My review is for my property manager/leasing agent Lamice Sabbagh. If I could give 10 stars for this lady I would. She has been the most caring, patient, understanding and pleasure to work with in all of my experiences ever in renting an apartment. my daughter and I both truly appreciate her kindness and her professionalism. She made us feel welcome and like she honestly cared about helping us get into the perfect place for us to live. From the moment I sent notification online that I was interested in viewing the apartment & Lamice made contact with me, she somehow made what is usually a long drawn out bumpy experience with lots of snags (i.e. getting approved for a rental!) a seamless, smooth, quick and headache free experience. And before we could blink hard, she had us approved and we were moving in, in less than a week. Recently I decided to relocate from the downtown area to Hollywood. Searched long and hard and came across a vacancy at Becrest Apartments. I met with the manager, Tom C. and he gave me a thorough tour of the property and vacant unit and even took the time to recommend some cool spots in the area. I am preparing to sue LB Property in Small Claims Court for my security deposit. They refunded a minimal amount of my $500 deposit; the rest went for painting and cleaning. Note: painting is NOT a deductible item according to statute and I left that apartment pristine. See you in court LB, for twice the security deposit, since you never sent me a written statement of inspection and certainly not within 21 days, not to mention none of the deductions are legal. read more

I have lived in my apartment for going on two years now. Initially when I moved into 6755 Yucca Street, it was loud. Some neighbors of mine didn't respect others privacy, making it difficult to live comfortably. As soon as Mignonne Lafleur took over as the onsite manager for LB Property Management, things changed. She has done a wonderful job of making the property more quiet and peaceful. Now I can just enjoy my awesome apartment! With affordable rent, a lot of space, onsite laundry, and parking, I really have no complaints. It's a great location, close to freeways and smack dab in the middle of all the Hollywood action! =) Being young and single, I can't really ask for a better situation. I have had no problems with LB Property Management. In fact, they have gone above and beyond to accommodate me. =) Thanks Mignonne, for all your hard work! read more

SCAM!!! They ran my credit once and I had to pay $30, this was supposed to be sufficient for my application. I had been led to believe the apartment was mine at this point. Then, a day before I was scheduled to move in, Michael Mcleod (LB Property Management) insisted I had to pay another $30 for an additional credit check - which I did. I was THEN told I could not have the place unless I again paid an additional $30 - total of $90 to apply for the apartment. When I tried calling Mr. McLeod he ignored my calls for a week. Once I finally got in touch with him he could not have been more despicable or deceitful. He told me I was not entitled to ever contact him, he refused to take any further calls from me. He lied about my credit check claiming my credit had been maxed out but I verified multiple times with my bank this was absolutely false. Needless to say, I'm not living in this space and would advise anyone considering looking at LB Property Mgmt spaces to NEVER apply. They will scam you multiple times to over pay for credit checks and ultimately deny you and ask for more money to continue running credit checks. The apartment I was attempting to rent was below market price for the area by $150/month, and I believe they keep one room open at low rent to entice people to apply, and scam them for their credit check payments, over and over again. HUGE SCAM. BEWARE! ***** Although Mr. Mcleod was an abomination, the property managers I dealt with for the apartment on 1623 N. I want to highly recommend the services of LB Prop. They managed my apartment building in Los Angeles for several years and I found them to be very professional. I especially want to commend the work accomplished by Martha Montes who was very professional, very courteous and a delight to work with. The building was so successfully maintained that I had very few issues when inspections occurred by the city and when we sold the building there were very few corrections and the building was in excellent condition, even though it was over 70 years old. read more

Recently, we had a rate adjustment and had contacted Jennifer for assistance to assure that the transaction went smoothly. Jennifer lack of response in a timely manner consequently brought more issues to what could have been an easy transaction. LBPM now wants to charge us for the fees that were incurred? I have been renting apartments for the past 7 years and hands down the best manager I have dealt with and best experience has been with LBPM- Manager- Melanie. I lived under her management for 2 years and I regret leaving the building so much that I returned back this past year. Melanie is always on point with communicating any issues, responding to complaints, and taking care of any maintenance in such a fast paced timely manner. We currently have financial issues with LBPM meaning that they have significantly overcharged us for a few thousand dollars above what the contract allowed, kept it quite until we recently found out thru a review. They bill and hope you don't contest, if you do they will say "you got the bill, you paid , so you accepted!" Most of what has happened to us has already been written by other reviewers, and there is no point repeating .The poor reviews , Recomended or Not Recomended by YELP automation system, is an indication that this business is Definitely not recommended, and poorly managed. I recently rented an apartment through an LB property agent. All I can say is that it was a SAD experience and I feel bad that the landlord even paid for their services. Out of the 5 times I was to meet with the agent, twice he flaked, twice he was late(by more than 15min) and the one time he was on time, he called and questioned where I was because I was 2 min. Late! Mind you, one appt. Was at 9:30 am, how can you be so late (20min) for your first appointment of the day?!?!...... overall, he showed no respect for the owners property (allowed me to go into premises unsupervised with key access), and procrastinated on everything from the lease agreement to the pre-agreed repairs. The owners would have done better just posting the place on Craigslist, oh wait, that's where I found it......... anyway, I wold never use them and probably wouldn't rent a place from their agents again either. I live at one of the newer properties off Roscoe Blvd in panorama city. Since ive moved in there are constant issues with electrical, plumbing etc in a brand new building! Impossible to reach LBPM Management as they never return emails or phone calls. I have had the same issue repaired (5) times and still not fixed! Definitely one of the worse Management companies ive dealt with. At this point im looking into seeking representation on breaking my lease, plenty of documentation to support these issues. My condominium is in the process of firing LBPM for various reasons, and it can't happen soon enough. As an owner, I am in the process of suing the HOA in small claims court for failure to maintain common areas (the roof), the responsibility for which is delegated by contract to LBPM. LBPM's negligence resulted in massive damage to my unit. The HOA repaired part of it out of reserve funds, but did not complete the job, hence the suit. I tried for months by telephone and email to get relief from the administrator assigned to our building, but my phone calls and emails were ignored. LBPM's negligence has continued. A few months ago I gained access to the roof and found more cracks which would have resulted in more water damage, to my unit or to someone else's. The new administrator has been more responsive. She thanked me for reporting it, but it took 2-3 weeks to seal the holes. It shouldn't be the job of the owners to inspect the roof. Their agent of service, Craig Tice, has played nasty games to avoid service of my claim, resulting in two very inconvenient postponements. Maybe he views this behavior as good service to the HOA, but it was LBPM's negligence in the first place that led to the lawsuit. In our experience, LBPM has been very unsatisfactory, for both the owners and the HOA. read more

As I write this, I have been without a functional refrigerator for 30 days. We have contacted LBPM numerous times. They rarely respond and when they do, they provide little help. They have sent out "repair" people twice; both times they did absolutely nothing and did not even attempt to fix the fridge. We lost ~$60 worth of food during the initial breakdown. The whole unit turns into a freezer but occasionally cuts off all coolant so we can't even be sure that frozen food has stayed frozen and has not thawed and been refrozen. Our elevator breaks down weekly and people are constantly being trapped inside of it. Personally over the last year, I have been trapped in it 3 times. The fire department came out yesterday to rescue someone and they found the elevator to be poorly maintained, dirty and stuck between two floors. Yet, LBPM claims the elevator is in tip top shape and has passed inspection. And although this is the least of my worries right now, the washing machines break constantly and they are "fixed" in a manner similar to the elevator and break down shortly there after. There are never any notes about wether things are fixed or broken, just a lot of silence on their end. To make matters worse, we supposedly have a "manager" that lives on premises. Update: After telling them that since it has been 30 days, we now have the legal right to deduct an amount from our rent in order to account for the broken fridge that is included in our rent. 1 day later they took an empty fridge from a vacant unit and installed it in our. 30 days of asking them to PLEASE fix out fridge and nothing until we let on that we know what our legal rights are. This is my personal experience after hiring LBPM and being subjected to their services since September of 2015. The board of directors, led by me the President of our H.O.A met with C.O.O Craig Tice of LBPM and were initially impressed with the pricing, contract we developed and his personal assurances of aiding us through the transition. We had some doubts about LBPM based on the reviews, but made the age old mistake of thinking LBPM had to be better than our old management company. We were wrong. In hiring LBPM we also based our decision on the veteran and competent manager Craig wanted to assign, David. We liked David and were assured by him that our account would be handled well. Alas, David suddenly quit LBPM due to compensation issues even before LBPM could schedule our first board meeting. Craig hid this from the board for weeks, and soon assigned the pleasant yet inept Marinel as our manager. Things only got worse from there..... I don't have the space, nor most readers the time, to go over every single mistake LBPM made over the last six months. Marinel was in over her head, and had personal issues that require her to take inordinate vacation and sick days. I felt like we were playing the proverbial telephone game with LBPM, except I made a point of communicating via e-mail so how they could get things wrong is still is beyond me. Furthermore, to add to the irony they rarely if ever answered the phone or returned member calls. LBPM managed to even send out mailers and information to the wrong addresses and incorrect names in spite of being given an accurate excel spreadsheet. When lights would go out, LBPM seemed incapable of sending out my e-mail list to our light vendor. Whenever I personally intervened and spoke directly with the vendor the problems vanished. Their vaunted Emergency system is a joke. When a light pole was knocked down the vendor they sent out had me cover it with a plastic planter cover and tried to bilk us for $4,000 to fix the light. I contacted another vendor and had it done for $1200. If you can't trust the vendors the management team sends out, that alone is grounds for termination. In January our accountant sent an e-mail requesting ten key documents for tax preperation. Our previous manager always dispatched the required documents within 30 days. When I requested a deadline or a time frame to get our accountant the tax documents Craig personally told me we don't pay his company enough for that level of service, nor does he do deadlines. Really? Our accountant was so disgusted by the process that he no longer will work with us and the taxes were literally sent out on the final day, April 17th. The specific criteria we put into our contract regarding maintanence and projects were never followed. We would request bids for four projects and months later only one project would have a bid for us to vote on. I don't tolerate fools or incompetents. Property management is not complicated albeit it requires attention to detail and time. Board politics even with an ideal board often delay terminations and swift resolutions. The rest of the board soon came to dislike LB and found them inept, however as President I bore the burden of dealing with them and thus they were shielded from most of the incompetence. Eventually we fired LBPM and the transition is now as complicated in dealing with them as when they managed us. In closing avoid LBPM like the plague. Beware them. read more

This company failed us in indeed the worst management company. So poor on communication and in refunding the tenants' security deposit. Just months ago, I rented an office suite with them at 5900 N Sepulveda. Their rep, Valencai McCartney, is a good manager. But when she left 3 months ago, we were totally left hanging. We just found out that we've been paying our rents, they are cashing them out, yet, they owe the owner of the building with thousands of dollars. We ended up having a new lease with the owner and we were required to put up with a new security deposit, and worst, this LBPM company told us that our previous deposit is to be transmitted to the owner. The owner sent us a letter that there was no security deposit given to them, hence we should give new deposit. I do not find any good cause to have your properties be managed by them or to even rent offices from them. Yes, their offices are nice, but they do not own them. They are just the management company. When we are following up our deposit, they refuse to attend to us and they give all sorts of alibis. These people are very unprofessional and would hang up phones on us. This is my new property management company. From the day they took over our property town and country sometime in 2018 it has been a nightmare. My HOA payment was on Automatic payment with Prellis, so there was no issue with late payment or This company or the previous company did not give us a heads up that they were leaving ( Prellis) or taking over (LBPM) They put me in debt for over $3700. I went and paid half off it and I am still struggling to pay the rest and can't catch up. After I paid half of my payment. I was told by one of the rudest and most immature front desk personnel that the office appreciates your online payment and we will not be taking payment in the office... make your payment through pay-lease web site... or www.LBPM.com.... I tried to register and pay but was told the account number is not recognized in their system. So I called the property management and left a message @ (818) 981-1802 there was no answer or follow up call in the following days. After several back and forth over the phone and in person. I was told to call the accountant called Carlos. I called this person, He promised me everything will be taken care of and that he will call me back but never heard back from him. After a month or so to check my payment status and I called the accountant again at 818-793-2033. He told me to call him and e-mail him back again. I became frustrated and told him I am talking to you right now, why don't you talk to me now while you are on the phone or follow up like you promised me? .... He said he will call me back in 20 minutes but he did not call me back, so I called him back. He hang up on me two times without talking to me...I called the company at 855-800-5276. I was told to call the pay-lease company or go to their website.... when I told the LBPM awesomely rude receptionist that I was not able to register on the automatic payment because my account is not recognized and and according to the website operating company people the reason why my account was not recognized was because LBPM didn't add my account in the system. The LBPM company are not willing to work on the issue but they are threatening me that they will send my case to collections if I don't pay the Bill .... THIS IS WHY I AM SAYING ... HAVING TO GO THROUGH THIS WITH THIS COMPANY IS A NIGHTMARE... read more

I have lived at two LBPM properties over the course of 4 years. LBPM has wonderful properties and managers. My current manager is Victoria. She is very understanding and responsive. Whenever I have a maintenance issue she gets it fixed immediately. She is considerate of me and my family and always tries to find a solution to any problem I have. If she wasn't my manager I would've moved by now. In addition, I currently work in downtown LA, which is a pretty intense commute to my job, but the LBPM manager Victoria has made the environment community at the LBPM property feel safe. The LBPM property I am currently living at is right next to CSUN campus, which is surprisingly very quiet compared to the dorms. LBPM has been managing my place for about 5 years. First few years they were great but since then it's been the worst. If I have any issues with the apt no one returns my calls or fixes the problem. My heater hasn't worked in weeks, always plumbing problems, front door won't close or lock sometimes. No one ever gets back to me, and now they are claiming I had a rent increase 7 months ago but I was never notified or billed the increase and I have to pay the 7 months of rent increase now. Can't be legal. I'm stuck cause the place is great and good price but management is the worst. Martha gets nothing done read more
