Updating my review now since they replied. 1- the AC was mandatory because there was one when we viewed the place / and at move in. It was removed because it was a huge ground unit and we expected a new one to be installed but it never was until we gave proof that the unit was not habitable at 85 degrees. 2- Byron was aware my family lived on the property , when I asked to become a room mate there because I could not afford my unit, it was DECLINED. I wasn't given a reason, but it feels pretty discrimatory considering all the problems I've had with Byron. 3- we WERE without water for 5 days. You can ask any person at 1560 n laurel. We tried to go to the housing board, but it takes forever . Byron refused to either pay for hotels, or refund rent, which we all asked for. (Illegal) I didn't have a hot shower or properly clean dishes for 5 days. 4- I've never even spoken to you Ari? Who are you? Another ai agent in charge of telling me via email to take down this review saying it's false when I've never spoken to you? Try again. I have proof that everything in my review in true. Please don't tell me via email to take my review down and try to act nice in the public eye on yelp. Thanks you. just another corporate landlord real estate investor overcharging tenants by adding on illegal utility fees. this is an illegal rent increase. they do not make repairs timely or professionally. there is urine and feces in front of this building which has been here for months I have complained and complained as to the foul odor and you cannot pass in front of the building in order to get inside the building. alarms go off in the lobby elevator panels left unlocked and to be tampered with. there are no emergency lights in the stairways, so when the power goes out which it off it does in this building You're in total darkness cannot use the elevator and cannot navigate your way down the stairs. do not rent from lotus West Management company they suck read more

Avoid Lotus Properties if You Expect Basic Professionalism and Consideration I've been dealing with a persistent alarm issue at a building managed by Lotus Properties, and their handling of the situation has been completely unprofessional. The alarm has been beeping nonstop for over 1 week and still ongoing, causing serious distress. I emailed multiple times with no response. When I called, Byron answered only to say he would follow up-but never did. After more calls, he finally claimed the phone company would be coming to fix it by Thursday. That never happened. When I followed up again, he dismissed my concern, saying it wasn't important because he had "more important things to do." I even requested a call from his supervisor two days ago, but of course, no one followed up. The lack of professionalism, accountability, and basic tenant consideration is unacceptable. If this is how they handle a straightforward maintenance issue, I can only imagine how they treat bigger problems. Tenants and residents deserve better. read more

1/5 A NEW UPDATE about my experience with Lotus West Properties. I received an email I am going to be charged late fees for not paying rent on time. My specific building has a drop box to put rent checks into. We can either pay online or pay by dropping a check into the box. Both payment methods are agreed upon and acceptable. IT'S NOT MY FAULT THAT YOU DID NOT COME TO THE PROPERTY ON THE DAY RENT IS DUE AND COLLECT CHECKS. Had you done that, as is your job, you would know we paid our rent on time. The level of incompetence with this company is shockingly pathetic. How you perform at the lowest level of mediocrity is alarming. read more

BEWARE: Please stay away from this company. My experience with them has been nothing short of horrifying. After I declined to take down my review, I received a cease and desist letter that stated I could face legal repercussions for my alleged defamatory and tortious interference with LWP's business. In response to my attorney's email, Ari Chazanas asked for proof that their claim was without merit on its face, despite the fact that the burden of production and proof falls entirely on the party alleging defamation. So the washer-dryer unit that came with our apartment broke down and the technician said the part needed to fix it was discontinued. The tech gave Byron, the manager at Lotus West, this info yet for two months Byron told me the part was "on its way" and that I needed to "be patient". He wouldn't reimburse me for the laundry I had to take to the laundromat nor would he get a rental washer/dryer or buy a new one. His only solution was for me to continue to wait. patiently. His lack of transparency, urgency, common sense, and overall unprofessionalism made this problem drag on unresolved for far too long. Fast forward. I write a Yelp review out of frustration and Lotus West superhero-consultant, Mikki, enters to save the day! I talked to Mikki on a Thursday and that Monday she called to tell me a new washer/dryer would be delivered the following day! She apologized on behalf of the company for all of the stress I had gone through over the past two months (and it was substantial). Mikki is a problem solver with both compassion and solid follow-through. I wish I could give LWP a higher rating because of Mikki, but the way Byron handled this cost me so much time (had to take off work a few times just to handle all the laundry), money, and peace of mind...for TWO MONTHS. Bringing Mikki in on the scene was a total game-changer for my family and allowed us to get back on track. Also, I was told several times that the owner of the building was unwilling to purchase a new washer/dryer unit so Lotus West paid for it. I've been living in a Lotus West property for about 2 years. So far the experience has been great. I moved to LA from NYC and have to say this experience has been a breadth of fresh air (literally and figuratively). I could tell from my initial email correspondence with them that they were legit. It was very difficult to apartment search from 3,000 miles away, but I remember Lotus West had an accurate listing and also sent me multiple video walkthroughs of the unit. This seems like something you'd expect, but not many Landlords/Management companies were willing to do that. The experience of living here has been equally pleasant. Whenever something needs repairs it's been easy to get them scheduled and completed. They keep the building clean and curate a friendly vibe overall, making it a nice place to live. read more

I feel spoiled by Lotus West and if I live in the LA area again I plan to actively seek out Lotus West Properties for my next home. I'm also very confused by these positive reviews. As a renter, Byron was dismissive, and needlessly critical of serious safety concerns that other tenants and I had, and when I gave notice that I was moving out (after contemplating to break my lease early, it was so bad), I received no confirmation, even though I requested a walk through before I moved out. I had to call the office and talk to someone completely different to get confirmation that LWP received my notice, and I was then told someone named Brandon would get back to me for a walk through, which he never did, and mysteriously Brandon was also not available to give a walkthrough to another tenant that was moving out at the same time. I then contacted the property owner directly to confirm leaving the property and the return of my security deposit. As a property owner, I'm not sure what you'd be getting out of hiring these folks, as it seemed like they did very little, and like they were really disorganized and lazy. read more

Lotus West used to manage my building and it was a pretty terrible experience. Their communication was subpar and they were so poor at handling resident issues. I honestly don't know how Vanessa Palma (our Lotus West POC for residents) has a job. She is so bad at what she does, it's really shocking. I had informed her about a big termite nest outbreak in my unit, where I woke up to hundreds of termites flying all over my unit. She told me to text her photos and videos, which I did. I then called her back to see if they were going to send someone right away. She did not pick up my calls or respond to my texts for a week! I could not believe it. On a separate occasion, I had spoken to her about an extremely disruptive neighbor situation and she passionately said she will talk to the neighbor and handle it. I felt really optimistic after speaking to Vanessa because she spoke so confidently about how she was going to handle the situation. I followed up with Vanessa about a week later and her tone was completely different. She not only did not speak with the disruptive tenant, she now said there was nothing she can do about it and that I should consider moving out! What a change in attitude all of a sudden! I have no idea what that was about, but again, another example of her dropping the ball. Lotus West's leadership team is also extremely unhelpful and have really bad attitudes, including Byron Yamada. Additionally, Lotus West is SO unorganized. They had no clue about anything related to our building. They didn't know there are two separate garage gates, they didn't know the garage clicker codes (they texted all of the residents trying to figure out what the code was, so embarrassing for them), one of the garage gates broke down over 5 times even though they sent someone out to "fix" it, and they didn't know how to program residents' names in the intercom. If you are considering moving into a building managed by them, I would strongly think twice. read more

Hate leaving bad reviews but had a landlord who switched to LWP in Venice Beach. They constantly dropped the ball, had a bunch of accounting issues, and caused a ton of issues between landlord and tenant when they didn't need to exist. If I was a landlord i'd go elsewhere. If you're a tenant then make sure to keep diligent records. read more
