Ive been here for 2 months. Very unclean apartment on Move in day(carpet was so bad they agreed to replace, but had to wait 3 days for replace and that made moving in very stressful and uncomfortable). Damage and other problems that took over a month to repair and some issues like water pressure is still not fixed. We have been offered no compensation. There is floor damage we didnt notice right away and after reading some of these reviews I will make sure I get somthing in writing from the office and not take the supers word that things have been documented....I really tried to give them a chance before I left a bad yelp, but they have made no effort to correct our poor treatment upon moving in(and frankly continues).. I sure hope things start looking up soon. read more

My roommate's car was broken into and the person stole a gym bag and three priceless blackbelts which he earned through years of blood, tears, and sweat. The security doesn't really do much and pretty much anyone can find a way into the apartment complex, which is bad as there are some troubled areas on the other side of the tracks. During COVID, they shutdown all of the amenities, stopped putting on the events which were great, when they were being provided on a semi-monthly basis, and then increased rent 3% in a year when everyone I know is getting a break. We have paid our rent faithfully, we have always been very conscientious tenants. Not as nice as it appears, everything is built to break every other year, if not every year (stove, dishwasher, you name it). read more

Let me pre-face by saying I was one of the first original 6 to move into the complex when it first opened. The early days were awesome, super quiet, very clean, professional atmosphere. Since this place opened 3 years ago it has changed ownership 3 times, I assume because the complex doesn't make $ - Being that its 2/3 or less full (you can tell my all the empty balconies). I assume the new management realized this and thought how they would improve revenue to make the place more profitable. Well one way was to TRIPLE the utilities they bill you for (trash, pest, sewer, ect). With the two previous companies I paid $20-$25 per month for all this. First bill from the new management company is $74.10 - Really? It's gouging in my opinion. I'm not sure what happened over the last few years but basically this place is just like any other complex now - Not luxury, just a nice location. Now everyday (not exaggerating) you can hear screaming kids at the pool, and running down the hallways. Take a walk down the hallways and the carpets and walls look beaten and worn already after 3 years. Very common to see people who live in the trap house across the street coming over to use all amenities. This has long been a complaint of many residents. PS - It doesn't bother me, but freight trains really move the whole building when they pass by. read more

Malden Station used to be nice, but went drastically downhill, switching management companies three times in under two years. Reflecting this decline, we discovered that they had lowered rent significantly -- resulting in our paying a price for a 1 bedroom that was more than rent charged to residents living in 2-bedroom/2-bathroom apartments with the same finishing sand amenities. Their changes in management also resulted in a significantly changed resident profile. In less than 2 years, it went from being a quiet community populated mostly with young professionals and the occasional retiree, to a loud, dirty complex consisting mostly of college students. On the weekend we moved out, people were smoking weed in the pool area/halls, blasting music, and running through the halls creating a muddy mess. It became RARE to experience a weekend day where the pool area isn't packed with excessivegroups of friends/family of residents (or college parties!) -- far more people than the signs indicate is safe for the pool area to contain, and with no enforcement by staff to keep the community safe and comfortable for all residents. The point is, it is no longer guaranteed that residents who pay for these amenities can even enjoy them. And then there's the legal issue of assurances we received from previous management that are now not being adhered to. As we discovered, when you enter a contract with one company, whose staff and policies promise a certain standard, there is nothing preventing the second (...or third) set of staff from making the same demands on YOU without following up on their predecessors' promises. We first received assurance from management that our seemingly unfinished concrete floors would NOT cost us anything upon move-out when our upstairs neighbors' apartment leaked water through the ceiling into our apartment. At that time, we received a firm guarantee from the super/head of maintenance that we would not be charged for stains on the floors -- in his own words, because they were aware that the floors got marked up very easily. (For example, even water left stains in the kitchen/bathroom due to their being improperly sealed. After we had already moved in, they began covering these concrete floors with wood flooring in vacant apartments.) This went from being a community where you could feel at home, to a quickly-deteriorating dorm. Oftentimes, you will be left waiting at the front office because the employees are not readily available to residents -- either they've left for lunch, are off giving tours, or are otherwise too unconcerned with their professional responsibilities to even call you back when they say they will. As if it had not been insulting enough to be ripped off for the duration of two leases, being over-charged and paying drastically more than our neighbors, by the end of our lease agreement, it is safe to say that they were NOT fulfilling their implied and explicit contractual obligations. When you agree to live in an apartment COMMUNITY, it is the corporation's responsibility to ensure that the quality of living they promise is delivered upon, too. When you look at the state of the community at the time of signing vs. now, it has declined so markedly as to warrant a name-change and total re-branding. (My boyfriend says it should be called "Fallen Station.") As their apartments fall to pieces, and they pile residents and their roommates into apartments like sardines in order to fill vacancies (only to move out after one lease term), the high turnover means they will try to pin as many costs as possible on YOU -- the unlucky resident whom they have no reservations about exploiting, charging, and getting any bit of cash out of to make up for their business shortcomings. There is no accountability, fairness, or justice in the fact that while they fall so short of what they promise, they over-compensate by charging ex-residents at every opportunity possible. by the time your lease is up, there is no guarantee the same staff will even be there to follow through on their sales gimmick. WE ARE SO THANKFUL WE GOT OUT WHEN WE DID. We did not sign our lease with this company or sign on to live in a low-quality community; we signed our lease back when they promised to deliver luxurious apartments and amenities. (Luxury DOES mean "exclusive", particularly in terms of marketing. the newer management co. is not maintaining this same standard of exclusivity. If they even mention the word "luxury," let that be a red flag -- it's a lie. This is about as luxurious as a Ramada inn.) BTW -- I saw more than one cockroach scuttling through the public hallways while living there. It's just not the type of community they advertise, and it seems more prudent to choose a place whose ownership/management won't be so fickle. Signing a lease at an apartment company with mercurial ownership/management is setting you up for exploitation and disappointment. If only we had known. read more

I've been living here for 10 months. When I first moved here, I had to come from another state, so I couldn't see the apartment myself. I contacted the manager, and he kindly took a video of the unit and the amenities and sent it to me. We saw it and made a contract. On the first day of moving in, my friend and I were soooo surprised. The video that the manager sent us before we moved was a completely different unit. I'm still keeping the video. There was no railroad at all in the video, and the shot was automatic. But it was completely different. From the windows and terraces of the room, the railroad tracks with 5 lanes and large roads were visible. I can be sure that our unit is the closest unit to the train road in the apartment building. We went to the office and told them about it, but the contract was over and no action was taken. The train road is five lanes. It's not just a regular train, but a lot of freight trains pass by. Even at night and dawn? Of course. The sound was much louder than I imagined and unbearable. We always keep the windows closed, but it's still hard. I can't get out of the terrace. It's too loud and there's a lot of black dust. The office said they rented it to us because it was just an empty unit. I think that's the easiest way to say that. But we are not children. No one wants to live this unit with only with a wall and a five-lane railway. I hope you don't say you guys didn't know that. I hope you don't say you've never received such a complaint. Please.. it's impossible. As I said before, we are not children. We're moving soon, and I hope this doesn't happen to new tenants. I hope other people don't suffer this kind of damage. read more

Myself and roommates lived here this past year. The facilities are nice, but way over priced, very expensive for what you get. They say you can't hear or feel the train, but it shakes the entire apartment and you can hear even from the opposite side of the complex, which is were we lived. It is difficult to sleep when the train constantly runs all night. There are many plumping issues in the complex, including the AC units which smell when you run them, and also it always smells of sewage throughout the complex. It wasn't just our apartment, but several others in the complex that had these issues. It always seemed like many people were very unhappy and couldn't wait to move out when their lease was up. Also, our apartment was very clean and left in perfect condition, however ourselves and several of our other neighbors never received their security deposit when they moved out, and the new management (Windsor) has been very difficult and challenging to deal with. Also, the old management (Pinnacle) was great to deal with until the end, when they left all the residents hanging high and dry and stopped taking any calls. Also, many cars have been broken into, even in the secured apartment parking lot. read more

My son goes to college at Cal State Fullerton and has lived at Malden Station for the last year. Tim and Santina, in the leasing office, have been nothing short of professional, courteous, polite and timely to deal with over this year period. We had several situations arise during our lease term and they handled all of our needs to a mutually agreeable outcome. The property is first class. The amenities are appropriate for a downtown location. If you're considering moving here you owe it to yourself to take a good hard look at Malden Place. read more

My husband and I have been living at MALDEN station for about 5 months now and it has been, by far, the best home living experience we've had. The management team always make us feel at home by taking the time to be concerned about our needs and simply having a conversation with us about life and business. Despite the fact that my roommate and I are facing financial hardships due to COVID, and despite the fact that we are still paying rent in full, every month, and the fact that the amenities and activities are all on hiatus, we were given a 3% rent increase. I pleaded but finally gave in as I do not want to move. Everyone is doing their part except for Windsor Communities, apparently. We have been great tenants for the past 3 years, and are disappointed that we are paying more for less than we agreed to (amenities) when we first moved in. My roommate also had his car broken into and 3 black belts stolen (don't ask me why he had them in there). read more

Wrote a 5-star review when we first moved in in 2017, which was when we were still under Pinnacle Management. We just renewed our lease for another year with the new management, Windsor, because we still love it just as much as we did when we first moved in. Sure, it was definitely quieter and better kept last year. But we've noticed that many more residents have moved in, and therefore, it would understandably be harder on the staff to maintain the cleanliness. I think it's still well-kept considering the growth in the past year. The leasing office staff are outstanding-- Santina, Timothy, Sidney are all wonderful!! Santina, especially, had willingly helped us with an issue we had with our personal house keys, and we are forever grateful! It's the little gestures that speak volumes. They all do their best to inform all residents of any updates/changes and also are open to suggestions and feedback. We have loved it here so far and have convinced some of our friends to move in! We host many guests in our apartment and have always only heard great feedback from all guests who come over. Keep up the great work, Windsor! read more

Be prepared to live in an unsafe neighborhood and pay $2800+ for a 2 br + 2 ba after utilities. I got bamboozled into leasing here because it is a beautiful new building with friendly management, now I can't wait to get out. When I started living here, my utilities were about $50/mo. Now just the TRASH is $50/mo. I heard Windsor doesn't have record of the paint and carpets that were used when Lennar built this place, but since they want everything consistent, they change everything to their liking and foot you with the move-out cost of: $600+ for carpets, $230 for paint and $150 for cleaning (no matter how much you clean). There are drunken fights that happen right front of Malden Station (https://www.ocregister.com/2017/04/27/man-in-critical-condition-after-fullerton-shooting/), but crime happens within MS walls -- drug deals, car break-ins, and human trafficking (https://losangeles.cbslocal.com/2017/09/09/fullerton-police-arrest-suspect-accused-of-human-trafficking/). Homeless people sneak in to live in the bathrooms near the pool, the stairway, and on the roof. Dogs do their business in the parking garage, inches away from your assigned parking spot and the surrounding area always smells like vomit and feces (human and animal). Despite the community's constant plea to increase security, the Leasing Office says the same thing: "We're working on it." It has been 3 years since opening and there are no cameras at the exits. We had an onsite security guard, but now we only have a patrol car that only comes every 2 - 3 hours. Don't forget that you'll live right by the train tracks which means constant noise and rattling, soot getting on your balcony and car (which degrades the paint), and breathing pollution right from the source. read more

My new Happy Place! Love it here! Just renewed my lease. Professional and friendly staff. Maintance is awesome. The cleaning crew by far the best, always clean and the Gym is spotless. Management hosted a summer resident event in the Summer which was so much fun (catered Lucilles, open bar, raffles*I won a Alexa*, live music, cartoon artist, and more). We missed the Thanksgiving event due to concert or else we'd join. We've joined the Wednesday Yoga class for us residents which is very cool too. Management returned my pet deposit after my puppy passed with compassion and no hesitation. Thanks you MS staff for going above and beyond to meet our needs!
