Lo and behold after we moved out Denali charged us $500 for carpet cleaning on top of everything else from our deposit saying that the carpet needs to be re-cleaned because they said it smelled like pet urine. We do not have any pet and the only slight smell we noticed after the cleaning was the chemical from the carpet cleaning treatment. Also, we accidentally took the garage opener in our car and Denali asked us to mail it to their office. We did and they charged us with garage replacement fob even after asking us to mail it. If you sign the lease and say wonderful things before moving in, they waive the fee. We had such awful service from them that I contacted the owner of the house to get maintenance done for the year that we were there. Then I had to pull teeth to get my refund check. If they weren't getting heat from the interview on TV that was so awful about them, I'm sure I'd still be asking for my money. I can't believe they're still in business. I think the owner has been on probation by the AZ Board of Realtors twice. ( it's public record) Renter beware!

We are talking months from major to minor fixes and yes keep your text messages and emails as proof always. Every issue that arises, you are the " technician" your job is to solve the issue. Not actually rent the property and pay on time. Why does it take weeks to send out a technician to fix anything? Yes, we had scorpions in the beginning when we first moved in we mentioned it and all they said, was " tenant is responsible for pest control. " Terri Young has her days, some days she is nice and pleasant other days she is a bit dismissive. She does try to resolve the issues, but whoever is over the maintenance line is going to frustrate you. Again expect to be the handyman or technician. They ask for you to be the technician/handyman so you can try and figure out the issues of the maintenance request. Versus just sending out a "licensed " technician in the first place. Not sure how this place received 4 star or higher when issues arise and they throw the issues back on the owner either not responsive or taking forever to respond. Only rent from this property management company if you have not found any rental properties at a cheaper price. Nightmare on Stratton Street coming to a neighborhood near you.

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

It was filthy dirty when we moved in -- human and dog hair everywhere, a disgusting couch we had to pay to have professionally cleaned, and it took us two full weeks of deep cleaning just to make it barely tolerable. Every couple of days there was another water leak. The irrigation system constantly leaked, water seeped into the ground, and we were slammed with a $5,000 water bill that the company refused to cover. The backyard was a hazardous mess full of broken glass. The pool was a disaster too -- green water 24/7, unusable and unsafe. When it came time to move out, they kept our deposit, even though the property was left in far better condition than we found it. To make matters worse, the so-called manager, Mario, has a reputation (confirmed by multiple handymen sent to "fix" things) for being the worst in the business. RUN AWAY whenever you see 480 Realty and Property Management -- this company is nothing but a nightmare

It was really nice to be able to use their website and go through property properties and then also use the 3-D option for viewing inside of the property. What was nice is they were really helpful about allowing us to have someone come view the home. Online application is seamless. We got an answer on our application within a day. During the whole process, we mostly dealt with Tara. Tara was amazing and always responded really quickly. All in all, no complaints about the application and getting out keys. We were able to easily pick up our keys and paperwork pertaining to the home when it was convenient for us. The reason for the 4 stars is I do feel like this property management company has a lot of fees. Like the ongoing $49 a month benefits package that no one probably wants. If I understand it correctly I won't be able to use the payment portal if so cancel this $49 per month fee. That seems ridiculous. On top of application fees, non refundable fees and the fee they likely get from the home owner, this seems to be a money grab. Will say for an out of state rental process this was very easy. I appreciated that they also gave us 5 days to do the walk through and documentation regarding rental condition.

The SECOND we moved from onboarding to having an actual property manager, WE have been the ones seeking answers. Getting half-answers with no clear context. We've been charged with bills but were unable to view them on our portal, and On Q didn't tell us what the bills were for until AFTER they already deducted those bills from our tenant's rent. So they made sure they were paid out before we were paid out. Work orders keep coming in, and On Q is quick to ask us when we want to schedule service, but once it's their turn to coordinate and complete the work, we don't get any information. I have to come back and ask them how their work is going. Absolutely ridiculous.
