Poor service. I got a red bean shaved ice and by the time I got to my car it was already melting. The ice cream was the wrong flavor and also half gone. I have never had a shaved ice drink melt this fast. The employees didn't even acknowledge us when we walked in, I had to ask for a spoon, and they were very unfriendly. That is the reason why I didn't want to go back in and tell them the ice cream flavor was wrong.

Boba Time was a quick pit stop on the way to LAX. I appreciated the ease of parking, cleanliness of the restaurant, and the amount of options and substitutes! Any boba lover will find something they like here. The house milk tea w/ soy milk 100% sweet was just okay for me. It was good but not great. I would try something else next time I come to this spot.

Plastic residue that fell in a cup from poking the lid while I was drinking it and had to spit. It out.

I'm Very disappointed in the service and safety they provide. I ordered a drink that was delivered. I got the drink and when I sat down to drink it, I poked the straw to the top of the lid. What I thought was Boba was actually plastic residue from the lid . I called the store and they were very aware of the situation and said it was a manufacturing issue yet they still sold it . I also called corporate and they are also aware of the issue and said they were gonna reach out to the manufacturer to correct it. After I reached out to corporate, they told me to reach out to the store because it was a franchise so I did. I didn't get sick or had to go to the emergency department but I did feel something wasn't right in my throat ... I emailed them over five times. No response got no response. I called the store multiple times asking me for the owner leaving a message. Still no response. at this point now I'm leaving a review because they obviously don't care about any safety regulations, and knowing that there was a defective product and still sold it to me is horrendous criminal and a disgusting way to run a business. Here is proof and evidence of the plastic cup with the plastic pieces or some of the plastic pieces I swallowed.

    Tiramisu crepe with mold

There was MOLD ON CAKES. I ordered a drink and a slice of tiramisu crepe cake. The drink was good. The cake however had MOLD. Meaning they just let the cake sit there in the shelf and didn't bother checking. It made me really nauseous afterwards. Will not be coming back here.

I believe I've been to their Irvine location before, but this was my first time at this (newly opened) location. There were only two workers and when me and my two friends got there, the store was relatively empty. The dude that was taking the orders seemed exasperated and just exhausted in general, but I've worked in the food industry before and I know how taxing late-night shifts can be, so giving him some grace for that. He still took our orders and got them out as soon as possible so definitely grateful for that. The drinks themselves were pretty great. They have so much variety, and they even have a top 20 fan favorites, which is helpful when you're undecided and don't know what to try. I am mega basiq, so I decided to go for the ol' reliable Cookies 'n' Cream and even went ahead and added, as a topping, an extra scoop of vanilla ice cream, 'cause this is America after all, haha.

Ordered through DoorDash for pickup, and our drink was fantastic! Ready to pick up when we got there, and the staff (2 in the front, 1 making drinks) were super welcoming What we got: black sugar milk tea w/ 50% sweetness and regular boba, regular milk tea w/ 50% sweetness - both drinks were fantastic! Could have used a little less boba, but there's an option to adjust, so we will do light boba next time~ but the taste was amazing - regular size is $5.70 + $0.75 for large size Small store, so not much place to sit (actually not sure if I noticed any, but just grabbed in/out), but you can park in their lot if there's space (~6-10 parking spots). Great location because there's not much boba around 3rd street, except OneZo but that's in the mall and super $$ (7-8 for a drink)

    Laura C.

Parking: There's a small lot for the building right in front, otherwise, there's metered parking along 3rd. If you come during the daytime, you can find 2 hour parking on the nearby neighborhood streets along Sweetzer. Experience: Fast service and wide menu. They have milk tea, fruit tea, smoothies,m, milkshakes, frappes, pretty much any kind of drink you'd want in any flavor. They also had other desserts and acai bowls. I feel like their prices were also more reasonable than other boba places. I've only gotten their milk teas with boba so far, but everything sounds delicious! The restaurant is pretty much a storefront, so I wouldn't suggest coming here to sit and drink, but it's definitely a great to-go spot.

Really refreshing, the girls who worked there were nice and friendly. Decent price, parking can bit a little difficult to find but there is also street parking available

My sister and I tried this place once. Overall, pretty good. We ordered the Oreo Thai tea boba, which was a new flavor on their menu. Overall, we were quite impressed with how throughly they grinded the Oreo into small bits. Both the strong milk tea flavor of the Thai tea and the Oreo complement one another very well. Highly recommend ordering this boba flavor.

When we arrived at the Grove, the first thing we wanted were some drinks so we headed over to Figure 8 Tea Project. This place was crazy busy when we got in line but the staff moved quickly and eventually it was our turn to order. I ordered the literal first thing I saw on the counter and that was the Sparkling Yuzu Lemonade. Now, I've had a whole lot of lemonade since moving to LA and this just might be some of the best I've had. The taste was fantastic, my thirst was quenched, and I left definitely knowing this is a place I'll be returning too in the future. CHAGEE Modern Teahouse is a modern Chinese tea concept that focuses on tea-forward drinks rather…read morethan the typical overly sweet bubble tea experience. We walked into a polished, contemporary space with a premium feel, the kind of place that feels closer to a specialty tea café than a traditional boba shop. The branding, presentation, and overall atmosphere are a big part of the appeal, creating a space that feels designed for both grabbing a drink and hanging out. The interior is clean and intentional, with a design that elevates the experience beyond a typical tea stop. The biggest strength of CHAGEE is the tea quality. The drinks tend to highlight the actual tea flavor, which makes them stand out from many milk tea shops that rely heavily on sugar or toppings. The jasmine-based drinks are a good example, with a fragrant floral profile that comes through clearly without being perfumed. The menu has a nice balance between classic milk teas and more unique tea creations. The drinks are generally less sweet and more focused on the tea itself, so it works well for anyone who wants something different from standard boba. The downside is that the drinks can feel a little expensive compared to other tea shops, especially since most of the appeal comes from the quality of the tea rather than large portions or lots of toppings. The portions are reasonable, but the cost reflects the premium positioning of the brand. The main issue with CHAGEE is consistency and wait times. Some locations can get extremely crowded, and the popularity sometimes creates long lines that make the experience less convenient. The ordering process is usually organized, but the wait can be difficult to justify when the final drink is more of a solid tea experience rather than something completely unique. Service is generally friendly, and the staff seem well trained despite the busy environment. They handle the flow efficiently, but the volume can test the operation's capacity. CHAGEE feels like a premium tea shop aimed at people who appreciate the flavor of tea itself. It is not necessarily the place to go if you want a dessert-like boba drink loaded with toppings, but it is a good option for jasmine tea, oolong, and more refined milk tea flavors. The atmosphere and presentation add to the experience, though the long waits and higher prices may determine whether it becomes a regular stop or just a place to try once. For what it does, it executes the concept well, offering a drink that feels more like a tea experience than a sugary treat.

I wanted to give Chagee a try because of all the hype, but overall, I found it just okay…read more One of my biggest frustrations was that some drinks don't allow you to customize the ice level or sweetness, which is something I generally expect from a tea or boba shop. Being able to adjust a drink to your personal preference is a big part of the experience for me. The store itself is beautiful and clearly designed with social media in mind. It's stylish, modern, and definitely very Instagram-friendly. However, it felt like the focus was more on the branding and aesthetics than on the tea itself. The drinks were decent, but nothing particularly memorable. If you're looking for a trendy spot to take photos or see what the buzz is about, it might be worth a visit. But if you're a serious tea drinker or looking for what I'd consider a true boba tea shop experience, I probably wouldn't recommend it as my first choice.
