I have found roaches multiple times and have documented pest issues, including spiders, along with broader cleanliness concerns throughout the property. There have also been repeated unsanitary conditions in common areas, including urine in the elevator. "24-hour" laundry access has not been reliable. Before the laundry room was locked, I placed a note with my phone number directly on the lock asking to be notified because my belongings needed for work were still inside. The room was then locked with the note still hanging over the lock, and I received no call or assistance. Management later claimed I could have used the after-hours contact, but the posted number did not provide any actual help when called. There was no one in the office until 10:00 a.m. the next morning. Management is now responding to some of these issues, but they are also attempting to charge me in connection with the laundry access situation, which I dispute. In my experience, there seems to be urgency when moving tenants in or charging residents, but not the same urgency when addressing tenant concerns. read more

I wish I'd been a resident when Cashe was here -- it sounds like the complex used to be a great place to live. Unfortunately, as a current resident I can't say the same about the Imperial Apartments today. The property is very dirty. The dumpsters are in the underground parking structure, which makes the whole garage smell especially on hot days. Residents often carry trash bags through the hallways, and the carpeting in those areas is stained and sticky from liquids leaking out of bags -- the elevator floor is covered almost every night. Laundry is a problem: there are only two washers and two dryers per floor, and sometimes only one machine works. The machines are old and small, so you're forced to run many small loads -- and it's expensive. I've also seen roaches near the machines. The outdoor patio furniture that's advertised is worn and in some cases broken, and the building entrance attracts so many flies you often have to wave them away to walk in. Security feels lax -- people come through the gate without being challenged -- and the fire alarm goes off about twice a month, forcing residents out of their apartments until the fire department comes to check it. The property went under new management about three months ago, and it's been difficult to get a response despite multiple attempts. The leasing manager seems disengaged and unhelpful. If you're desperate for a low-rent option, the Imperial will do -- but if you have other choices, I wouldn't recommend moving here. read more

It has been a bitter sweet journey and as a resident who is moving on I just wanna say that Cache the manger has been nothing but sweet, helpful and accommodating to my family and I and for that she will always have a friend in me. I love how the apartments have been remodeled and the updates in the complex has been brought up more than I have ever seen in the 7 yrs I have lived here and Cache was the the change that needed to happen. I lived here for about 1.5 year on the 4th floor, and I have no complaints. The property manager, Cashe, was wonderful and the maintenance people were on top of my maintenance orders. The neighbors weren't noisy where I lived, and my packages arrived safely in the mail locker. Would highly recommend! read more

I have been living at the Imperial Apartment for over 5 years now and I have seen a big difference and improvement to the property. I think I have met 4-5 different apartment managers since I have been living here, but our current apartment manager, has been amazing. She made sure that our complex stays clean by having weekly cleaning (i appreciate this so much) so our hallways always stay clean and our hallway wall has new paint once or twice a year. The upkeep is great. The laundry room is now cute and up to date. Maintenance is always done within the week and when I have an emergency I have maintenance coming out the same day or the very next day. I always feel safe and secure and the complex is pretty quiet for those who works from home. read more

I use to live here In 2017 when Yolanda was the ON PROPERTY manager she was the best always had everyone in check. Yolanda cared a lot about her tenants and always made sure everyone's needs was taken care of she was also very nice when showing me the apartment. The elevator was ugly before but then she got it remodeled and it never smelled. The hallways were never dirty unless it was windy and raining that's a normal thing, We didn't have cool amenities like I'm seeing now in the pictures & We didn't have a courtyard + when you walked in from the gated door we didn't have patio decor. So seeing this now it looks really cool Parking was amazing for me I never got my car broken into so i never has an issue with theft in the garage. BUT if you have a second car (and you only have a 1/ studio you're only given one spot) If you get a two bedroom you get 2 parking spaces. I remember you can pay extra for a parking space but I do recall a waiting list. If you live here or lived here you know street parking for guest / over night stays are the worst and parking on the side parking lot you will get towed. (My ex was towed a few times) sometimes we were lucky and got away with it. I remember rent was $1500 for 1 bedroom 1 bath 2 bedroom 2 bath was 1875? Depending how big it was That's without utilities that's pretty decent for these apartments. These Apartment did have roaches I would find them mainly in the kitchen after I moved. I found out they were mostly behind my fridge,I was told by people there's roaches in every apartment so idk if that's a true thing. If you have neighbors upstairs and they're loud you'll definitely be able to hear it. Overall living here back then was awesome it was my very first apartment bringing back memories when i was barley 21 and going out constantly it brings back a lot of great memories and I loved it. read more

Only thing I'd say is parking out front is terrible if you have more than one car. But awesome place I highly recommend this place! read more

I've been living here for a couple months now! Very nice place to live In! The outside is always clean!! The patio half ways and ect. Everything thing is update flooring and cabinets along with the granite for the kitchen área. Manager I've never seen around! But does respond to emails! Our Maintance guy here is very friend as well when going to work In the morning I see Him in the lots cleaning up the complex or elevator. When re questing Maintance help it takes about a day for him to come and solve our problems! Very good props to him! Keep up the good work! read more

This is as bad as it gets! Since I can't get an answer through email or phone I will leave this review for future people thinking on moving here. The date is 02/27/2019 and the water was shut off mid shower. I have repeatedly email and stressed the fact for a proper notice. I have lived here for 2 years and it just keeps getting worse. I get charged for water from the managing company when I don't have access to it half of the time. The manager on site is not here when a problem comes up. 1. WATER IS SHUT OFF WITHOUT NOTICE! at least twice a week. 2. There is no maintenance person, so the hall ways and elevator are ALWAYS dirty and smelly. 3. The onsite laundry is always malfunctioning. 4. There is cameras around the property yet they are useless. I have gotten both of my cars broken in to even though there is a gate to the parking garage. 5. Packages have been stolen from my front door. 6. Communication with management (if there was any!) is little to none. I don't want an apology. All i want is a stress free living environment for my family. So if you're thinking of moving here I would strongly advice you not to. Worse apartment complex I have lived in. Will be moving as soon as possible. read more

Wanted to leave a message here since they took down their other yelp listing. I think its an obligation for past tenants to let future tenants understand what they are getting in to. I wrote this on : 7/30/2018 About a Year and a half has passed and I'm glad I moved out. So many problems with the apartments that was truly disappointing. I'll start off by saying the only thing that was good about the apartments was Yolanda the apartment manager. 1. If you plan to have friends over, Parking is extremely hard to find. There are no guest parking and the people on the streets park like assholes in order to save 2 spots. 2. The apartment flooded from the toilet 2 times and had a sewage back up flood the bathtub. IT was absolutely disgusting. Every week or 2 weeks there was a "water shut down" to do some maintenance. 3. The laundry room was broken a few times. Dryer wasn't functioning correctly. 4. In the end, your whole deposit will be taken. I kept the apartment extremely neat and clean and still ended up with the majority of my deposit taken away. The only thing pleasant about the place was the resident manager Yolanda. read more

I wish I could give this place a better review but after they increased my water and trash yet I have less access to water I can no longer handle it. My water is literally shut off from 8-5 once a week. I have brought it up with management and no resolution, just a note on the door. This is BY FAR the worst complex I have ever lived in. I have a newborn who once a week I have no running water because of "water emergencies" yet instead of them taking care of there tenants my water bill seems to continue to increase. I was very impressed with the new management company. Put in some furniture to bring the moral up. I have been living here for over 3 years and this is by far the best we have seen imperial apartments. The maintenance has been well kept and maintain. (Better than the last maintenance person who left us in the middle of the night) Pam and Jason have done a wonderful job at keeping residents happy and grounds keeping well kept. I def have been recommending my friends to move in bc of the family environment and at home atmosphere when you walk in. read more

All the reviews are true. I have been a resident here for almost 2 years now and just waiting for my lease to be up soon. It used to be a great place to live in, well kept and so clean when Yolanda Acuna was the manager. Current management doesn't get anything done. The hallways are super dirty and smell so bad I dread even inviting someone over, dog shits sprawling all over. Water shut-offs at least twice weekly! All the new management has done since taking over is re-branding by adding "luxury apartment". Huh, there is nothing luxurious about this place. It appears management may have relaxed some rules to get new residents in also. I have gotten packages stolen thrice upon delivery and I have no doubt it's a new resident on the floor who may have stolen those cos that never happened in the past. Place appears to be "overcrowded" now. Parking is a hustle, don't even dream about finding on-street parking. Be prepared to pay ticket fines to City of Santa Ana at least once a month. The worst part is how dirty and stinky the place is. Come on management, EVEN THE STREETS GET SWEPT ONCE A WEEK, THE APARTMENT HASN'T SEEN ANY CLEANING IN MONTHS! If I could give this rating a NEGATIVE, I would.There was a recent incident in which the fire authority came around and as hard as we tried to get in touch with management, the after hours emergency number DID NOT WORK! I moved into my apartment at the top of July and honestly I've never met a staff so personable and accomodating as the people who work here. They have gone above and beyond to welcome me to the community. Also to have so many families here it is really peaceful. My apartment is a very nice size. The living room is very spacious and the kitchen is a cute modern contemporary style. Since I am a lover of coffee house settings this place really hit the nail on the head with the very modern outdoors sitting areas. One at the entrance and one on the 2nd floor. They have the outdoor couches and end/coffee tables with covering to shield the heat. I also get to see the fireworks from my balcony which is so beautiful. There are all kinds of stores and restaurants in walking distance and it's located near the downtown arts district and down the street from MainPlace mall. I look fwd to making this my home for a long time. Thanks Imperial Apts for having such a wonderful staff. I love my place. read more

Updated as of April 2019- The manager Cindy was fired, YAY!!! Since she has been gone, we have pleasantly dealt with Susan, Valerie, and Pamela (the new manager). They have all been extremely diligent in trying to save this place and make up for the past year. It has been easy to get a hold of them with any questions or concerns. A maintenance request we've had for MONTHS, was addressed by a worker within an hour of mentioning it to the office. Billing errors have been completely resolved. And they have told us their plans to improve the complex, including the malfunctioning laundry facilities. They have also installed a monitored package locker to prevent any mail theft. We are very happy to see the changes being made! read more

My wife and I mistakenly came in thinking it was a listing for another property for rent.. Pam was so warm and greeting and really won my wife's vote to move there that day ... since being there I've made a lot of close friends with multiple tenants and heard how the apt use to be as opposed to how it is now .. I would really like to thank the hospitality and making me feel right at home to the maintenance man Jason , from day one he extended nothing but the most gratitude and genuine care for the apartments is always willing to help in anyway he can... I mean I see him and exchange good mornings almost everyday . My daughters love Jason and Pam they'll tell you about all the hugs they get from them whenever my two angels/ devils see them .. one suggestion is to get some help for Pam .. she has a lot on her plate for one person and can use a little assistance to keep the IMPERIALS moving forward..
