I'll start by saying that this is the first time I've ever felt compelled to write an online review for anything in my life. The folks at Premium Properties are a responsible tenant's dream come true. They do everything according to the books, are super prompt with any necessary repairs you request, and are excellent with communication. During our tenancy we worked with Tricia and Lisa who was awesome enough to write us a letter of recommendation after the property shifted hands and provided us with resources to find a new home after we were no longer even her clients. BEWARE!!! Don't EVER rent from them. We moved out and they held our full deposit on bogus charges. Claimed that the carpet, which was nearly 10 years old, was so damaged that it needed to be replaced, the wooden deck was so scratched that it needed to be pressure washed and stained, the house needed more cleaning (even though it was cleaned - we had photographs to prove it) and the pool (in spite of the fact that maintenance was in the contract) was so dirty that a filter overhaul was needed. Felt to me like they were helping their client get a new carpet and some maintenance done - at our cost. You can't even legally claim a new carpet for a 10 year old one, but they did. Cutting a long story short, we took them to court, it took us 6 months and they finally asked us to settle out of court - we got back most of it. If you are already a tenant, insist on the final inspection, PHOTOGRAPH everything when you move out, and get your carpet cleaner to give you a written report. We had over 200 photographs, statements from the carpet cleaners and a report from an independent pool company about the "need" for an overhaul after renting for a year. Most of all... DON'T LET THEM BULLY YOU. Take them to small claims it only costs $70. The law is in the favor of the tenant and not unscrupulous rental companies. Just collect evidence you will need it. Do everything in writing and photograph it all. If this does not sound like a fun way to rent, it isn't, but if you are already renter, you will need it all if you are going to fight them and win. If you are looking to rent from them....RUN!!! To top it all they are also rude to work with and treat you as though they are doing you a favor. You are not their client, they only have one client and that is the owner, the renter is just a money stream and they demand a FAT deposit to give them the upper hand. This business is anything but "Premium" except the premium rents they extort out of you! I was in the property management industry for 15 years in San Francisco and Premium doesn't do property management, they do negligence! The rental agent promised us the basics before we signed the lease like a working A/C, mini-blinds would be put BACK up on the windows, windows that opened (since the A/C didn't),pool service, gardening service, etc. They did NOTHING until I had my landlord attorney call them and give them HOURS to provide the basics required by State law. They only blamed it on the landlord and then gave the property back to the landlord, who was a princess! She took care of everything quickly. Stay away! When I moved, the new rental agent rented it for $300 less than what I paid. "NO MANAGEMENT-PREMIUM PRICE" is how you describe these guys! read more

Rudest people I've ever dealt with! Nothing was fixed unless I put in writing that it was a safety hazard, or against a law. I spent most of the 10 months renting from them writing to them and having a trail of contractors, especially plumbers, through the house. Most of the neighbors knew the house was known for plumbing problems, and I couldn't take a shower on a few occassions. I got out of my lease with a 15 page outline of broken civil codes, etc. Also, the six things the sales person said would happen before I moved in didn't happen, and I was told she didn't have the authority to promise anything. They act in bad faith towards tenants, they only care about the owners of properties they represent, they are rude and have the worst customer service. I am going into my 3rd year renting a home that Premium Properties manages and could not be happier. Every time we have contacted Premium Properties with any concerns they have consistently addressed issues in a timeline that has exceeded expectations. I was with Premium Properties for 3 years. They are the best company I have ever rented from in the Bay area. They sent me a list when I moved out and I complied and cleaned as noted. I received a full refund from them on my security deposit. Whenever I asked for something to be done they checked it out and made a request to the owner. This was done promptly. I also appreciated the every 6 month inspection where I could tell them about minor things or when they discovered a leak under the sink. 2 years ago after short selling our house we needed to find a place to rent. With a wife and two children my we needed to find a home that would work. My wife found a place near where my older son goes to school and it was being managed by Premium Properties. I never had to deal with a property manager before but when their were any problems to the sink, toilet, Air Conditioning we made a call and they were on it. I can't anything bad about Premium Properties they were great. Have to say as being a previous house owner and then a renter that it was great not having to worry about any issues a home owner would have to deal with. After 2 years the owner wanted to move back but the closing transition was so good that unlike some places that I've talked to people that had a nightmare we had easy closing. If I ever needed to rent again I would use them as a property management company. We are home owners again now we have to take care of any home issues ourselves. We had a great experience, from start to finish, renting from Premium Properties during 2014-2015. In fact, it was probably the best rental experience I've had in renting from various people and companies. BEFORE: The application and lease-signing process was hassle-free and straightforward. They were accommodating and informative as we planned our move-in. They delivered the unit in good repair and immaculately clean. DURING: A handful of minor repairs were needed during our lease. Each time we noticed something (for some reason, we'd always notice at night), we'd leave a voicemail or submit an online repair request. Premium would always call early the next day to propose a time for an immediate repair that day. And the repairs were always done well -- we never had to call twice about the same problem. You can't ask for more than that as a tenant -- and it compares favorably to the more haphazard service that other property managers tend to provide. AFTER: We broke our lease two months early, because we'd bought a house. Premium very efficiently listed the property, showed it (always checking with us beforehand to make sure we wouldn't be inconvenienced), and secured a new tenant. That meant we weren't responsible for the remaining months on our lease. We greatly appreciated that -- I'm sure many management companies would've been lazier and left the tenant holding the bag. Issues relating to move-out repairs and the security deposit were handled fairly, professionally, and efficiently. We had put some small holes in the wall to anchor bookshelves and the like. We'd told Premium about them ahead of time. They got an estimate from a painter, then determined that their handyman could make the fix much more cheaply. The cleaning fees were reasonable too. Kirk called to discuss those minor deductions (which, as mentioned, were quite fair, and which we're supported with proper documentation), and I received the remainder of my deposit within about a week of our move-out date. Any experienced tenant knows that plenty of landlords are inept or disorganized -- and some are outright crooks. Premium was honest, fair, efficient, and competent. I bought a house in Alamo 3 years ago. I needed a reliable property management company to rent out my house and manage it for me while I was living overseas. Premium Properties came highly recommended to me by my realtor. I contacted Kirk and since then Premium Properties has been managing my house for 3+ years while I was out of the country. My wife and I rented a property run by premium properties for the past two years and we couldn't have been happier with everything from the move in to the move out. The application process was simple and straight forward and the house was extremely clean upon move in. Anytime we had a problem it was dealt with swiftly and appropriately. There was one instance where the main water pipe leading into the house broke while my wife and I were on vacation. I received a call simply letting me know of the issue and that it would be taken care of within the hour. We arrived home to find the house in great condition. I primarily dealt with Ali over the phone and when I would drop off our rent check in person. She is a pleasant, knowledgable individual who always helped us deal with the small issues we had during our tenure at the residence. I dealt with Kirk during our move out and every interaction we had was professional and informative. I have had Premiun Properties manage my property in Pleasant Hill for over 15 years and have just recently moved back into it. I cannot say enough good things about how well they have maintained and managed the property. I have had no issues keeping the property rented over the last 15+ years at a reasonable price. They have made sure the property is being well maintained and that the renters are respecting the property. They do regular home inspections that helps make sure you can catch issues while they are small, minimizing the cost of repair. They also have contractors they have certified that do excellent work at reasonable costs. We rented a property for a year and had a very good experience. First, the property was GORGEOUS. Second, since it was a craftsman home there were some minor issues, nothing big, but Premium Properties sent someone to fix them literally within 24-48 hours. We got our deposit back very quickly, and all but some very modest cleaning fee. Kirk has been very courteous and helped promptly with everything you could imagine, even contacting the new tenants to see if a package was mailed to our old house. I've never actually managed to see a property with these people, but reading the reviews here, I'm glad! I got the same rude interrogation about my income that other people have testified to here about two minutes into my conversation with someone named Margaret, followed by a great deal of trouble about the time of an appointment. I remembered this later when Margaret called me early on a Saturday morning to insist that the time we agreed to was 11am, not 1pm. This was clearly one of those "I want to change the time of our appointment and I want you to feel like you were the one who made the mistake" calls, but it really backfired in this case, because I had an appointment for a far more promising rental at 11. If this is what they're like when they're trying to court your business, I can't even imagine what they're like when you sign on. A definite no. If you're a potential landlord, please go with someone else! This woman--and it sounds like the whole agency, too--will make your renters disappear. read more

they suck!!! they entered my home with out calling to notify me and then when i called them on it...she said "i dont have to give you 24 hour notice!!!" bull! i should have called the cops for tresspassing! then they took 500$ out of my deposit to fix a scratch in the wall, replace 3 light bulbs and cleaning...when i cleaned it before i left!!!! avoid renting with them!!! very caddy when you call and not nice!!! read more

I recently moved out of the property managed by premium properties. Over a month before we moved out, we gave them our notice. Immediately, they came in and took pictures of the property, listed it for rent and placed a lock box on the front door. We received numerous request from construction companies wanting to come by so they can give a quote on works that needs to be done. Needless to day, it was an inconvenience. Two weeks before our lease ended, we received an email from the property manager asking permission to paint the house. I told them that they can wait until end of our lease. Louann, the property manager responded that they can paint and normally do not need our permission. The day before our lease ended, there were already people painting on the property without our approval. This really disappoints me as I was still paying my rent and should have a say. I understand if this is a needed repair to keep up with the property, but this is for them to prepare for the new tenant. After I surrendered the keys, we received another email saying that they will have to hire someone to remove a satellite dish on the roof. My husband informed them that we never had satellite service and that was the old unit when we moved in. They send me the deposit refund along with the charges. I reached out to Louann because we were charged for the removal of a light fixture and a repair of the wall. I informed her that was a light that came with the property and that if she review their old photos, she can see that light attached to the wall. She came back and told me that it cost $10 to remove the light and they will send me the check for it (nevermind the repair for the wall). It was very frustrating that this property management do not keep proper records of the property. It seems to me that they were just throwing Dart at anhything they can charge us. If I were you, you make sure that you keep proper records of the property when you move in. You cannot count on these "professionals". read more

I rented from this company for over a year. Every time I had an issue with the property they fixed it immediately. I took the time to write this post after reading the comments from the scorned idiots. If you read their posts, most of the things they complain about are things most people understand about renting. They do make sure you make three times the rent before they drive over to show you the property. This is because many renters are not the smartest, and they just look at properties on the internet and call to schedule aviewing because they want to, not taking into account whether they can actually afford the rent or not. Also, Premium Properties homes are typically higher rent due to location, and they don't want to waste their time showing properties to people who cannot afford them. So I could see how some poeple are offended. But please remember, just because you're offended, that doesn't make you right. read more
