IH is the pinnacle of unprofessionalism and I caution to not rent from them at any cost. I am finally a first-time home-owner after 20 years of being a renter. I have rented in every situation you can imagine. Before relocating to Everett, Washington for a new job, I was the steward for a historic home on 10 acres in Flagstaff, Arizona. This home is in a constant state of needing repair due to its age and the awkward construction. I am used to older homes that have issues. The IH rental that we had was okay. It wasn't in poor shape but certainly needed a few things. The company is another (horror) story. Upon move-in we noticed that the CO monitors were place high on the wall, at about 6ft or so. This is not to regulation. I called to have the monitors moved down (I didn't want to do it myself to avoid them charging me for making the change and "altering" the place. They told me no. I argued with them that the placement violates Washington codes. They stated that they were not going to move them. I had to tell them that if my family died of CO poisoning, be sure to know that my family would sue for the negligent deaths. At this they said they would "look into it" and later got back to me to schedule the repair. A few months later there was a mold issue in our bathroom that I told them would occur during our move-in inspection. They got right on the problem but then hired a cheap contractor who took 2 weeks to fix the moldy shower wall and then used plastic coated cardboard sheets to reline the shower! Needless to say a new repair order was placed and after about another 10 days in Round-2, the shower was fixed. They used the same contractor as the first time but it was still shoddy and will likely only last 1-2 years. They did provide a rent credit for the epic inconvenience but it took about 3 calls to get our property manager on the phone to resolve that. So then we bought a house before our lease was up. Yay us! I called multiple times (over 5 times) to discuss what needed to happen to break the lease. Our property manager never answered her phone not did she return our calls. I had to trick her by calling the rental office to "inquire" about a new rental. I told the answering IH employee that we were already in a rental and that I have tried for over a week to discuss our lease with our manager. I was told she was in (funny, she didn't answer her phone minutes earlier). My questions were barely answered and usually she danced around the questions. Any answers were only partial answers. My husband had to also call her and between the 2 of us, we finally learned what we had to do to break our lease. Communication is nearly non-existent to say the least. On moving out, the inspection went well. The move-out inspector told me that the rental looked great and that the yard looked better than ever. There was a cracked window and a hole in the window screen, neither of which we created but I was okay with covering those since they were probably fine when we moved in. Over 2 weeks later we had not received our return deposit. I emailed a new property manager (#3 since we moved in) and we did get it via FedEx 2 days later. However they charged us for cleaning the fireplace (of which the mess was there when we moved in) cleaning the house after repairs even though we left it cleaner than when we moved in, and they charged us for mowing the lawn raking the leaves and pruning! First my husband spent 3 hours mowing the lawn with our crappy mower plus the lawn was recorded as long when we move, I raked for hours and filled multiple large garden waste bags that I have since filled my current compost bin with. I have never pruned at a rental-that's at the discretion of the owner, not the tenant. They also charged us for a missing door stop, which was not listed as a need in our move-out inspection. This company nickel-and-dimed us and others (from the myriad of angry reviewers). All-in-all, they charged us over $600 for repairs. With my calculations, there were a minimum of $350 in overages so I began a new dialogue to recoup those overages. After days of back-and-forth and waiting for the PM to reply I was told that they will send us the money back for the fireplace cleaning and house cleaning (I got this remedied by comparing the move-in and move-out inspections, of which I had to ask for both). I was told with the yard work that they couldn't even give us a partial refund since the contractor that they use doesn't itemize. That's not my problem but I'm tired of dealing with them. It took 2 weeks to receive the money for the agreed overages and I was a day away from filing a small claims case on them. Again, IH is a poorly managed and greedy company. AVOID them at all costs. I plan on spreading this information as much as I can to expose them for their malpractices. read more

Cory was great, he showed up on time and promptly fixed the issue with our toilets. All three toilets were loose on the floor and one was leaking when we moved in a couple of days ago. Cory practiced social distancing and was extremely professional. We have a dog and he was totally a dog person which was so cool! Invitation Homes did a great job when they hired this professional. I feel like not only was my issue resolved it was resolved timely and professionally. I couldn't have asked for a better technician. Thanks Cory! Let me be clear that while the maintenance team is great with this company, the office staff and sales reps/agents are atrocious. I set up to view a home from Invitation Homes and was contacted immediately by their agent. She seemed genuine and kind, boy was I wrong about that. Which I'll explain shortly. We went over the details of their service. I agreed to tour a home and put a deposit down on it as well. The ad was for a home in Northwest Tacoma. It stated in the ad that there was a "fully fenced yard" which was great because I had a dog. However when I drove by the home, I noticed the yard was not fenced on the front sides. I brought this to the agent's attention. She confirmed with me over the phone that she had listed the description as fully fenced. She mentioned that she would have to get the ad changed since it was incorrect. She then informed me that I could install any type of fencing as long as I took it down when I left. That's not actually true, I found out by speaking with a member of the maintenance team that you cannot connect anything to the home so "any" fence was an inaccurate statement. We moved in and I circled back asking the main office if they were willing to honor the ad where it stated a "fully fenced yard." Instead of admitting the error in printing, the ad was changed and the office stated that there never was mention of a fenced yard and smugly replied that it was clear in the pictures that there was no fenced yard. I was never arguing whether or not the yard was fenced just simply asking if they would honor the original ad. The office personnel stated the ad was not changed, there was never mention of a fenced yard and the agent corroborated with them telling me in text that her and I never spoke about this. A simple, "I'm sorry, we're not willing to honor a misprint in our advertisement" would have been sufficient but instead the staff at this company colluded and lied to get out of providing this tenant with what the original ad offered. I would never recommend this company and I will tell everyone I know looking to rent not to trust Invitation Homes. read more

I've given Invitation Homes 5 stars because my agent, Carol Taylor, single-handedly made that happen. When we began discussing the home I first had in mind, and I got the hang of the application process, it ended up getting applied for right under my nose. It just took me too long to get my own application in. However, this was most definitely a blessing in disguise. The second house on my list is phenomenal. We applied (a non-traditional house of two adult siblings, our disabled vet mom, and our best friend) and got the ball rolling. There was an anomalous snag with our application and getting my brother's income approved, and while I was freaking out for two days straight and spamming her poor inbox, Carol was the picture of grace and patience. I can't emphasize enough how unintentionally obnoxious I am when I'm panicking over something I'm very passionate about. She was amazing. On the second straight day of me pulling out my hair and losing my mind, she started the day with an email that encouraged me not to lose hope. Later that same day, by some sort of miracle or skill, she got things moving, and it was ALL smooth-sailing from there. Folks, I can't explain how seamless this process would have been without that snag. Even WITH that snag, once that hurdle was overcome, it was a BREEZE. The home is gorgeous. I've been living in apartments for the last ten years, and to be able to step up, with my family, and such an amazing agent and company to help me due so was just a gem of an experience. There's nothing wrong with apartments. Some are quite nice. But I was ready for a HOME. I really hope that you get just as awesome an experience as I did. I'm confident that Carol (and likely the rest working for IH) are committed to making renting a nice home something that's not a painful process. Too often in the past, I've wondered why so many landlords make it so difficult for standard, quiet, uneventful folks to rent a home. This was definitely not that situation at all. Thank you so much. RUN FAR FAR AWAY AND DO NOT LOOK BACK!! We agree with what the one star review says: "EEK METHINKS NOT!!!!!" AND NOT is the absolute right choice!!! THIS company SUCKS!! We had a number of issues with this company but the final straw that broke the camel's back was so sad because we LOVED our home but we made the decision on our own that we HAD to leave. If you so choose to ignore the MANY negative reviews then you should be prepared. Prepared for what? You might ask. Well you should either tell everyone around you not to DIE until after your lease is up OR you should be prepared to be mourning your loved one and a Big NOT so friendly MAN shows up on your door step demanding your age and telling you if you do NOT pay your rent TODAY you have 3 days to GET OUT!! Wait what? You have paid your rent ON TIME for over 2 YEARS and THIS is how you are treated? Your loved one DIED and you would think that this company that you have been renting from would send you a condolence card but NO! 3 days to get OUT presented by some SCHMUCK who is too power hungry to see that there might be more to the picture going on here demanding answers!! You get NO time to mourn because planning a funeral and getting affairs into order caused rent to briefly slip your mind! WHOOPS! Then you call and call and call until you finally get a hold of someone and they say that they have "policies and have to treat everyone the same way!... Blah, Blah, Blah" 150 BUCKS GONE because you LOVED someone very deeply and they decided they couldn't hold on any longer and Invitations Homes has "policies!!!" If this sounds like something you want to deal with? Well then by ALL means go ahead and MOVE right in!! But like we said be prepared! read more

We moved in 3 months ago and had been smelling a foul sewage odor throughout the home. We submitted a maintenance request and a technician came out a few days later to inspect the concern. The technician went into our crawlspace and immediately a huge waft of sewage smell came into our home. He noted that they'll need a plumber to come out and investigate. A plumber came out that day and claimed to have fixed a leaky pipe. However we continued to smell the rotten odor. 2 days later, a new plumber came out and said that the repair was not done properly and fortunately, he fixed a pipe that was completely exposed within our crawlspace, leaking water everywhere. He noted however that if we are smelling the odor in different areas, it's likely that there are more issues and the entire crawlspace should be sanitized, but Invitation did not pay him to do so or inspect further. After this repair, we have continued to smell the odor and it is seeping through the floor boards, out of our dishwasher and throughout our heaters. We've had to keep the windows open to avoid breathing in toxic gases, when it's 23 degrees out and snowing. We have called invitation homes 5 times to convince them to come out and each attempt, they just submit a new request and say they're "escalating it" but don't actually show any urgency. We have been breathing in septic gases for weeks and both my husband and I have started to exhibit symptoms like sore throat, headaches and dizziness, all which are aligned with sewer gas poisoning. Invitation homes has a legal obligation under Washington state law to fully resolve this plumbing issue within a timely and urgent manner, however they continue to violate our rights as renters. read more

Can someone tell me I have a brother out here? Why these animals greedy? T**** continue to charge a utility set up fee of $6. Every f****** rent date on top of this b******* chargeback. $6 every month for utility set up. Why does it cost me 6 f****** dollars? Every f****** month for a computer to automatically do what a m************ computer automatically does. I guarantee, there's not one secretary sitting on their fat. A** manually inputting anything When it comes to utility, set up. How many f****** times do you need to set up utilities? It should be a one time fee to set up utilities. What the company you you guys d*** is out of money for. but instead, you guys take free money from thousands of residence and it adds up and your gritty corporation pockets the money again $,6 every month for utility set up when a m************ computer does it an algorithm? Does it so I would like somebody at invitation homes? To exactly let me know why I have to pay you $6 to set something up. That should have been set up years ago. It doesn't matter whatever you guys can nickel and diamonds, 4, you guys do that, and then you guys want to pretend to care by sending a cut and paste email to contacted you for what? This has been the best company that I have worked with. Working with Susan C. and the team here in Washington has been amazing. For starters, I had an easy application process, was able to see many homes, make a decision without being pressured. I emailed Susan to let her know I was ready to move forward with a property. Once I was approved, I sent in my security deposit and was able to moved in that same week. During my home/pre-move in inspection I worked with another great member of the team who was very professional and went through the home room by room. We inspected the home together and he went over how things work in the home such as the gas fireplace, the water heater, and who to call when I had questions or had concers about the home. I seemed like a long process but I'm glad it was done this way instead of hand over the keys and you call and complain later with questions or issues. My family is happy with the amount of space we now have. I can now pay all of my payments online include the rent. The welcome package as well as my lease agreement is available to me online and I was able to save it to my desktop instead of just a bundle of papers handed to me. Invitation Homes is very saavy on how they do business. All of the appliances in my home are updated and they use technology to get things done instead the good ole sign here, here and here. read more

You are appreciated! John Warnken restructured his maintenance staffs' schedule to get someone out today to fix our broken fridge rather than making us wait further. He then followed up with us via email to let us know. Thank you John! Jasmine from the Bellevue office also has excellent communication and listening skills. I was frustrated with miscommunications and misinformation from the Main Customer Service Office on several occasions this week and Jasmine went above and beyond to get two issues sorted for me. She responded quickly to my emails and phone calls. One issue is resolved and the other will be handled this week. Thank you Jasmine! Jessica from the Bellevue office worked hard to get us a credit for our food loss. It wasn't the full amount of food lost but it was something. They are legally required to give us nothing in compensation. Thank you Jessica. Rosalind Scott our leasing agent who leased us our home back in March 2022 is also wonderful! She went above and beyond and had excellent follow up and communication skills! Thank you Rosalind! I recommend the local Bellevue office! read more

House was not cleaned before I moved in. On top of the cupboards there was like an inch of cat hair and multiple hairballs/ cat crap. They put in new carpet before i moved in but didnt vacuum the clipping and filled up my vacumm 4 times before I got most of it in just the upstairs. Dishwasher didnt work and they didnt check proir to leasing it to me, pulled the filter and looked like someone threw a cat in there it was absolutely disgusting and smelled of rot, That took about a mess of a month dealing with them to get replaced. Now My neighbor who moved into an invitaion home a couple weeks after me burns furniture and has growing collection of full garbage bags in their backyard along with used diapers that get left outside, first thing you see when you step out on the porch, yay me. Friends that have came over and seen that have even said its discuting to look lver at. Called them about it and sent an email with a photo, no reply. Ive been here a little over 2 months and you never talk with the same person whenever you call them. No idea who my actual property manager is still. Invitation homes is more concerned about getting a 5 star review at the end of your call than actually fixing/addressing problems.
