I just moved out after eight years at the same address and Gustavo has proven time and time again his dedication to the care and maintenance of the building, as well as his relentless commitment to quickly assist everyone with any issue or concern, and ensure all of his tenants' safety, well-being, happiness and confort. His professionalism is unmatched, his kindness exemplary. I have been a renter all of my life, and Gustavo is by far the best, most hard working Onsite Property Manager I have met. I also warmly recommend Cal Bay Property Management to any prospective tenants, my experience with them has been uneventful and easy ; they are diligent, fair, and reliable. Lastly, I would like to wish Gustavo and his family all the success they deserve and I hope this modest review will contribute to further it.

It's ridiculous that one could pay $5800 a month to live in a home In the Bay Area and not have hot water as many times as we did (at minimum a week of days) and we were in no way compensated. The first time it happened the tech they called said we need a new hot water tank. The owner did not want to replace so they only fixed. A couple months later, same thing. They fixed...24 hours later it broke again. It took them two days after that to come out and replace part of the broken part, but not the entire part...so here we are again Tech out yesterday. No hot showers on a Monday. Now it's Tuesday and I tried to take a hot shower at 5:30 am. Nope. Intempus doesn't care about slumlords and they manager property as if they are a slumlord.

NOTE : He doesn't actually have to be present, the summons can be left with the receptionist. Filing a small claims case currently costs around $55 and a server is around $100, so of course you are out of pocket, but the process will get results

    DO NOT RENT FROM THIS COMPANY! Where do I begin.... I lived in the unit for 2 years…read more.. 1. The day I was supposed to get the keys Brian was going to meet us a tthe unit at 2pm... he's not answering the phone, emails, nothing. Come 4pm hes STILL not answering the phone. At this point im thinking I just gave this guy a $700 deposit, copy of my ID, social security card, check stubs and now he's not going to give me the keys? Did he leave town? Not to mention I had all of my stuff in a truck waiting to move in... At 5pm my husband was so upset he drove down to his office in Los Gatos (after calling his answering service located in a different state they gave us his local address) and confronted Brian. He had nothing to say... NO REASON WHY HE WASNT ANSWERING OUR CALLS! We should have taken this as a sign and NOT moved in... 2. HE NEVER DID A WALK THROUGH! Stove didnt work (it took them over a year to fix the stove) Since it was dark by the time we moved in we had to find the breaker for the lights- NO HELP FROM THE LAND LORD! Anytime we had a problem we could NEVER get ahold of anyone. One time we were out of power for almost 2 days! The city of Santa Clara came out to look at our breaker and they said it was the property owners responsibility... after Brian sent the GARDENER out to look at the problem (which solved nothing) we were still with out power... its now 430pm on a Friday.. Luckily the Santa Clara power technician came back out (after he got off work!) and fixed it for us... he told us he felt that bad for us! 3. Our heater didnt work for the first year... Isnt it the law to provide a working heater?? Another women moved in to the unit behind us and her heater didnt work either she was told by Brian "Use this portable wall heater." She suied and won... not surprised. To sum things up this was the worst rental experience. I can not believe they call themselves a "business." Most unprofessional group of people. I hope this will help you make a desision on whether or not you rent from them. I caution you to look for alternative options because I would have rather lived ANYWHERE else than rent from this company.
