I wish 0 stars was an option. Optimum has managed our condo complex for several years in Irvine. In that time, we now have 3 lawsuits against our HOA. Our condo complex has spent about $100,000 each year on legal fees for the last several years due to this ongoing and costly litigation. The primary court case has dragged on for years without getting resolved to the tune of hundreds of thousands of dollars. The property manager assigned to our condo complex was very unprofessional even though she is in a director level position with this company. She "guided" our HOA into these lawsuits under her direction for petty reasons such as parking issues. I cannot say enough bad things about this property management company. Please look elsewhere for a competent and ethical property management company unless you want to waste your hard earned money on legal fees. read more

If you are looking for a company that cares about people don't think this is your solution. When asked why didn't you call if I have been paying my bills for years and years on time - response was "there are too many people to care about you not paying your bill." Super happy that I get to pay the late fees and be told that yes we changed our address and too bad your.mail always gets screwed up at the community - "call the post office". They also declined to waive the late fee even though my bank had proof that I mailed them the amount due on time. read more

Update: Revising to 3 stars because my issues were resolved in a timely manner after I was able to get the attention of a VP and what not. I definitely appreciate the quick response and that we resolved the main issues at hand, but am only adding on 2 stars because it still took over a month of me constantly trying to get help to get to this point, our family being inconvenienced, and the fact that I had to type an 8 page log of incidents and reach out to other contacts to get Jeff's attention. Still, thank you Jeff for handling the rest in a professional manner and thank you to the staff for helping swiftly and professionally. ------------------- My complaint revolves mainly around Jeff W. He is the property manager of my neighborhood. We were suddenly hit with new parking rules to have to pay for a permit to have our cars here (when we already have a high HOA). But I was not allowed more than one permit, and I requested to have a 2nd permit allowed as we have 3 cars. He said he would need permission and to send in the application, forms, and payment anyways, and so I did. Afterwards, I followed up multiple times, called, left voicemails, emailed multiple times, but he was very slow at responding (if he even responded). I made sure to CC Patrol One, the parking security company as well to keep them in the loop to ensure they do not tow my car. Jeff proceeded to continue ignoring me until I left another voicemail - except he responded via email instead of calling back. He claimed he needed another thing from me, so I sent it and requested that he let me know the status update of if I can have the permit or not. No response. Next thing I know, my car is towed with NO WARNING - no email, call, notice or anything. I would not have known it had been towed if I didn't check out of paranoia. And so I just paid $445 to get my car out from being there 1.5 days. Ridiculous. This is something that I have been trying to get resolved FOR OVER A MONTH! I even had my car at a friend's for 2 weeks while trying to get this resolved and thought it would have been before I brought my car back, but nope. What makes things worse is that when I told him about how HOA is so high but we have broken mirrors in our community gym for months and when I asked how does this make sense, he proceeds to say "well somebody walked off with the weights. That's the kind of community you live in." Excuse me? How is this the "customer service" that you so claim to provide on your LinkedIn? Get rid of that if you're going to act in such a rude behavior and not address issues while causing problems for residents. I will be parking my car in a friend's neighborhood again and requesting a ride back home since I don't want my car towed again, but hoping that Jeff responds. I have strings of emails and call logs as proof. I want my money reimbursed and will be attempting to reach out to Jeff or anybody at Optimum again. read more

My HOA recently changed management companies after decades of having a horrible one and I am SO happy they did! I contacted Optimum with questions regarding RV storage that's available to us and to obtain a spot, and to be honest I was a little nervous after having to deal with the previous company. From my first interaction via email with Nicole Kardos, who I've learned is our community assistant, I could tell how different Optimum was. Nicole was positive and very responsive and answered all my questions quickly. For my particular situation, I had to make a trip down to the management office to pick up a key and their friendly receptionist was there to greet me. She was so sweet and even tried to help keep my 2 year old distracted so that I could complete some paperwork. I am very happy with the service I've received so far. Nicole was thorough and provided me with all of the information I needed to secure a spot in the RV storage area and it was painless. read more

I am a former president of an HOA that went through 2 management companies, switching to Optimum to follow our knowledgeable and personable manager Kevin Gatewood. We were also unhappy with the constant turnover at our prior company, among other issues. Now I am no longer on the HOA but both my properties continue to be managed by Optimum. I will say that in both cases, the staff are responsive to email, friendly as well as professional. When dealing with management companies, it matters to me that I feel comfortable reaching out for questions and concerns, and that I know that I will be responded to. Also, it seems the staff are pretty stable, not changing companies every few months. So, you can get comfortable with your management team. Overall, I would recommend. read more

Our Home Owners Association in Orange County, Tustin has been with Optimum Property Management for 10+ years. Over the years This HOA management company has acquired new clients/communities and in my opinion their service to the homeowner and community has much declined. They never seem to have enough Revenue from HOA Dues. During regular association meetings Your assigned property manager will consistently bring up recommendations to the HOA Board about raising homeowners monthly dues. Although this is just my opinion it definitely feels as though they are the big winners and homeowners are the ones just paying every month. I personally live in Travilla a community in Tustin, Irvine. If you happen to be in the area I recommend you drive down our streets and see The pavement and how chewed up it is and how it hasn't been redone in many many years I also want you to look at the curbs that are chipping red paint everywhere. Look at the signs they're all faded, The markings on the street are so faded you can't even read them, notice the graffiti on the wall when you enter, it still hasn't been painted over after several requests by homeowners. Look at the landscaping take a real close look at it more or less many areas the landscapers don't even touch. Now it's easy for one to say that it's not optimums fault, yet every homeowner brings these issues up every meeting and nothing ever seems to get done . Optimum Property Management occupies a multi million dollar orange county/Irvine office building and when you walk in you'll walk through big thick 1 inch glass beautiful doors and the custom pens, pads, T-shirts, cups, water bottles and everything else you can put your logo on marketing material will be staring you in the face. One call to Optimum Property Management in Irvine and you'd think you called a 3 letter government agency. As other reviews have stated, upper management has little to zero integrity. With the exception of few, nearly all property managers we have worked with have been rude and given off the impression they're superior to you, they're in a hurry and therefore you as a homeowner matter little. Property Managers at Optimum in Irvine are often late to regular HOA meetings and routinely hurry the meeting along in an en effort to avoid (in my opinion) answering homeowners questions. When you call Optimum, Phone Calls are not consistently returned to the homeowner. Community issues are addressed begrudgingly and many times never completed to resolution. The lack of decorum and resolve are evident from management on down. IF YOU ARE LOOKING FOR A PROPERTY MANAGEMENT COMPANY, KEEP LOOKING! OPTIMUM IS NOT WHAT YOU WANT. Below I posted e-mail number 20 trying to figure out an issue. My patience is gone. I received a violation letter saying my tenants were letting their dog off leash and in the courts. I responded immediately to Optimum, and contacted my tenants the same day. After that, I received a letter for a hearing for not complying. I asked many times, in many nice ways, to check if whatever incidents they have on file are before or after I responded to the violation letter. In another side story, my tenants are being harassed by the next door neighbor. I have texts of how he talks about them and I have a letter- not signed by him- that is pretty rude. I was told that is not definite proof, and I agreed. We need more proof to fairly accuse someone. But yet, I'm being brought to a non compliance hearing with gossip. I'm so done with Optimum. Here is my last email: "So, let me see if I'm understanding this... You don't have proof that there has been an incident AFTER I replied to the violation letter. You spoke to the mailman after the violation but he didn't specifically said it happened AFTER my response to the violation letter. You are going by verbal or written complaints,  but when I sent a complaint for harassment of my tenants I was told I need absolute proof. But you don't have proof for this hearing. So you're AGAIN treating me diffently than other neighbors.  You expect me to leave work early to chat about something that you have no proof about. I don't attend official hearings to chat. Is this an official business or not? And if yes, send me the proof you have to dare to take my time. If not, STOP WASTING MY TIME." Yelp needs a "minus ten" star rating. I have the whole thread of emails if any HOA board is interested in seeing how things are done with Optimum. I also have a binder papers from when I just bought my property I was called to a hearing for my dog being involved in a fight and for being off the leash. My dog was at home and the dog in question was in the pound and i provided proof of it. and still they wanted me to attend the hearing. Rainy season is here. And, so is a leak in my kitchen ceiling. Within minutes of reporting the issue to Optimum, I received a phone call from Jackiee to discuss the matter and how the team at Optimum could best help the situation. Jackiee helped coordinate two vendors to come for an inspection - a roof tech and a drying tech - to prevent further damage from occurring while the proposal was being made and reviewed. Though there may be a bit of a long road ahead in fixing this issue, I'm very pleased with the interactions I've had with Jackiee and the team and feel confident that the matter will resolve in a timely and effective fashion. Our community switched to Optimum over a year ago. Too bad our board did not do their due diligent research as Adrian Fonseca ignores his emails and does not return phone calls. He may have over 15 years of experience in the HOA world, but has poor customer service skills. Unfortunately, he is dealing with power hungry board members and I can assure you he does not know how to work with that (serious butt kissing). I live in a condo community managed by Optimum. First, they are a hundred times better than our last property managers, and most the negative reviews show that people don't really know how their HOAs and property mgmt companies work together - the people snooping with cameras are your neighbors - probably board members, the property mgmt company just sends out the notices. So, that being said, since they are such a thankful improvement over our last company I gave them 4 stars, but if I was reviewing them on their own merits it'd probably be three stars because they just aren't that friendly. They operate just as you'd expect a large bureaucracy to operate -- mostly efficient, but impersonal and disinterested. And my personal complaint: they take way too long to process HOA pymts: as long as 13 days, when it can't take more than two to three days for the checks to reach them. read more

A phone hearing w the boa board and optimum and i was told i would receive a response about my questions and concerns in 15 days , it has been over a month and they dont respond to multiple phone calls and multiple emails regarding what was discussed in the hearing. I have been an HOA member of Village Niguel Terrace 1 community for 30 years. We have been through several different management companies. Optimum has been with us for at least 10 years. Our manager Gabe does not enforce the current HOA parking rules. Instead he lets our Board President Ellen pick and choose who gets to use their garage for storage and still gives them a parking pass. There is never enough parking on Los Ninos and Gabe rarely responds to emails in a timely manner. Management and Boards should serve the entire membership fairly. I think Gabe is afraid of Ellen. Horrible company. We live in the villages which has been run into the ground. Jobless wander through here throughout the night and leave needles behind. They also steal catalytic converters nonstop costing us all so much money. There is zero security. Only a pathetic OC Patrol guy that tows residents cars because he has nothing better to do. We have been experiencing massive issues with the frame of our homes from rotted siding that ends up filling our home with termites and a run down old dirty pool with a train that comes through constantly. No wall. Place is old and run down. Overgrown dead brush and trees. Landscaping does nothing but sit on their behinds at the broken gazebo. Non-residents "camping out" by the pool. 9 people moved out of here the past couple months. One side is full of renters that look and act like it's the 909. Garbage filled dumpsters. People leave furniture and boxes of garbage outside the dumpsters. This place has fallen apart and is only getting worse read more

I live in Brittany, in Foothill Ranch CA and have owned my home for 3 1/2 years. Luckily I have only had two situations, that being said both were resolved within 24 hours. After closing escrow, while the prior owners were packing up a slab leak was discovered and while our HOA excludes coverage for this, I was referred to a local plumber who came same day and fixed everything for me at a very reasonable price. Second issue is I purchased an Electric Vehicle, and they helped me gather everything I needed to provide to SCE - After living in a community with a different Association, it is nice having one that cares! Assessment lien notice postmarked June 21, 2022. (Also first notification from Optimum that they were my new HOA) FIRST statement postmarked: July 28, 2022 - includes Late Interest, Late Fee, Collection Fee. HOW can this be?? "Optimum" is hardly accurate for this outfit. At 78 I've dealt with a number of HOAs and property management companies, but this one takes the crown as the absolute, bar none, hands down the worst. At some point earlier this year they took over management of a property where I own a rental unit. I've had paperless - automatic billing with the former company since I purchased the house new in 2017, and as with every other HOA I've worked with, expected any change to be COMPLETELY turned over, and the new company to ensure they had ALL ownership and contact information. Optimum failed totally. They didn't get MY mailing address, email address, phone, or any other means of contacting me. I've filled out their web page requirement to join their HOA and it has been ignored TWICE. How do you get in contact with a company that doesn't want to talk to you, but is willing to destroy your life? My first indication of optimum was was when I received a mail, via my tenant, informing me I was behind on HOA payments, and a lien had been place on my property. To be clear, I've owned and rented about 5 other houses, all under various HOA management. I called the number of the office on the letter of lien, and as soon as I identified the account I was calling about was verbally beaten to a pulp. The woman didn't want to hear a word I had to say, she talked over me, called me every kind of deadbeat, no bill paying idiot that came to her mind. I don't mind paying what I owed in back HOA feels, but she DEMANDED I pay collection fees, notification fees, late fees, internet fees, and everything else. I have since kept payments up and current, but I notice in my latest statement - STILL sent to the tenant, not me, all the late fees, interest, etc. July FICO score is down 10 points from June. Now I'm wondering how many others this company has cheated, r*p*d and pillaged. read more

I have been working in the restoration industry for 15 years - albeit with several companies, in and out of the insurance claim and property management business. Having worked with several nationwide property management companies and a handful of local, Orange County based companies - I must say that Optimum Professional Property Management has always surpassed their competition in quality, attention to detail, timely response to maintenance issues, providing educated AND informed Certified Community Managers to guide their Associations and much much more! When a homeowner has a concern, they don't want to be routed through an endless tree of phone menus to speak with a live representative, or have to leave a message - only to hope for a returned phone call within a business day - or two - or three. They need to be heard. They need to be cared about. They want the issue resolved or the questions answered. They want Customer CARE, not "service". Optimum's maintenance coordinators exemplify this mantra of CARE, and they know who to call, when to call and how to get a vendor out to look at it in a timely manner. Optimum's community managers and their assistants, are reachable. They return phone calls and emails. They either know the answer, or will find it out and get back to you. If a Board member has a specific question or needs guidance - the Community Manager will source the answer through senior management or legal counsel and get the information back to the Board or member for an educated decision. Bottom line is that there are a lot of good property management companies out there. But only a select few that can be described as "excellent". Optimum has raised the bar in their industry and qualifies for that title. When I encounter an Association who is looking for a change in their management company, I refer them to one of two companies in the local area - and Optimum is always my number one choice. Now to personally give kudos to those who deserve recognition: In most cases, a homeowner will call to report a Maintenance issue - which is where their first impression of Optimum's quality of service is established. Led by their fearless leader Nicole: Jackiee, Makayla, Ivonne and Trenton are the Fantastic Four who make this happen. Our [almost] daily interaction with this team is always pleasant and on point with the project at hand. The Community Assistants Chris and Deborah are always answering their calls with a smile - and ready to provide information. Their backstage roles for the Community Managers is vital and sometimes their contributions are overlooked. Earle and Michael are two of the newer faces among the Community Management staff. However, their eagerness to learn "the Optimum way" will no doubt show in their future responsibilities. Last, but certainly not least - the Certified Community Managers with whom we work on a regular basis: Gabe, Krista, Christian, Brenda, Jennifer and Kevin (not to say that the rest of them don't count). These managers are professional, educated and caring individuals - who (in my opinion) truly care about their clients, the Association Boards and the residents who live there. As mentioned before, there are good management companies and there are excellent management companies. Most of these managers have worked for a "good" company, and so they know what it takes to do the job. However, just doing your job isn't always enough. It takes 110% to be the leader in a very competitive marketplace and industry. These six managers, with whom I have a close working relationship - are always going above and beyond for the client. Answering emails outside of business hours, replying to text messages for time sensitive answers and directing the work in the field through Sal and I so that the end result is achieved. In summary, Optimum is the "go to" Management Company for experienced (and certified) community managers and Community Associations looking for a beacon in a sea of grey. Deborah appreciates and values each and every one of her staff members - and it shows in the attitude and performance of each employee. I know that everyone has an opinion, and I'm happy to share mine (completely organic, by the way). I will say that some of the less stellar reviews on here are unfortunate and downright appalling. However, its a common fact that "you can't please everyone", so to those who have expressed disappointment, anger or disgust: Try to look at the big picture and acknowledge that you may have had a part in the "quality of service" you received. Whether it be a lack of understanding on the rules and regulations, not doing your part to notify the appropriate parties in a timely manner or refusing to accept responsibility for your own actions. In the end, we are all human and we make mistakes. Be patient. Practice kindness. You get more bees with honey, than vinegar. Enough said. read more

Spoke to someone named Denise Bergstorm asking about a quote for our property. Her demeanor over the phone was unprofessional she questioned me about if it was even within our budget to afford Optimum $1600 a month fee for our Long Beach HOA community. After some bitter discussion she finally decided to email me the proper forms so I can get a proposal so a price can be finalized based on our needs. Why go and ask if the initial fee she stated was alright then go around and tell me the fee needs to be adjusted and finalized once she receives paper work? Seems like a snooty thing to do and shows she did not want our business. Its been 2 weeks and 2 email follow ups later and I have not heard back from her since June 11 2021. The WORST! I have lived in this neighborhood for almost 25 years and now I do not even recognize it. First of all the management no longer cares what happens in this neighborhood and the manager who shall remain nameless right now never even returns the calls. I had to go to his superiors to get any kind of communication and reported to them exactly what has not been done and that this particular person does not return an email or a phone call, very rarely. On top of that I have been targeted because you're not supposed to park your car more than five days in one spot which is absolutely ridiculous. There is a huge problem in the parking situation and the parents that have children make the garages into huge play rooms for them and keep all their toys there and if each parent has a car, then each car is parked in guest parking. I have reported and taken pictures of the cars and the license plates that have been parked over a week and two weeks at a time and they do absolutely nothing, yet when it comes to my car they have had it towed which cost me $305 during the pandemic and Covid. When I was not allowed to work by government and had terrible hardships. But again these people do not care. On top of that, The kids leave all their toys and their bikes and their skateboards in the middle of the street which is a private street and people can barely drive through at even 3 miles an hour for fear of hitting a child that does not move or running over the toys and destroying them because the parents do not enforce the children to bring their toys inside or at least leave them by the curb so that the other residents can drive through the street. I have again reported this to management and again they don't seem to care. If you say anything to the parents then you are the bad guy because they are very selfish people and all that matters to them is their own family and their children with no regard for anybody else that lives in the neighborhood. They let the children run wild with no regard for anyone else's property and they play around the cars and in your yard and on your property with no respect and the children do not listen to anyone. I literally cannot open my window or my door to get fresh air without hearing screaming children eight hours a day nonstop. I understand very well that it is a family neighborhood in the suburbs but at some point, there needs to be respect for other people that live here too. I literally have to drive around the entire neighborhood to get out because the toys and the kids are so abundant that you cannot even drive through the short way to get in or exit just to avoid them. A pretty sad situation and I cannot wait to move. I have never seen ruder or more self-centered people than in this neighborhood that care about no one but themselves and optimum property management again does absolutely nothing and could care less yet we still have to pay our monthly dues for absolutely nothing.
