I have the same issues with what Barbara M had posted. Lisette is our representative as well. She selectively responds when she wants to, and disregard homeowners' time when making an effort to attend HOA meetings, which ends up getting canceled without notice. She insinuated, in email, that only her and BOD time matters, and made no apologies for lack of communication. If possible, avoid Lisette or LBPM, at all cost unless you like to be ignored. LB has been our property manager for many years and I've served voluntarily on our HOA Board for several years and know them well. I have been disappointed/frustrated time and time again with the service from this company. We are now evaluating other property management companies. I can discuss several issues, but noted below are some of the main ones: they have a financial interest in the list of recommended vendors to service our property (i.e., gets $ kick backs when the vendor (repair man etc.) services the bldg.) - so we had to independently go out and find new vendors/repair companies, payment to vendors who have already provided services at our bldg are constantly late (so they call me demanding payment or will refuse to service our bldg because they don't trust they will get paid in time). Reimbursing a Board member for something they have paid for out-of-pocket (i.e., several hundred dollars or thousands of dollars) -- there is excuse after excuse why a check hasn't been issued/is delayed (several weeks) leading Board members to call/email constantly (and incur finance charges on their credit card if that is where the charge is) - just to get reimbursed from the HOA's own money. At the same time, if our personal HOA dues are 1 day late, we are charged a $35 late fee. We've asked for timeline guarantees on issuing payments/checks - all such emails/requests have been ignored. This is a very time consuming/frustrating experience for a role we do voluntarily - in addition to our full-time day job. I need a prop. mgr who helps makes this position more efficient, doesn't require constant follow-up, who I can trust etc. read more

Worst management company ever! When you need help with something there is no way to reach a living human being! You are directed to leave a message on their voicemail, or send them an e-mail, when you try and contact them. Problem is, you can do that multiple times, but they never get back to you! I have had a 2' by 2' hole in my dining room wall from maintenance work that they did on the condominium pipes for 6 mos.! I have tried to contact them over and over again to have it fixed, but I still haven't got any response from them. I am currently considering hiring a lawyer and suing them. Frankly, I would not only not recommend using them, but believe they should be put out of business due to their gross incompetence! read more

Here are only 3 issues and HAPPY I MOVED OUT #1 Greedy money Hungry Management and Cheesy Apartments. I found a big hole behind my stove where cockroaches and bugs are coming in, never got repaired, how long was the hole there for and Why wasn't it repaired BEFORE I moved in, the manager knew about it, and said well, it's behind the stove no one sees it. What? #2 LBPM Bribes their Apartment Managers with $250.00 Bonus, for every 5 star review from a tenant, if the manager does something nice for you, they will ask you to give a 5 star rating so the manager gets a bonus, tenants get nothing and LBPM Gets a False YELP review they are Happy about FALSE RATINGS. #3 CAUTION STUDENTS WHEN RENTING: LBPM will offer Great Low Move in Security Deposit Specials, They are all Scandelest. Then when you move out, they Will charge you for normal wear and tear stuff, You WILL ALWAYS OWE LBPM money. You never get your full security deposit back, Management Does Not know what normal wear and tear on a apartment means, they need more training. The worst thing.. They have no issues with turning you over to collections and ruining Students credit for a lousy $250.00 which should be normal wear and tear. ALL this Greedy company wants is their high rent money for thier LESS THAN Motel 6 apartments. read more

I am a board member of an HOA that recently replaced LBPM. Our experience was that they did not meet their obligations. Although they are a large company, they assign 1 person to your account. I recall reviewing an automated out of office message to the majority of emails that I sent to her. They do not follow through on maintenance issues. They are uniquely gifted at always putting the ball back in the Board's court before something can be done on their end, either by re-asking questioned that have been answered, starting a debate, or mis-quoting some obscure and irrelevant statute claiming to prevent them from taking action. When cornered, they become combative. They have made erroneously large disbursements, and also improperly held funds indefinitely without reason. They mark up everything, and will engage in self-dealing with subsidiaries without disclosure. I have worked with at least 6 HOA management companies...LBPM is far and away the worst in terms of integrity and competence. Don't waste your time. read more

We moved into an LBPM building two months ago, and so far it's been pretty great, in particular because we got connected to Marco Aguillon in their office. We had a few issues, some from the renovation -- the new kitchen faucet was cheap and broke within a month, the new paint in the bath wasn't made for water exposure and started peeling; also the heater wasn't working and it's been really chilly. For each of these problems we called Marco, emailed him photos, described what was wrong, and he was great about getting repair people out as soon as he could. He followed up to make sure the work was done correctly and has been courteous and professional at every point. Everything's been repaired now, and we're very happy. They did very nice new gardening in the front of the building, and they're putting down rocks around the succulents and rose bushes on the side. (It would be great to get those rocks finished, guys. It'll really be beautiful when it's done, though.) The washer broke, and they had it replaced very fast. We're really very happy here. #GoMarco read more

I have been a Board member at Palm Condos in West Hollywood for two years. We are currently blessed by having Crystal Brazile as our Property Supervisor. She is beyond amazing. I am a licensed psychotherapist and I am continually amazed at how well she handles screaming criticism. She is kind (so important); always available and committed to making our lives better. She knows a great deal about buildings, contracts, vendors and she is direct and honest. I had planned to sell and leave, but Crystal has brought a sense of having our backs, which makes the Board's work less stressful. I feel very positive toward LBPM and the upper level staff I have met. I applaud their hiring of Crystal, as it now shows us clearly, they care about all owners in Palm Condos. Give her a raise, guys, you cannot do better than this woman. She is intelligent, honest, resolution focused, with great judgement. Thank you, LBPM, for allowing us to have her. This review of five stars is solely based on my apartment manager Gabriella, who works through the LBPM group. We lived in a small apartment complex, with about 8 units. It was a very old, cute, retro/rustic building from like 1928, off of Spaulding Avenue, right next to the Grove. Great walking score. As old as the building was, mostly kept in its original state, it was still very much in great condition. Compared to other similar older buildings in the neighborhood, it was one of the better looking ones. With all that, we had the best manager, Gabriella!! She always took care of all of us. Any issues we had too, she immediately get back to us with a solution. I was never worried about anything & knew she was there for us. On top of that, always sweet!!! I've referred many friends to her of any other buildings she may have vacancies in, because I know they would be in good hands!! Thank you Gabriella!!! read more

UGH. This company manages our property and getting any responses from them is horrific! They never answer the phone, they don't respond to emails. They only seem to care about communications from actual Board members (which is frustrating for the dozens and dozens of other residents who reside at the property). They are either incredibly understaffed, incompetent or hostile to individuals who are NOT directly responsible for paying their fees. Kathryn is our property manager, and it is nearly impossible to get any response from her. Stay away if you have the choice! read more

Worst company to deal with. Very unprofessional. They did not return my security deposit. Be careful leasing in an executive suite that is not owned and managed by the building owner. Your landlord can get evicted and tenants are left in a limbo like us. No word heard from lbpm and/or synergy office suites and worse, we never got back our security deposit. read more

From the application process to the final move-in, LBPM made things quick and easy. The person who helped us with the process, Lamice, was very accessible and a pleasure to work with. Moving in to a new place can be stressful, and she did everything she could to make our transition smooth. So far no complaints! read more

This is my first year as a tenant under LBPM at the Northpoint apartments in Northridge and I love it. The rooms are very spacious with decent sized bathrooms. The living room is very enjoyable. My manager Melanie has made my first year off campus a very easy transition from dorm life to an apartment with roommates and I recommend people to check out these apartments. read more

I live in a condo managed by this company and they have legitimately done nothing the past five years. The planters are barren, tiles falling off the communal facade, and many a fluorescent light bulb burnt out in the underground parking garage. The only consistency this company offers is a monthly bill that certainly does not go toward any sort of communal improvements. My first call was to report a leak in the underground parking facility, I spoke with an individual who said they would call back and never did. If broken pipes aren't considered an emergency nor the responsibility of a property management company then I'm not entirely sure why I continue to pay monthly HOA dues. read more

To all of you YELP users that are lovers and haters of LB, I want to post my experience as I stepping into the HOA role in April. At this time, I would have rated LB a zero due to lack of communication, follow-up and lack of empathy. The board transition was hard enough but when you have less than expected communications and follow-up is a week or two or never, not a good working relationship. I requested the help of Brian, Janice and Craig in resolving our concerns to move away from LB or stay in having actions speak louder than words. Based on their follow-up and willingness to partner with our new board, I/we chose to stay with LB. Funny part, I chose LB 10 years prior. They transitioned our account to Selma and WOW, WHAT A DIFFERENCE. Very informed, responds to emails, returns phone calls and takes the time to understand the confusion in outlining a solution or path to a solution. Selma and Brian transitioned the board to Podio in allowing us to follow all of the activity and allows for a history in understanding past decisions, quotes and request from the board. Invaluable in managing a complex while everyone has a full time job and just wants to offers a clean and maintained complex. If you are frustrated with LB, please talk with Brian and Craig in allowing for a few days/weeks for them to understand and resolve your concerns. Remembers, Rome was not build in a day as I as the first to raise my hand in asking for immediate change. read more

I've lived on Spaulding Avenue for over five years and the management has been wonderful. Gabriela is great and always nice to work with. Anytime I needed something or there was an issue with the apartment, they came in a very timely manner. In fact, they are the best that a manager can be...in every respect. If there is ever a problem, they get it fixed immediately. There is never any waiting. They are immediate. And they are the nicest people. Thank you to both of them for making a nice life for everyone at this building. It's important and recognized by all of us here. LB Property Mgt Company is HORRIBLE. Check out the Better Business Bureau (BBB) ratings - they have 19 complaints againsts them! Our HOA and HOA Board have had terrible experiences with LB for years. We have given them several opportunities to change and they have failed. We are dropping them. Our list of complaints is too long to go into, but one main issue we had was that they OWN the repair/vendor company they had to much of our repair work (CPS) - they would tell us they are getting competitive bids and then send out CPS to do the work -- CPS then had rates significantly higher than bids we started to get on our own (after falling for their scam for years!). We were charged and paid way higher prices than we needed to -- what a waste of our money! They would then come back to us and tell us we had to raise our HOA dues because we were not able to cover all our expenses (i.e., pay for their inflated prices on repair men!). The complaints go on and on... they do not help you keep costs down -- never suggest ways to reduce costs etc. They are RUDE, UNRESPONSIVE (do not reply to emails), are unavailable etc. RUN AWAY IF YOU ARE CONSIDERING THIS COMPANY. So far so good! Lamice, our property manager has been a pleasure to deal with and really helpful during our move in process. We did a detail walk through with her before we signed our lease and noticed a few things we wanted to get fixed. She got the property owner to come and get all those minor fixes done quick and was really good to follow up with us. The only reason I am not giving 5-stars is because we just moved in so we are dealing with a small sample size. However, if LBPM treats us the way Lamice has treated us so far I should have no further complaints. Thank you Lamice! read more

I've been living in an apartment in the Beverly Grove/Weho area since October 2011, its run by LBPM and Gabriella Carnu is the manager. Its a good size, somewhat older building and has some great amenities like underground parking, dishwasher, new appliances, building security system. I have never had any issues while living here for almost 4 years and have always felt extremely safe. Gabriella is by far the best manager I've ever had while living in an apartment. As soon as something needs repair, which isn't often, she is there w/the maintenance guy within the hour. Many people have been residents in my bldg for many years, which is always a good sign. Gabriella is nice, always says hello, and has always addressed any issues I've had. Besides the area being an amazing, prime area, all of the neighbors are great, the building is very quiet and I feel that I'm paying a great price for the apartment/area I live in. I live in a condo in Koreatown and Lita never responds to any requests for information; everyone at LB acts if they are doing me a favor by taking my calls. Last year they threatened to put a lien on my property for unpaid HOA dues until I sent them copies of the cancelled checks. I'm still waiting for an apology for that mess. Unprofessional and useless. Don't use them!! read more

I am so not surprised that LB Management is still the same as when I worked for them. I feel for the managers because its all in corporate office personnel hands to make thing happen. I would not trust Ctice at all. He is devious and misleading kind of a person. When he dose not like someone he will treat you accordingly and will take you out of the company sooner or later,if your employed with them for example. He belittles people and talks behind the backs and so untrusting. Before he came to LB things were running great and things did get done. Yes bills always were lagging getting paid because they would use this account to pay that account and that was not handled correctly either. All the great vendors we had all left sooner or later because of not getting paid. They could only take so much after years of being good vendors for us back then. My boss just gave up back then and put it all in Mr. Tice's hands and look still to this day the percentage of positive feed backs are lacking verses the negative feed back are soaring. It all boils down to the $$ signs and what revenue they will be bringing in. I miss my old boss (Owner) allot but became so disappointed in what he let go of. I hope still to this day he will see what is still going on if he would only take his blinders off. I can say this that my appreciation for R.L. will never die because he did help to say my life in real life. Nothing to do with business. I will NEVER forget that. ever! read more

They are nearly impossible to get ahold of. I rented two different apartments from them. My apartment was left spotless both times. My roommate and I never damaged anything. Both times we never received back any of our security deposit. They listed a bunch of bs charges. Trying to dispute this was impossible because they are impossible to get ahold of. Do not rent from this company. read more
