Lot 12 Public House is, thus far, the crown jewel of dining in Berkeley Springs. Housed on the original Lot #12 of the Town of Bath, the restaurant embraces its history without feeling like a museum where dinner happens to be served. It is warm, intimate, and genuinely connected to the town. Lot 12 offers a seasonal three-course prix fixe menu Friday through Sunday, and reservations are highly recommended. We were fortunate to be served by Betsy, Chef Damian Heath's wife. She was warm, knowledgeable, attentive, and clearly invested in the experience. The service was excellent, with thoughtful pacing and the kind of attention to detail that feels effortless when done well. In a historic home, it would be easy for the setting to do most of the work. Here, the food and hospitality more than hold their own. The menu reflects a chef who is classically French-trained but not afraid to have some fun. We added an extra appetizer because choosing only one seemed unreasonable. The Southern Picnic included deviled eggs, pimento cheese bruschetta, candied bacon, and house pickles, essentially a Southern church picnic that went to culinary school. The fried green tomatoes were crisp and fresh, served with marinated mozzarella and basil aioli. The bread, baked on-site, came with olive oil infused with rosemary and herbs from the restaurant's garden. It was a small touch, but one that reflected the care behind the meal. The lobster bisque, one of the evening's specials, was exceptional: rich, silky, deeply flavorful, and unmistakably lobster, not merely lobster-adjacent. It may have been the best dish of the evening, although choosing a favorite felt unfair given how consistently good every course was. It was the kind of bisque that makes you consider ordering a second bowl, then resent the social conventions preventing you from doing so. Between the appetizers and entrées, we were served a bright, refreshing mango and ginger sorbet as a palate cleanser. For the entrées, we had the BBQ spice-rubbed duck breast and grilled cold-water lobster tail. The duck was beautifully cooked and paired with smoked confit duck hash, tart cherry demi-glace, and fresh fruit salsa. The lobster was sweet, tender, and finished with garlic herb beurre blanc. My only minor complaint is that I would have happily traded some of the mashed potatoes for more lobster. This is less a culinary critique than a personal philosophy. Dessert was equally strong. The upside-down pineapple cake with coconut sorbet was warm, nostalgic, and refined without becoming fussy. The individual Key lime pie leaned a little sweet, which worked for me, although those who prefer a sharper citrus profile may feel differently. The attention to detail was evident throughout the meal. The dining room is charming and thoughtfully decorated, the service polished without being stiff, and the food refined without becoming pretentious. There was no weak course, no service misstep, and nothing we would hesitate to order again. Lot 12 is not merely very good for Berkeley Springs; it would hold its own in a larger and more competitive dining market. We have been exploring the local restaurant scene, and so far, nothing else has come close. We will definitely be back. And if Chef Heath ever decides to sell that lobster bisque by the gallon, I already know where it is going in my refrigerator. read more

Came here due to high recommendations locally. After looking at the menu, it was an easy sell. Made reservations for 2 and left a message on the same day. Located on a hill - plenty of parking across the street. The restaurant is inside an older style home but it still has nice space, and is very quaint, quiet and intimate. Low lighting and just a very cozy atmosphere. The time of your reservation is the time of your seating so coming early doesn't mean you'll be sat early. Ordered a mixed drink from the bar and a half bottle of some wine for the table. It is a fixed price menu, but there are some very good options that cover a lot of different flavors and tastes. For an appetizer I went with the special soup: French onion - which wasn't the traditional kind with the cheese melted over the bowl. Instead it was a piece of bread with melted cheese in the soup. Not my favorite presentation I've ever had of this dish - but the flavor was good. Also tried the fried green tomatoes - which were good. Really liked the pimento cheese under the tomato slices and the other garnish sauces on the plate. For my entree I chose the filet mignon. It was paired with mashed potatoes and a cream sauce. Steak was ordered medium, parts of it were definitely rare. Still very good. Added a side of mac and cheese which was very creamy and good. For the dessert, I opted to go with the carrot cake. Probably the best dessert I've had in recent memory: cake was moist, the topping was a very sweet cream cheese and caramel drizzle. Overall, this place was very good. Our waitress was very personable and talkative, providing ideas and taking the time to make sure our experience was normal and comfortable. Would highly recommend here. read more

Review of Public House in Berkeley Springs, WV (3/2/25) After having Public House on our list for quite a while, we finally visited, and it was well worth the wait. The experience was very pleasant and unhurried, and we appreciated not having to drive far. The seating arrangement was comfortable, allowing for easy conversation with my husband without the frequent interruptions of loud noises. Our server was attentive and had to repeat all the specials because there were so many, which was impressive. Despite being a prix fixe menu, there were still plenty of options to choose from. For appetizers, I ordered the fried green tomatoes, which were definitely shareable. The portion size was generous. For the main course, I had the crab cakes, and once again, the serving was substantial. They certainly did not skimp on the portions. We shared a half bottle of Montepulciano wine, which was perfect and a great midpoint for the meal. The dessert was just the right amount to have a sweet bite without overindulging. Excellence in presentation and taste in Berkeley Springs? I guess I would have to be a nitpicker to find anything to complain about. We chose Lot 12 because it was about the same distance for all the couples attending the grandparents celebration dinner. This hidden gem in Berkeley Springs is located off the main drag on a hill. The restaurant is a converted house built in 1913, and according to the write up, the cuisine is "upscale comfort." The dining rooms are just that, rooms in an old house. I have you eaten in many of of these types of places and I have to admit I like the ambulance. There's not much ADA ado about the place, but the management allowed us to drive a car close to the side door to allow our mobility challenged friend easy access. Much appreciated! Our reservation was for 8 pm and we were seated quickly. Our server had a bubbly personality, and although none of us got any wine, she didn't seem to be disappointed. Keep in mind this is a fixed price menu, something I had forgotten about between the time I was doing my research and our dinner. That shouldn't deter anyone as the variety of appetizer, entrée and desert is more than adequate, the food is a strong, eight out of 10 without question. For appetizers, we had potato and wild ramp soup, green salad, a cheddar cheese soup, and a pasta in a cream sauce with morels. In addition to the regular menu, there was also a special menu, and some of these appetizers and entrées that we describe came from both of the menus. The soups were terrific, lots of flavor, Ignore beautiful presentation and the seasoning was correct--not an overuse of salt. For our entrées, we had a lobster in cream sauce, seared scallops with potatoes, three filet mignons, and spring garden risotto. There was not a disappointed taste bud among us. The fillets were prepared perfectly. The scallops were tender; not overly sweet, but OK. They had a good sear, but on one side only. Something that I struggle with as an amateur chef. Everyone who had a creamy sauce was well pleased. I guess you could kind of say this is the French part of the cuisine. This sauce, which is featured on the pasta appetizer as well as several of the entrées has lots of cream and butter! Making Julia Child proud. After our entrées, we were satisfied, but had to try the desserts. No one was disappointed with the apple dessert with ice cream, the cheesecake, or the Graham's port (for those who wanted to drink their dessert they were plenty of after dinner drinks selections). We also ordered a carrot cake and although it was good, the crumb was a bit pasty. Lot 12 public house is a great find. I wasn't expecting this level of cuisine in Berkeley Springs. This place was fantastic! We went with friends for my husbands birthday, everyone shared bites and all of the food was amazing. I didn't expect to find such a gem in this more rural area but I stand corrected. Love the concept and what they are doing here. The historic house is so charming, it's in a small intimate setting and everything from the halibut to hush puppies with wild ramps was amazing. Food was very good. Nice ambiance. There were a couple house flies buzzing about. No big deal but one landed in my appetizer (sautéed langostinos). It was doing the doggy paddle so I smushed it with my cloth napkin. I pointed this out to my server. She was generally nice but not exceptional. I did not want to speak overtly about it because it would affect the experience of those around me, including my date. The older couple next to us were vocal in their disapproval of a party that finished their dining probably by the time we finished appetizers. If they heard about a dead fly in food, they could have become more obnoxious. I was disappointed that there was nothing besides a small acknowledgment of a dead fly on my napkin. Maybe an apology or something that would help me to put the expired fly out of my mind. Friendly bartender who shared some history about the owners. Went with friends over 4th of July weekend. We shared the southern sampler and goat cheese salad but we're so flavorful with a mix of ingredients that awakens my taste buds. We had a wonderful bottle of wine recommended by our waitress and we all enjoyed our entrees. I had the lamb chops- a generous portion with mashed potatoes. Excellent food, service, and ambience. Reservations are necessary but if you find yourself in the area unplanned, it is always worth a try to get a table. We happened to call when they opened to let them know we were coming and they confirmed availability but for a later time. We were happy to accommodate the later time and ecstatic that we were able to get in last minute. They only have one seating, so enjoy your time...no rush to turn the table. They have a 3-course prix fixe menu but also had specials for the evening. The food was delicious with every detail perfected. I adore that they offer dessert beverages for the dessert course. To this day, Lot 12 has been my favorite and best dining experience I've had in a very long time. They are only open I believe Friday-Sunday and only at dinner hours maybe 4-10pm. That could be wrong but I think I'm right. Very nice big house on top of a hill. Need to use stairs to get up to the door. Plenty of parking across the street and down the road. History sits right out front in the adjacent park/memorial. Reservations are necessary but they do have a very tiny bar with about 4-5 chairs if you want to enjoy a nice cocktail while waiting for a table. The restaurant was/is an old Victorian home which even has front porch dining if the night is right. The candlelight's on the table give it an ambience feeling. The wait staff is very professional, dressed to the nines, and knowledgeable of the menu. Very clean and organized. As for the food, we opted for the chefs special 3 course pairing. We went with a Risotto appetizer, steak and shrimp for entrée and crème brule for dessert. 5 stars to everything. The presentation, the pairing, and most importantly the taste. To this day, the best steak I've had in a very long time. You spend about an 1- 1.5 hours for the whole meal as the dining staff knows when and how long after each course to deliver your next choice. The chef Damian heath really has a gem here. The price is about $79 per person but very fair price for the quality and taste you get. I had the pleasure of dining with friends at Lot 12 Public House a few weeks ago, and it was an exceptional experience from start to finish. Even before our visit, I could tell this place was special. I had to adjust our party size a few times, and Betsy, who handled my calls, was unfailingly kind, patient, and accommodating--despite our changes. When we arrived, the restaurant's cozy, welcoming ambiance immediately stood out. Betsy, the hostess, greeted us with a warm laugh about having spoken to me so many times, making us feel like old friends. The service throughout the evening was flawless; Ava, our waitress was attentive and professional, and the delivery of the special menu was on par with other five star restaurants. The food was outstanding. Several of us enjoyed the surf and turf, while others tried the filet and the rockfish special--all perfectly prepared and delicious. The crab cake in the surf n turf was pure lump meat with no filler. Our desserts and appetizers were just as delicious. My only regret? Not having room to sample more from the amazing menu. Worth every penny. Although this restaurant is expensive, everything was perfect. We visited for our first anniversary and it was one of the best dining experiences of our lives. A great fine-dining (but still homey) experience, in a town that's lovely to visit but has few good restaurant options.The prix-fixe menu offers excellent choices. They do very well by beef and chicken, and the fish can be pretty spectacular; vegetable sides are great, and satisfying. The bourbon pecan pie is unique, lighter than you expect from that standard dessert. Unlike some inn-style restaurants installed in what were formerly family homes, Lot 12 spaces tables nicely, with room for private conversation. I have only been there during cooler weather months, but apparently there is outdoor seating during the summer. Because the restaurant is in a house, the dining areas are split between cozy rooms. Great service and amazing drinks and food -- even the vegetarian entrees! The menu changes seasonally, as it should. We were the first guests on a Saturday for dinner. Really wonderful space and the service was charming and attentive. The star of the show for us was the incredible homemade carrot cake. I would never order a dessert twice in a sitting but I was as close as I've ever been in my life after eating this cake. It was indescribable. Not much can be said about this restaurant that hasn't already been said, all I'll say is if you're in town get a table and enjoy. Berkeley Springs is lucky to have it. This meal was one of the best I have had in years. I loved the coziness of the inside dining room, but if my allergies weren't acting up, I would have loved to sit outside too! The food was amazing: First the BREAD! So good. Dipped in olive oil with freshly ground pepper. Divine. The grilled gnocchi is a must have - soft and pillowy on the inside, crispy on the outside. The roasted garlic cloves and mushrooms complemented the gnocchi so well. I got the goat cheese salad. The goat cheese was in little pucks with breading and grilled (baked? not sure) but the warm goat cheese and greens was to die for. Such an amazing salad. My husband got the duck. It was tender, juicy, flavorful, and the sauce was excellent. The dessert! Oh my goodness, this bread pudding!! I have never had anything so tender and fluffy and delicious! Well I never thought I would be reviewing this place again but my elderly mother wanted to try it so against my better judgment I agreed to give it an opportunity to redeem itself from the review I gave it in November of 2015, WHAT A MISTAKE! Went there last night after having reservations for our party confirmed weeks ago. Had already previewed the menu and beverage offerings and expected to spend north of $1,000 for the experience. Previous to going I had a confirmed reservation to sit inside. I had spoken to the representative of the restaurant on 3 occasions over the last 30 days and finally received confirmation of inside seating 2 weeks ago. This was a 3 hour trip so I attempted to ensure everything was going to be just right by contacting the restaurant way ahead of time to explain the reason for our celebration. Upon arrival we found limited parking in front of the restaurant. This place is on a hill top. There are three tiers of steps (must be over 30) at almost a straight up angle that you must have the stamina of a mountain goat to climb. Very difficult for an elderly woman to manage. Arrived 15 minutes early for our reservation and was advised by the smart mouthed little girl at the front door that our table was not ready since we were early thus we would have to wait. I said that's alright we'll just stand here until we are seated. She pointed back down the steps to the front yard and said "You can't wait on the porch you will have to wait down there. There are two seats you can use" Taken back by her attitude I noticed two concrete seats covered in mildew, bird droppings, leaves and other debris and water among a un-kept front yard area. In any event we struggled back down the steps and stood in this area for 25 minutes. During this time I couldn't help but notice how unattractive the outside was. The paint is peeling off the front porch floor. The banisters along the steps are unpainted in some area's and the paint is peeling off the banisters in other area's. The steps are filthy and the yard area is limited and not landscaped like you would expect it to be kept if customers are going to be herded there to wait. After 25 minutes of waiting and now past our reservation time we were advised we were being seated on the porch. We have an indoor reservation and we are not going to sit on a porch and deal with birds flying in and out, with insects while we are trying to eat, and with being elbow to elbow with each other on this crowed porch seated in uncomfortable plastic chairs that appear to come from the local dime store. I told the young man we were not sitting on the porch as I had a confirmed indoor reservation. He turned and went inside and the next thing I know a masked woman came down the steps and advised us that they had decided last week that since the weather had been nice that a decision had been made not to permit seating inside. I told her our situation and that I had confirmed reservations for indoors. In addition I told her that they had my telephone number and if they were changing our reservation why didn't they call me? With that she gave me a dirty look and acted as though we were some low life clients and said "I didn't take your reservation but I can recommend another restaurant in town called Terri's." With that I said fine we won't be staying and you can expect to see reviews online on how we've been treated. In her smart mouth she said "Oh I certainly expect that"! I have read other reviews on the food at this restaurant. Some are excellent, some are good, some are just satisfactory and some are not so good. I can't review the food because now twice I have experienced a bad experience prior to even sitting down to order. I said the last time I reviewed back nearly 5 years ago that I would never attempt to patronize this restaurant again. Now I mean what I say and will never be back nor recommend it. Typical West Virginia Hillbilly mentality attitudes towards their clientele. The chef may know how to prepare fancy foods if that is accurate information in some of the reviews however the way you are treated prior to even getting the opportunity to try the food takes away from it. The homemade gnocchi were swimming in mushrooms and roasted garlic and if upped in portion size could easily have been an entree in its own right. Hubby said it was the best duck he ever ate. We had the veal scaloppine, beef bourguignon, and grilled octopus app. They were all great but the veal was most excellent! Drinks were strong and well mixed. The waitstaff was very attentive, friendly, and safety-oriented, which we appreciated during this covid-19 pandemic. It must be extremely difficult to run a restaurant or be a server or cook during the pandemic, while ensuring customers and employees are safe. We had planned a stay in Berkeley Springs and secured a reservation for Lot 12 Saturday night. We arrived a bit early and sat in the small but cozy bar area. The bar tender was an excellent mixologist and we enjoyed the nicely crafted cocktails. Promptly at 6:00 we were seated at our table. We lucked out and were right by the window over looking the street. From the hostess to the bartender to the wait staff and our server everything was perfect. We made our orders for the appetizer and main entree. Everything takes time here and it is best to relax and enjoy the evening. We started with some warm bread which was very good. Next our appetizers came out. French Onion Soup for me and a salad with goat cheese for my wife. Both were excellent though the French Onion was a little on the salty side. My wife had the beef filet mignon. She was so happy with it, cooked exactly as she wanted and the mash potatoes were excellent. I had the duck, it was very good but maybe a little overdone. Still excellent though. The rosemary potato cake and chutney were also very tasty. For desert I had a chocolate tort and my wife had a cannoli, both were wonderful and a nice finish to the meal. My only beef was the duck would have been done a little less. The service was 5 star as was everything else we experienced that night. The fixed price menu is $75 each. With drinks you are going to ratchet it up but it is worth it. Next time in Berkeley Springs we will be there again for sure. read more
