The restaurant is spacious, modern, and offers a great selection of classic Cantonese dim sum along with seafood and other specialty dishes. We went a little crazy with our brunch order last weekend because we showed up starving! But, it gave us a chance to try a lot of different dishes :) Not every dish we ordered was a hit unfortunately. Let me start with the highlights. House Special Clay Pot Fried Rice: This was my favorite dish of the meal. The rice was cooked to perfection, not too wet and not too dry. It was just right. For the greens, they seemed to use either Asparagus or Chinese Broccoli stems (chopped), though I couldn't quite tell which. They were generous with the seafood too. It came loaded with Shrimp, Crab Meat, and other seafood, and everything tasted delicious. I'd definitely order this again. Lobster E Noodles: I enjoyed this dish overall, especially the amount of lobster they included. They definitely didn't skimp on it. That said, the noodles were a little softer than I prefer and may have been slightly overcooked. At $56, it was also almost twice the price of the Clay Pot Fried Rice, which we enjoyed way much more. Because of that, I don't think this dish was worth the price. Honey Walnut Shrimp: This one was a bit of a disappointment. The shrimp wasn't as juicy as I expected, and the sauce just wasn't as tasty as some of the Honey Walnut Shrimp dishes I've had elsewhere. I'd skip this one next time. Steamed Dim Sum Variety: We tried several items, including Pork Shumai, Shrimp Dumplings, Noodle Rolls, and a few others. Overall, everything was very good. The Pork Shumai was probably my favorite of the bunch. It was steamed perfectly and delicious. Xiao Long Bao: This was very disappointing to me. The presentation was excellent, with each dumpling served in its own small ceramic spoon, which looked really nice and cute. However, I thought the dumpling skin was a bit thicker than what I'm used to. The service was good overall. The restaurant itself looked very chic, modern, and new. My only complaint is that the tables were placed a little too close together, which made it feel somewhat cramped when seated next to other patrons. My buddy George F. and his wife invited Steve T., his wife, and I to a dim sum lunch on 10/16/2025. It was pretty busy when we walked in at around 12:30pm. The wait for a table was short. We were seated quickly at a large round table in front of the impressive live seafood tanks. The interior was very clean and nicely decorated. Aside from the aforementioned seafood tanks, the giant LED display in the back was also very eye-catching. George did most of the ordering and he got a plethora of items. Overall, I thought they were authentic and delicious. I especially loved the white pepper pork tripe, siu mai, steamed bean curd skin rolls, and pan-fried noodles with spareribs and bitter melon. They were definitely the standouts. The staff we encountered were friendly and helpful. Some of them were Cantonese speaking only. Based on this experience, I thought this place was solid. Ordered like 10 dishes because I wanted to try this place and waited a long time. You have to wait close to the entrance to hear them because their speakers don't project outside. They will give away your table in a heartbeat so try to stay close. But they will also help you out and seat you next if they've given away your spot. All of the food I would say I've had better in Oakland or San Francisco. But it's not bad for where it's located. The salted egg yolk pumpkin didn't have that saltiness you crave. Taro puffs were not very savory or too much taro for the filling ratio. The water chestnut jello thing was sweet and crisp. I'd never had this before so it was a new experience and worth trying . The Xiao long bao Shanghai dumplings had too thick dough imo. Egg custard was so eggy I've never tasted one so egg forward I don't know what their recipe is but I'm not a fan. read more

Don't come here during holidays. Their kitchen isn't capable of keeping up. They didn't take any reservations under 10 people. So we couldn't make any reservation. They had a line coming out the door before they opened. So by the time the first wave of people sat down the rest has to wait for the second wave. But the kitchen seemed to be overwhelmed with the orders and they weren't able to get the orders out. So the people just sat and sat and sat. Only about 4 tables were cleared out after 1hr and 15min. We invited some friends to join us for Dim Sum at Pearl Bay Manor. He's a bit more adventurous while she knows what she likes and is somewhat reluctant to try new things. Because of this, we tend to order even more than usual to ensure that everyone gets something that they enjoy eating. Our arrival was a bit earlier than expected. We had planned for lunch at 1pm and we arrived at 12:38. There were about 24 people waiting to be seated and I got a number. Timing would be close. Our number was called at 12:45 and our friends hadn't arrived yet. I told the hostess so and we continued to wait. At 12:51, the hostess insisted that we take a table, so we did. Our friends arrived a little bit later to join us. We had already marked what we wanted on the Dim Sum Menu. We offered the menu to our friends. She ordered some familiar items, and he said that he would go with whatever we ordered. When the food started coming out, it was in a rush. We didn't have nearly enough room on the table. When our friends had arrived, the hostess offered to move us from the 4-top rectangle to a 6-top round, but then we'd all have a difficult time hearing conversations. Our item count was 12 dishes, 2 large and the rest small. Divided evenly by four people, that's only three dishes per person. Yet, we still ended up with plenty of leftovers. No complaints here! You can look at my pictures to see what all we ordered. I did fail to take a picture of the Minced Pork w/ Japanese Tofu in Chile Garlic Sauce. We gave that dish a score of 3. It was okay but we've had juicier and more robust versions elsewhere. Everything that was supposed to be hot came out hot and everything that was supposed to be cold came out cold. Some hot items became cold because we weren't eating as fast as they arrived. As pictured on their menu, some Dim Sum items come with three pieces. The servers always asked us if we'd like those items cut in half. We did. Some of the flavors weren't quite what we expected. The Jellyfish Salad was somewhat bland. It was missing any pickled veggies, vinegar and sesame seeds that add so much flavor and texture. The Seaweed Salad was also weak. Both were fresh and plentiful, just not standouts. There was a card on the table that showed Shui Mai for $4.88. That was a great deal. On the menu, they're listed as a M-Plate or $8.75. I remember when I was about 15 and could buy them in Chinatown, 2 for 25-cents. Fifty plus years does make a difference! Before our meal started, we got the hot tea that I like with Dim Sum. It's called Gook Bo, a fragrant blend of Gook Fa (Chrysanthemum) and Bo Lee (aka Pu'Er). Additionally, we asked for two forks, four ice waters and saucers of hot oil, Chinese hot mustard and soy sauce. During the meal, I also asked for extra napkins. First time trying out Pearl Bay Manor back in February. Did a dinner meet up on a Friday with my friends. When I arrived 10 mins before the music was loud and the tables all had numbers for a banquet. For people who wanted to dine in they take you to another area where you have to walk through the main area to get there. When our server came she was like you want the same dishes so we decided change it up. With what we ordered, it looks like we had a feast with just the three of us. My friend Flora ended up ordering all the dishes for us since Maggie and I don't really know what's good to order. For starters we started with the Westlake minced beef soup. For the main dishes we ordered the sautéed Chinese broccoli with oyster sauce, house special clay pot fried rice, turbot fish and peking duck half (Flora gave me and Maggie a demonstration on how to eat this dish). Flora wasn't sure if we were going to like the food she picked but each dish turned out to be really delicious. The highlight for me would have to be the Westlake soup and the clay pot fried rice. As we were looking at the receipt I did notice that they charged us twice for the turbot fish. It was super pricy! $46.99 for just for 1 fish. We only asked for one dish but somehow ended up with 2 fishes on the plate but they didn't tell us. I guess they thought one fish would not be enough for the three of us. Honestly shocked by how unique some of the menu items are here! I absolutely loved the classic Panfried Noodle Rolled in XO Sauce and Crispy Pork Macau Style. My personal favorites! The Panfried Water Chestnut Cake was SO GOOD. A fan favorite! Sweet, jelly-like, and crunchy. I've never had a dish like it. I highly recommend if you're feeling adventurous. We initially didn't know how many people would be coming, but our friends had made a loose reservation so they had some tables available. - PARKING - Lots of parking in this plaza! But some things were not good (spare ribs), honey walnut shrimp (we ordered two orders of this, and it was very skimpy, the shrimp wasn't crispy, the rice noodles was so soggy). DIM SUM Everything tasted good. Sticky rice in lotus leaf stood out. It had a very generous amount of salted egg yolk through out. Can skip the fried squid, very underwhelming. The food was good but the service was a bit slow. We ordered Chrysanthemum and Jasmine Tea but only received the Jasmine. When we reminded them that we also ordered Chrysanthemum, it took an extra 10-15 minutes to get to the table. Also on order was the Pork Belly, and it never made it to the table. Normally when soup is on order, they bring the soup bowls in preparation but it was done backwards. They brought the soup to the table, then brought the soup bowls, left the soup bowls on the table, and walked away. In my past experience, the server would serve the soup into the bowls, and leave them on the lazy susan so individuals could grab their own bowls. Peking Duck generally comes with crispy skin, but not here. When we asked about it, they said that this is how they make their Peking Duck. So, if you like crispy skin, this is not the place to get it. Eggplant dish was interesting but very good with plenty of garlic. I have never had eggplant served without the skin. I did not recognize at 1st because it was all white. A dish that I have never had before as an entree is the steamed eggs with Clams. Unusual but very tasty. If you like the texture of steamed eggs, then this will be the one to try. I usually don't eat fried pork ribs because it is usually to greasy or to thick of a coating, but I was surprised. A new Chinese restaurant in the Tri-Valley is always exciting! Pearl Bay Manor is in the busy Regal movie theater plaza in Dublin and I feel like it's brought a lot of life into this plaza. We made a reservation for four for Sunday night. It's your classic higher end Chinese banquet spot with tall ceilings, bright lighting, and the iconic giant screen with pictures of their various dishes. Beef tenderloin, scallops, and nuts with BBQ black pepper sauce: so delicious and the beef was super tender. Very well cooked with amazing flavor - the asparagus was perfectly crisp, macadamia nuts were fresh, and all the different components went very well together. Minced beef and vermicelli with shacha sauce in clay pot: Great flavor! Fragrant and came out piping hot. Walnut shrimp with salad dressing: classic honey walnut shrimp. Freshly fried, crunchy walnuts, very tasty. Stuffed mushrooms with egg tofu: solid dish. Maybe the least memorable of the four we ordered but still yummy! Always love when the meal comes with peanuts to start and the sweet dessert soup to end. We arrived around 10:55 and were told the wait would be about an hour, but we didn't get seated until 12:25, so it ended up being about a 1.5 hour wait. What was frustrating is that they don't really go by queue number. It seems like they seat whichever party fits an available table. Since there aren't many small tables, larger groups were getting seated much faster while smaller parties just kept waiting. Also, you pretty much have to stand near the front desk the whole time. They said their speaker wasn't working, so they only called out numbers and party sizes at the host stand. If you're waiting outside, there's a good chance you won't hear them when your table is ready. Foodwise, the 蜂巢芋角 was really good. Everything else was pretty average. Just the 2 of us and we sat at a huge table for 6. I didn't see any 2 tops. It's super nice inside. It's huge, with lots of seafood tanks lining a wall, big huge chandeliers, and a huge tv screen that reminds me of the Vegas casinos. It's kind of loud, the interior lacks noise absorbing finishes but I don't think people go out for dim sum for that ambiance. Service was terrific for our lunch. They came over for our tea order right away. To order, you go through the menu and fill it out. It was super simple and very direct. Traditional banquet style Chinese food with a face lift, and a price tag to match. Pearl Bay Manor brings a classy Cantonese experience to Dublin in the Hacienda Plaza and seats tables anywhere from 2 to 20 (yes, with a special lazy Susan). I recommend making a reservation or coming near opening time as this place gets packed quickly, even with the ample dining area. Inside, the dining room seems larger than it actually is because of the vaulted ceilings and lighting, and how tightly packed some of the tables are. There's just enough room to squeeze through the tables, but be quick when you're making your bathroom break so you don't run into one of the other servers dashing around. Or a stray child. And once it gets full, be prepared to use your outside voice since it does get loud. I've been for dim sum and dinner, and dinner was our family's preferred of the two experiences. Not to say that the dim sum isn't good - they have all of the staples and do them well, but nothing necessarily stood out. Dinner felt a little more suited to Pearl Bay's style, where they really showcased presentation and the creativity that is representative of true Chinese cuisine. There wasn't anything we didn't like, but we particularly enjoyed the Sichuan Sour and Spicy Boiled Fish (like a Cantonese take on Sichuan food, not quite so red or spicy but still fun to eat), Lotus Root with Shrimp Paste (even the julienned veggies on the side were delicious) and Mushroom E-mian (I would love to see a lobster version served here, but the mushrooms are crazy good umami bombs). This is certainly fancier than your local take-out Chinese, so more of a celebratory meal type place rather than a weekly casual dinner. Service is still top notch at present, with lots of servers covering overlapping areas in the dining room. Plates are cleared quickly, teapots refilled promptly, and to-go boxes brought efficiently. The one thing I wasn't a fan of was the fact that each time we went, one of the servers tried to push us to order some "specialty" that was pricier while we were still perusing the menu. Bathrooms are modern with only 3 stalls in the women's, but are definitely lower priority than the food as the bathrooms were still somewhat dirty during opening time on a weekend. This is definitely my go-to for dim sum for now on. Yes, it's pricier than most of the dim sum restaurants I've been too but the quality is much better here. In comparison to my Koi Palace, which is around the block, the exact order from both places is a difference of about $30-$35 which is higher at Pearl Bay. I do like Koi Palace for different reasons such as their attentive waiters, automatic chili oil and mustard, they have shrimp AND pork siu mai, and the food comes out a bit quicker. I also love that Koi Palace automatically adds the gratuity which makes it easier. Our dim sum dishes were so delicious this morning. We thoroughly enjoyed the shrimp and chive dumpling which was tender and had a nice pan fry on the bottom. It also has huge shrimp inside which was a plus. We also loved their soup dumpling; these were thick and had a tasty broth which sticks out from other XLBs. I thought their crispy tofu was phenomenal with the tiny garlic crisps, soy chow mein was fresh and has a nice wok taste, etc. Luckily, my wife and I were full from all the dishes we ordered but I will say, they forgot our garlic spare ribs and shrimp in rice noodle dish; we saved money from two additional dishes that we could've paid for. Nonetheless, the employees overlooked our orders which was surprising and a bit shocking. I feel like they could do better with having soy sauce and all the other condiments on the table because it gets busy here so why not make it easy instead of people calling left and right for these things. The food quality tasted like it went down as things tasted overcooked, too soft, etc. Not sure if we'd return anytime soon as we would rather go to Mayflower or Koi Palace. The items that were good, however, were consistent with our takeout visit. Good textures and flavors especially with the rice rolls and turnip cake with XO sauce! I would get these again. There is a longer wait on the weekends, especially on holidays. Food was not bad for Asian standards. Food was hot and not overly salty and quality of the food was pretty fresh. Prices are on the high side, but that's expected in the Bay Area. Seating was nice and the interior was renovated and new ad they have recently been opened, staff were busy but still attentive. Got here at 10:30am, the place is huge. It filled up by 11:30 and caters to all party sizes from 2-10+. Food is made to order and comes out piping out. Everything was delicious. Quantity on each plate was good prices are good and the quality was on point. Highly recommend. read more

Came here last Sunday morning. Got seated right away, but I can tell it picked up because by the time we left, there was a good amount of people waiting for a table. This place was very only okay for me. The food wasnt too special. The chow fun and suimi was good. But a lot of the prices were quite high, so i expected higher quality. I did like the tall ceiling and the fish tanks. Gave it a bigger nicer feel inside. Service was very blah which instilled the 3 stars. I asked a worker that was giving a check to another table for hot sauce and she said something along the lines of "not me. Ask someone else" as she pointed to a different worker. I thought that was weird. Like who do I ask then? How am I supposed to know? Also, at the end we waited a while for the check and boxes. I would think they want to clear us out quickly since there were people waiting to be seated. But seems like all the workers were busy or doing their "assigned role" I guess they need more staff then.... read more

The dim sum here are pretty good. I enjoyed my visit with my friend. We were seated at the quiet corner so we can talk and eat comfortably. The waitress who took care of us was very attentive. My friend felt cold and wanted the waitress to turn up the temperature where we sat. She took care of that for us right away. The chicken feet dish is my favorite. The herbal taste was not over powered which I like. The custard buns were not bad too. I will definitely recommend this restaurant if you want alternatives for Mayflower or Koi Palace. read more

Service was very good! Ambiance was very roomy and bright. Likes the high ceiling and comfortable settings. Food was delicious. The tofu pot with fish was very good. Ho fun with misc items tasted moist. Fried squid was crispy and not too battered. Soya Chicken was moist and tasty. Fried rice with egg white was quite impressive. We've visited for both takeout and dim sum before. Dining hall is spacious so the wait for a table isn't too long, but bathrooms can definitely be kept more clean. Great location though-right next to the Hacienda Crossings Regal theater so there are plenty of parking spaces around the mall. Service staff is accommodating, helpful and efficient. Food is pretty good with quality ingredients! Dishes are priced a bit higher than other Cantonese dims sum/Chinese banquet style restaurants around the Tri-Valley though. We've ordered noodle dishes and were pleasantly surprised by the generous portions we got and the seafood in both dishes were pretty fresh. Dim sum dishes are pretty unique -a good balance of traditional dishes and then new ones you would't find at other restaurants. While I'm not a huge fan of their shrimp dumplings (skin is thicker, less delicate), the siu mai, lychee shrimp balls, rice noodle rolls, and black sesame rolls are pretty good. We're also ordered a few steamed and baked buns. For takeout, the baked sweet potato buns and baked bbq pork bun was a bit soggy but it might have been better if we ordered it at the restaurant. We also tried beef brisket in clear soup and was surprised to find that they've added chili peppers that make it mild spicy. Overall though, food was decent and we would come back to try more dishes-there is so much to choose from! read more

For now, 4 stars from me. Food was good, but they still have a lot to improve on. Food didn't come out fast enough. And when they did, it wasn't the correct dishes for our table. From what I observed, they probably moved around the numbers assigned to the tables and the employees had a specific table number memorized and we had a different number assigned. I personally don't like waiting around when eating dim sum I need my dishes all there at the same time. It ruins the flow for me when I have to eat my dishes one thing at a time. The place is huge! This place was definitely built for banquet style and I love it! Will definitely come back, but maybe after they've worked out all the kinks. read more

Great Dim Sum option in Dublin. Still in grand opening mode, you may need to expect a bit of a waitlist during the weekends. Pear Bay Manor has taken over the old On the Border location. The food was great and made me want to return. Very good dim sum eats, and good wok hay on the xo rice rolls. Lots of dessert/ sweet options. Busy, bustling environment with the dining room completely packed. Lots of easy parking at lunch time. read more

We've been here twice since their early beginnings, and both times we have been highly satisfied with the food quality and service. This restaurant is a part of a local group of restaurants including Pearl Bay in Fremont. It is located directly across from the movie theater at Hacienda Crossings at the old On the Border location. The space has been completely renovated from top to bottom and is beautiful and modern. Like many of the newer, larger Chinese restaurants, they offer VIP rooms and have a large screen display planking one of their walls. The VIP rooms I heard can seat up to three 20-person tables. Service is friendly and attentive even as they have gotten busier since our first visit. Given this most recent visit where the VIP rooms were in use and there were numerous regular diners, we were checked up on regularly despite having a longer wait for our food to arrive. We did receive also complimentary coconut pudding desserts. Prices are comparable to other local Chinese restaurants, but more than their sister restaurants. However, food quality and taste is considerably better! We love the pan fried seafood noodles, roasted duck, and pan fried vermicelli with dry scallops and shrimp and egg whites. This is our new local favorite Chinese restaurant! read more
