I currently live at the Lilyanne Apartments, I've lived here for a year with the previous management which was fine, however there is a new "manager" Raul and he is horrible! Raul has made me, my mom and my 5 year old son so uncomfortable we will be moving. Also, upon Raul's arrival the pool is now demolished. I moved to this complex because they had a pool and now I'm in the middle of a construction site with no pool for the hot summer for my son. You will regret living here, look elsewhere. read more

The Orvick Management Group owns the Lilyanne Apartments in Santa Clara and they really should screen their managers better before hiring them. I had a run in with Raul the new manager at Lilyanne yesterday and he was not nice. I parked temporarily in the maintenance parking spot to drop my grandson off which was ok with the old manager as long as it was a short period of time. I was probably there maybe half an hour when I came down to leave Raul was standing there holding his phone. He asked if that was my car and I said yes I'm leaving and he smiled and said a tow truck is on its way like it was funny to him. As everyone knows there is no parking anywhere near the apartments even on side streets and I'm 71 with bad knees. I've never had anyone seem to enjoy trying to tow an old lady's car so much before, it was unnerving. read more

After I asked if I could apply the same application to other units, they told me I input my birthday incorrectly and even though they have my ID copy* I would have to pay $60 again to literally just update my birthday. We've been with this company for a few years now. Now, they are responsive, but they do not follow through. We've been telling them about mold in our apartment. And yea, we got our pilot on but the thermostat isn't working. (PGE will take care of it) We're airing out the apartment. The gutter hasn't been fixed. We let them know, management is supposed to come out. They don't do anything. This continues to be a problem and it's not just any mold. It's black mold after further investigation and research. The person who oversees management just said, "wipe it down and monitor." We've moved out bed to the living room and we abandoned the bedroom. read more

If I could give zero stars for this management group that's what I would go with unfortunately the lowest I can give is one star. Esperanza, I think her name is, The manager of my unit, has not responded to several of my maintenance requests. I have black mold growing in my unit, the electricity is shorting out consistently, the mailbox that we have here is completely open with no lock on it and to top it off, I don't even have a key to my own mail slot box but I do have access to open up the entire mailbox for everybody's mail. I do not recommend any facility that this management group overseas, and I highly recommend looking elsewhere for housing, unless you need a space to make crack, then it's perfect! read more

Stole my 1000$ in deposit, charged me 850 $ for painitng a 1 BHK old dump..such a SCAM !! Houses are like old dumps desperately in need of renovation with no ammenities !! When I originally moved in my apartment was under different management. After Orvick took over, a year into my lease, they got rid of the on-site maintenance man. It was always hard to get a hold of Esparanza or her 'assistant'. They raised rent and a lot of great tenants left. We had terrible neighbors that trashed the area and took all the parking. Trash was always all over the lawn and we shared two washers and two dryers for fourteen apartments. Half the time they were broken or didn't finish the cycle, leaving us with soaking clothes. They never communicated raising the prices on the washers and dryers. I pray they fix those stairs and walkways soon because it's only a matter of time before they collapse and someone gets hurt. But hey if you want a cheap place I guess you just have to take the crappy management. read more

Ben was a horrible manager who never took complaints seriously. We had a massive cockroach infestation and nothing was done for months. It was absolutely disgusting. We had to move out and throw everything away because of the roaches. He allowed two families to live in a 1 bedroom and just did not care about the community. DO NOT RENT FROM THIS COMPANY. Management sucks. Have called so many time for the damn apt to be fixed and they don't even reply my calls. We are paying you lazy ppl to fix our apt for crying out loud. You don't even have to fix it yourself just send someone to do the job , it isn't that hard. Our stove is messed up they aren't even going to replace it, the switch for the burner is so opposite and the oven 's switch is messed up you doent know what temperature it is baking in. So if there is fire you will know why. I have called them for the dang bathtub as well . So much water leaks that it is no joke. read more

Im currently renting here and you have to be careful with Maintenance because there are thieves out there. My apartment was supposed to get a window fixed because of a water leak while i was at work and when i got home my Medical Marijuana was stolen and misplaced at another spot like the floor and half empty. Im not happy, they always send a regular maintenance and shit like this has never happened untill they send someone name Pedro, and he didnt fix my window instead he stole my Medicinal Merijuana Concentration, let me remind you this is Medical Use Only. Suroosh was a great landlord. He was attentive and very supportive when the COVID situation began. He made sure our family was ok during this pandemic. We did move after almost 4 years at one of their properties because my family needed more space but again Suroosh was still supportive. It was obvious to me he took great pride in doing a great job of maintaining and remodeling the property. I was impressed to meet someone who cares so much about doing a good job that I have to write him a review. Suroosh was the agent from Orvick who handled my application and lease. I dealt with many agents from property management groups during my search for a rental, and Suroosh was outstanding. He waited patiently for me for over a week to make a decision about a lovely studio. He was always available to answer questions. Not many agents would have that kind of patience and integrity. He's so responsive every time that we're having a problem and issue from our unit. Sometimes he's the one who's checking the problem by himself to make sure that everything will be fixed for us. Quick responds and he's so respectful. We really love the management and our apartment and I feel so bad because we need to move for some medical emergency reason. Poor Management, False Advertisement and Dishonest Representation of agent Shelbee Szeto's role as unpaid volunteer. Summary: Advertised squared footage is 200 sq ft larger than our actual unit size (750 vs 540). Agent Shelbee Szeto who signed as agent/ resident manager for Orvick on every signatory page of lease claimed she was unaware of her own signatures. Given Szeto's extensive involvement with negotiating of rent, leasing, advertising, showing of Orvick Management's multiple properties and move-in inspection, we're incredulous of Orvick/ Szeto's representation of Szeto as an unpaid volunteer. Szeto maintains that because she's received no compensation in monies, benefits/ perks from Orvick and has no financial relationship with Orvick, her services should not be reviewed. Ms. Szeto's public LinkedIn profile lists she's self-employed: "Manage[s] 7 properties, 70 apartment units, for 1 client account." We filed complaints with regulators for an investigation. Also, old washer broke down frequently, flooded our apartment twice while management refused to sufficiently repair/ replace to updated washer. Condensed Statement Filed with Regulators On behalf of Orvick Management Group managed by David Orvick, Shelbee Szeto advertised an apartment at 140 Arch Street #B, Redwood City CA 94062 as 750 square feet in 11/2017. Szeto's contact is provided under Blue Agate Real Estate on Craigslist. We signed a 12-month lease for said unit on 11/20/17. Upon moving in, we discovered we could not fit our furniture but donated/ rid multiple furniture, attempting to make the unit work in good faith because we relied on the advertised square footage and were led to believe Orvick/ Szeto were acting in good faith. In 9/18 we measured our unit with a laser to be only 540 square feet. On 9/17/18, we complained to Szeto that our unit was over 200 square feet less than advertised to which Szeto acknowledged our unit might be a smaller approximation but reassured us the upstairs unit for which she filed her taxes was measured "very accurately." Szeto showed us two other units by the same owner at 120 Arch Street and 124 Arch, Redwood City. The 120 Arch Street unit was advertised on Craigslist at 450 square feet but we measured only 320 sq ft with a laser. The 124 Arch Street unit was stated as 700 square feet but we measure only 640 sq ft. Orvick/ Szeto have systematically advertised units for rent as significantly larger than actual size. After giving notice 30-day notice to vacate, on 9/27/18, we offered to help advertise our unit. Orvick indicated we'd owe $500 in ad fees to move out by 10/27/18, if they could re-rent it and their "goal is to have a new move in date of 11/1-3." We stated if Orvick/ Szeto could guarantee they'd advertise our unit by 9/29/18, we would agree to move out by 10/27/18. Until our united is re-rented, we're responsible for the lease. On 9/28/18, we expressed concern to Szeto that she raised the price of Unit D from $3095 to $3195 on that date. We stated advertising our unit $495 above our rent was above the market rate and wouldn't re-rent by early November, which was Orvick's stated goal. Szeto replied "I have added "and B" to the location. With all due respect, please let us do our jobs, especially when we are trying to accommodate your favor. Our rent rates are our discretion." On 10/4/18, Szeto called to complain about my prior week's review. She stated lasers measurers were imprecise and I shouldn't have associated her with Orvick because her role was an unpaid volunteer. She stated she did not receive any compensation in monies, perks or benefits from Orvick, nor was related to Orvick/ the owner. Szeto is listed as the agent/ resident manager on all signatory pages of our lease. Szeto confirmed by text she was unaware of her own signatures. David Orvick confirmed Szeto's unpaid voluntary status and stated his firm had no financial relationship with Szeto. The contact for Szeto on Craigslist is as Blue Agate Real Estate. Given Szeto's extensive involvement with leasing Orvick's multiple properties, we're incredulous of Orvick/ Szeto's representation of Szeto as an unpaid volunteer. Unpaid volunteers are shielded by law from certain liabilities and Orvick/ Szeto dishonestly claimed volunteer status for Szeto. The landlord has a duty to mitigate losses when a tenant breaks a lease. If Szeto were an unpaid volunteer, and Orvick Management is relying on her to advertise, negotiate rent, lease, show our unit for re-rent, and provide move-in inspection, then as a professional management firm, Orvick is not doing its duty. If our advertisement were performed by an unpaid volunteer, we are contending the $500 ad fee Orvick is charging. If Szeto were an unpaid volunteer with no financial relationship to Orvick, as Mr. Orvick stated in writing, Orvick should not have entrusted her to obtain our credit reports, SSNs, pay stubs and other sensitive information in the application process. read more

me and my family stayed at richfield apts for over 15 years already. right now the complex has some small problems ( i understand). this management group, Orvick is doing its best to help this complex better. Unfortunately, in this last few days, we received a letter that they are going to do some work on the pipes. of course we don't have the amount of water, that we used to have at the time they need it. well, we have patience to understand, again unfortunately, the shower is pouring this time very low amount of water and until now its still is even though I think it has been done. but before that, there was a time that there was human feces in our parking for at least 24 hours.....these people don't know how much they will get fined after the housing authority will know about this, since I know human feces can spread disease worse than ebola. I hope this people will not be sick, or someone gets sick because of the situation, but I am doing this and sharing this information to the best of my knowledge to save and be safe. thank you. read more
