    I came in spontaneously one afternoon. The parking garage nearby offers 30 minutes of free parking so if you plan your visit right, you can make it. This location has high ceilings and kiosks where you can place your order. They have plenty of signage telling you what they offer and what's popular. I definitely took my time scrolling to see what options they have. I like that they separate the menu between tea and milk and slushie categories; it helps with decision-making. I went with passion fruit tea with barley boba. It was more barley and less boba. I didn't wait too long for my order to come out and the staff was friendly and I grabbed a free sticker at the counter. I look forward to trying more flavors.

    Dropped by after seeing this as a highly rated spot while on Sawtelle. It's a cute, aesthetic boba shop and seemed fairly quiet when I came by after dinner on a Thursday. I ordered at the kiosk and got the mango coconut pomelo drink. Staff made our drinks pretty quickly but didn't have much interaction outside of having my name called and picking up the drinks. I enjoyed the mango coconut pomelo drink. It was very refreshing and light (at 25% sweetness) and had good ripe chunks of mango in it as well. I thought the price was about what is expected nowadays for boba. Overall, it was a quick, easy experience for a good fruity summer drink!

    New Sawtelle location - can either park on the curb (limited, metered) or just down the street in a shared parking structure (paid). Ready in less than 10 minutes if ordering online on a Friday night even though estimated time was 10-20 minutes. Nice and clean interior. Can order online, at the register, or via iPad. Got the white peach oolong with tea jelly with 75% sweet to go via online order. Not too sweet, nice peach flavor and decent oolong flavor - my personal preference is an always a stronger tea flavor though. Love the option for tea jelly. I feel like it works so much better than boba because the flavor is subtle and pairs well with milk tea esp those with a more delicate tea aroma.

    I was pretty sad when Sunright suddenly closed, so I was thrilled to find out that Jam Jam is owned by the same company behind Sunright. Drinks: I ordered the Coconut Mango Pomelo and the Mango Matcha Latte. My favorite was the Coconut Mango Pomelo, which was refreshing and enjoyable. The Mango Matcha Latte was good, but I personally wish it had more mango pieces. I really appreciate the variety of drinks on the menu and am looking forward to trying more on future visits. Service: Good, with a reasonable wait time. Ambiance: An upgrade from Sunright, as there is now indoor seating and restrooms available.

    This boba shop took the spot of one of my old fave boba places in Sawtelle that closed, Sunright. I was really bummed to see Sunright go but this place was really good! Very clean and cute inside. I got the snow jasmine milk tea with brown sugar boba and 75% sweetness and it was very good jasmine tea! Hochaya in Goleta/Santa Barbara will always be my favorite for jasmine but Jam Jam's had a nice strong tea flavor as well. The boba were a good texture and were yummy. For my girlfriend, I ordered the white peach milk tea at 50% sweetness with brown sugar boba, and I guess the boba was a bad choice bc it was kind of a weird combo, but oh well, that was my bad. The peach milk tea was very good, but still pretty sweet at 50% sugar. I liked that peach milk tea was an option, bc usually places I've been only have peach fruit tea (and I love peach!) My only complaint is that I wish they added more boba to the drinks, but it's kind of the trend in a lot of boba shops these days to not give much boba.

    Fast and good tea. There's a small seating area of four small tables and one large table. Good for a quick hangout and chill. The workers work fast and seem to keep a clean bar.

    I DM'd Jam Jam in the winter to open in Sawtelle and I spoke it into existence :) Jokes aside I am happy that another boba place replaced Sunright's old location. I LOVE the tsubaki oolong tea. The taste is unique and super fragrant. The boba topping was sweet and chewy. Parking was easy

    Always excited to have a new boba place in the area! We stopped by the first weekend they were open, and fortunately there was no line. Very cute space but no outdoor seating. Looked like they had a restroom in the back. Two ordering kiosks up front or you could order at the counter. If you need to drink something caffeine-free, don't make the same mistake I did and order a cheese barley milk tea thinking that it would be barley tea with milk when it's actually a standard milk tea with barley boba. Ouch. The milk tea was also overbrewed and fairly bitter. I did like how they allow you to customize ice and sweetness levels. My family also got the green grape smash and green plum smash. Taste of both was good, though the green grape smash had seeds and the green plum smash was too sweet for me at 25% sugar. They have a lot of interesting sounding flavors, so I'm looking forward to trying them again sometime when it's earlier in the day and my body can handle the caffeine.

    Delicious NEW boba tea spot in sawtelle! We got the thai tea slush 70% sweet and the mango sago slush 50% sweet. They were both delicious!!! Definitely a new go to boba tea spot on the west side. Quick service with self ordering screens. Some seatings inside and parking is free at the lot where marshalls and homegood are!

    A great successor to Sunright filling a similar slot of dessert drink that Sunright left. Jam jam brings a new look to Sawtelle, seating for people to hangout at, inviting lighting, and a fruity menu that is at the center of it all. The fruit drinks here are king and they all are amazing. I've so far tried the grapefruit slush, green grape jam and the mango coconut drinks. All incredible in their own ways. Definitely a must try if you are looking for that bubble tea fill.

    Replacing the former Sunright Tea, this new boba shop gave the space a nice refresh. The updated interior feels brighter, making it a comfortable spot for a quick meet up with a friend or hang out over a drink. I visited around 8pm on a weekday, so it was fairly quiet. My order came out quickly, and the staff was friendly throughout my visit. I went with the Coconut Mango Pomelo, and it was a solid choice. The coconut is definitely the dominant flavor, giving the drink a creamy, tropical taste, while the mango adds sweetness. If you love coconut-forward drinks, this one is worth trying.

    New location in Sawtelle finally open! You can order at the kiosk in the front or at the counter. It's just as good as the other locations. I appreciate that Jam Jam drinks aren't super artificially sweet like other locations in the area.

Overall, a nice shaved ice spot in Ktown serving up a variety of shaved ice desserts. If you like matcha, get the matcha one for sure. As for the strawberry and mango, they're ok but you can definitely get better, more flavorful, fruit desserts elsewhere.

I felt it tasted not much different to regular cream top latte with some cookie crumbles in it.
