Well they do good work, but they're greedy and not trust worthy! We had them do all our plumbing and put in a tankless hot water heater. They inspected our air conditioner told us it needed to be replaced so we did it! Three months later another guy comes said he inspected our ducts and they needed to be replaced immediately. I didn't understand since they replaced the air conditioner they would've told us! We know for a fact he didn't go under the house, so I had another company come out and he took pictures and informed us they're just 2 ducts and they don't need to be replaced! To add insult to he was asking for $15,000.00 for the job. I was sadly disappointed and have thought about this posting for some time! Folks need to know, I'll never use them again!! This company earned every one of those 1 star reviews they have let me tell you.... after spending 40k on a re-pipe and 1,500 to re-mount a toilet with this company, they wouldn't even cover a dry out after the water heater they installed leaked into my wall and under the flooring overnight. Apparently they believe I or someone in my home went in at 12:45am (the time my water monitor shows the leak started) and loosened a nut on the hose that was leaking. Their solution after me having to raise hell is to send out one of their plumbers (not remediators) with a moisture meter to check the walls in a few days. Nothing about the fans and dehumidifier I had to rent myself since they offered no help. After spending over 100k on remediation from an unrelated issue with my house, which was found during the re-pipe, now Im stuck with PTSD wondering when the next leak will happen and how I'm gonna get JS to fix their work if so. Pretty sure their rates are sky high because they send their employees to school (they always seem young so that tracks) and the customers are paying for their education. They have a very high turnover rate, and with the way they treat their customers when the chips are down, I can only imagine how they treat employees. We expressed concern that this was extremely expensive, especially because it was not covered by insurance, and asked whether they could offer a more reasonable price. They eventually charged us $7,000 to complete the work and repair the pipe. We were shocked when the insurance adjuster later reviewed the damage and estimated that the amount charged appeared to be several times higher than what would typically be expected for this type of repair. My 6 yr old HVAC system failed completely after only 6 yrs. Called JS in Carlsbad and they sent inspectors who validated that a new system was needed and got us a quote and were on the job in just a few days, then installed the new units in 1 day. After some back and forth to set up the electronic controls and account, the system worked nicely. A required County inspection showed that the wrong breakers were installed, then fixed by JS. After 2 months the new unit stopped cooling and I reported a puddle of oily fluid under it, which turned out to be the coolant. An employee came out, diagnosed the alleged problem and the unit worked but still was short on cooling in the heat of the day and the leaking persisted. [[HIGHLIGHT]]After several calls in a heatwave we got a technitian who determined there were other problems.[[ENDHIGHLIGHT]] Tech Jack G is our employee of the month for JS! He spent 2 trips out to analize the problems and determined that a new leak fix was needed and that there was a problem with the wiring to the internal chip that operates the unit. Honestly super nice guys, showed up on time, but the $79 special is such a fucking scam. They came and I got charged $590 for the drain clearing that took them 30 minutes. It was honestly such a scam but they already did a free eval which I didn't really ask for and when I asked about the $79 special, they said that's only if they didn't have to take apart the sink. I was in the room next to them and I know for sure the sink didn't get taken apart. They also tried telling us everything needed replacing around the house which would've cost upwards of $20k. The rest of the reviews are honestly telling the truth, their prices are pretty bad and it's a total scam. We spent $14,800 (All on Credit card!) with John Stevenson Plumbing for a brand new tankless water heater and a whole home "carbon" water filtration system, and I'm heartbroken to say it's been one of the most disappointing experiences we've ever had with a company. We're a big family with young kids, and my husband is a Veteran. We invested in this system for the peace of mind that our household water is cleaner and safer (Plus we need reliable hot water) , but as it stands, we're left unsure if the system even works correctly and have had zero follow-up or accountability from the company. We truly expected a company of this reputation to treat Veterans--and all customers--with more accountability and respect. One of my main concerns is that no water sample was taken before installation, meaning we have no baseline to compare post-install results. As a result, I have no way of knowing if the system is effectively removing chlorine, chloramine, or other targeted contaminants. Additionally, we were not informed whether our setup includes a sediment pre-filter or what brand or type of catalytic carbon media was installed. For a product intended to improve household water quality, I would expect complete transparency and proper documentation regarding what was installed. These are basic details that any professional company should clearly provide when installing a filtration system. There was also no flushing of the system to clear initial carbon fines, no verification of water pressure at multiple faucets after install, and--most importantly--no chlorine or chloramine testing performed after installation. These steps are standard in most professional installations to ensure both safety and performance. To make matters worse, the job was finished on Saturday, October 4th, It's now October 28th, and we still haven't received any call or contact info to contact us about our concerns about the water quality. For a company that advertises a "100% satisfaction guarantee," we feel completely dismissed. We trusted this company with a major purchase that stretched our family's budget, and it truly feels like we got ripped off. I am shocked to see less than stellar reviews for this great company. We've used their services for years and are always impressed with their prompt and courteous service. They've installed faucets, a toilet, two on-demand water heaters and many other things over the years and we have never had one problem with any of their work. Earlier this week we learned our old copper water pipes had pinhole leaks. The next day, Patrick and Rob arrived and replaced the entire water pipe system with state of the art Flex water pipe. It wasn't an easy job because of some quirks our old house has, but they figured it all out and got the job done. One of the many reasons we like working with John Stevenson Plumbing is that every single person who has ever come here to help us in one way or another has been super polite and happy. We bought our house in January 2021 not knowing any of the issues it had. The previous owners had the house "replumbed" with a 10-year (paper) warranty. In December 2021, we discovered a leak under the foundation. John Stevenson was familiar with our house through the previous owners, so we decided to have them "repair" the leak by using a liner in our existing pipes. The technicians coerced us through fear that this would be the cheaper alternative to re-repiping our house since it was not correctly repiped in the first place. With lining our pipes, they would last 50 years longer, and Stevenson's warranty would be 20 years. Fast forward to November 2025, we decided it was time to upgrade our bathroom upstairs. Granted, Stevenson didn't touch the pipes upstairs, we had to go through a plumbing inspection. My house failed the plumbing inspection due to a failed, LINED, pipe 25 feet from the original repair. It took two weeks for Stevenson to even answer our phone calls due to their AI assistant "Dane". My wife and I both called every day until we received a call back to have an UNTRAINED technician come out and check out the leaks that were discovered during our plumbing inspection. The technician had to make several calls to his supervisor and left without any resolve. Again, we had to continuously call Stevenson to get ahold of management who was extremely hesitant to fix their mistake. about week 4, we finally had a knowledgeable technician come out and admit the leaks were caused by improper liner application and even improper size of liner. Here we are week 5, we had pipes replaced and a piece of liner scrapped and replaced. When we called for a status update, Stevenson claims all work has been completed. My family and I are in an AirBNB for the moment since we cannot stay at our house due to plumbing issues. We knew of the pipes being replaced but last time we talked to a technician, they were unclear when they would return if at all. Again, we are following up with Stevenson and they claim all work has been completed and now our warranty is not the 20 years of the original work but 1 year for work performed. We did not receive an invoice with work completed. We did not receive any updates and their AI system is truly unreliable. I call and the system calls back my wife... WE just want our plumbing issues fixed and for our ORIGINAL warranty to be honored. Communication and clarification would be great as well. I DO NOT RECOMMEND working with Stevenson plumbing if you have any issues. This company has a high turn around in technicians and though they seem knowledgeable and reputable. called to have them cap an irrigation line after a valve ruptured. they wanted to replace my water heater for 5k, change my shower handles, replace shut off valves, and change my pressure valve regulator for the house. they said to cap the line would be 1000 dollars. I got two 80 cent pvc caps at Home Depot and capped them myself. I already had the primer, glue, and pvc cutter that probably would have been an additional 45 dollars. They have been out 3 times and each time they have found "critical" problems requiring thousands of dollars in remediation - each of which turned out to be BS! The 2nd to the last visit was to "clear" - not "clean" (different in their vernacular) - an outside french drain. They made no effort to fix the issue, rather ran a camera down the drain and proclaimed if beyond repair. They offered to hydro clear it for the low low price of $2252.00 which I declined. My gardening service installed a complete new drain for $800.00. I had a hot water heater replaced in February 2021 and had an issue with it on 3/19/2026. It was under warranty and I called John Stevenson plumbing to fix the issue. The part (controlle) was covered under warrant. I was told on the phone they would assess the problem for $85.00 and give me a credit of that amount if I had them fix it. In the end they spent less than 2 hours to replace the "free" controller and charged me $800.00 for labor. I asked them what the hourly rate is and was told they worked by the "job" and did not have an hour rate. Anyway you slice it thats over $400.00 per hour to install a free part. read more

Beware: Pushy Upsell Tactics Disguised as Plumbing Service One of the strangest service calls ever. I called for a simple repair on a broken shower head. The first person who showed up didn't seem to know much about showers. Instead, he asked if he could check the rest of the house for problems. Suddenly, he "discovered" three major issues supposedly about to break. He then called in a supervisor. That supervisor came to my house, confirmed these supposed problems, and insisted they needed immediate repair. When I asked about pricing, he called yet another supervisor. At this point, I felt like I was dealing with a sales routine, not a plumbing service. I repeated that I only wanted the shower fixed, but none of them had information on parts, cost, or even availability. They promised to call and return the next day. I never heard from them again. Caveat emptor! This felt more like a scheme to create extra work than an honest plumbing call. read more

How this company has not been sued into bankruptcy I cannot understand. If the system would have allowed me to rate them with no stars I would. As it is, in order to get this review posted a rating of at least one star is required. Essentially my experience was identical to Faryer B.'s experience but I will add a little to the tale. My upstairs air conditioning unit went down. So we called John Stevenson as they had installed our tankless water heater. I now think I was way over charged for that installation but that is a story for another time. Two technicians showed up to my door with smiles. Both young men were pleasant. They started upstairs in the attic unit and worked their way to the outside unit. In both units they found the compressor was "leaking oil." They didn't show me the actual unit but showed me pictures of my unit. Could have been pictures of any unit. They also said the circuit board was fried. Once thier inspection was complete they sat us down and told us that the static pressure (whatever that is) of the unit was above the units rating due to our ducts being too small for the capacity of the air conditioning units. I remember thinking, "our house in only 14 years old and it's not like the builders didn't have to build according to code." This is one of their scare tactics. They then gave us a tale of woe about a burned out circuit board that should be replaced as it was a fire hazard. They gave us three quotes. The first was the Cadillac quote wherein they replace all the duct work and install new cooling units all for the low, low price of $24K. The second option was a variation of the first for $17K. The third option (which of course now sounded reasonable) was $7500. But, this was a "bandaid" and they couldn't guarantee that they wouldn't be back in 6 months or two years as the inevitable failure would occur. The whole thing sounded fishy. We told them to email us the quotes and we would make a decision in the nrxt day or so. We never received the quotes. I can only guess that is so there is no material evidence of their fraudulent business practices. in the meantime we got another name of an independent HVAC guy who came out two days later installed a new capacitor on the outside unit and the unit fired up and now works like new. What did this cost us? $250. Wow!!! John Stevenson was trying to extort $24,000 for a $250 fix. I feel badly for the little old lady that knows no better and will be scared into paying tens of thousands of dollars for an issue that could be fixed for a few hundred dollars or maybe a couple of thousand dollars at worst. I'm writing this review to share my experience with John Stevenson and implore anyone looking for HVAC help to get multiple quotes before agreeing to work through this company. Last October, an air condenser that was installed 4.5 years ago had a faulty fan motor. Luckily, given the system was so new, it was still under warranty. I called John Stevenson since they installed the unit (and accompanying furnace) and they were able to replace the part and charge me for labor. No harm, no foul. All good. Fast forward to June 2025 and the same system was making a very loud grinding noise. I called them again since the same system has a 10-year warranty. They came out, took a look and ran a few different diagnostic tests. After two days of tests, they called for a sit-down meeting with me to go over my options. According to them, we had a static pressure issue with our downstairs system. Because of this (according to them), Rheem (the manufacturer) was not going to cover the replacement compressor which had gone bad as a result of the static pressure. Rheem, again according to John Stevenson, would not cover another replacement part under the warranty because an issue inside our house (the alleged static pressure) was causing the AC unit to go bad. So, they said, my options were to replace the whole unit for ~$9,000 (but the same issue would happen again), replace the unit + a new high efficiency furnace (even though that was installed by them 5 years ago, too) for ~$27,000....or last option to redo all the ductwork and new system for around $50,000. The team said the $27,000 would be the right approach. They left and I immediately started making some other phone calls. Every HVAC company I spoke to was baffled they even brought up static pressure and that Rheem wouldn't cover the part. The company I ended up going with tested my system (no pressure issue), was able to get the part replaced by Rheem within 2 days under the warranty, and charged less than $2,400 for labor and a couple other add-ons I asked for. Long story short, had I not done any extra digging, I would have been out a lot of money. Either John Stevenson was playing me, or they have terrible relationships with their vendors (in this case Rheem). They also never called to follow-up after their crazy quote, which makes me think this is their approach: see which homeowner agrees on the spot, if not...move on to the next one. It's sad to see so many other reviews in the last year that also match this experience. Think twice before calling these guys. read more

Excellent service! From the first phone call to the follow up call after all the work was completed, these guys were remarkable. [[HIGHLIGHT]]The initial walk-through was done by Amram and he is much of the reason we went with John Stevenson Plumbing. He was very thorough and gave a detailed description and explanation of what was needed, along with recommendations and several various scenarios[[ENDHIGHLIGHT]]. On the day of service, we had 15 angle stops installed, two toilets replaced, and two sinks unclogged. Throughout the entire service time, Dylan was professional, responsible, kind/patient, good sense of humor, and an incredibly knowledgeable and hard worker. He was so dedicated to his work, I felt like I had to push him taking a break, as he arrived at 9:30-ish and was here until 7:00 at night. Later that day Rob joined with Dylan and he, too, was very diligent in his work, very nice/professional, but also made us feel very comfortable. [[HIGHLIGHT]]Throughout the entire process, Frances checked in and made sure we were happy with the progress and final work, and then called to follow up on how things were working[[ENDHIGHLIGHT]]. We felt very well taken care of and felt this company is very trustworthy. Their pricing is competitive, especially for the quality of work and excellent customer service. They are also dog friendly, which might have been the most important aspect, lol. [[HIGHLIGHT]]Just today I needed to call the company for a quick question.
