**"I lived in this apartment for 7 years and had a great experience at first. When I moved in, the rent was affordable and there were many great amenities, like a coffee machine and printer in the study room, EV chargers in the parking lot, and a TV wall in the gym. However, after COVID, the rent increased by about $200 every year. By the time I moved out, I was paying $1,200 more than when I first moved in. At the same time, many amenities were removed--the coffee machines, printers, Ev chargers and TVs are all gone. The maintenance manager, Buu, was very rude and unprofessional. Whenever I requested maintenance, he pressured me to leave him a good review. When I was moving out and asked questions about the process and trash disposal, he was dismissive, raised his voice, and said it wasn't his problem. After moving out, I tried to contact the office regarding my final bill, which I believe is incorrect, but they kept avoiding my calls and it even feels like my number is blocked. For the amount of rent they now charge, the service has become very poor. I would not recommend this apartment to anyone paying high rent. read more

Lived here for five years. Positives: All of the things one expects in a CA "luxury" apartment -- indoor parking, washer/dryer in unit, reasonably nice interior finishes and appliances, very effective central air-conditioning, community saltwater pool and spa, multiple BBQs, fire pits, gym with high quality equipment. Easy-to-use rent payment app/website. No fuss from staff and no nickel-and-diming us as we were approaching our move out date and went on a month-to-month lease for a few months, placed a PODS container in the street out front for several days, left our unit with the usual wear-and-tear, etc. Good maintenance team (shoutout to Javier and Buu), though they were rarely needed. Also many restaurants within walking distance are excellent and some of them severely underrated. Five-minute walk to the Amtrak/Metrolink train platform. Negatives: There is definitely some train noise. So obviously you should visit your potential apartment unit in-person and hear it for yourself. Isolated instances of packages being stolen from the package room. There is an annual fire alarm test that can take up to two consecutive days and consists of your 100 decibel fire alarm inside of your apartment unit going off every few minutes all day long. My boyfriend and I moved here Thanksgiving 2019 (I know, what a wild time to move). Tim gave us the tour and showed us two apartment units (one on the 5th floor facing the pool and the second on the 2nd floor facing the zen garden. We ended up going with the 2nd floor unit because we figured the pool area might get a bit too loud for us with people splashing in the pool. It turns out, the zen garden had its loud moments, too. In all honesty, I don't blame the employees there, ultimately it's the fault of the rude and inconsiderate neighbors we had. Some people truly are just about themselves and turn up real loud or argue real loud because they have no shame and want people to know their business. It's crazy because they're "adults", but I guess not everyone grows up. I truly enjoyed living here. Of course it had its pros and cons, but I'm sure you'll get that anywhere. I'm a little disappointed at the reviews some of the people left and their petty complaints. Is it really the property manager's fault that you didn't pick up your dog's poop? Not really. It's the irresponsible people who decided to get a dog and not pick up after him/her. Did this annoy me? Absolutely! The dog park was a great place to take my dog, up until the crappy neighbors were too lazy to get a bag (that is provided by the complex!!!) and pick up their dog's poop. They're the same people complaining about everything else. It's sad that they just depended on the workers to pick up after them. I saw how hard those workers worked, they even tried just closing the dog park on Fridays to hose it down...but again, it's the crappy tenants. Can your car get broken into? Yes! But it can get broken into anywhere. And it has; my car got broken into at a Target parking lot years ago. Just don't leave valuables in the car and lock your doors. My car got broken into while at Malden, but that's because I left my window down, so really, can I blame the complex? People are crazy. I would not expect a security guard to risk their life for MY belongings. And there was a security guard, but they can't be everywhere at once. Anyway, don't want to drag this on too long, so I'll leave a list of pros and cons. Tim, you and your team are awesome! You always responded to us in a timely manner and the maintenance staff there (never got their names) are wonderful! They fixed my leaky kitchen faucet and the toilet clog ASAP when we put a work order in. And the lady sweeping up the floor, trying her best to clean the dog poop up and such, was awesome! They were all so friendly and I appreciated their efforts. Wish we could've stayed there longer. Definitely has been my favorite place to live so far. PROS: -Washer and dryer in your apartment (yes this is what sold me) -Large closets (this is what sold my boyfriend) -Spacious rooms, modern, and huge bathrooms (seriously can fit a twin bed in there) -Conveniently located in downtown Fullerton -There is a brewery downstairs that opened during the pandemic, support him! It's a cool spot. -Literally a parking lot and bridge away from the Amtrak (which we took to San Diego to visit fam) -Very nice neighborhood: we enjoyed walking around city hall and down Amerige during Christmas, the neighbors would light up the block and it was beautiful -Walking distance to everything within a 1 mile radius (Target, Starbucks, Costco, AMC, bars, bookstores, an arcade, restaurants, boba places, Hillcrest Park, salons, Sprouts, banks, etc!) -Close to the 91 fwy -THOSE AMENITIES!! great jacuzzi and swimming pool, nice conference rooms where I used to study for my nursing stuff (before covid), nice gym -On 4th of July, go to the top of the parking structure: you'll see fireworks from all over and it's pretty neat CONS: -Neighbors don't pick up after their dog which is really sad. The workers shouldn't have to pick up after your pets, just saying. If you're gonna be lazy, don't own a pet. -Tim told Pat and me, you can't feel the train...YOU CAN DEFINITELY FEEL THE TRAIN HAHA, but I'm not mad. You get used to it and it's honestly not that bad and not enough to remove a star. (Note: we lived on the side where our door faced the train, so I'm sure we'd feel it more so than others) -Price got a bit too high for us (and we wanted to save toward a home) which is why we had to say goodbye in 2021, but this was a great experience. P.S. We got a majority of our deposit back and even received a breakdown of what we were charged for, which I think was fair (cleaning fee, painting, etc). For those complaining that the complex ripped them off, I wonder how they left the condition of the unit. Before you accuse and blame, first ask yourself if maybe you're accountable, too. We spent two years living at Malden Station. The apartment complex is clean and the staff is very helpful. Tim & Lucas were always available to help us in the office. They also always greeted us when they would see us around, which was appreciated. They were especially helpful when we first moved in and and upon us moving on to our new home. They explained the process in detail, but also in a way that was easy to understand. Miguel & Javier make up the most impeccable maintenance team I've ever met. Even if you run into them five times a day, they will greet you with a smile every time. They are personable, kind, professional, and quick to respond! We will miss them most of all Thanks guys! The apartment itself was modern and intuitive. I liked the kitchen area most of all - the beautiful backsplash tile and huge amount of cabinet space. Our particular apartment's patio view allowed us to see the sunset every night - it was beautiful. Additionally, the apartment is located in Downtown Fullerton, so you have walking access to all the restaurants, bars, and cute shops which is a huge plus. You are also right by the Metro station which is great if you need to commute to LA or want to take a day trip to the beach without having to hop on the freeway. It's a nice building but there's a RAMPANT theft problem here. When we first moved in we were assured by old management that they would install security cameras. A few months later my husbands vehicle was broken into, along with other vehicles, and a ton of our belongings were stolen. Malden Station basically said we were SOL and to use renters insurance. When we pressed, they promised they would install cameras (they lied and didn't have the camera they said they did). Well last night, my husbands vehicle was broken into AGAIN, everything from his registration to hiking clothes stolen, and my entire vehicle, parked in the next space, was stolen. Again, new management admitted they don't have the necessary cameras. Sure, it's nice here but is it worth living in fear? No. Update: in response to complaints, Windsor sent a hastily written email to residents informing them of the two stolen vehicles and one vehicle vandalism and encouraging tenants to not leave valuables in their vehicle and to buy insurance. While it's a HUGE step to inform ALL residents of crime that occurs in the building, the elephant in the room is not addressed: thieves and criminals can easily access this "secured" building, so in the eyes of Malden Station, you best just keep your cars empty and buy insurance! When will Malden Station realize it's not about the "things," it's about SAFETY and the fact that criminals can enter the building with ease at any time. Essentially Malden Station is saying "hey just keep your stuff locked when you're inevitably robbed." read more

I lived here with a roommate and my wife about a year ago. After moving out we paid our final move out statement with a money order and we're told everything was good and taken care of. Moving forward about a year later we get a call and letter from a collection company that they sent us to collections for this same payment. We had paid with a money order because me and my roommate put the money together and was just easier to buy the money order but we didnt think we needed to keep the receipt and now are being double billed for the move out statement. The last 6 months or so the homeless problem has gotten out of hand. Even though the building has controlled locked access, there are homeless people who live in the stairwells and those areas have started to smell like urine. It isn't uncommon to see vomit in those areas. There is also a homeless encampment on the roof by the parking area. If you live near any of the top floors of the complex you can hear the encampment above you. There's also a lot of gang activity overflow and it looks like the complex is always being marked with that stuff. Unfortunately, there is only so much the management can do. It is too bad because this place used to be a decent place to live. Be careful if you decide to move here--especially if you have any children or pets. Cleanliness and safety is a problem. read more

I got my car broken into while being parked INSIDE the structure in my usual parking spot on level 2, they even stole the clicker to the parking garage. Apparently, it's been happening a lot lately and the lack of security astonishes me. There are no cameras either. This location is wonderful! Im still in the process of deciding my next home but the way i was treated at Malden station was amazing. Sophia was very knowledgeable and the overall introduction to our self guided tour was the best so far. They have the cutest dog park thats enclosed and safe. An abundance of charging stations and parking isn't a problem. Your right next the cutest part of Fullerton (downtown) far enough where it doesn't seem to affect your everyday life but close enough to walk for a brunch or beer! When sophia was assisting me, the manager Tim was right around the corner and helped with reassuring me this would be an amazing place to house myself and my family. First and foremost... this is single-handedly the most epic and beautiful apartment we've ever lived in! It's clean! And they make damn sure of it to! Their always on point, to say the least. Their amenities are phenomenal. I utilize their offices constantly. Either for client meetings. Filming. Team trainings. Everything. And especially with the new POOL TABLE that they recently added, it's just made the clubhouse a great place to hang out with company. And on top of that! Talk about premium service. Whenever there is something wrong; they come almost instantaneously. We had a clogged sink. Idk what happened. But we needed our sink to work. So we called one of the maintenance numbers they gave us, and they arrived around 30 mins or so. And it was around 11 AT NIGHT! Spirit of Excellence definitely resides here, as serving their tenants is a priority. Living here almost 3 years; I can tell you without doubt... its the spot to be. From the clubhouse, to the offices, the pool and jacuzzi, fireplace and common areas. You really can't go wrong. It truly doesn't get better than this. And with downtown right down the street, if you want to enjoy a night out with the fam or loved one. It's right there for you. So huge shoutout to the amazing people that run this place! Lived there for 4 years. It was clean and maintenance was quick when needed. Lots to walk to nearby. My biggest gripes were: trash and recycling is like $60 a month! People below smoked pot and cigarettes all the time and banged on the ceiling if we made the slightest noise... In the middle of the day! We told management a few times, they may have stopped for a week or two but it continued on. Management, in my opinion, took way too much of our deposit. I believe the place was left spotless, but they charged a cleaning fee and said the carpet needed replacing. I'm done with big corporate apartments- they always nickel and dime you. One more thing, they'll always raise your rent every lease. There's no reward for loyalty, they'll just ask for more. read more

This is the worst experience I've ever had with an apartment building and I don't even live there. Went to have a tour with Tim Lee and filled out an application just to see if I could get approved for an apartment. I told him that I need to think about it and I did NOT want to put a deposit down just like every other apartment I go to see. He ends up charging my debit card $500 for the deposit the following morning WITHOUT my confirmation or approval. He said it's policy that we charge $500 after you fill out an application which I've never heard of before and he did NOT communicate it with me. Who charges $500 without permission? . . . I never thought I would be giving an apartment complex 5 Stars, but we truly had an amazing experience at Malden Station and really miss living there! We moved in right around when the apartment was changing management to Windsor and you couldn't ask for nicer and more accommodating staff. Tim Lee and Santina were always super friendly, and helpful. We ended up buying a home and they were really helpful in accommodating our rent situation while we were waiting for the new home to be ready for move-in. Location is definitely a 10/10 - Right in downtown walking distance to several restaurants and bars, literally across the street from an excellent brewery Bootleggers, Two Saucy Broads Pizza (highly recommended), and the Fullerton Train Station! Amenities are also awesome and kept very clean including a nice salt water pool, BBQ/common areas, gym (never too full) and Dog Park. My husband and I enjoyed and loved living at Malden Station for 2 years. We moved out recently because of my job, but would recommend this place to who is looking for a luxury apartment in OC. There are a lot of restaurants and bars near by and you can enjoy by a walk in a minute. At the first time I was worried if there were loud sounds around because a rail load and bars are right behind this building but I was never bothered by noise at my unit. Of course office staffs were always ready to assist us and friendly to pets. Even at the late night they helped us to fix problems in my unit. I have been living in this apartment three years since from first apartment was built. By the end of my third year's lease last month, I was a little worried about whether to renew my lease. I've had a good time so far and it was hard work to find a good new place I wanted to contract again. but I felt a bit uncomfortable because of some loud neighbors who moved around a few months ago. I went to the office and made a conversation like this, and the manager told me that he could sign the contract again with a new unit. Then he introduced two units that are now available. I picked one of them and checked again to see if it was loud. This is the first reason I want to move from unit to new one The manager confirmed it was not. Until now, everything went smoothly. But I did not take long to find out that there was a big problem with my new unit. One day at dawn I awoke to a very loud machine noise and tried to find where the sound came from. It was the sound of vacuum cleaning the public parking lot of the train station facing the apartment. It was three AM in the morning. I was surprised to clean this early in the morning, but I was just passing by. But it was a regular thing three times a week. I could not sleep until morning I awoke at three AM in the morning at dawn. I went to the office for asking because I could not understand it, but the manager told me to be very surprised he had never heard such a thing, and He told me that there was no one to talk about such complaints. I let the manager hear the recorded noise. I thought it was so strange why nobody complained . Because the noise is too loud. This has been going on since then and the office has not provided any clear solution. In the end, I made a report to the police, Called to city hall person in charge and finally met him in person (his name is Dana) Then I realized that the manager lied to me. The parking lot had been cleaning for two to three hours around two AM in the morning from ten years ago. He also said he had lots of complain call from Malden station apartments residents from 3 to 4 years ago when the apartment was built However, the apartment we live in does not correspond to any other residential area that needs to be cleaned from 7:00 am because this apartment are in the same building for residential and commercial It is really difficult to understand how a manager can say that And how did he say that there was nothing wrong with the apartment facing the parking building, If I could, I would just have to live in my old unit. Rather, the noise of a person is felt to be quieter than the dawn of a machine's roar. If you can not stand the loud loud noise of two am in the morning, you must find another apartment read more

My girlfriend and i moved in the week the pandemic started. We were sad because all of the amenities have been temporary closed (hopefully opening soon) but so far it's been really great living here. The place is clean, AC works great, all of the staff are super kind and helpful, secure and safe facility . And Tim the property manager has been SO helpful with all of our questions.
