    I decided to replace a faucet in an upstairs bathroom and got stuck with an open pipe because I could not remove a compression ring from the hot water pipe to replace the bad water shut off/feed valve under the sink. This is a copper wedding ring looking part which a nut behind it crushes onto the pipe. The compression ring requires a special tool to pull it off the pipe. Having a completely open pipe I had to shut water off to the entire house to prevent flooding. I called Michael and Sons and agreed to the emergency service fee to come out on a Sunday afternoon. When the tech arrived, I took him up to where the problem was and showed it to him and explained the problem. I asked him for an estimate on replacing the hot water feed valve I was stuck on and since he was there how much to just finish the install which was fastening the sink basin back to the counter, installing the feed valve, installing the new faucet and drain into the basin and connecting the "P" trap to the drain and the water feed lines to the new faucet. I had all the parts except the adhesive to secure the basin. The tech went to his van and returned to tell me 1600$. I asked him why so much? He could not answer, he just showed me a tablet with all the parts including replacing the "p" trap which I did not need. He told me he just put what work needed to be done into the system and that was the price. I asked him if it would be cheaper if they provided the parts instead of using my stuff and he chuckled and said, "uh no". I declined to do the work and asked him to revise the estimate to ONLY replace the feed valve I was stuck on. He balked at this and said he had to go back to his van and to re-write the estimate. He returned and announced that the new estimate to only replace the feed valve was 1600$. Now, professionally I have been an estimator for 30 years in a different industry. I asked him why is the estimate 1600$ How many hours or labor units are you quoting this for? "What is the labor rate?" "How are you coming up with this number?" He could not answer, just kept referring to the tablet. I asked him to provide me with a written estimate I could review, and he said he could not. I advised that he needs to be able to explain his estimate. Why quote the same price for a fraction of the work? I told him to leave, and I would not have them do any work. He asked me to sign to pay for the emergency service charge which was approximately 169$. I did. I agreed to that before they came out... so it is what it is. I flushed toilets for the rest of the day with 5-gallon buckets filled by the neighbor's garden hose. The next morning, I called another plumber who came out and replaced the valves on BOTH hot and cold-water lines with better valves than I had from the hardware store. He gave me helpful advice for finishing the installation. I was able to complete the job from there. The other plumber was there for about an hour and charged me only about 250$ for parts AND labor. Michael and sons were gouging a distressed customer. I am writing a BBB complaint for the first time in my life.

    AVOID Michael & Sons (M&S) After more than 20 years as a loyal customer, this has been one of the most mentally and financially stressful experiences. M&S performed defective work, failed county inspection, and did nothing to rectify their faulty, malfunctioning work. In July 2025, a leak in my basement ceiling led their restoration team to open the drywall and discover a drain pipe installed with the slope inverted--meaning water literally had to flow upward to drain. Their own technicians confirmed it was installed incorrectly. When I reviewed my records, I found that Michael & Son installed this plumbing during my prior basement remodel. I also located the Fairfax County inspection report rejecting the work at the time and requiring the drain lines be reworked due to improper slope. (but clearly M&S didn't). Because this defect was never corrected, our basement suffered water damage and mold contamination. Despite providing the contract, inspection report, and documentation, the company has refused to take responsibility. After months of unanswered emails, shifting explanations, and no resolution, I've had to take legal action; a huge expense on top of what I've already paid M&S. Extremely disappointing from a company that markets itself as family oriented and quality workmanship.

    UPDATE reached out to the company representative who commented on my Yelp review and he didn't do anything but waste my time. Ignored my request for a refund on an estimate they were supposed to refund after I hired them to do the work. Then after telling me they couldn't reimburse for repairs someone else made on their work, said he wanted to see more info from my contractor. Sure dude let me waste more of my time and that of a company that had to fix your inferior work.

    Water heater number three

    Without hot water(again) so I called and made an appointment. The tech responded right on time and quickly diagnosed the on going problem as the wrong type of water heater was installed by M and S less than a year ago (natural gas instead of propane). He called and got another tech scheduled for the following day. Tech showed up right on time and replaced the water heater with a brand new one. I asked if it was propane and he said yes. Fast forward a couple of days and no hot water again. Tech showed up and restarted the pilot and asked if I had propane or natural gas. Propane. Guess what. Another natural gas heater was installed again. Water heater number three was finally the correct propane model! M and S offered a discount on future service. Don't think I'll be using it.

    We recently discovered a small leak from a drain pipe in our basement. The PVC was in a…read morehard-to-reach location, so our service technician, Donnie, removed a notable amount of spray-foam to get a better view. Donnie made a phone call and soon four more Brownlee team members were on-site with an expanded selection of equipment. They quickly tracked the issue to a vertical pipe behind a main-floor wall. Apparently, a long-ago installed patch had given way. The crew replaced a 27" section of PVC to fix the leak. I'm optimistic that the root cause was identified and resolved. The service was performed today so we will continue to monitor the main floor vertical pipe and basement location where the leak initially revealed itself. With this issue behind us, I asked the team to perform an integrity check on our old clay sewer line. They added the camera service on free-of-charge and verified that, while old, the sewer pipe appears to be in reasonably good shape. The price was reasonable and the team was respectful to our home. They took the time to explain the problem and solution. We will gladly use Brownlee Plumbing again.

Since she's a member of Angie's List, she volunteered to look me up a few reliable plumbers in the area. The first name she gave me was Mr. Jackson from Reliable Home Improvements. I called him on a Monday and spoke to him about possible resolutions to my plumbing issue. We decided that Thursday morning between 9-9:30am would be the perfect time for him to stop by and inspect my issue. I remember that I specifically asked him if I needed to call him back to confirm my appointment with him later that day. He said, "no, I have you on my calendar, but if their is a problem, I will call you back." I thanked him and told him I'll see him Thursday. Well, Thursday rolls around and I didn't hear from, nor did I see Mr. Jackson. Extremely unprofessional! I worked from home that day, so thank God I didn't have to take off, but it was still an inconvenience. Why on earth is it so hard to find honest, competent and reliable plumbers? This is a give and take situation. I pay for a service, you fix the problem...plain and simple. I wasn't asking to fix the problem for free, I was a paying customer! Moreover, if he wasn't available, a simple call to reschedule would've been the proper thing to do. Two weeks to the day and I still haven't heard back from this company. Horrible customer service! Take it from me and don't even bother contacting this company. My sister suggested that I call him back, but I refused because it's plenty of plumbers in the area that are willing and able to assist me. I found one too, he fixed my issue lickety split and was very professional! One and DONE!

First…read moretime I used him he was correcting a major plumbing error in my kitchen by the company that installed a new sink as part of a remodel. The sink was too deep and the plumbing didn't line up. It was not an easy job. He figured a solution that did not involve replacing the brand new sink. A less experienced plumber or a chain would have given up. HVAC service has been honest (I have a 20+ year old system!). He does not replace the filters, you have to do that yourself but his prices are good. The reason I'm writing this review is because he came out on a Saturday early evening and fixed my AC and charged just a regular service call fee! Unheard of! I'm grateful. I hadn't used Bob in over a year. I had gotten a home warranty and went with their servicers in late winter when they had a special. That tech noted I needed freon. Next time I turned on the AC it didn't work. After 5 years no problems with the system (old as the hills) suddenly it needed 3 pounds of freon. I'm skeptical of this other tech. Never any problems when Bob was taking care of it. Learned my lesson! Bob can he hard to nail down a specific time or window when he comes but if you can be flexible he is worth it to find someone honest, highly skilled and will go the extra mile for you.
