These area the vehicles parked under my bedrooms and bathroom regularly for hours in Jasmine Circle property. Some of them park for hours. For years, one family parked for the whole weekend. Jasmine Heights have parking Rules and regulations. But surrounding my home, one family parks under my toilet and my bedroom. Only one time. one driver took his vehicle and parked the car in the Street parking, after I asked him repeatedly from my bedroom window. After that one time, I asked LOUDLY. But he walks away after parking either to his home or to the street to go somewhere else, leaving his car under my toilet. I stop drinking water for weeks, so that my kidneys will not create waster water. After a week or so, I drink water. 3 different families live in one building sharing the same wall. Please look at the ingress/egress area for 12 families. I am showing the invasion of my privacy and the destruction of my activities due to only 2 families. I showed one vehicle of a family who parked across my porch in front of the Fire Hydrant, forcing exhaust. The driver in front of the Fire Hydrant and the driver who parked in front of my garage and under my porch, both drivers DID not turn off the engine. So, I am forced to breathe the exhaust forced by my neighbours. I am writing the review using MB, because MB is the Management company for our complex. The former Manager, Adriana, DID not send out follow up letters to the retaliators. Jasmine Heights HOA did not enforce rules and do not enforce rules against those who retaliate against the rules and regulations. As far as I know, the Board of Directors chose 2 Indians and only one Non-Indian to enforce. One of the Directors harassed the Non-Indian till he moved out of the complex, while another Indian during the "same period" was parking in the Fire lane regularly and ran a business inside the Garage. Another Indian also moved out, after Adriana told him about the "rules' and refused his request at the Board meeting. Now, I am the only target for the Board of Directors. I left VM messages, giving the License Plate number to tow it away. IT takes me 8 to 10 attempts to leave one VM, because the connection gets dropped. I am attaching all of these photos for you review, hoping either the families would park somewhere else or the Directors enforce and tow the vehicles away immediately and STOP forcing Poison Exhaust into my lungs, into my home. Parking under my toilet and my bedroom is a regular occurrence, though there are few to many empty visitor stalls inside the complex to park. read more

They are really bad with customer service. I have been the HOA president for 13 years. Their service really deteriorated after Covid. If I need something done it takes multiple requests to get them to do anything. Usually, they just ignore the first request and wait for a second or third request before they consider it worthy of a response. They even post non-working email contacts on their website. Extremely poor customer service and experience overall. I have lived in a complex managed by this company and recently needed their help with insurance claim. Property manager is very rude and extremely difficult to work with. He said things like "I don't have time to waste for this. I have many other things to do." Beyond the worst property management company in the Bay Area. As others have stated, I would not even give them one star. I don't know how they are still in business given their reputation. Our HOA lost thousands of dollars due to their lack of follow through, poor negotiations, mismanagement and miscalculations. They don't even provide a shared drive for minutes, agendas, bids and contracts! Can you believe they still send via email? Yes they are that cheap, apathic and incompetent. Don't even get me started about their work order process or lack of it! I have no idea who runs the company now. Recently, we had the rudest, most arrogant and most incompetent property manager we encountered from them so far (it is saying a lot because all of them were incompetent). When we tried to contact the owner/director more than 5 times about his lack of everything managerial - one response. "We are working on it." That was 6 months ago. I have no idea who or when or why they got hired by my complex. They have destroyed sense of community by imposing rules, fees and crazy restrictions that kills family life. This place is full of pathetic people who don't know how to do their jobs. Adrianna, Tanya, and Stephanie are all truly useless and so is every other staff. They aren't professional, they don't take their job seriously, and are a waste of space. I would give MB a zero star rating if I could. They are so bad that they let our HOA get into a suspended state by not filing the proper annual forms. They don't manage complaints, enforce CC&Rs, miss annual meetings, and more.. Stay away for these people as they will let your HOA get into disarray. read more

MB Management has been the management company for my building since it opened in the 1980s. I have been on the HOA board for many years, and MB Management is fantastic. Mori is a walking encyclopedia on Davis-Stirling, she has personal connections with every construction company and service and repair group in the Bay Area. She comes to our rescue on problems large and small every week. I've met most of the MB team over the years, and not only do they know this business and industry extremely well, they are also just really nice people. read more

Basically it's a joke of an organization and if you have the choice, stay away from them. If you're stuck with them, as I am, it's a nightmare. read more

I have owned my townhouse for 30 plus years. MB took over the management for several years now. They are terrible. They don't return emails or phone calls. You have to follow up multiple times. The complex has declined dramatically in maintenance since they took over. They try to get out of taking care of things that are covered by the association. You will regret bringing them on as your management, I guarantee that. read more

Our HOA finally left MB and now have a great new management company. However, we recently discovered with the help of our new management company that MB neglected to cancel one of our services when we switched providers. Thus, we were double billed for several months and this resulted in a loss of ~$20,000. For a small HOA, this represents more than 30% of our annual budget. After several attempts to communicate with MB, they have not answered any of our correspondences. We are now in the process of hiring a lawyer to recoup our losses, but this will also cost us money. I really cannot think of a worse example of how a management company can screw up. read more

If I could zero stars I would! We moved to another property management company and we still discovering things that MB did that were at minimum horrible practices and at worst not following the law. Our community lost its Non-profit status from the state because MB failed to file our taxes for 4 years! We were not in compliance with rules/regulations for communities. Were told our CC&Rs didn't need a rewrite (they were developers CC&Rs from the mid-1980s). They neglected to keep us up to date with elections laws governing HOAs and ran elections however they saw fit. Customer services was extremely poor at best and no matter how many times our board begged we struggled to get information/updates regarding all actions in our community. They miss managed our budget; borrowing from the reserves for operation expenses without a repayment plan. Didn't bother with reserve studies, all while telling us that we didn't need to increase monthly assessments year after year. Run far away from them! read more

We are living in Cupertino Villas and we have been living there for 10 years+. In the past 3-4 years, our place started having issues and since then we have had to contact Adriana for many different matters. Recently our restroom had water leaking from upstairs. Adriana has been doing a fantastic job by responding us and addressing our concerns promptly, coordinating neighbors and placing work orders efficiently. Even though we have never met her, we can feel there is a caring, responsible and hard working individual out there serving the Cupertino Villas residence. Maybe the Cupertino Villas is just an average condo place in the bay area, but the service we have received from her has always been extraordinary! Even when there are problems/issues here and there with the condo, we are not that worried because we know we are in good hands. Words can not express our appreciation enough. Just let you know that we are really amazed by Adriana's hard work and passion to assist the community. read more

These guys have their act together. Work is performed efficiently and best of all, they keep us informed. The owner is one of the original founders of ECHO and every property manager is extremely knowledgeable and helpful. The financials are always clear and easy to understand and our Board members feel able to make good decisions because they are fully informed. I have lived in the Village Court Condos for 8yrs. MB has very poor response time to their owners and even poorer customer service. They have missed mailing out the HOA dues for October and November by the first of the month and do not even apologize for their lack of efficiency. That caused me to now pay out $660 for back pay to them. They don't care and are not accountable for unprofessionalism. Clearly the owners here need to realize that this is a bad company and need to be reported to the Better Business Bureau. read more

Good Morning all, My name is Lou Contreras and I am an account manager for Petalon Landscape. We recently took over the landscape maintenance at Jasmine Heights HOA. Petalon is still playing "catch up" or picking up where the last landscape company left off. It's only fair to mention that 75% of Jasmine Heights landscape has been trimmed. We will be addressing hot spots as they come up. Please take note that it is not MB's fault that Petalon's onsite gardener did not hit specific shrubs in a timely fashion. All but one of those pictures posted on Picasa are 2 weeks out of date. Only 2 wax leaf privets need to be trimmed. (Possibly done as of 11/30 or will be done 12/01) I checked myself. Someone in this HOA is getting kickbacks on towing. My parents have lived in Jasmine Heights since 2011 and in the past four years the car towing in this complex has gotten out of control. God forbid you have guest after 10pm as you're guest will have their car towed. I'm looking into legal investigation on the possibility of kickback. Given lowering housing costs I suggest anyone looking for a condo consider a full home or a complex managed by some other company. Additionally I agree the team is "sick" every time you call so it can take weeks to get closure on a compliant. Take your money and your family somewhere else! read more

There is something beyond seriously wrong with this company. The HOA of the complex my sister lives in, has this company managing things and I do not understand how they haven't had the pants sued off of them. Various work orders have been submitted over a 2 year period to repair items within the control of the HOA in common areas, and not a damned thing has been done. Not even a response. There are so many instances of vandalism and burglary in the complex it is ridiculous that the security patrol only patrols at certain hours after sundown and they've told us that it is at the request of the complex management. The pool is never "ready" when it is supposed to be. Out of the summer months residents get about 1 months use out of the June - Sept summer season because the pool is "closed" for phantom cleaning or phantom repair. The gym room is a joke - the machines are so old they're falling apart and the place has been vandalized a few times too. Nothing is every really "managed," except for the ridiculously high monthly HOA fees being collected. Absolute ridiculousness. read more

I lived in a townhome community managed by MB Homeowners Management before and it was a nightmare. Adriana was the manager and her book keeping skill was horrible. I got charged late payment fees for bills that were paid on time. Spent a lot of time going back and forth to get that cleared, and yes, they were at fault. Also, the community went for months without landscaping maintenance. Spider webs were everywhere. It was very disgusting. I had to take pictures and posted them on the web for them to fix the problem. Getting them to do work was like pulling teeth. I'd give them zero star. No, I do not recommend this company. read more

The worst. I've lived in my condo for 15 years. Adriana DaSilva has been the CFM manager for our property for at least five years. She doesn't respond to email -- sometimes you have to follow up four or five times to get a response. She's consistently late to board meetings ("traffic"--as if that's a big surprise in the Bay Area). She shows up totally disorganized with papers falling everywhere. One time I called the office and her assistant said "she just stepped out," and I could hear her talking in the background! She is not a representative of the homeowners even though we essentially pay her salary. Very disappointed in the level of customer service and total lack of manners. read more

The HOA fee is higher for us than most and we don't even have a pool or community rooms like most others. The fee goes directly into their bank, supposedly for the shoddy bookkeeping, and ... not sure what else they do. I have a large client with Adriana of MB Homeowners, and have received immediate and thorough responses from everyone with whom I've had the pleasure to speak in MB's office. Adriana in particular is pleasant, knowledgeable, takes time out of her busy schedule to meet, review and understand whatever needs discussing. She knows her business. HOAs are a tough business, and Boards of Directors are the toughest client there is. Hats off to the volunteers who choose to serve without pay on their own time, in their mutual goal to protect their HOA. Sadly however, almost none of them are trained to do so, making it an unusually difficult job. Unfortunately because of this they also do not understand the complexities and logistics of getting their HOA taken care of by well qualified vendors. On top of that, CC&Rs (their governing documents) are usually vague, monetary resources are often limited and it's up to the Board of Directors (not the managers) to make critical and difficult decisions on a regular basis within these restraints. They are saddled with the responsibility of obtaining expertise from outside sources in all areas. Fortunately MB has the network and knowledge to provide these resources. It's not always pleasant, and can be very time consuming for all involved. Any manager who can take that on and keep smiling, do a great job and continue to be proactive is a rare and precious find. Inefficient, irresponsible and rude! By far the worst property management I have ever dealt with! I have been living in an apartment managed by MB for 6 months now. They started a deck repair project that was supposed to last a week but dragged on for 3 months now. I kid you not, they still need another two more months, last time I checked. And our water heater stopped working one weekend. And for two days, they just kept saying that another 2 more hours before it would be back up, but it never did. On top of all these, the manager Adriana has a serious attitude problem. She gets really annoyed that whenever a resident complains that they are not doing their job. Maybe if you could channel that energy into actually doing your job and be more efficient, residents will stop complaining! Strongly advise against MB! read more

I am the president of a townhouse complex in the south bay and I need to tell you to stay away from this company. They don't come through on any of the items in the property management agreement. Their property managers leave without notice (happened to us twice) so this is an indication this company cannot manage itself. After our board raised concerns over many items not being taken care of, MB dropped us as a customer and gave us a 30 day notice. This is horrendous and outrageous behavior by a management company.
