I'm updating my original review to share what happened after I posted it. Unfortunately, my experience with Honorable Rodent Solutions and Larry McKinzie only got worse. Despite his "3-year warranty," rodent activity returned just 46 days after his work was supposedly completed. My crawlspace camera clearly recorded a rat inside. When I reached out to Larry to honor his warranty and address the issue, he completely stopped responding -- no calls, no texts, nothing. He simply vanished. At this point, it's clear that Larry does not stand by his word or his work. He charged thousands for incomplete, substandard service, and when his "solution" failed, he refused to take accountability. Please avoid hiring this company if you want a professional you can trust. There are reputable pest control providers in the Bay Area who actually communicate, guarantee their work, and care about their customers. My wife and I just purchased a home with evidence of rodents in the upper and lower attic over the garage. I can't even stress the importance of having a company like Honorable Rodent Solutions to call on. Most pest control companies really don't pay attention to detail when it comes to rodents and that is what led me to find Larry. I used a pest control company to do a rodent exclusion and found myself after the fact finding areas they didn't seal. I had the previous pest control company come back out but still felt like there was more to be done. That's when I found Larry Mckinzie and Honorable Rodent Solutions. Since I have a concrete tile roof, sealing things over the top isn't good enough and I learned that from Larry. They exclude everything at direct entry point so that even if rodents get under my tile roof they can't just drop into the upper and lower attic. Once it's sealed they check traps every 3-5 days and then leave food off the traps just to ensure no activity. Once they ensure there is no active infestation they will clean and sanitize. I know he's going through a hard personal time this year, and I've tried to be patient and understanding. But he did his initial rodent abatement work for us in December 2022, and we still have rats down in our crawl space. Larry saved my family from a literal nightmare situation and turned our hardship into positive experience. Larry and his team went above and beyond our expectations, are extremely sweet and conscientious, and guarantees their work. They traveled all the way out to the house many times, kept me updated with their ETA, then did high quality work up into the furthest corners of tiny dirt floor crawlspaces. We had a challenging project at our house on a wooded hill way out in West Sonoma County. There are raccoons, foxes, cats, skunks, and squirrels running around and we definitely smelled and heard some in the wall and floors. An overwhelming amount of scratching and an overwhelming job to seal the many places the animals had found and made access into the structure and under the deck. Right after I requested via Yelp on Oct. 3rd, Larry and his buddy came to do the free inspection on the Sat. on Oct. 6. The day he came, without signing any contract papers, he offered to fix the broken entry vent net, though where raccoons entered to my house attic! Talking with him, you will find him knowledgable about what he is doing. His team helped fix/replace totally five attic vent screens, and 8 vent nets with the crawlspace. Lots of droppings were found in our crawlspace too, including rats' and raccoons'!! I am not the homeowner that calls 3 to 5 different companies to get an estimate for services needed, but I was at My wits end when I was trying to figure out how to manage my rodent problem! I moved into my house in the Oakland hills in 2017 and could tell right away and I had what seemed to be a small mouse problem in my crawl space.....I called around to ask the advice of several different exterminator companies who rather eagerly encouraged me to get the 'catch and release' have a heart traps! I managed to trap three small rats {or large mice depending on who you asked!} and let them loose several blocks down the road in an unused meadow owned by the Oakland Parks Dept. I was feeling pretty good about myself when suddenly My truck battery died .....I went to jumpstart my truck and found the worlds Largest nest with a huge rat in the center who had taken up residence On top of my engine block and made its nest out of my trucks insulating heat shield! I looked online and called several companies that appearebd to have good reputations and had large rats pictured on the front of their website photos......They all had almost identical names, attic pro, attic cat etc. The first company that came out gave me a very thorough inspection of my crawlspace, my attic and the garage as well as took a peek at the rat that was still living in my truck... And here's where things got a little surreal - I had no idea how much something like this would cost, no point of reference, I didn't realize is that I was going to be sold two different products in this interaction, one of them was to remove the rodents and clean up any mess......The other was to completely remove and replace my attic and crawlspace insulation! Although the first companies i had out for inspection were friendly and professional, I was just not prepared to be told I needed to pay $4 to $10,000 to deal with my rat problem! When I met with Larry at honorable rodent solution he explained to me that his primary job is to rodent proof my house - in his thorough inspection if he found any seriously infested and dirty insulation we could talk about replacing that at a later date, But removing the insulation was not necessary to deal with the rodent problem. His estimate included blocking off all rodent access points and once secured trapping and removing the trapped mice/rats if any. After all the physical work was done he proceeded to clean up the crawlspace the attic and the garage and told me there would be no need to replace the insulation as it wasn't infested and he was 100% sure that there were no more rodents in my house. He came back and checked every other day for two weeks and he was right! Larry's estimate Was under $2000 which is reasonable given that I have a 2500 square-foot attic and a 2500 ft.² crawlspace plus an Inlaw unit and a 400 square-foot garage Included in price quoted was a 2 year warranty so that if I hear any scratching or see any evidence of rat/mice infestation I can call him at no charge and he will come right out and repair the breakthrough at no additional charge. Moved into a new house in the area, and when our solar folks came out to inspect the attic, diclosed that we had a prior infestation that was never cleaned up(or told to us by any of the previous parties). Looked up the internet and found Honorable Rodent Solution...and Larry was out the next day to take a look around. The infestation was indeed old, but he did see some openings that rodents could come in through, and mentioned that our insulation was very thin, and there was droppings and urine marks on them, but they weren't too bad that it was harm anything. I heard some activity in my attic so my girlfriend found Larry with Honorable Rodent Solution and we had him come out for an initial estimate. We did in fact have a rodent issue in our attic and Larry quoted out the job. He was very knowledgeable and informative.He let me know that there were multiple entry points and that it would have to be address in a few different ways, both on the interior as well as the roof. After patching and sealing the necessary locations Larry set some traps in the space. He was pretty vocal in letting me know exactly what he was addressing and what he was doing to remedy it. He Set a follow up appointment for a week later and was right on time when the day came. On the 2nd inspection he found another rodent in the trap. He basically did another full inspection and found one oddly obstructed corner on the roof that needed patches. He made the repair at no charge as his initial quote includes maintenance for a year! All of this was the first week of May 2018. Fast forward to 12/1 I hear something in my attic and again Larry comes out no charge and finds another rodent. Again does another thorough inspection and tells me that he believes it had to get in through a exhaust vent that leads out the roof. He then came back today 12/3 to make the repair. We had a rats in our crawlspace -- the big city kind -- and they'd taken a liking to nighttime strolls through the ground-floor unit of the house.
