I was able to get a happy hour discount on my drink, and I chose a Zen Garden which is a jasmine milk tea with matcha layered on top, and I added lychee jelly and sea salt foam as well. This was yummy, and a nice big cup size for an iced drink. Also got a card for BOGO Drink 50% off on my next visit. I have my eye on the Banana Matcha, the VIP Vietnamese Imperial Pandan, or the Sampaguita Milk Tea. Neat to learn that the owners are Hmong and Filipino, and they also have events like the Run Club, Car Meet, and even Karaoke Night!

I went inside, ordered, and went into the bathroom. Although there are many amenities in the bathroom, there is no door handle lol, I have never seen this. It is GHETTO. It's just a door with a handle lock. The hole where the door handle should be, is covered by some type of colored cardboard LOL. I have been to some ratchet, rundown restaurants and cafes but they ALWAYS have a bathroom with a door handle LOL. Ok - back to the coffee... I was quick in the bathroom and the coffee was done in less than 2 minutes. The coffee was either premade and left in a carafe to become stale (because WOW it tasted SO stale) or it was not truly made in a phin filter. I'll never return to this cafe, like, yoy can't even do Vietnamese iced coffee right?? Gross. Stale. Ghetto. No thanks.

Sits this small Boba spot in a small off road location. I stopped in to get a Brown Sugar Milk Tea with Boba, and saw 8Teas served a variety of drinks and also served assorted Macarons. They also have an assortment of fruit slush drinks with the flavor popping Boba and jellies. Drink was great, and just over $8.
