I have never dealt with a more disorganized company before in my life. They have all these customer expectations yet their communication and knowledge is terrible. Application process was shitty. Making all those payments within 2 days when the company is closed on weekends is already inconvenient. Only person who tried helping was the realtor who showed me the place. Spoke to my leasing agent 1x. Took him forever to create the lease. Finally sign that and move in. Fast forward to making my first payment via automatic withdrawals I'm having issues with that. Overall the service I received from Invitation Homes was good. As a renter you worry about timely maintenance and Invitation Homes does goes above and beyond to get things fixed. There was an ongoing issue with the dishwasher but I believe they are switching their vendors for that so hopefully that will be resolved. My leasing assistant/contact was excellent. She and her associate were friendly and available. The interior of the house was beautiful and once I cleaned up the yard it was outstanding. The only reason I am giving 4 and not 5 stars was the initial lease process. They promised me a house that was not available at the time and I ended up having to take a house at a higher rent. I believe if I had gotten the original house (400$ less) I would still be with them. But everything happens for a reason. The terminating of the lease process was VERY fair and my complete security deposit was returned which was huge! They do require you to jump through some hoops to get it back but they were very clear about how that can be accomplished and fair about giving it to you if you follow their steps. They even waived a few small items because of my dishwasher issue and it was very much appreciated. I do highly recommend to single moms as they were courteous and trustworthy and I felt very safe at the house and with their service. read more

7-25-17 Review (Negative 3 Stars): Well if I could give Invitation Homes a negative rating I would. We have been living in our current home for 2 years come end of September. It has had its ups and downs and we don't expect a perfect house. However, for how much we are paying in rent, I do expect to be able to contact my landlord when there are issues outside of being able to pay rent. We have had our fair shares of issues with this house and as to be expected it is an older house. However, I don't think it is that difficult to listen to your tenants when they actually report the issues. We easily could have been shit tenants and never reported any issues and they would have never known and more damage would have been caused. On Thursday, July 20 we had just woke up from a bad storm, the power had gone out, yet there was still a loud noise coming from the basement. Low and behold, we had water rushing in from the stairwell into the basement. Of course now I had to take off work in order to have an "Emergency Maintenance" request put in so they could come and see it. AGAIN, we are dealing with the same issue, water in the basement! "Emergency Maintenance" ended up originally telling me they wouldn't be able to make it out until the next Monday! MONDAY! What in the hell is "Emergency Maintenance" for if you call and report an issue. Finally they were able to send two different companies out, 1. To look at the water and where it was coming in from and a plan of attack and 2. A clean up company to get rid of the now soaked stairwell carpet and spray for any mold that may occur. It is now Tuesday, July 25 and again, I had to take off work, in order to have maintenance continue to work on the issue, just as in my last review (See 3-30-17 Review below). They again did not listen to us the last time, the time before that, or the time before that, and possibly the time before that as I believe this is now the 5th time we have had to stay home and call off work in order for people to come at "fix" the basement. We have voiced overtime but the first time that the water was coming from the stairwell, after the first fix it was easy to tell that the water was still coming in from the stairs, but NOPE don't listen to your tenants and fix it the proper way. Instead they again came in and had some stuff done to the basement walls and the drain tiles hoping that would fix the issue (P.S. that still doesn't fix the stairs). Now, mind you, you can tell they have had multiple issues on this house with water in the basement before from all the prior injections and concrete work you can see done. Now comes the issue of trying to get a hold of someone to speak to them about what the heck they are going to do to help combat this issue we have had. It is damn near IMPOSSIBLE to contact anyone in the Chicago office for Invitation Homes. IMPOSSIBLE! You have to know who your Property Manager is in order to get to their voicemail, which how the hell are you suppose to know that when there is so many different people that we have been told they are our Property Manager. At one point it was Tania R., Tania T., Krystal O., the list goes on. I have taken so many days off work that actually exceed the cost of rent, and yet these people at Invitation Homes actually think we still owe them something when it comes to paying rent. Are YOU going to back pay be for all the unnecessary PTO days I have had to take, are YOU going to speak with my employer and explain why I have had to take more days off for YOUR company than sick days or actual vacation days? It seems to me that this is going to have to become a legal matter just to get someone to actually contact you back outside of the maintenance department. If anyone else has any suggestions on how to get a hold of someone please let me know! I would hate to take any sort of legal action but I will if I have to. 3-30-17 Review (Two Stars): We have lived in our current home for almost 2 years now, we have had multiple issues as expected living in an older home. However it is how the company handles the situations that upsets us and has pushed us to not resign with them again this year. I give them a two star rating only because we had the occasional employee that was easy to talk to and seemed to genuinely care about your concerns. Last year we had contacted Invitation Homes of Chicago to let them know we were nervous that Black Mold was developing in the bathroom, they had sent a company out to look at it and test it. They say it was not black mold which is good, and they "fixed" the ceiling. Again not even a year later, the paint chipping and mold is appearing again. Whoever posted this previous review is clearly working for the company. If you google Invitation Homes and look at reviews across the country about this company, all of the reviews are uniformly terrible and the complete opposite of what the process is like with Invitation Homes! So let's start out with the process we went through. We saw an Invitation Homes listing on Zillow and reached out to get a viewing. We called some 800 number, which was clearly overseas, only to have them take down our information. Several days past and no reply yet the home was still listed. Then we called again and the same thing happens, the operators take our info and says someone will contact you. This process goes on for about 2 weeks until we decide to take a back door route. We contacted the home's previous selling agent who put us in touch with the homes current listing agent. Finally we had a person to talk to get a viewing. So the home itself was nice and we were ready to go. We signed an application and gave a credit deposit. Then again we heard nothing...we had to keep nagging the leasing agent who had absolutely nothing to do with invitation homes. Finally we got our lease only about 2 weeks later for them to say it takes them an additional month for it to be completely inspected. Well we needed to move ASAP and the place was empty. Finally we were able to press them on how long it took for them to get things done and they agreed to speed it up so we could get in. During the walk thru the girl from Invitation Homes was clearly unqualified. She couldn't answer basic questions about the home that anyone in property management would know- that should have been a sign. There were several items that needed addressing including what looked like water damage. I was dumbfounded on what they spent the entire month "inspecting" to find their were still issues remaining. The rep said she would have them fixed...however she failed to explain that each item would be fixed individually by different people so we spent months dealing with the issue. One person came to inspect the water damage, another to dry it out, another to drywall, another to spray anti mold, etc...and not once could she have the smarts to coordinate it all at once. Luckily I have a single day off during the week and my partner works from home so we were able to be at home, but it was still a nightmare. Next during the winter our pipes froze and again we had to deal with the same issue with multiple visits and people on separate days despite pleading with them to coordinate one day. The straw that broke the camel's back was when the work was done and the maintenance guy came to sand and paint; we thought we were done, but the idiot had left the paint out in his truck in sub-zero temps and surprise, surprise the paint was frozen so we had to schedule yet another appointment for him to get his work done. It's things like this that just tell you Invitation Homes has no respect for your time. After that we were finally ready to be done with maintenance but we still had minor issues. We are so done with maintenance people that we are just dealing with it. Well now come the time for our lease renewal and they send us a letter stating that Invitation Homes has a rewards program where you get gifts for renewing and the longer you renew the more your gift. I thought wow that's pretty nice until they informed us of that our lease would be going up by 7% the next year and if we locked in their "wonderful" 3-year deal, we would only get a 5% increase the first year, and a 7% increase on years 2-3. What a deal right???? I'm like WTF??? You should be paying us for all the maintenance crap we have had to deal with. The leasing agent said that is pretty standard....I can guarantee that our tenants in our condo in the city would feel differently about staying in our condo if we raised rent at 7% per year despite how full out wallets would become. Anyway, we don't want to move so we maybe stuck with this stupid company for now. But if you are reading this please research reviews on other sites and in other states where Invitation Homes has listings. You will realize that the other review on this yelp listing is an outlier or a flat out lie paid for by Invitation Homes. Do not rent here despite how nice the homes look!!!!! read more

I've been with invitation homes for two years now. For the most part they have been pretty responsive when it comes to repairs. However, this last time was very disappointing. I had a problem/noise coming from my furnace and wasn't quite sure what it was. I called for repair immediately because I don't want to mess around with issues with electricity and furnaces. The repair man came and spent less than 10 minutes stating that it was just a minor issue of replacing the filter and advised me the type to buy. At the month ending I received a RIDICULOUS BILL for $230.00. Now I understand that some issues the tenant is responsible for such as changing filters and tenants are required to pay a transportation fee if a repair come and the tenant is responsible. However, when the repair man came he mentioned that he was an outside contractor and he needed to make up a more urgent issue in his paperwork so that he could get paid more which in turn I was charged more. This is completely ludicrous. I've called invitation homes regarding this issue and haven't received a response back yet!! read more

This company is a joke and very poorly ran. I would be very cautious renting from this company. It's hard to get in touch with an actual person. Every time a problem arises, they give you a bunch of 800 numbers to call. They wanted to charge me $2800 security deposit on a house where the rent was $1500. I have never heard of a deposit so high. They claim it's based off of your credit score but my credit is 720. They also charged $100 to run my credit report!! Invitation homes is all over the usa. They buy foreclosed homes, renovate them at the cheapest rate possible and then they rent it out for double what it's worth. Look at their yelp reviews in other cities/states. My husband and I rented from IH for 2 years. During that time, no serious repairs were needed, thankfully. However, it became blatantly obvious that when the house was initially rehabbed by IH, it was done so in a careless and downright crappy manner. We were constantly having to hammer back in falling off trim/baseboards, cracks were appearing in the ceiling, the drywall tape was coming through the paint, the wrong sealer was used in the shower (no matter how often we cleaned and with different cleaners, it started getting mold due to not being the right kind for a wet area), the carpet seams were installed in a high traffic area and the list goes on and on and on. On the outside, the front and backyard were over taken with weeds, the mulch had pretty much worn away leaving scarce dirt and peeling up black plastic. We immediately had TruGreen come, despite not owning this place, and paid for them for the 2 years to come and maintain the lawn. We bought tons of mulch and re-did the landscaping and bought 2 new bushes for the front by the porch as the ones they had were dead. We made the outside look awesome! (Our neighbors would walk over and thank us as we were the only tenants who ever actually gave a darn about the outside). With that being said, we couldn't wait to move out. The house was showing the poor workmanship that was put into it by IH. They also used flat paint in the whole house which is ludicrous to me as it can't be wiped clean. We painted the few rooms that needed it, we cleaned and scrubbed the house, we cleaned all the appliances inside and out, we vacuumed everywhere, we patched all the holes from our pictures, etc. We left the house in satisfactory condition. How does IH treat their residents whom were never late on their rent, whom never caused any issues whatsoever, whom re-did the outside landscape and took very good care of the inside of the home? They not only took our $1,950 security deposit but also want an additional $2,000 from us for other supposed repairs needed. This company is a scam artist. I should have listened to the thousands of reviews stating the same. They will try and get every penny they can from you. Needless to say, my husband and I are prepared to go to court and fight the outrageous amount they are stating we owe. Do yourself a favor and stay away from this company. The houses may seem well put together and downright pretty but they are not. Over time, the poor craftsmanship will take a toll and the house will literally start falling apart and IH will rush to charge YOU for it. IH also states they expect YOU to re-paint the entire house at your expense before move out. IH also expects YOU to hire professional carpet cleaners, etc before moving out despite them already preparing to keep your entire deposit. INVITATION NIGHTMARE!!!!!! Invitation Homes is one of the worst companies I have EVER dealt with! My roommates and I had looked at so many apartments by the time we came across the one we currently live in which is owned by Invitation Homes. It is a very nice place, I will give them that. Decent price, new appliances. Couple things were not so great, but overall it seemed nice. Our upstairs AND downstairs neighbors, however, warned us about Invitation, saying they are shady, negligible, impossible to get a hold of / don't EVER return calls and never do what they say they are going to do. I didn't know a management company this terrible could exist, so I took it with a grain of salt. Wow were they right. When you call you just get an over seas company and can never actually reach the contact you are looking for. In the year that we have lived here we have had 6 different portfolio managers!!!!! So when you think you are sending emails and trying to contact the right person about issues it's really the wrong person and they don't tell you! HERE'S AN EXAMPLE OF HOW IT GOES WITH INVITATION HOMES: Our downstairs neighbor's apartment got broken into by someone who hacked their back door handle away with a crowbar. Since the "security" doors out back that lead to the ally are of the cheapest quality it wasn't too hard for the guy to bust it open. Not to mention it is only a cheap deadbolt and the handle itself doesn't even lock! I asked for Invitation Homes to replace our door handle since the guy had attempted to break into our unit as well. He must have gotten scared and left since he didn't finish, but there was clear damage to our door handle and it was now loose. I also requested an additional deadbolt or one of a higher quality since I didn't want the same setup that just got broken into downstairs. It clearly didn't offer enough protection. I proposed a new set up to Invitation and explained the entire story to someone at their office. She told me to email her pictures of the damage from downstairs. I emailed them and then she said that she couldn't approve the deadbolt and I had to call services. So I called them and explained the entire story again to a woman who said she was taking detailed notes on the event so she could pass the info along. They said I would get a call from a locksmith. I get a call from a locksmith who had no idea of the story so I had to explain the entire story again! This is the third person now. He said that he "UNDERSTOOD WHY I WOULD WANT A BETTER SETUP BECAUSE THE ONES THEY INSTALL ON ALL OF THEIR DOORS ARE PURE S*** AND HE COULD ADD AN ADDITIONAL DEADBOLT"! Just like I originally requested which was about 8 days ago at this point! I then get a call from a random woman at Invitation Homes who I had to explain the ENTIRE EVENT TO AGAIN because she had no idea of what the story was and then later said that they could not approve an additional deadbolt because of the cost!!!!!!!!!! At this point I was livid and explained to her that it would cost next to nothing and they were't taking my safety seriously AT ALL! She finally said OK, we will add a deadbolt in addition to replacing the damaged setup you have, but I needed to email pictures of the damage! I then get an email from her saying they are sending a locksmith to replace the original deadbolt not add one!!!! So I responded saying that is NOT what I want and threatened a yelp review. She then responded with an email, I kid you not, that said "What is it you want!?" I explained AGAIN! Then I said that I have saved all of the emails about this problem all the way back to the first person I talked to and I threatened a Yelp review again. I then get an email from a higher up who apologized about all of the confusion and said I will get the new lock setup I requested. A locksmith finally comes out about 2 weeks after this all started and had no idea about the additional deadbolt and setup I requested! He came to just replace the one I had with the same setup that included a door handle that didn't lock! ARE... YOU F-ING... KIDDING ME??? I had to show him the email I got from Invitation and he then said "Oh, OK" and proceeded to install the additional deadbolt and replace the damaged deadbolt and then gave me a door handle that locked. He also explained to me that since Invitation Homes had a contract with them THE NEW SETUP AND THE COST OF SENDING HIM OUT WAS ALMOST NOTHING, LIKE AROUND $30!!!!!!!!!!! 2 days later, they start bombing me with emails asking me to take a survey evaluating their service and how they did. Saying that, AND I QUOTE, "Providing superior customer service requires communication." Oh... my... God!!!!! I feel insane dealing with these F-ing idiots! BOTTOM LINE: Invitation Homes is evil. They are not there to help you. They are a giant company where your requests / needs will get lost in the mix until you either give up or raise Hell. WORST MANAGEMENT COMPANY EVER! read more

Absolutely the worst experience in my life! Don't rent from them! They are a corporate company in it to make money on garbage properties that they poorly rehab. I made the sad mistake to rent from them and realized that shortly after moving in. My rent was $1950 for the entire home, what a bargain right? Wrong! Here are a few examples - After receiving my monthly utility bills I was in for a surprise! $748 for gas, and $530 for light, I thought there was a mistake called the companies had a tech and hVac person inspect the issue they stated that it was because their heating unit was outdated. Told invitation homes, and they refused to change it stating it was still functional. - paid my rent online, but they never received it, I was out of town when they called to tell me that I was going to receive a 5 day notice, and then showed up to my house pounding on my door question my daughter (under age child) about our living situation. They realized it was a mistake on their end, but yet still charged me the $225 late fee. Tcollins the property manager with NO professional background was demeaning and not a nice person at all. -I moved in during the winter months, so wasn't aware that there was no grass outside. Called one of property managers they stated I rented the "property as is" I said but how can I maintain the grass when there isn't any??? I made an agreement that I would purchase it, because you can't maintain what isn't there and she agreed to pay half of it. Needless to say that property manager was gone and the issue went from one property manager to another and I was out the entire $1200 I can go on all night about all my issues. Please save yourself the stress, the anger, and the frustration by avoiding these monsters they are bad business. read more

Me and a few others were trying to rent a house. We've been looking into this for over two months. We then waited another two weeks after submitting everything to be told that we needed newer paystubs (since the last ones became outdated from how long they took to process them). Then a week later we're informed our application had timed out (longer than 30 days) so we'd have to resubmit everything again. We were told the fee would be waived since we already paid, but now, nothing. It's been three weeks now, and we've called multiple times, being told they put in an urgent message and should hear something back asap. Once we were even told someone would call us in the next 20 minutes, still nothing, a week later. I do not recommend anyone else go with this platform and avoid them at all costs. I agree with the people who wrote reviews with a 1 star. I realize after 3 months that this was a bad decision. I would not recommend anyone to rent one of their properties. I feel that the leasing agent was manipulative and deceptive. The unit has so many issues but when you make a complaint the staff treat you like and, so what. Also, there isn't 24 maintenance service. You have to take off from work in order to have maintenance come out because they don't work after 4pm. The dispatch people are rude. I signed a two year lease and I'm really going to see if I can get out of it. I agree with the person that it feels like whoever owns the company cares more about their profit than their product and service. I actually would give them zero 0 stars. My husband and I rented a house from Invitation homes for a year from summer 2014 to summer 2015. This is kind of a difficult review for me because we had some good and bad experiences. I don't normally do a pros and cons list in reviews but I think this time it's warranted. Pros: - Scheduling maintenance was easy and maintenance people came promptly. We were always able to schedule around our schedule (usually at 7 am, allowing us to arrive at work on time or only slightly late). They fixed some major problems with the house without complaint. For example, the foundation was cracked and was leaking water in. They sent out a contractor who examined the problem, then came back and fixed it the next day. - I was able to rent an entire house with a yard. Maybe that seems pretty basic, but I was very happy not to be attached to anyone else. The house was a nice size, the yard was fenced in.... there was plenty of storage. I realize that this is going to change from house to house, but we were ok with ours. - Brand new appliances!! Every single appliance still had the plastic on it. Again, user experience may vary on this one, but we lucked out, so you may too. - We're the kind of people who like to be left alone. Invitation Homes didn't bother us at all. No one came in to show the house while we were living there. They never attempted to enter the property without permission. The only time we ever saw anyone was for maintenance requests. - They have a pretty lenient pet policy - three pets. There is no monthly pet rent (which drives me BONKERS) but there is a non-refundable pet payment (250$ per pet). This isn't a cleaning fee - you still have to clean. This isn't a deposit - you don't get it back. It's just money you give them for the joy of having a pet in their house. I was just happy that it wasn't 25$ per pet per month, because that adds up quickly. I'd much rather it be a one time fee. Cons - - The leasing process was incredibly stressful. We were informed by our real estate agent that we would be able to take possession of the property at the beginning of the month. This turned out not to be true! We had to take possession within 7 days of submitting an application. This was very difficult as we were MOVING from out of town and had only come in to house hunt for the weekend. My husband had surgery scheduled and we had an EXTREMELY difficult time convincing them to let us start the lease on a Monday instead of a Friday. They wouldn't allow us to just start paying for the house, either. We had to be there in person to go over the house with a representative of Invitation Homes. Had we known this, I think we would have picked a different house. We ended up having to start our lease 3 weeks earlier than we had intended. That's a lot of money. This terrible experience permeated through EVERY interaction we had with the "office" people. - Our initial fees (security deposit, first month's rent, etc) had to be paid in INDIVIDUAL certified checks, which also had to be expedited because we were out of town and they absolutely had to be there within the week. I think we ended up spending 100$ just on check fees, which is completely absurd. - We had to request documents repeatedly. We'd usually have to email at least twice before we got any response at all about an issue that didn't involve maintenance. - The house was disgustingly dirty when we moved in. I spent a ton of time cleaning before we were able to put our stuff inside. The carpets upstairs were old and hadn't been replaced. The downstairs carpet was brand new, but was so stained from people coming to look at the house. The repair work was bad - someone did a really crappy job painting the room. Everything was kind of banged up and nasty. This would have been ok (we would have cleaned the heck out of it anyway because we're just like that), but at the end, they wanted us to have the carpets professionally cleaned and provide a receipt. We didn't do this because we didn't feel like it was our responsibility to rectify a pre-existing deficiency. We took very good care of this house. The cleaning fee was taken out of our security deposit. We had to demand an itemized statement of the deductions, which was provided after the 30 days allowed by law. We are fighting it. - The house its self was in a very, very loud neighborhood with essentially no soundproofing. We got to hear our neighbor's music choices every night. I didn't hate my life everyday in that house. I'd probably still have rented it, despite the bad taste in my mouth left by the staff. As I mentioned earlier, we had no trouble with maintenance, had nice appliances, and it met all of our requirements. That being said, I wouldn't recommend that anyone rent a house with this company if they have other options. read more

Our leasing agent, Victoria Mellin, was also one of the most professional and hard-working people's we've ever worked with. Not only did she clear her personal schedule to work with us during a busy time, but she went above and beyond to ensure we found our dream home. On the surface Invitation Homes looks like a good property management company. They have nice modern rental properties nationwide and a nice user friendly website. But if you look beyond the surface you will discover one of the ABSOLUTE WORST companies you will ever rent from. I rented from them for two years and I'm still dealing with issues long after. - Their rental rates are inflated above the market rate. - They have an annual rental increase that's based on the term of your new lease. For me it was 6% increase for a 1 year lease and 8% increase for a 2 year lease. So if I committed to an extended 2 year term they would charge me MORE! This was not disclosed to me prior to renting or I would have never rented from them. - The customer service was very rude, unprofessional, and hard to reach. One lady actually spoke negative about my wife to me. - Turnover is high. The portfolio manager assigned to my property changed FOUR times in 2 years. - After two years I could no longer afford my home because they raised the rent too high, so I tried to rent one of their other units that was renting for less. They treated me like I wasn't a current tenant in good standing. I had to submit a new rental application and pay a $100 application fee ($50 for me, and $50 for my wife). And even though we were good tenants, WE WERE REJECTED because of an old collection bill that popped up on my wife's credit report completely unrelated to Invitation Homes. - They never completed a final walk thru inspection and charged us an excessive amount for very frivolous cleaning and repairs. They tried to charge us for minor repairs that we requested months earlier. - They will keep your security deposit no matter what. With the exception of normal minor wear and tear there were no major issues in the house. We even had it professionally cleaned before moving. They use a flat paint on all the walls which get scuffed really easy in high traffic areas. They will charge you to repaint. The entire experience was a nightmare, if I were you, I would save myself the pain and headache and avoid at all costs. read more

Here's an update on our situation. Finally, after a month of headaches and grief, one of the "managers" removed the fees that we shouldn't have had put on to our account. What really ticks me off though is the fact that I had asked to speak to someone else a long time ago so I could skip the whole "We can't do that" bull but no one ever let me talk to someone until finally the last time I asked, I demanded it. Now, that person has done more help than anyone there. Either way, I still do not recommend this leasing company unless its your last option. If it is then its not so bad but if you have other options I'd go with them. read more

I'm a 2nd time renter of Invitation Homes, I rented from them back in 2012-2014 (2 year lease). If I was to review them then, it would have been probably 2-3 stars. They were just starting up and communication was our biggest struggle. Long story short, I needed to rent in the BG area and found an adorable ranch and they were the owners. I was skeptical, but was willing to give them another chance. The first month I had some run ins with a skunk living under the home, ants in the kitchen and found dead mice behind the stove, but with that said, they were VERY responsive and sent out someone immediately to take care of all the issues. My portfolio managers are awesome (much better this time around) and seem very compassionate and caring about the situations. It's only been 2 months so I'm hoping the remaining 10 months are just as good. I would rent from them again if needed. read more

When my previous landlord went into foreclosure and didn't tell me, I had a really short window to find a house. Unfortunately, most of ten rentals available in my area were Invitation Homes. I was really hesitant after doing my research on them - bad reviews in many markets, some problems we had with the listing agent and some houses we toured that they told us had fenced yards when they didn't. So, I give it a shot and move in during that nasty sub zero cold snap over the winter. The move-in inspection was pointless, I got this new guy (literally it was his first day) who didn't know anything about the company and never noted any of the issues we found that needed to be fixed. On moving day I find out there are other issues, including one that involves live wires and try to get them fixed. No bueno. Again I call and set it up, no bueno. I then called my agent to see if she could get the listing agent to give us the number of someone that could help and that didn't work. Finally, I just started putting requests in online everyday until someone called. The guy finally comes out (mind you this is on their schedule and their convenience, not yours and if they are 1-2 hours late then too bad for you) and he fixes one thing and says the live wires have to be done by someone else and he'd update the maintenance request. 6 hours later, I get an email that the request is closed. Nice, huh? So I open another one and 8 months later the wires are still live and exposed. I haven't even bothered with the other stuff that has gone wrong because honestly, it's a waste of my time and they won't fix it anyway. The house I rented is one of the only houses on the street without a sewer clean out. It's strange and nerve wracking because all the drains are slow and clog with just water. I've seen blackish junk come back up once.... Again, in all honesty this should have been done before the house was rented. They never talked about inspections but apparently they do them whenever they feel and they send you a date time that you have to there and the date and time is not negotiable. So if you live on your own, travel for work and don't work for Invitation Homes, you are required to follow IH's rules and get written up at work for canceling business travel because your landlord can't plan or run their business ethically or professionally. Ah, the rent. Rent is due the 1st. If you don't pay by the 29th, you get a reminder email. 30th? Another e-mail. 31st? Another email with all the threats of what happens when you don't pay rent on time! If you pay online, even on the first your get a email accusing you of not paying rent time - even if you have the confirmation numbers and a screenshot! And if you call/e-mail your portfolio manager they will ignore your accuse you of paying late. Rent increases are ridiculous. A two year lease locked me into a 5% increase. All the other rentals in my neighborhood have been renting at $200-250 less per month. Will I stay beyond the two years? Probably not unless something changes drastically. For my rent to go up again after next year will make the rent way more than the house is worth in that area/neighborhood. If you pay attention most people aren't staying beyond the end of their lease with IH and they have worse horror stories than I do so there is clearly a pattern of issues here that is not getting any better. Overall,it's better than a private landlord that has no money and is going into foreclosure but it's also extremely disappointing that they are managed so crappy and treat their tenants like crap. If the market is better in 2015, I may very well move on and buy house rather than continue on this dog and pony show. read more

Invitation Homes is my first experience dealing with a rental and I have been very pleasantly surprised. I love the online work orders, they are easy and very attentive. I usually get a call the same day that I put in the request and they set up an appointment very quickly to come fix any problems that arrise. read more

INEXCUSABLE BUSINESS PRACTICES - APPALLING LACK OF PROFESSIONALISM - BLATANT DISREGARD OF COMMON COURTESY I am completely offended by my dealings with Invitation Homes. What started as an unfortunate crack in the foundation turned into a flooded furnished basement whereas personal items ruined, compromised health issues and deplorable living conditions ensued as a direct result of the negligence by Invitation Homes. Three months lapsed without resolve rendering termination of lease but with a written guarantee of full return of security deposit. Another two months passed after vacating the property before less than 20% of that security deposit was returned without any explanation and complete contradiction of the written agreement. I have been deliberately ignored by my Account Manager, Amanda Guadarrama, Shared Services Coordinator, Julie Lopez and Renewal Coordinator, Denita Scott. I refuse to be treated so poorly and disrespected as I was a prompt-paying, problem-free tenant prior to this unacceptable sequence of events. read more

Just finished up a 2 year lease with Invitation Homes in April. Began renting from them in 2012, before they were a large corporation. Every year they raised the rent. Started at 1475, Went up to 1580 the next year, an Just d they offered us a 'new low rate' for a third year at the awesome price of 1670. We were told the first year they had to raise the rent, but when we told them we weren't signing another year they countered back and said they did not have to raise it if we signed a third year. So they don't 'need' to raise the rent? We NEVER missed a rent payment, we were never late, but whenever we called for something that was going wrong it took days to hear back and we were treated as if we were an inconvenience. The first year we struggled with electrical problems and took photos off all the light fixtures that exploded. Their response was not to come and fix it, but stated some legal jargon that we could break the lease at any time. Plumbing issues, black mold in the bathroom, and master bedroom was flooding. Most repairs took longer than two weeks to fix, and when they did fix it, it wasn't done properly so they would eventually have to come back out for the same problem. Decided to rent from an actual person this time around and I will never rent from a corporation again. IH is still holding our deposit, they said it could take up to 45 days for us to get it back.... our walk thru to give the keys back was April 29, 2015! It's almost been a month and they still have our deposit. We painted every wall, and gave the house back to them in better condition than we got it in! The inspector told us that they had nearly 100 move outs in the month of April in the Chicagoland area, and if we didn't hear from them then we should call. The inspector told us we gave the home back to them in move in condition! We've been calling and keep getting the run around. Please save your dollars, if you're going to rent, do not rent from these corporations! read more

This is such a terrible company! I don't know where to start. Besides, it started off rocky with a flooding basement. Whenever it rained, the backyard had several inches of water just sitting in it, then it would all drain into the basement. We were told by IH, "well that's why you have renters insurance". Plenty of repairs needed to be done from the poor rehab work they had done to this place. The place was "sold" and we received a letter saying it was sold to TR property, which is owned by them. After it was "sold" the rent of course went up. After an error on THEIR part with an online payment, they took us to court demanding that they get rent, etc, etc, the judge dismissed all of those claims due to their error. After losing all those nsf fees and late fees in court, they refused to let us pay online anymore,( after having successful monthly payments for over a year). They informed us that we would still be able to submit repair request on line, nope, they locked us out the account. They then demanded all rent be paid in guaranteed funds. Fine, but of course they claimed "they didn't receive some money orders". So here we go with court, again......and of course, the currency exchange verified that they receive it, and they cashed it. Of course that cost me money to have the currency exchange look up and print out that information. So, the judge dismissed the case, nonjudgemental....no judgments, no fees, nothing owed. Now it's tie to move out, I assume they want to keep the security deposit because they are now saying we still owe late fees for 3 months....nope, the judge, attorney, my husband and I, signed the dismissal agreeing that this case was over and closed. Whenever I email this company about their errors, they take us to eviction court, I am so delighted me lease is ending in less than 3 weeks! These are some of the most disrespectful, rudest, ignorant people I have ever rented from! They don't return phone calls, emails, anything. I wouldn't recommend that anyone move into these places, unless it's free! read more
