STAY AWAY, unless you have 5+ hours to wait for someone to show up, if they even do. I was able to schedule an appointment with Priddy Clean within 3 days of my initial call for chimney cleaning service. I was told that someone would be at my place between 12 and 2pm. The day of service, Priddy Clean called at noon to tell me someone would be at my place in about 30 minutes. Great, I thought! Five minutes later, the same person calls me back to say that someone would be at my place in an hour to an hour and a half. I was fine with this, because it still put me in the scheduled 2 hour window. At 10 minutes to 2pm, the same person calls back to say that someone will be at my place in 10 minutes. FORTY minutes later, at 2:30pm, I call to see where the chimney cleaning person was. After being put on hold for a few minutes, the same rep I was speaking with earlier says that someone would now be at my place between 3 and 5pm! It's one thing if they called to tell me that they could not honor my appointment time, but it's another if I had to call to check on my appointment myself. They also weren't particularly apologetic or helpful after I brought this to their attention. Needless to say, I'm taking my busines elsewhere and you should too. read more

Had several problems with our masonry chimney and Priddy Clean came to the rescue! They not only tuck pointed the inside of my fire box, but did a fantastic job of restoring the chimney with excellent tuck point work on the outside. TIP: Ask for Elmer - works steady, gets the job done, very conscientious. Also the VP there, Christina El Hage is great to work with and wants only to solve your particular problem. Bad workmanship and worse customer service. In Brief: technician's have not shown up MULTIPLE times when they said they would; work was started 3 weeks later than expected and then suddenly stopped with my chimney partially torn down; work wasn't resumed until I called the office 4 times and threatened to find a different company; I got conflicting explanations for why work needed to be done, sequencing of the work, and why the scheduling was so difficult until I finally spoke to Christina, who apologized and gave me a straight answer. Work is back in progress, we'll see if it's completed as promised. Full Story: I scheduled a chimney cleaning with them in late November. The first time they didn't show up, with no explanation. The second time they called to say they would be at least an hour later than the scheduled 2-hour window, which did not work with my schedule, so I had to reschedule again. The third time they did show up, but late again. They cleaned both of our chimneys and left me with a bill explaining that we needed to reline both chimneys, repoint 26 rows of brick on the exterior of the chimney, add a new cap to the chimney, and add a new damper to the basement fireplace, for a total of close to $10K worth of work. The technicians on site couldn't explain why the work needed to be done - I had to call the office to get an explanation. But, we had been told before by a different company that the exterior brick was crumbling and the basement fireplace clearly didn't have a flue or damper, so we figured this was legitimate and hired them to do the work. They put us on the schedule for a week later, telling me they would do the interior relining and damper first, then the exterior brick and cap replacement. In other words, I had to be home to let them inside for the interior work. Surprise, they didn't show up as expected. I called the office and rescheduled, but yet again, they called the day of and explained that rain was in the forecast so they would not be coming that day. I asked why rain would affect interior work, and was told that they had to do the exterior work first "or the chimney would collapse" and I also had a slate roof and skylights, so they had to be extra careful when taking the brick down and rebuilding. Therefore, a 2-3 day job was actually going to be a 6-7 day job. No one had been out to see the chimney since the initial cleaning, so I don't know why they suddenly realized the exterior work had to be done first or why they were only now realizing that it would be a longer job - bad planning and bad communication. They finally started our job 3 weeks later than expected, but after day 2, they were interrupted for 2 weeks. Christmas and New Year's were part of the explanation (understandable), but still no-show on January 2. After multiple calls to the office trying to understand why my chimney was 1/2 torn down, but work seemed to have stopped, I finally spoke to Christina, who is the first person to give me a full explanation for: 1) why the exterior needed to be done first; 2) why they hadn't been back out to finish once they started, even after the holidays were over (bricks were back-ordered); 3) why the job was going to take longer than expected. She has promised they will return tomorrow and complete the work by next week. We'll see. Some of my frustration could have been avoided if someone had just given me a complete explanation from the beginning about what exactly needed to be done and in what order it would be done. And if they had better scheduling and planning. read more

Two stars because when I made the appointment I asked twice if they could remove the ceramic baffle on my woods burning fireplace insert in order to clean it. I was really specific and confirmed the day before. Each time the dispatcher said yes, and the manufacturer says its easy. But when they came, the technicians said no, they couldn't do this. So I wasted a day off work, spent time clearing everything away so they could work, and now I have to find another sweep. read more

We had contracted with Priddy Clean to do a variety of work on our condominium property, about nine thousand dollars' worth in April 2016, for about a week's worth of work with a few handymen. We had previously had a good experience with Priddy Clean, and they gave us a reasonable estimate, which is why we chose them. This time, though, our experience was extremely poor. On many instances, Priddy Clean would say they were coming, only not to show, and then they would show up days unannounced. As such, it was difficult to keep track of the work. Our property manager informed Priddy Clean in writing that if they did not complete the work by October 31, 2016 -- six months after the contract was initiated -- we would withhold payment. They did not meet the deadline. Still, Priddy Clean's manager followed up via several emails asking for payment. On the one hand, the manager's tone was conciliatory; on the other, needlessly belligerent and poorly written. For example: "I will give you a few days to figure out what you will do  and then if you still think that you will stiff us on this one, its not happening! I will file a lien against the building." "Very Nice Response L., it took 4 weeks!!!  L. you are completely over whelmed." I appreciate that a company is entitled to payment for the work they have done, which is why, after discussion, we are submitting payment as merited. Still, I have never seen such a lack of professionalism in communication from a company. We had also been told by the manager that we'd been experiencing delays because the owner of the company had been appropriating work for work on his own property, which, again, is not acceptable. If Priddy Clean had other commitments, they should have told us so and we would have cancelled the contract. I would not hire Priddy Clean for any work. read more

i recently needed Priddy Clean to do several jobs one for the gas vent for my boiler and hot water heater to pass inspection after my cellar flooded. The other 2 involved closing off the Franklin stove chimney that was 150 + years old and the other involved closing off the chimney from the coal fired/fuel oil converted heating system. In 1970 when my late wife and i bought the house there was a moratorium on gas hookups mandated by WSSC because MOCO had overbuilt. PG bore the brunt of the building slowdown but as an Energy Economist at the Economic Research Service i knew gas was cheaper in the long-term. And the PG county code was tighter than MOCO's. But Elmer Villanueva did a super job on all of this. The office staff was excellent In particular Kyala, Hind, Christine and Sam. I didn't have the experience that these negative reviewers had. People showed up on time and spent what seemed like a great deal of time cleaning the fireplace. Others had suggested we get a liner, and so when they offered a decent price we agreed to do it. We also were told that there was a large crack in the chimney above the roof line, which I was skeptical about, but they agreed to send someone out to take pictures to prove it. Sure enough, it looked like the chimney was going to crack in half and fall off the roof. The price to fix it also seemed fair given what I knew others had paid in the neighborhood for this kind of work, so we went ahead. Again, scheduling was easy and they showed up on time and were very polite and efficient. I give only give them three stars instead of 4 because 1) the workers on-site were very nice and hard-working, but were difficult to communicate with because of poor English skills, so I had to communicate with HQ, which slowed things down, 2) HQ had to send someone back out to the house to take pictures of the crack because I was skeptical. The guy they ultimately sent out was very helpful, but estimates for this kind of work should be backed up with photos from the get-go and I should not have to ask for this kind of justification for a major project, and 3) the workers broke a small and unimportant window on our shed, and apologized, but no one offered to clean it up. HQ knocked a bit off the price when I asked, which satisfied me, but I doubt I even would have mentioned it had the workers attempted to clean it up. Overall, I am satisfied with the work provided and think I got decent value for the price. There were a few things that could have improved the experience, but none of these proved to be major obstacles. read more

I hired the firm to repair a dangerous situation with my fireplace caused by another firm's defective repair work (I also wrote a Yelp review regarding that situation), which left smoke pouring out of my basement fireplace when I lit a fire in the upstairs fireplace. Would never use this company again. Had them clean my regular masonry fireplace and a woodstove plus doublesided SS pipe. I ended up getting several letters afterwards about the dangerous condition of my masonry fireplace, which was BS and it turned out that my woodstove would leek smoke inside the house after their cleaning job and afterwards I also discovered that they dented the SS pipe by banging it against the gutter. What an amazing group of people to work with. We had a clog in our dryer vent due to a bird's nest . Blowing the vent out the conventional way did not work this time around- that is where Priddy clean came in. We contacted Priddy at the recommendation of several professionals in the fireplace/heating industry. We rarely used our fireplace because of a persistent backdraft and were interested in installing a gas fireplace. Christina and other members of the management team provided us with several options. After being informed that relining would likely improve the function of our wood burning fireplace we decided to go ahead with the relining and insulation and hopefully maintain our original damper, which could easily be broken during the breakout and relining process. This would allow us to readily convert to gas at a later date should we desire. Priddy scheduled the work for within days of our making a decision to have it done. The crew, led by Hugo, relined both our fireplace and our hot water heater exhaust in a single day, explaining things as they went along. As the work got underway, and through our conversations with Hugo, it became apparent that there were adjustments that needed to be made to the original plan. These were made seamlessly because of facile communication between management, the crew, and us. The crew went above and beyond in making sure everything was in tip top shape by the time they were finished and not only preserved our original damper but also cleaned and protected it with heat-resistant paint. It was a pleasure to have these professionals in our home. Our fireplace is functioning better than ever, and we no longer have to worry about hazards inherent to a 55+ year old chimney. We were extremely pleased with our interactions from beginning to end and would absolutely recommend Priddy. read more

There are two Priddy Clean's on Yelp, so making sure to leave the same review on both. We called to have our 1920's home chimney cleaned in anticipation of using it over the winter. We had just moved in a few months prior. The technician did arrive on time; and reportedly did a very cursory examination of our chimney. Unfortunately, my wife and I were not home at the time, and my in-laws were given the bad news that given that the flue lining was original, it and the boiler lining would have to be replaced to the tune of $6000. There was no explanation as to what was wrong with the original terra cotta, why the price was so expensive, where the defects were, or what the implications of using the chimney would be. What was most surprising is that despite saying the liner needed to be changed, they went ahead and cleaned it! If it was going to be changed, why charge us to clean the chimney??? We did not receive a call from the person who came to our house, the message was delivered to my in-laws with a big estimate. I called the next day to speak with the owner of Priddy clean and was informed that this technician does a thorough job and if he says it needs replacing then it needs replacing. Again, he could not give me a good reason for replacing it (other than it was the original fireplace), especially since the previous owners had been using the chimney without a problem for many years. When I asked about the safety implications of using the chimney he advised that he wouldn't do it unless we wanted to risk burning down the house or poisoning our family. What a hard sell, and a strong desire to get a 6K, despite not giving very good reasons about what was wrong with our chimney in the first place. Finally, I decided to get a second opinion, and in 15 minutes and a camera going the length of the chimney we were told that our original lining was in perfect condition and there was absolutely no problem in using it. Priddy clean was dishonest with us and tried to sell us something we did not need in order to make a quick buck. I would not go with them for chimney cleaning services if you have an old house because they will try to convince you something is wrong when it isn't. I'm glad we got a second opinion because that saved us thousands. read more

We called Priddy to inspect leakage into our attic around the base of the chimney (water running down the outside of the chimney into the attic). We were told the problem would be fixed by replacing the crown, which was cracked, and by remortaring all of the bricks (in the portion of the chimney outside). We scheduled the work and Priddy was a no-show for 2 consecutive appointments. We would have cancelled but they already took our deposit! They finally showed up to do the work and after the first hard rain, the leakage was just as bad as before we dropped a lot of money on their "repair" work. After multiple attempts to get them back out for an inspection (3 times), they finally showed up and tried to blame the leak on the roofer. They also watersealed the chimney outside and inside the attic, saying that the workers who did the chimney repair "must have forgotten to do that." They took video of what they said was the "roof problem" and promised to email me the video to share with my roofer. After 3 1/2 weeks, and about 4 follow-up calls I have yet to receive that video. In addition, after they watersealed the chimney on visit #2 and our first hard rain afterwards, the chimney is not leaking nearly as bad indicating that the problem was their failure to finish the job the first time, NOT the roofer anyway! I have never worked with such a nonresponsive company before and would highly recommend that you look elsewhere. This company is terrible and does shoddy work. read more

They waisted an entire day because the first day they sent out two guys who didn't know how to paint therefore everything they did had to be done over. It is painful to even give this company a one star rating! They went out to my elderly parents home and cleaned their 2 fireplaces. Told them that they needed liners in both. Costs would run into the $7K+. We got a second opinion and was told that we do NOT need liners, that everything looked great! NEVER will recommend and much less use Priddy again! I am always skeptical about getting my chimney cleaned and then hearing that there is a "problem". Thank goodness Priddy came out with a camera and showed us and proved to us the seriousness of our creosote build-up. They were able to show us the glossiness of the creosote buildup - that's where we had had little fires. This chimney goes right up the wall to our master bedroom and could have caused a serious fire had we not been shown the problem and had Priddy install a stainless steel flue. They were clean (didn't need to clean up after them at all!) as they broke apart the terra cotta lining and they were extremely polite, knowledgeable and conscientious. I highly recommend them for this kind of work. I am sure they are equally good at the other things they do. I had a complicated project so I called three different people to get opinions and estimates. Priddy clean gave me a good price and they came recommended from a friend. So I decided to go with them. Christina was my contact person. She was very knowledgeable and responsive. I'm not the easiest person to get in touch with and she was persistent. They re-lined two stacks and re-framed the opening to the fireplace. It was a complicated project. They came when they said they would, called when they couldn't come and were efficient when they were there. I was impressed with the work and the way the job went. I was extremely pleased with everything - the crew, the work, the price, the professionalism. My chimney had serious problems that could have caused a fire. Priddy showed me the problems to my satisfaction, explained the solution and did the work in a timely, courteous and right on target with the estimate. I do not hesitate to recommend them. I wish I had had them come out earlier before my creosote build-up was so bad. Solving the serious fire hazard problem also took away the nasty smell we kept getting wafting into the house. Be ware! This company got my address and my phone number from somewhere and they kept calling to make me pay the fee for the chimney sweep job which they claimed they did on my property. I never talked to them, nor authorized them to do any job, and they have no phone record, no signed record to show their claim. Yet, they kept going after me several times via phone calls even very late at night, in a very unprofessional language and attitude. Priddy's guy arrived with his pants revealing his boxers, of which I got a full view when he leaned in to look up my chimney - with his cell phone flashlight app! i brought a livingsocial voucher for priddy clean and was extremely disappointed that their deal was not as advertised. it clearly stated that they serve all of maryland, d.c., and northern va. however, when i called to redeem my voucher, i was told that there would be an extra $45 fee for baltimore. which if i am not mistaken is part of "all of maryland." i was told over the phone that anything outside of pg county is outside their servicing area and i should have read the fine print. i informed their rep that i did and it did not say anything about pg county and they should probably admend that. i dont believe that she even cared or took my comment into any consideration. i hope that no one else brought a voucher outside of pg county and expects them to live up to their ad. read more
