Our HOA has been using Optimum for as long as I have lived in this community (27 years). They have always been there when needed and very responsive to any issues brought to them. Right now, we are going through a major project through out the community, that will take close to a year to complete. Our property manager is ALWAYS available to answer any questions regarding the progress and to deal with different situations as the project progresses. Nicole and Makayla have been a great team as we work through different scenarios. I am not sure how we would get through this without their help and taking initiative when necessary. I could not imagine going through all of this without Optimum having great managers to make the process less "painful". If your air conditioning breaks down in one of the units they control and it has to be replaced count on at least two weeks before they can approve you to fix your unit. Living in Rancho Santa Margarita where it gets above 90 on a regular basis this is completely unacceptable. I'm not talking about putting in a new unit im talking about replacing an old unit. We had some issues with our pool card not letting us into our community pool. I left Jackiee and voicemail around 3PM on Wednesday and she got back to me before 10AM on Thursday (she mentioned she was OOO on Weds) with a solution! She quickly emailed me the necessary forms and stayed on the line to ensure I got the email. Once the forms were returned she was able to activate the pool card almost immediately. Optimum has managed my condo at Vineyards for a long time. I never had an issue until Saturday when I noticed drips of water coming from the ceiling after the rains. I assumed I might have a roof leak and emailed Optimum on Saturday not expecting an answer until Monday. I got a response within 10 minutes that they are working on it. They schedule a roof inspection, remediation and sprinkler inspection immediately. It turned out to be a sprinkler leak and they resolved it immediately. Keving Soto and Stacy Brock were great help with their follow up to make sure I was taken care of. Very pleased with Optimum. read more

We had some water damage in our home that HOA insurance was responsible for. I live in a house with three toddlers and husband going through chemo. Our HOA rep Morgen was aware of this. Yet she was impossible to work with, her lack of communication was terrible. Her supervisor Gabe has stepped in and has been just as terrible! HOA insurance has sent HOA funds for the repairs but they have NOT paid our contractors who are now threatening to put a lien on our house! How is this even possible?! Makayla has been a great community manager at our condo. She's very professional and personable. When I moved here there were some minor exterior damage to the stucco. I reported it to Makayla and it was fixed within 2 weeks. She's prompt and persistent in solving any issues within the community. I can tell she truly cares about the comfort of the community members. She is currently working on resolving some pest issues we have been having outside. I like that she's solution/action oriented. As the old system wasn't working, now she's in the process of creating a new method to solve the issue. She always gives updates on what's going on and will call you to clear up any issues. I was having my flooring redone and when we removed the base molding there was evidence of termites. I was unable to continue with the flooring install until we determined active infestation. I contacted Optimum and had the pleasure of speaking with Sheila. She understood my dilemma and that I would be leaving town the following week. She reached out to their pest control subcontractor and was able to get them out within a few hours. They further approved the work order to proceed with treatment and my problem was solved by 3pm and I was able to move forward with the flooring. This is the worst "management" company. Unfortunately Yorba Linda Villages uses this company. Our HOA went up to 562 (20% increase even though the CC&Rs say 10% max increase). And they haven't kept up with anything. Now that they haven't kept up with anything even though they're getting over 160k a month from us they are demanding 65k from all owners because a special assessment. These people are trying to screw everyone over to make all homeowners homeless. The president from the HOA Nicole just bought a 4.4 million dollar house. I have had the misfortunate of dealing with this property management company on a few occasions. Most recent issue is raw sewage flooding the common area as a result of vandalism by kids (dropping rocks into a sewage pipe). The result, inability for a few units to use water for extended periods (6 hours) at a time. Additionally, and more egregious is the inability to flush toilet paper down the toilet. During this system blockage residents must bag toilet paper in their homes as if we are living in some third world country. The HOA has had a feeble and slow response. At 48 hours of them being notified we are still waiting for contractors to schedule visits to work up quotes/bids for their review. At this pace it may very well be a week or more of bagging toilet paper and low water usage. Would you want to have a property management company with no sense of urgency when you're bagging toilet paper covered in human feces? Another previous but ongoing issue is the community pool. The pool was shut down down the height of the pandemic as local government mandated that. Completely understandable since transmission of Covid-19 was unknown at that time. Problem is several months later they still refused to re-open the pool. This is of course after the all clear was given by the city of Laguna Niguel, the County of Orange, State of California and the CDC. When I confronted I began receiving a variety of excuses, first that I was simply wrong with my documents from the various levels of government. So I went back and triple checked, sure enough pools open everywhere else and safely. Next excuse, the YMCA pool is closed so we need to close ours. Ahh, last time I checked the YMCA isn't a governing body or anything other then themselves. Finally the truth came out after repeated contacts and requests for written response. Turns out the property management and HOA board simply was afraid to be liable for opening the pool. Too terrified to adhere to the contract they hold with property owners which is provide and maintain the pool among other things. Keep in mind we still need to pay them for the amenities they decide they don't want to provide anymore. Fast forward several months, the pool finally reopens but with hours severely reduced that it prevents most folks from using it (10am-6pm). Can't get a straight answer from property management or HOA board, overall a bad combination of leadership or property management and maintenance. Other issues remain on the property but I have insufficient time to go on. Unprofessional company who don't return calls or messages and have no sense of urgency. read more

Now with Optimum, a Professional Management Co It is a totally different experience. In particular it is their quick communication and willingness to problem solve. This property management company is no better than another here in southern CA. They are not easy to talk to and I will never live in an HOA community again. They are relatively non-responsive. The receptionist has an "I don't really care" attitude. I've had pneumonia. This has turned my world rather upside down. The (I'm guessing) young and unseasoned receptionist just knows how to give standard replies. Since I didn't have the energy to pursue a conversation, I said "fine" and hung up. It is now three days later and I'm concerned. I know for a fact this girl didn't pass any message on. I'm pretty sure she doesn't care about her job or about anyone who calls. We as homeowners are forced to pay money every month, whether we use the amenities or not. It's a lot. Maybe not as much as in other neighborhoods, but it's a big hit. For what we pay one would think the common grounds would be better kept. And there would be an open line of communication vs. threatening letters. This PM company took over for another. It is no better. The bad part is that that also do not take responsibility for anything the last PM company did. Like putting a branch through one of my windows (their landscapers). They just say I should go through my insurance. That's not covered. The landscapers and HOA are responsible. But they say that was the last company. So, yeah, no HOA that communicates so poorly and cares so little gets a lot of stars here. read more

If I could give this management company ZERO stars I would. They have been beyond manipulative. Because of our current board is facing a Recall they decided to end their contract with us only because they knew once a new board was voted in, they would get fired themselves. They will have a pending lawsuit against them soon and I would highly suggest any and all HOA's to look into the reasonings behind those negative impacts against them. read more

They lack professionalism and any need to communicate with homeowners! They do not respond to emails/messages and have no sense of urgency! In our experience, Josephine Perez and Jennifer White have been beyond unprofessional and disrespectful! Repairs keep getting deferred to the point that there is now a safety violation and a "notice to correct" from the city! We have had to wait for years to get our building stabilized and as a result our home sustained more cracks and more damages due to the ongoing settlement. They finally started the stabilization work to our building and yet our own property manager interfered by trying to remove repairs from the city/engineered approved plans. We had to hire our own inspectors and engineers to get involved to enforce the city approved plans! We had to request an ADR because we have lost so much money and have had to wait for years for repairs. They also have ignored our requests to provide documents such as Minutes and financials! Homeowners need to understand that there are fiduciary duties owed by the HOA to its members and the Board members have a fiduciary duty to act with the utmost good faith and reasonable care for the benefit of the association and its members ...so choose your board and HOA wisely! read more

After living in my condo for almost 17 years, I can say that Optimum was completely one sided to themselves and not concerned with the good of the residents! They just don't give a crap about anything! I complained for 5 YEARS that there was something wrong with my building. My ceilings & walls were cracking AND when my kitchen floor started to BUCKLE, I was going through chemo for breast cancer and had developed neuropathy in my feet. The property mgr at the time didn't think there was anything wrong so it took me, sending an email saying that since I didn't have feeling in my feet sometimes, I might step on one of the broken kitchen tiles, cut my foot, get an infection then sue the HOA, that I received an email back saying they would be scheduling someone to take a look! Well, it turned out that the building was SINKING! For 5 years I sent emails about this! How asinine that it took SO long for someone to finally do something about it! In order for the building to be stabilized, those of us on the ground floor had to move out AND move everything into storage. When we found out they were going to have to go through our floors with these big machines to stabilize the bldg, we had our bamboo floors taken out before because they would have been completely destroyed. I had to argue with the HOA and Board that we should be reimbursed for the wood floor, as well as for the shower tile that they broke. They agreed then reneged on replacing all of the tile in the shower & would only do the floor and the wood floor. Being that the tile we had used was discontinued, we ended up with a floor that didn't match thanks to them! We also ended up having to be out of our unit for 6 months, which was longer than they had told us, with no monetary help from the the Board. The whole thing was extremely stressful: having to pay the mortgage and also pay rent for temporary living arrangements; paying for a storage Unit; twice the utilities, PLUS I was going through cancer treatment and not working. No empathy from anyone at Optimum. They just didn't care! There seems to be a lot of wasted time on policing and sending out warnings for STUPID things but not taking care of things that really SHOULD be taken care of!! I received a warning letter for having left a rug hanging over our fence. We just forgot about it and then all of a sudden, a letter appeared, yet, they never did anything about the jackass that lived across the street, who obviously was NOT following the CC&R' s by constantly working on cars in his open garage (he just worked on them) but then took up at least 2-3 guest spots in an already crowded parking lot; kept his garage door open into the later evening with music on and so many other things that it was mind blowing, yet I got a letter about a rug?!? Something else that really bothered me is that a current board member named Cindy, actually goes around to residents and has the audacity to tell them that SHE is the property manager. Now, I never encountered this in person but trust me when I tell you that when there are neighbors out at the pool, there is a lot of chatting going on and I heard this from several people! What kind of person does this kind of thing?!? There is a guy who lives in one of the buildings who has flooded my friend who lives below him, at least 4 times! My friend has had to have her kitchen and/or bathroom torn apart 4 TIMES and has had to pay the expenses herself, with the exception of a small amount from the HOA. The guy seems to be on drugs; crashes his car, randomly; has hookers over who have been heard screaming and for help; is up all night making noise; has had the police Called on him MANY times and purposefully causes the floods but yet nothing has been done about him. A neighbor In that building has had to get a restraining order against him...how is this safe for the residents? What has to happened before something can be done? Is he going to have to cause a fire, flood the whole building or something very extreme in order for the HOA to get him out?? I am concerned about the safety of my friend and others around him! Last, the current property manager, Jeff, is simply quite useless! He is the worst property manager that we had in all of the years I lived there! He is uncaring; does not respond to messages or emails; does not follow up on the RARE instance that he might respond to an email and frankly, doesn't seem to give a shit about what goes on! If he hates his job that much, he should find a new one where he doesn't deal with people because he's just not good at it. Other reviews also complain about several other managers so why are they ALL in that position? I would highly suggest that if you are reading this and you have to choose a management company for your community, don't choose this one or if you are considering living in a community that they manage, RUN! Optimum Property Management is the management company hired by the HOA. They were originally put in place by the developer so after the board was turned over to the homeowners we had the choice to reach out to other companies. After two years of interacting with Optimum the board have been happy with the service we have received. They have been responsive to our needs and balance requests with the assigned budget in mind. Makayla and Nicole have been great to work with and follow up quickly. As in most companies getting the right personnel in place and it clearly shows on our project. Professional, responsive with good communication would be the words that come to mind in describing our community managers at Optimum. read more

I wish 0 stars was an option. Optimum has managed our condo complex for several years in Irvine. In that time, we now have 3 lawsuits against our HOA. Our condo complex has spent about $100,000 each year on legal fees for the last several years due to this ongoing and costly litigation. The primary court case has dragged on for years without getting resolved to the tune of hundreds of thousands of dollars. The property manager assigned to our condo complex was very unprofessional even though she is in a director level position with this company. She "guided" our HOA into these lawsuits under her direction for petty reasons such as parking issues. I cannot say enough bad things about this property management company. Please look elsewhere for a competent and ethical property management company unless you want to waste your hard earned money on legal fees. read more
