This is the worst management company. We have called for a worm infestation in the trees this spring and NOTHING was done. Today, we have a leak coming through the ceiling fan in our only bedroom. They cannot even provide an ETA on when someone will come out. So our 1 bedroom is now one room and we cannot use the electricity in the bedroom for fear that the leaking water could short out the electricity. Umm-I think that is what the dues are for and I am questioning why they keep going up and the service is sub-standard. read more

In the capacity of board president, I have worked with OPPM for almost four years. From our community manager to the support teams and senior leadership, they are all very good people who truly care about the communities under their watch. They have a sold grasp on the industry and provide sound advice to the board. As for vendors, they've done a good job finding the very good ones out there, to the benefit of the communities. While Optimum does what most other management companies do, one particular thing I enjoy the most is their intensity and sense of urgency when something just needs to get done, fast. Senior leadership including CEO/COO have always been accessible in time of need which is one of the benefits of working with a family-owned and mid-size company as opposed to the very large ones with lots of layers. In reading some other comments about OPPM, it is apparent that some Yelp users don't understand the inner-workings of a community. Specifically, monthly dues are NOT determined or charged by the management company, only collected from homeowners in the amount determined by the board on an annual basis. Further, violation letters are also sent on behalf and at the direction of the board of directors. It seems that some comments misdirect blame to the manager whereas the action originated from the board. I would highly recommend OPPM to any board looking for a solid management company that will work hard to take the community to new heights. read more

I deal with my fair share of property management companies. As a realtor focused on customer service it can be rather exhausting sometimes dealing with those that are solely there to do their "job". I have worked with Nohemi and Kelsi on several situations at a home in escrow. Optimum Property Management appears to follow a policy of evading repairs and only spending HA funds when they manage a general repair. At my unit in Sunnyridge, the lawn is dirt and weeds; there are noxious weeds throughout the community, and apparently, no one walks through the area anymore. The Association disavows responsibility for the Community Fence, even items shared by more than one homeowner. I am recommending that our Board change Management Companies. read more

My wife and I really enjoy our home, it's location, etc. The property management company is the only thing I dislike about it. I'm pretty sure all they do is overcharge for landscaping services so that everyone in the neighborhhood can enjoy waking up to the sound of lawn mowers and weed wackers every day at 8am. They recently cut down every nice tree in our complex. Also starting bright and early. I recently missed a payment. My fault, just somehow forgot to pay in the midst of other bills. You'd think they would send a friendly, or even rude, reminder of a missed payment. Nope. $50 dollar late fee. Needless to say I am not paying that, and am prepared to do what it takes to make sure everyone knows this company sucks. I understand the value of a homeowners association. 1. To maintain the overall upkeep of the neighborhood, and 2. To provide failed attempts at a career in politics a place to fester. This place does both quite well, and charges an arm and two legs for it. read more

One of the most deceitful management companies around -- they ordered me to pay to have people move stuff off of MY balcony to effect unnecessary repairs and got offended when I told them to research the CC&Rs to see if they say I personally need to be involved in those repairs of Exclusive Common Area. I'm not. Then they wanted to waste the HOA's money on legal because they wanted to FORCE me to comply with their wishes, even though they do not actively enforce American with Disabilities Act (ADA) requirements and when they don't get the decision they want from one attorney, pay another to give them the decision they want and then expect the homeowner to file a complaint with ADA and the FHA (Fair Housing Administration). Now they know that there is a NO BBQ Rule for our HOA, whether it be propane or charcoal and they refuse to enforce it. This means that if building burns to the ground from a BBQ grill the HOA insurance will not pay for it. Thus forcing the community to bear the burden of rebuilding as a special assessment. Furthermore, they expose the HOA, its directors, and it's ability to be covered by insurance to huge liabilities. This is one company that should be absolutely avoided. They suck. The believe liars. And the don't enforce the law! read more

Once again mailboxes are vandalized. What good would it do to report these crimes to Optimum Property Management? They just sit around and gossip about the residents instead of addressing crime and serious issues. I took photos of the vandalized mailbox yet they could care less. Waiting for a sarcastic and snark filled reply from the lady who fails every time to make residents feel safe and secure. If you enjoy feeling less than you are worth by all means give them a try...they excel at ignoring everyone while collecting fat salaries for doing absolutely nothing! I have had good experience with OPPM. They always respond to my issues and request on a timely manner. Without their support, it would have been even more of a hell, when dealing with my issues. Earle Van Alst has been very helpful recently. Jason Mulkay and Dale Peterson before that responded quickly. Linda Goold was very patient and helpful in making sure that the MAC was submitted accurately. I would have given a 5 star. But I am giving a 4 star because I feel that they should taken a keen interest in making changes to the CC&R to accommodate to the changing time. In order to have harmony in a zero-lot-line community, which is also an older community, we need to enforce certain new rules and regulations, which should be followed through by each home owners, so that the property owners will not incur much damage to their property. Certain things like mold and termite issues are caused by poor landscaping between the homes, adjacent to the house wall. The home owner's insurance will not cover these costs and the victimized homeowner have to 'eat' it. If the property management takes an initiative to establish rules regarding the maintenance of the land adjacent to the neighbor's wall, any future heartache can be avoided. I hope OPPM will take a serious step to work with the HOA to remedy this situation. read more

I currently reside in a home managed by Optimum and I am genuinely puzzled by some of these reviews, as they are so different from my experience! So while I cannot talk on other peoples experiences, I can at least share mine to give some perspective :) I have been in contact with optimum quite a few times during the time I have owned my home, and I have honestly only ever been treated with kindness. I even had to go into their office today today for some issues related to my house and and every single person I dealt with was beyond kind. Not only did they make me feel heard and understood when I was expressing the problems that I was experiencing, but they went out of their way to make sure I knew they would do everything possible to help me out. They could have very easily just sent me home/told me they couldn't help me, but instead they took the time to talk with me and find the right person who could help me. I am very grateful for their kindness, and would have no issue contacting them again, as I know they would treat me with the same respect and kindness that I received every other time I've spoken to them :) read more

Beware!! This is the worst property management company! They are unresponsive, rude and unprofessional. Because of their unresponsiveness we almost lost the sale of our home. If we could rate zero stars, we would. They nickel and dime you (and your HOA) for everything. In My Opinion we should Do Away with The HOA!!! This HOA -PM Company Representing Bellora Board Maintenance Have Board Members that Seem to be More of A Detriment than Asset. They keep others from Joining the Board & Keep Voting to Increase The HOA Fees this last year by close to 10%, & Special Assessment Charges. Targeting Tenants for Violations &/Late Fees vs. focusing on Improvements and or Maintenance of the Buildings. They changed Their P.O. Box as well My Account Number, and added a Special Assessment Fee & Increased the Monthly Dues/Rate by Close to 10%.They also did NOT Process the Check My Bank Sent and sent back my payment that the banks sent then billed me as being late... The 1st HOA is $337 Plus a $31.67 Special Assessment Then if Late a $36.00 Late Fee and a $10 Late Fee Notice. There are too Many Fees. Plus there is an Additional HOA called SAMLar that Charges another $61 on top of the Condo's HOA. The Board Members Tended to Targeted my unit with an Elderly Tenant for Several Years & again when There were young children. They demanded to do inside Inspections and snoop around each room to make insure the Carpet had NOT been removed. They sued us to put carpet over the wood floors that initially were approved. They demanded to inspect the carpet then often did not show up & I believe this is a violation of our right to peace & Privacy as My tenant felt violated and what they did maybe was illegal.They also fined her claiming her plants that were over the weight limit when when I checked did Not come exceed the weight limit as they were in light plastic containers & The HOA/Board Members never weighed them but targeted her Patio Carpet, Window Coverings, Garage to fine us. They also imposed fines on a new tenant based on hearsay for what they say was an "Ongoing Noise Issue" they had no proof of ongoing noise but that's the way they get you. They also were overzealous Towing My tenants car twice in the same week after getting it out of Impound someone stole her Placard she said the tow truck driver told her He would not tow it again but did before her new placard came. The Exterior Lamp Cover was apparently cracked after the HOA Painters were working yet were told to replace it so we did yet since it did Not match 100% we were told to replace it or get fined. The Board Members units have personalterior Lamp covers that do not match the rest yet their models have an exception. I had to pay close to $500 to replace a perfectly fine shower head and spicket that was calked well etc. They failed to take responsibility for the Tenant below who claimed that there was a leak Even thought there was no leak from my unit yet even though 5 of My HWP Plumbers never found a leak So The HOA sent a plumber who would NOT show me the Leak the neighbor claimed was leaking & Charged em to Replace my SHower Head & Tub Spout & took my Perfectly good Spou. They took about twenty years to replace the 20 y.o. sickly scraggly shrubs and keep replacing the trees with deciduos leaf dropping messy trees vs. ever greens. The Board Members also have made it difficult to get approval for any home improvements. I even went as far as to apply to join the Board yet was never informed me if I was elected. When I called to inquire no one got back to me. When I called again I was told I had to write and ask them in an email. I was the 1st one to completed the application and turned it in at the board meeting on time yet No one ever contacted and when I attended meetings I was told you can leave as this does not concern you to shoo me away even though I though the meetings were supposed to be open to everyone. I wonder how is anyone able to join the Board and or replace the Old Members. They apparently seem to be on a Power Trip as evidenced by the way they Control/Manipulate their Membership etc. They told me they are keeping the positions open. Initially I was first told that you had to be a primary resident then I found out that not all the board members are residents and later told I could apply. Josephine initially refused to explain this when I asked her by phone and said that I 1st had to send her an email request since my phone call conversation does not count as a request etc. Josephine did not clearly explain the voting process when I called to inquire and or ask for information over the phone. Also It seemed as if she also she blocked & or denied my home my requests for home improvements even after I was told were approved. Two requests were sent in then I was told one was fine but the other needed a picture denied yet only one of them did not have enough information. Instead of approving the 1st and that was complete, she said I had to resubmit because they were picture design then instead of approving the 1st separate request both were denied and I was told to resubmit the requests that can take months since the board often cancels their monthly meetings etc. read more

Literally the worst to deal with. Long story short my real estate agent paid for our pool key which then was never issued to us only after we had to send a bunch of emails. And only to action when I threatened to go higher than our communities manager. Their communication is awful takes a week to answer simple emailed questions let alone getting important documents date stamped the day that they are sent over. Also raising the monthly rate and not even sending any sort of notification out about it as well. If it was even a choice I would choose to not deal with this lousy property management company. Luckily I do not have to deal with them that often or else I'd go crazy. To think that they have "professional" in their company name and that's the thing them at they lack the most. read more

This is my first time in 76 years living in a managed community. I approached the HOA for the first time when the contractor remodeling our master bath discovered black mold. I felt about the same as the first time eating in an Army mess hall. I had heard the stories of how bad it was but was surprised to discover, just as Army food was really good, the HOA was interested in my need and responded with alacrity. Why didn't recruits like Army food? Well, because it wasn't cooked the way mama cooked meals back home. Why are people so critical of HOA's? I'm not sure but it may be that they don't do things the way you might do them for yourself. Like I said, just guessing. That being said, when I reported the black mold to the HOA, they arranged for their approved vendor to respond. When they contacted me I learned that they weren't able to come check out the problem until sometime half way through the following week. That's a problem. My wife and I are of an age when living with a single bathroom isn't "convenient". (If you're not old enough to understand, I'll just let you wait until you can learn for yourself) I called the HOA and they had a backup vendor on site the very next day, a Saturday. By Monday, Memorial Day, they had completed cleaning it up and took air samples. By Thursday, they had restored the bathroom to the point the contractor had left it and the remodeling has resumed. It seems to me that the HOA management went the extra mile to respond to our needs, and respond quickly. I couldn't ask for more thus justifying my 5-star rating for this incident. read more

When I went to Optimum, Kim Cain answered the door and immediately put me at ease that she would take care of my payment that day to ensure it was not late.
