this company is slumlords we lived in an invitation homes house that would flood the back room every time it rained also had a mouse problem that had our food near unknown dead mouse in our cupboard, they left my family and my 80 yr old grandmother in 90+ heat and would send out well let's be real guys who would just blow smoke up your ass. once we were deemed a "problem tenant" they evicted us by closing the portal online AND threatened to call the police if we came to their office to pay the rent. we got a piece of paper on our door with a # on it and they said it was a 5 day notice not to mention that the man who served us the papers for eviction said he gave them to an older man with grey hair and glasses. no one in our house matched that description!!! they are a wall street company formally under the BlackRock umbrella. This company IS NOT LGBTQ FRIENDLY. During several phone conversations our relationship was disregarded as we explained issues with accounts or we were misgendered multiple times and constantly reminding them that it was our partner NOT a roommate while trying to request services (that have STILL gone unaddressed two months later). The entire process of a primary person somehow being the only person contacted for anything to do with the property made moving in an extreme challenge. My partner lives out of state and is moving months after I am which we made clear over the phone several times before they finally switched the primary person for the account. Our lease was broken in less than a week of signing with an unannounced pest control visit when notice is supposed to be given at least 48hrs ahead of time per the lease agreement. We were given less than two hours notice which came in the middle of the workday. They continually screw up our accounts as I have been getting emails directed in my partner's name and assume they are spam since they do not come from an invitation homes account either about "Pro Care Service" visits which need a person to be home for yet they schedule in the middle of the weekday knowing what our professions are, apparently taking time off work to move isn't enough that you also need a day a month to let them come inspect the home. This also has to be the biggest joke of all about this company considering the absolutely grotesque state the house was in upon move in. The previous tenants clearly did not have these visits or they send someone extremely bad at their job since the furnace and entire duct system was caked with so many layers of dirt and dust it was noticeable passing any vent without a flashlight even and there was a stack of filters next to the furnace. Really great how they force added expenses to your rent to make sure things are taken care of only to move into a complete fire hazard. For my pre-move walkthrough they didn't even send the manager of this property so I had no questions answered and all the issues I brought up on the walk were not addressed prior to move in. The house was so dirty I still hired a professional company to come on and clean and seeing what they pulled off the floors was unbelievable. Also had them clear the dryer ducts and all other duct work and they were not only so dirty but in such bad shape with rust eating away to the point the floor vent covers do not fit since the duct ends can't even be tacked back to the wood, they rated the ducts 9.2 out of 10 in terms of how poor the conditions were. The only positive to moving in is that I know I get to MOVE OUT AS SOON AS THIS LEASE ENDS. The amount of work just to move in and get rid of the smell from the previous people and their herd of dogs still has me seething that they saw this was fit to rent out again, I will never ever give my money to this company once this lease ends and after reading so many reviews of the shady business they conduct to not give deposits back I have everything well documented from start to finish of what we have had to put in to make this house livable. I also work with a property management company and have MY building managers going over my documents and pictures as well as basic codes to be very ready should I have any pushback to getting any money from my deposit back. How pathetic that these are the measures that one needs to go through against this national corporation that is supposed to provide a home, safety, security, and privacy for people. read more

Renting at 6145 w Eddy st I'm Chicago. It has flooded already twice within 6 months and according to the neighbors the past tenant had the same issues. Sewage from the city comes into the basement, leaves it uninhabitable. Invitation homes did not disclose this issue as required by state law and city of Chicago ordinance. Invitation homes also did not disclose the heat/air conditioning did not reach the second floor or basement also required to disclose by law. so we can't use the basement and we freeze in the winter yet we are expected to pay the full amount of rent. When I inquired a house to lease my agent Fernando was really nice and responds on time. I was very happy that I got approved for the house and the house itself was not so bad. But reaching out and communicating with the agency for maintenance and questions about the house, it's like nobody knows what is going on. The service of the company is bad. Funny nothing has been done! I spoke with Brandon today at 5. He gave me his word the water would be extracted out of my basement today! A plumber came and fixed the sump pump that is it. 1 star. Would never rent from invitation home again. My fiancé and I lived in an invitation home in forest Park from Feb 2018-April 2019. At move in our basement had flies in the basement. They sent someone out but it did not resolve issue. We were told after initial treatment tenant is responsible for pest issues even though it was there at move in. Our kitchen sink stopped working. It took over a week and multiple phone calls to get someone to look at it. Our sewer pump broke. We had sewage water sitting in our basement. We called emergency line over 5 times. We had an appointment and no one showed up. Called the local office after a weekend with sewage in the basement and they finally addressed it. Had a third plumbing issue where we could not use kitchen or washer without flooding basement. It happened on a Wednesday. We called on Wednesday for them to make an appoint for a plumber. The plumber scheduled for a Monday between 8am and noon. No one shows up. It became typical to expect no one to show up. Took 5 days to resolve. If you rent from invitation homes expect to make many phone calls to local and corporate office. Expect their contractors to not show up. Expect contractors to point fingers at invitation homes and vice versa while your issue is still not resolved. Maybe if you are as lucky as we were, they will give you $100 off rent to compensate for your hours on the phone and waiting at home for no one to show up. Rented from them for almost 2 years. Take it from my personal experiences: 1)pay via check and don't use the online portion 2)before you rent check for any damages or inconveniences in the home (I.e. Sticky windows, doors, draft problems, lights, water leakage, and running water meter when no water is on) 3) be prepared to have new portfolio managers every 2 months or so with all new #'s and emails, annoying and inconvient. If I have to get lawyer involved then so be it. I don't even know where to start. We rented the home in early Nov, 2013. The house looked nice enough on the walkthrough, they put all new appliances in the house which was nice. However, once we rented the home (My fiancee, myself, and one room-mate) problems immediatly started to pop up. We quickly found out how poorly the house was remodeled. Tiles coming off the wall in showers, windows leaking water, garage door broken, door frames broke because the spring weight on the storm doors was too strong for the wood (this is what their repair man told us) dead outlets, bad central air, and the worst was the leaky basement. Our basement sprung 3-4 leaks in two seperate walls, whenever it rained these would literally shoot water into the room so all of us, who wake up very early for work, had to stay up every night it rained to keep the basement from flooding. We called IH and they sent out a basement sealer to get an estimate, however, after this we didnt hear back for over a month. The 800 number they gave us was to the UK or something and we never got anywhere with them. Another month passed and still no repairs. I left a message on every voicemail I could find that was realted to the company. Finally I had to drive to their office in Chicago and make someone sit down with me to promise they would fix it. 2-3 weeks after this they finally sent out someone to fix the basement, but they claimed they were only authorized to fix 2 of the cracks, not all of them, so we still have 1 minor leak in the basement. After all this, we did not get a rent credit (we asked), not even a sorry, instead we got a letter telling us our rent would be going up 6.8%, but if we locked into their 3 year deal it would only go up 5% the first year, with the following years being 7%! I was weary of renting from IH after I read the reviews online. Please don't rent from this company if you can afford not to. read more

They were extremely quick to rent the house and take our money, but extraordinarily slow to respond to any requests if they ever responded at all, did the absolute minimum to prepare the house for tenants and used the lowest grade fixtures and appliances. As of today, they have not returned our security deposit even 2 months past our move out date. Please Do yourself a favor and avoid this company. At least, have your own surveyor check the house before you sign the lease. All our windows in the basement full bath had been sealed and we ended up had mold all over the ceiling in that room. They have redone it, but it cost more than a months. Technicians came and went multiple times. We ended up sending email to let them know if the mold issue can not be fixed right away, we would move out. The stove broke, too. They did not want to replace it at the beginning. Let us wait for 5 days for a repair checking and then asked us to wait another 10 days for a spare part. We pushed them to give us a new one, but it was tiring. You may not want to do this. No credit issued to us, either. Their portfolio manager said she would talk about a credit after both the mold and stove issues are fixed, but never did. Next, let us talk about service. Yesterday, 8:10pm a guy from their company knocked at our door so loudly and even scared my 3-year-old to cry. He left a note to us saying that this company is kicking us out in 5 days because the rent was overdue. We had been doing auto pay for 18 months and it never failed. We had far more than enough fund in that account, too. I called millions of time to call the second day to find out in 2015 whether they changed their A/R account name or number to make sure I can reset the auto pay in the revised way of a new year. Neither the portfolio manager or the assistant took the phone. I sent email and did not get a timely reply. We are sorry that I the rent auto pay did not get through and I failed to catch it. However, in the overdue 13 days, nobody tried email /call us as a reminder or to check out what was going on. Their rude way of coming in darkness and punching my door makes us feel they are so ready to kick their customer out. Even after explaining the urgent situation to their reception, she still would not find some one to send me an instruction of resetting the auto pay. The Craziest part is : THere was no smoke detector in our KITCHEN when we moved in and a "inspector" gave the house a pass. Before you sign your name, find your own inspector! read more

Agreeing with all the other renters, this company's sole purpose is profit and doesn't give a damn about you and will try its best to make money off of you and screw you over. They asked us prior to leaving to repaint every wall in the house, which was not in the lease. We painted every wall anyway and our whole family of 6 spent 3 full days to do this. We also cleaned the rugs like they wanted. After all this work, they said they had to deduct HALF of the deposit because the rugs were going to be replaced "anyway". Unbelievable. I'll endorse them for one thing. Their service was satisfactory. Technicians arrived timely and most of their work was good. Keep in mind this company will also raise your rent annually, especially after you call for more technicians frequently. DO NOT rent from this company. I love my Invitation Home's House. Jemery, my repair serviceman came out last week to repair my stove and a part had to be ordered. He provided me with his phone number, and told me that when the part came in to call him. He ordered the part for a 2 days shipping to my home. We've been renting from IH for about a year and a half. We're actually landlords ourselves so we know the drill.... Long story short these guys get a bad wrap but they're about as good as you're going to get. We've had our share of flooding (not their fault) and issues with the house but within hours they've managed the follow up and we have a scheduled service call to repair. They spare no expense - just last night they replaced our water heater, sent a full service cleaner to start and remedy the flooding from the storms this past week. Do they rely on you and your choice for renters insurance for the personal belongings that were lost - yes... Everyone does. It's the law. They get a bad wrap, and I'm really not sure why. They're responsive, the houses are beautiful and well maintained. I recommend them to friends and family... read more

Now that I've been in my rental home for 3 months, I have to admit that I've been very happy with my home and the people of Invitation Homes. As with any new home, things will pop up maintenance-wise and Invitation has been very responsive with not only addressing my concerns but making the repairs when needed. After every repair / maintenance call, you get a survey asking for your thoughts and opinions on how they responded and what could be improved upon. Hey, at least they're asking the questions. What has also been very nice is a program called "Invitation Rewards." They have special offers and savings (like movie discounts) that they offer to their renters (wow, that's nice.) And they have been offering on-line, fun things like a photo contest. It gives me the impression that they really would like to build a community of fans. I'll continue to update you as we move along but my experiences have been very positive. As a result, I have no hesitation that you should consider them for your next rental experience. read more

They came out broke up my entire basement and have not fixed it since June . I can't wash clothes we're living in the living room . The ac units don't work . I have water leaking from the walls I have a bug infestation and still nothing from these people . Don't rent through them they are horrible . I have complained to the management office and all they can say is sorry . When they send out there people to check out what's going on they are clueless . On November 7th someone set my garbage cans on fire on the side of my house which caused us to loose everything but a few things I have in the basement and possibly my couch that is on the first floor. My rental insurance had lapsed so did not have that. Nobody made sure my family was ok. I am disabled and my daughter had 2 infant children there and my sons room was above the garage that collapsed into the fire. I have section 8 and was told I had to pay an application fee to rent another unit which was in another county. I paid the security deposit and had my housing paperwork ported to dupage county to only to find out they rented it to someone else. I was In tears after hearing this. I could never get anyone on the phone about renting another unit since it's so hard to find someone to accept the housing. I have left numerous messages,emails about getting into the house to get out the things that are still ok. It's been 4 months since I have been asking. They say someone will contact you within 24-48 hours which is a lie because they don't call you back. They did not care that my infant grandkids and us were living in a hotel. I just received a email stating the house was cleaned out which is a lie because all of our belongings are still there. I seen it yesterday I have all my emails saved and days and times I have called which is more than 60 times. All I want is to retrieve the few items that I have been asking to get since November. I wish I could give them a zero rating. My husband and I just moved out of a home we rented for three years (never late) and just yesterday I got an email stating we were being charged for painting the home. Well wait one cotton pickin' minute, the young lady who rented us the home (Nikita) told me we could paint the house, because they will paint it anyway once we move out. This company is truly money hungry, they charged us for the carpet, "professionally" cleaning the appliances and for small nicks and bruises on the wall from moving. They charged us for any and everything so that they wouldn't have to refund us our $1,000 security deposit. We left the home clean and didn't leave any furniture in the home. Customer service is horrible!!! I called to schedule a move-out inspection for the 29th of May and no one showed up. And needless to say they didn't bother to call and reschedule. That's too much like the right thing to do. On June 2nd at 5:01 Jessica (from the Cumberland location) calls me to say they are going to continue to bill me until they receive the keys unless I drop them off today. Ahhhh Jessica, it's 5:01, no way in hell will I make it from the SE suburbs to the North side of Chicago before you leave and especially in rush hour traffic. I reminded her they dropped the ball w/the no show on the 29th. She never apologized but chose to put the responsibility on me by asking, "well did you call back, what happened." And when I asked her why didn't THEY show up she responded, "I don't know that's not my department." I had to drive all the way from the SE suburbs (from work) to drop off the keys and remote. Needless to say, they were closed when I finally got there and now "Jasmine" (Customer service) is saying they received them on Saturday. Well JASMINE if your rep would have showed up in the 29th )you would have had them then. I'm doing YOUR company a favor by accommodating you and bringing you the keys. I signed my lease for move-in on July 13. At the orientation and introduction to the house on July 11, the Invitation Homes (IH) employee and I noticed that the water pressure was too low to take a bath or shower or water the lawn. He agreed it was not liveable, so he said he would have that fixed. On move-in day, still no water pressure and the air conditioner did not cool. A service call to IH showed they had not record of any order to fix anything. They had a plumber and HVAC repair person come out Jul 19 (6 days later) and confirmed no water pressure and no A/C and could not repair. Needed to reschedule for repairs. Today is Jul 29 (16 days later) and still no schedule to fix anything and the house is still not liveable! I've paid for half a month's rent and am forced to stay elsewhere Run away from these people as fast as you can!!!! read more

Where do I start? My family began renting a house at the beginning of 2014. During the walkthrough there was still snow on the ground so everything seemed great and the house was completely remodeled or so we were told. We were excited despite reading some negative reviews. Decided to give IH a chance. Wish we never did. Immediately after moving in the issues were apparent. Everything was redone at minimal cost and effort. We have now been in the house for about 7 months and here have been some issues. We asked for small compensation for some of these issues which we took care of ourselves only to be denied. Now the truth gets told so others know what you can expect. - construction debris everywhere outside. Nails, glass, screws, etc. How is that safe for a family with a baby and dog? Portfolio manager took months to send out maintenance and by that time I took care of cleaning up everything so we could actually enjoy the outside in spring and summer without stepping on debris. Thats why I asked for compensation only to be told 7 months later it was denied with no reason why. Let's continue... - foundation leaks in basement - shody interior work. Doors dont close, kitchen cabinents (new!) dont open and close without rubbing together, tile coming up, lights and doorbell dont work - patio redone but was never permitted! So back step had to be redone and luckily village allowed patio to stay. New step looks nice but construction crew again left nails and debris all over for me to clean up. Thanks! Who knows what else in their homes they cut corners on and didnt do to code - gas leak (bad stove), more of an ABT issue - down dead tree during storm that I previously asked to be removed. Blocked garage for days - cant change bulbs in family room, they painted right over the fixtures so ceiling will need to be repainted when done! Hilarious - dishwasher not secured, falls out - electric panel in basement doesnt close (inspection issue that still hasnt been fixed) I think that makes my point. The only thing good about this company has been the maintenance department and Jesse. At least they listen and come out to fix the problem right away. Our portfolio manager is worthless. It takes a few emails and voicemails before she'll finally respond. Completely unprofessional. Do yourself a favor and go rent or buy from someone else. Overpriced rent, idiots for maintenance. Literally when my basement ceiling collapsed from a small water leak I tried to tell them about months before, I was told it was not happening. The ceiling collapsed water and tiles everywhere!! When they installed the new ceiling they STAPLED it up, when it came down again they stapled it up again!! Rent is now due BEFORE the 3rd or $100 late fee. My basement continues to flood, they use the cheapest parts and repairmen possible. I will not be renewing my lease no matter what after this year. I highly recommend avoiding this company. I moved to the Chicago area for work this year, and before I purchase a house my plan was to rent and get to know the area first. They are extremely in un-helpful at fixing any issues with your rented home, and are quick to blame any issues on the you the customer. I scheduled an appointment with there office to come out to the house and the technician did not show up 3 days later when we rescheduled he was 2hrs late. Did not have the parts to fix the issue. Moving in was an issue initially because the house was filthy, spiders in the basement, lawn in disarray, dust and no AC (the "smart" home thermostat stuck at 86 degrees) ...the house had not been occupied in 2 years! Among other things, I complained from the moment I moved in and found the customer service and communication to be nothing less than a joke... HOWEVER... THERE WAS A LIGHT AT THE END OF THE TUNNEL AND HIS NAME IS GEORGE !! Of all the "passing the buck" I recieved from others, he came through, quelled my frustrations and went above and beyond to get things done for me in a timely & effective manner. Most of my issues have been addressed and those that haven't are in process. I found patience & persistence are key. Now I have lived here only a month so far and am actually feeling pretty good about time further down with IH. I love my tiny house!!! read more

Invitation Homes? Maybe if the invitation was straight from satan himself. We've had multiple issues with flooding in our basement, with 4+ inches of water throughout the basement each time. Each and every time we are told my the emergency maintenance department that they will put the issue in "critical" status. Last time this happened (that was the 2nd time) it took well over a month before Invitation Homes sent someone to put a bandaid on the issue. Really all they did was change the padding and carpet in the finished part of the basement. Never have they actually addressed the cause of the problems. Never have they helped with any of the water extraction or cleanup. Never has a rent adjustment ever been offered. Never even so much as an apology from the joke of a property manager, but you bet they sure do want that full rent check on the 1st of the month. It's amazing how useless this human can be and still have a job. If I did absolutely nothing at work, I'd surely expect to be fired. This last Friday our basement flooded yet again. My husband and I spent hours extracting water and trying to get things somewhat cleaned up in the laundry room area, where there is at least tile. It's Sunday evening and still no one has come out to remove the soaking wet carpet, padding or dry wall, and guess what?!?!? We just finished cleaning up after the 2nd flood of the weekend!! Still, there has been 0 help. Please save yourselves the headache and trouble from this awful company. It's clear not a single soul in the Chicago office cares about anything other than their own paychecks. It would've been nice to spend time with our two small kids this weekend, rather than begging them to stay safely upstairs while my husband and I worked for hours multiple days in a row to take care of something that should have been handled by the very people we send a hefty rent check to each month. Leszek politely called before arriving at the very beginning of the scheduled work order time. He arrived wearing a mask and smiling eyes. He quickly and efficiently repaired the doorknobs and then offered to fix anything else. Wow! I have ... HAD ... a door that has been hitting the frame but not anymore. I have never dealt with a more disorganized company before in my life. They have all these customer expectations yet their communication and knowledge is terrible. Application process was shitty. Making all those payments within 2 days when the company is closed on weekends is already inconvenient. Only person who tried helping was the realtor who showed me the place. Spoke to my leasing agent 1x. Took him forever to create the lease. Finally sign that and move in. Fast forward to making my first payment via automatic withdrawals I'm having issues with that. I've emailed and called 2x no response. The front desk lady referred me to who deals with that and she is unresponsive. I'll gladly keep my $$. read more
