This company is full of the worst people, they never fix a thing, I lived in my apartment for 10 years, and they fixed 2 things the entire time... When the apartment flooded due to THEIR old pipes and a mistake by THEIR plumber and the carpet got moldy and smelled, they pulled up the carpet and only pulled a piece of the foam from underneath and put a small new one, but left the moldy carpet that stunk, I'm not even one to complain, but the amount of bullshit I dealt with living here is insane. Now that I moved out, they are trying to charge me $800 for what they never fixed that was mostly their fault, a few things I can admit is mine, after all, I lived there for ten years, but they tried to claim we only paid $200 to move in as deposit which is insane, so now all the deposit money is gone, and did I mention that they kicked me out because our cat got fleas.... even though we called pest control immediately and took care of it???... ten years, and just like that, forced to move out. This management company took over the property we've lived at for over 5 years(most tenants have been here 10 or more years), the new apt managers they've put in place have already instigated verbal arguments (which verged on the brink of physical altercations) they've berated several of the long standing tenants, these new apt managers they put in place are lazy, incompetent, and short tempered (seriously on a power trip) they're never around to deal with situations that need their immediate attention(and they've only been in place less than 5 months). They change rules and shut the water off at any point without notice (sometimes while tenants are in the shower and the new rules do not apply to the property managers) They are very slow to do repairs(they only do upgrades and repairs once old tenants have vacated the units) they will often attempt to enter the units without 24 hour notice. They do not care about your safety and will allow standards to fall well below city codes. They will however give 3 day or quit notices quickly if you fall even a day behind on the rent. (This only signals to the greed and lack of morals that seems to be at every level within this company) read more

My husband and I are currently renting in the Tuscan Villas Apartments in La Habra. We are very displeased with both the on-site manager and the management company. First off, the onsite manager, Beverly, is rarely in the office even during office hours. If you have a problem, good luck. One time we had bees come into our apartment through the vent over the stove. I ran to the office (when it was supposed to be open) and she wasn't there. Went to her apartment and knocked. No one answered. So I ran home and called the emergency number. They called Beverly. Twenty minutes later, after my husband and I killed about 30 bees, Beverly showed up at our door. Her response, "I've seen worse." Thanks for nothing. Now, we tried to give our 30-day notice. On the Wednesday before Thanksgiving, I walked to the office in the rain. The office was closed. The sign said "Closed for Thanksgiving holiday. Will re-open Saturday at 10am." On a regular workday, the office was closed. Who takes 3 days off for Thanksgiving? Anyway, on Saturday at 10, my husband and I went to the office. Beverly told us she took the day off to see family. How come there wasn't another person there to run the office? On Mondays and Tuedays, a woman named Julie runs the office. And she is great...she is always there during office hours. If they staff the office when Beverly is off Monday and Tuesday, how come no one was there on Wednesday? Beverly told us that even though the office was closed on Wednesday because she took the day off, she couldn't accept the 30 days from the day we tried to give notice. It had to be from Saturday and we have to pay rent for the 3 extra days she wasn't working. What a joke. I called L'abri and they were just as rude as Beverly was. Tracy, the supervisor at L'abri said in a sarcastic tone, "You could've written your notice on a napkin." Almost as rude as Beverly telling me to "educate myself." Unfortunately there is little recourse for us as renters. My advice, try to avoid these apartments and management company. read more

Let me start by saying this management company does not deserve a single star. Living in one of the apartments that they manage has been a COMPLETE NIGHTMARE.First off I was only a tenet for 19 DAYS and already have experienced a nightmare. The roofers decide to start working on the roof a day before the storm. The idiots took the roof off the day before the storm(you get what you pay for), so when the storm came my whole ceiling started leaking as well as several other tenets and I was forced to sleep with a bucket on my bed and had serval buckets around the rest of my apartment.Right when this happened I contacted the manger on the property because i was never given a 24 hour maintenance number until after all this happened. The manager onsite did not respond until the next day and gave me the run around for three days meanwhile I was forced to live with buckets all over my apartment and listen to water drip drop in buckets all night long for three days.I also had to leave work from all the stress of this and go the the hospital and found out my blood pressure was 180/122 never in my whole life have I ever had high blood pressure. Then day 4 I proceeded to go home where they cut out my ceiling and gave me no information for a hotel to stay in. I was so fed up that I ended up paying for my own hotel and the next day 5 I was given information to a hotel. I had to take a whole week of work for all repair to be done because I do not trust anyone from this management company in my home if Im not present. Also all this happened the week of Thanksgiving so me and several other tenets spent our thanksgiving in hotel. I deducted 3 days of rent for them leaving me in these conditions and they had the nerve to serve me a notice after they left me with buckets all over my apartment for 3 days the NERVE THEY HAVE to try and evict me when I did nothing wrong. If they thought I was going to pay them for living in that condition they tripping.All this management company cares about is money. Also they would not test for mold in the ceiling before closing it until I told them I would not pay them rent if they did not check for mold because the ceiling had been wet for about 4 days. Its so sad the things they do to save money even if that means making a tenet live with buckets all over there apartment because they do not want to pay to put you in a hotel.Clearly if they moved me in knowing they had to do roofing work all they care about is money.The act like you work for them the treat everyone like SHIT. Last I checked I PAY YOU RENT. DO NOT MOVE INTO ANY PROPERTIES THEY MANAGE YOU WILL REGRET IT SAVE YOURSELF THE STRESS.The roofing issues have been going on even before I moved in the had the same roofers there the year before. Other tenants told me about having bed bugs. It took them several days just to replace my blinds and screen door until I told them no fix no rent money.Seems like the only time this company gets anything done is when you tell them no fix no rent.Also I was never given a copy of my less until I kept telling them and finally a month later I received one. I am really upset with this company, I applied in one of their properties and got denied because they said my rental history. Okay first of all I am a family of 5, it's my wife and 3 kids. My 3 kids are disabled. Our credit is good, our rental history report is clean and our background is clean as well. This company decided to give me back my application fee and the holding deposit. I called them and they said they never run my credit. The reason they didn't give it to me was because in my previous home I only stayed there for about 3 months, but I didn't break no lease they gave me back a full amount of deposit and one months rent because the inconvenience. The property was not ready to be enjoyed. The only think they did was send the rental verification and I got a copy of each, witch i had to help because the manager ceci wasn't able to get in touch with nobody till i send them a email witch i still have proof of that. They all came clean. She lasted about 1 week or more just to tell me that they didn't want to give it to me because of no rental history??? Tell me if I have proof of all my previous landlord rental history what was it? I called the main office and the lady's were really rude. They told me they just saw my application and no credit was checked and that they had told ceci that not even to take my application and they gave me my application fee and the holding deposit back. Just this week I applied in a bigger company and had no problem. They rented the house to me and enter with a move in special because our credit is good. But since they gave me a report I noticed they did run my credit. I called the manager from villa descanso apartments in Downey and she said it was because of the rental history. I am not satisfied with them at all, what I honestly think it was is because I have kids with special needs and they discriminated us because of that. The reason they gave me was not reasonable and like I mentioned they lied of saying they didn't run credit but they did. So people just be careful they are just going to run credit and discriminate you if you have any one with disabilities. I am taking this case to a attorney. read more

4 weeks ago my husband and myself submitted an application to rent on of their apartments in Anaheim, CA. We were told to "hold" the apartment, they would need a cashiers check of $150 and if we were denied, it would be refunded ASAP. Less than 24hrs later, we were denied. I was assured once more by Barbara Loos (manager at Cape Cod) that she would have L'abri (company who owns Cape Cod)send our $150 back. Three weeks have gone by and still no check. I called Barbara on several occasions and she promised she would contact L'abri to see what was going on. I was then told that the check was sent to an incorrect address and Barbara was at fault BUT in order to reissue a new check, we would need to wait for the lost check to be returned. (I'm now wondering what else was incorrect on the application she submitted!) I finally called L'abri myself and was told that Anna handles all Cape Cod files, so I left her a voicemail. Never heard back. I called again and finally spoke to Anna live after I demanded to hold for her. She rudely stated "there is nothing I can do, you need to speak to our supervisor Tracie". I later found out that Tracie is the "president" of the company. I reached Tracie's voicemail. Again, no return call back from her or anyone at their facility. I found a valid email address on L'abri's website; so, I e-mailed her. Never got a response. I called again and this time I wasn't so nice. The receptionist at one point was trying to argue with me by saying "well, why did you put an incorrect address on your application?" REALLY LADY?!!?! I finally spoke to Tracie live and she comes to the line and says "I'll have to call you back, I'm waiting for paperwork from Barbara". I called Barbara to ensure she is preparing new paperwork with the CORRECT address for us. She states she will be faxing it over to Tracie ASAP. I waited about 45 minutes and called Tracie back to confirm that the paperwork with our current address has been received. This is exactly what she says: "I AM NOT GOING TO CALL YOU OR HAVE ANYONE HERE CALL YOU BACK BECAUSE YOU WERE RUDE TO THE ENTIRE STAFF! I AM NOT CONFIRMING YOUR ADDRESS WITH YOU. IF YOU WANT, CALL BARBARA AND CONFIRM IT WITH HER YOURSELF!" I was dumbfounded... I have filed a complaint with the better business bureau, they should not speak to consumers in this matter or be so apathetic towards issues like such. And, per their passed claims, they have already have 3 cases just like mine! read more

This is the worst management company I have ever dealt with. The receptionist Lisa is so rude I don't know how the hell she has a job dealing with customers. I tried on numerous occasions to get a hold of somebody that can help with issues I was having with the landlord. They were always on vacation! Moving out of their building was a nightmare. They never want to deal with you and they will rip you off and take your deposit. Do not rent from this company! Upon checking out they charge fees for costs you haven't actually accrued- coming up with a variety of excuses as to why you owe them. L'abri Management and the Olive ST. Apartments in Anaheim CA are crappy. I have had nothing but trouble since I have lived here, either the AC or heater keeps going out, termite damage every where, mold and water damage in the ceilings. I would not recommend renting from any property they manage, or hiring this company to manage your property. They are ripping off people by charging and keep security deposits for charges that are not being done, and the generic invoices they gave me went from carpet replacement, then no it was carpet cleaning ,and then now we are changing it. I rented from these people for almost 7 years and I would not recommend that they rent from an inhuman species. These people are the worst people I have ever rented from so bad that I must file on them. The have charged for stupid stuff that they are not allowed to charge seem as how I have pictures of the apartment upon me moving out. The had separate charges like major stove cleaning, which I have pictures of the complete stove, sweep and mop the floors, the kitchen and bathroom floors where sweep and mopped and the carpet clean of anything. I have no intentions of letting this go. This people are ripping people off and can not keep tenants. This company is a complete fraud. I sent in my application for studio, but was rejected. Even though I was bummed I get why I was denied. My issued arises with getting my hold deposit back from company. I place my mother as co-signer, but I put up all the money. My $150 hold deposit came back, but it had mine and my mother's name on check. I deposit in my account but later my bank rejected it because me and my mother do not have joint account. I called the company asking for check to be issued in just my name and they stated they could not. I asked for another check in both names as my bank voided out previous check. I had to make 4 calls and 3 emails for them to final state almost a month later that I would have to go to my bank and ask for financial hardship why they should accept check. My only other option is to get my mother to write letter get it notarized and mail it to them so they can issue me back my rightful deposit. read more
