by others. I can add the entire story but that would take a lot of time. More important to note is BRISA LIED TO ME. I had asked why no one had called me to schedule the walk thru when we move out and all I had received was a text message. She said I had 3 numbers listed on my account (Mind you she HAD CALLED ME). She claimed she called the numbers and I said I did not get any messages. Then she said she called my work number and left a message. I informed her that the number she says she left a message at does not have an option to leave a message. She insisted she did and I had to inform her that she was just lying. She wanted to go round and round and continue with her lie which made zero sense so finally I said this is not productive can we move on. Needless to say there was no real purpose for her to call but to tell me the landlord was going to call me because I had replied to the text message that we needed another week to move out. I rented a house through this management company before being transferred to a new one and my heart sank when I learned i wouldn't be renting through them anymore. Everyone I dealt with was always super helpful, prompt and courteous. The rent prices were more than fair. Paying rent and requesting maintenance was very streamlined and easy. The showing agent, the people at the office, and the owner were all so friendly and patient and I can't think of a single complaint. Even after my property was switched to a new company (before I knew of the switch) I called to ask about trash pick up, and Gabby offered to call the city and try to arrange it, even though technically, me and my house were no longer their problem. Communication - I always feel that my questions and concerns are dealt with quickly by HMR. My monthly rent & statements are delivered in a timely fashion. Eviction - I have never had to deal with evicting a tenant before, and I was quite uneasy about it. They've been very helpful and resourceful in taking care of our tenants and property maintenance. They took really good care of the normal and daily property management operations. Everything works through online and/or by phone so haven't had a need to visit their office yet. Whenever a request like a repair request from a tenant has been put in, a work order will be created via DocuSign and send to our email for review and electronic authorization. When there's a more serious issue arises, Daryl is available just one phone call away. He's very responsive and knowledgeable with the rental regulations. We had an issue with one of our tenants recently that would have cause us hundreds or may be thousands of dollars. After discussed with Daryl on the situation, he was able to resolve the problem quickly with our tenant and set us free of any responsibility.
