This is the worst property management company I have ever worked with! They are incredibly unresponsive and do not have tenants interest in mind at all. They put "lipstick on the pig" to get places ready to rent out and then they don't fix anything that needs to be fixed and say that the owners haven't gotten back to them. All they wan is to collect their fees and not be bothered. After calling the manager of the office three times with my concerns, she has yet to get back with me. What a joke this place is! We used Property Advantage to manage a townhome property from afar, and have regretted not finding a better company to use for the past three years. In the first year we used them, they found a renter who had serious issues with neighbors (to the point that the homeowners association had to intervene), a person who had to be sent to collections (at our cost!) because they couldn't pay rent, and finally the last person they got to rent and actually stayed longer than six months is dragging their feet on moving out. While they are good at timely responses, their lack of follow through on behalf of property owners is deplorable. They haven't even managed to get our mail from the tenant in the past month we have been requesting it. I am so glad to be saying goodbye to them and would NEVER recommend this company to even an enemy. read more

If I could attribute a minus star, I would. I usually do not go out of my way for a negative review, but this property (take)advantage company takes the cake. I moved into their a rental unit managed by Granite when ProperttyAdvantage acquired them. The condo I moved into was a recent foreclosure (the previous owner vacated less than one month prior). It was listed at decent price point and took a while to rent for good reason: the previous owner attempted a lot of do it yourself repairs/upgrades. The master bath paint job was atrocious. The unit clearly been band-aided to pass cosmetic muster. BUT, it was centrally located unit in Fashion Valley and spacious. Enough to make this eager beaver overlook the paint disaster and other faux paus. Moved in, painted the master bath a beautiful neutral coloring. Had annual inspection. Everything appeared to move along. Fast forward short of 2 years later. Agent that handled my move in was not same as agent at annual inspection. Neither agent same as agent that handled move-out (Tasha). Long story short, of my $1600 deposit, they deducted $725. Wow, you say! Did you leave the place in shambles? Did you bore major holes in walls? Did you break the appliances? Did you leave a filthy mess behind? NO!!!! I cleaned the unit, then had it professionally cleaned. I had the unit in BETTER condition than when I moved in. Where is my culpability? I do have one: I left some toddler removable wall stickers. Completely forgot until last minute of move and agreed silently to bite a small fee that would likely be assessed. TO THE TUNE OF $245!!!! Something that should have taken less than 1/2 hr - 45 min max, shouldn't have been more than $50 with a little soapy water. Then the insult to injury came in the form of a $480 cleaning fee for cleaning soot residue from use of fireplace that apparently was not working properly throughout my residency. Not ot mention, I was denied a move-out appointment to inspect the unit with the agent as "that's not how we work". So I TOOK PICTURES, LOTS OF PICTURES! They had to audacity to boldly lie about the condition of my vacated unit. That's why it is crucial people to take pictures when you move out!!!!!! The attitude and brazen *f* you mentality of this management company is appalling. They operate in bad faith and with unethical and poor business practices with people's security deposits; Something you don't encounter until it is time to leave. If you don't need to call them for things, then you don't know how awful they are until you move, especially, when they figure they can get away with screwing you over. I'm a single working mother and I suppose they figured I won't or can't take the time needed to follow this through. Dead wrong! i've filed a suit against them for the remainder of my deposit. Funny, they raised the deposit on the couple that rented unit after me.... hmmm I wonder WHY?!! ..... gotta a taste of money by lying and cheating with nondeductible security deposit withholdings. Sorry for the longer rant. This has been an awful experience. I won't go so far as to say don't rent with them as the owners properties tend to be in quality locations and without much fuss, but PLEASE USE EXTREME CAUTION WITH THE MANAGEMENT TEAM OF PROPERTY ADVANTAGE CARLSBAD!!!! Take lots of pictures and take the time to carefully document everything when you move in AND when you move out. This will be your saving grace... even then, it won't guarantee lack of challenge or attempt by them to greedily absorb your security deposit. read more

Do not use! But if you do, take before and after photos of EVERYTHING! When my wife and I moved in to our apartment, the kitchen was a filthy. Cat hair and potpourri everywhere. My wife had to clean it all up. That is just a little background to show that the place was not in great shape. Flash forward fourteen months: I spent a whole week cleaning to the minutest detail, I left that kitchen vastly better than how it was found. But when the deposit check came back, about sixty five percent had been taken out. Among that was $250, partly for "dusting and cleaning the kitchen cabinets." Part of this also went for vacuuming the living room carpet (I paid for having them cleaned.) They got away with this because they had a receipt from a cleaning company saying that they'd come out to clean after we'd moved in (nobody came.) Another $140 went for touching up paint and repainting the baseboards (which my wife and I did.) But the wear on the paint was very negligible, nothing that wouldn't count as ordinary wear and tear in the real world. In short these guys are dishonest and will nickel-and-dime you to death. I wish I'd been more suspicious of them and had taken enough photos to take to court. I would take great joy in suing them. read more

I had to leave while he was completing his work and when I got back it was like he was never here except everything was working perfectly. I don't know how these people stay in business. I am moving to the North County area and called Property Advantage to inquire about several properties on their website that fit my needs. I left several messages for three different agents over the course of two weeks and I never recieved a return phone call. NEVER. When I called the Carlsbad office the receptionist told me her agents couldn't help me. Keep in mind, the agents know nothing about me except that I'm relocating to the area - they hadn't seen an application or my credit - so their disinterest can't be blamed on my profile. I finally found an apartment through a private owner. I was on their website and see that all the same properities are still listed. If you're a private owner looking for a leasing agent, I would look elsewhere. read more

Property Advantage is a nightmare. Just a few examples: We did not receive the key to the pool until several month being at the rental place. The refund of our security deposit was sent to the wrong address even though we specifically said we want to pick up the check. We were told it will be a six month lease and after that its month-to-month. After seven month we received a phone call from Property Advantage. The lady was extremely rude and asked us why we did not contact property advantage in order to make arrangements to move out? Apparently, a month to month after the six month lease was not planned by the owner and property advantage missed this and blamed it on us. We paid the pro-rated rent for the last month but were charged in addition the full months rent. The property manager blamed us but we called the accounting clerk who blamed it on the property manager. Long story short.....this company is chaotic and poorly managed. Stay away. read more

Very bad, poorly run company. Very unprofessional service and products. All the past reviews below are correct about this so-called 'company'. Does not respond to emails or calls. Did not show up on time. Don't think they care about their reputation (even that word of mouth will hopefully prevent anyone from going through what we did). Any property management company has to be better than this one. We know of 2 friends who tried to rent from them -- and we treated so poorly, they decided to file a formal complaint with the BBB and North County business associations. It's very sad to see this level of 'disservice - customer service'. If the gov't ran this is couldn't be any worse. These people have no souls and have been ripping off people since 2008. Larissa is the Property Manager that I interact with the most at this company. She is readily available via email or phone. She is easy to talk to, and very detail oriented. I actually have recommended Property Advantage to other HOA's that were looking to make a switch due to their existing management falling short in many areas that Prop Adv appears to hold as core values; Taking care of their tenants. Larissa cares enough to consider all companies proposals and make sure she is collecting apples to apples bids, whether it be landscaping, trash, roofing or window cleaning. He took very good care of me while I lived in the property he managed. Anytime I had an issue, he was extremely quick to resolve it. I was pretty bummed to leave my old apartment and Eric, but needed to move closer to my work. After cleaning the apartment, Eric had the maintenance man, Efrain, inspect it. This review mainly for Julie Dong, my agent who helped me along the entire process of renting my first place in San Diego. Julie gets 5 stars, or more if I could! I'll explain later why Property Advantage gets 4 stars. I found Julie's listing for a place in Hillcrest / San Diego, and reached out to get more information and potentially line up an appointment for a viewing. First thing that I noticed about Julie is that she took a lot of time making sure that I knew as much as possible about the place she was listing. She talked with me about what I was looking for, understood that moving from another city was complicated, and never gave me the impression that she was too busy to answer my questions or get me information that I needed to make a good decision about where I would live. To be honest, I've never had a better agent ever, in Chicago or San Diego. Julie continues to check in to make sure that I'm having a good experience, I honestly didn't even expect her to follow up, as I assume that her immediate responsibility is over, and she's just truly a nice person. I chose to give Property Advantage a 4 star, because I've put in a maintenance request through their web system (which I was told to use) over 3 weeks ago, not an emergency, but a water leak in the bathroom that I've still yet to hear a single peep from anyone. Julie checked in with me, and I informed her of this on Friday, so I assume that it will be resolved quickly, but the lack of communication about it... even if its "Hey, we're really behind and this isn't critical so give us a couple weeks" or something would be nice. Their online system is very convenient to be able to pay rent, sign my lease, and have access to maintenance, which is great because I'm not always at home, and I appreciate the ability to pay rent from where ever I may be at that time. read more

This review is mainly about my actual on-site property manager, Julie, who was "inherited" by Property Advantage when the building changed hands late in my tenancy. I do believe Property Advantage should get some credit for sticking with our good manager, rather than hiring a new, worse person. That said, the tenant portal for Property Advantage was not as convenient as my previous management company (EDIT: I have been told this has improved sine I was a tenant ... but I have to review what I actually experienced.), and the building rules became stricter (despite no apparent problems that necessitated the rules tightening) so I have to penalize them some for that. ---------------------------- Manager & property review: My girlfriend and I lived at a North Park property for 3.5 years (July 2010 through January 2014), and Julie was our on-site manager the entire time. She handled every step of the process from showing us the apartment, to responding to requests while we lived there, on through the final walk through. It was a pleasure having Julie as manager. She was easily reachable via email and text (my preferred methods), and she was always very friendly and courteous. She never made us feel that she was too busy to respond, or that our requests were a burden on her. Our issues were always handled in a timely manner by competent, professional individuals (when it wasn't something Julie handled directly). Several times she proactively reached out to us about things like loud music from another apartment or someone smoking on a balcony, to see if we had been inconvenienced in any way. The property itself was well kept, with clean common areas, and the landscaping was never allowed to become overgrown. The one moderately worrying issue that arose in our unit (a water leak in the ceiling) was investigated immediately after it occurred, and then never happened again. (I believe work was done soon after to improve the building's rain drainage system.) The atmosphere among the tenants was cordial, and there seemed to be no "bad eggs" who abused the building rules. Given the chance to make my July 2010 housing choice all over again, I would enthusiastically make the same decision, and would be happy to have Julie as my manager for the ensuing years. read more

Raven at property advantage has been an amazing resource and advocate for the residents and HOA at Illinois Arms Condo Complex. She always tried to get our issues resolved as soon as possible. Julie was great at helping me get into my apartment. She was willing to discuss changes with the landlord like putting in a ceiling fan and allowing me to paint an accent wall if I wanted. This review is for Julie Dong. I was notified of my acceptance into California Western School of Law in December of 2014. However, being the ever-so-prudent and soon-to-be law student I am, I procrastinated on finding a place until May of 2015. *Cue the rage of my parents and panic in realizing I could be house-less in San Diego* Seeing this as an opportunity as a lesson in adulting, my dad left me alone to figure out my living situation in San Diego. Luckily, the heavens answered my panicked cries with Julie who moved me in within a month's time. Julie made the rental process so easy for me. I'm inclined to say she did 99.9% of the heavy work. Every time I was in contact with her, she was always extremely pleasant and patient with me. I may be a law student and almost a quarter century old, but my knowledge in renting is like a 3-year-old. If there were any problems or questions I encountered, she quelled them right away. If there were a Nobel Peace Prize or some sort of Grammy Award for property managers, she deserves it. Additionally, Julie is extremely accommodating. Originally coming from Hawaii, it was not feasible for me to visit the property first before renting it. But Julie saved the day and allowed a relative to inspect the property on my behalf! Can you say flexible? Also, the building Julie moved me into is so quiet! I don't even know who my neighbors are. Do I even have neighbors? The tranquil settings of this building are perfect for my studying needs. I am a staunch believer in that this building was the reason I got on the Dean's list after my first semester in law school. And how did I get to move into this building? Julie. Julie Dong. So there you have it kids, Julie Dong gets you A's in law school. Unfortunately, Julie is no longer my property manager because she is onto bigger and better things with this company. I would trade my first born male son to have Julie back as a property manager. Just kidding, but seriously Julie is wonderful. I envy whoever has her services now. read more

They get one star because of how awesome Kenneth King was. Moving into these apartments was smooth sailing, Kenneth King was the property manager, literally answered every single one of my concerns and questions. Was very helpful and kind. Then our property manager changed to Lawson Meideros, I cannot express how rude this boy was. I felt uncomfortable to ask him for any help because he was always so rude in his responses. I would see him walking out someone else's apartment with no shirt on. Anyways back to why I am writing this review in the first place. My husband is a full-time scholar athlete at SDSU. We are a single-income home as I am not from this country and had just recently given birth, and our sole income is provided by SDSU. Prior to the Pandemic we had never been late on paying our rent, parking fee or the water, trash and sewerage. But when the pandemic first began, we sent through documentation showing the cut in my husband's monthly checks and asked if we could come to some sort of agreement in regards to paying rent in the upcoming months. Long story short, we didn't have enough evidence (according to the state, you are not required to show proof of loss of income until it goes to the courts) to prove that our income was cut as a result an eviction notice was plastered on our door since lack of communication on our end. We literally had nothing else to go off. Then told we weren't being evicted but we had to move out and still pay rent up until August (Moved out May). We paid an extra month after we moved out all in good standing, even though we could not afford to do so at the time. It was a matter of food, Diapers and wipes for our family, or pay rent to a money hungry company. I cleaned that apartment from top to bottom but still was charged a cleaning fee, though the apartment was not even clean when we first moved in. Everyone knows the struggle of a college student. This company does not care about the tenants. I know people have written fake reviews. Anyhow, we have now been sent to collections. They have kept our security deposit. If you are an owner, DON'T RISK your property being "managed" by this company. Ownership and management changed a few years back. It is now a joke but the jokes on you. They basically collect your check, take their cut and that's it. If they have a problem with the tenant, they lay it on you. If theres's a repair, they'll charge you top dollar for their "handyman " to go out and do a substandard repair with inferior parts that you will be re-repairing and replacing again later. If you need to get ahold of anyone or get any documentation, receipts, inspections, reports ....be ready to wait weeks, if ever, to get a response from the one "licensed property manager". You may get a response from an untrained, unlicensed "assistant" but it's usually wrong. You hire a property manager to protect your asset and give you peace of mind, right? This lady will give you an ulcer. You want to pay 8% of your rental income have your check deposited and then leave you holding the bag when your property gets thrashed - look no further... Property Disadvanage is the place for you. Ask for Mickie...you'll get her assistant. There are plenty of companies out there to choose from. If your property, professionalism, honesty, ethics and integrity are important to you, keep looking. Very very costly mistake I wouldn't wish upon my worst enemy. read more

For almost 3 years while waiting to buy a condo, we rented an apartment in Oceanside that's managed by Property Advantage. Everyone in the Oceanside office is very nice and helpful. We worked with Laura Rivas for any questions or requests. She did a fantastic job helping us and quickly answering our emails. She also made our move-out easy and pleasant by finding a cleaning service at a good price and returning our security deposit in a timely manner. Another outstanding Property Advantage team member is Fernando who provides remodeling, maintenance, and grounds keeping. Bottom line: DO NOT RENT FROM PROPERTY ADVANTAGE. I would give negative stars if I could. I do not even know where to being on how terrible an experience their unprofessional and downright vindictive service was. 1. Unprofessional property managers and staff with horrid communication: when I moved into my apartment building they were in the process of hiring a new property manager and I was told the general manager Micki O'Toole was acting property manager. When they hired Veronica Ortega, they did not notify or let me know she was our new contact person. As long as they received online rent payments there was ZERO communication. THEN they decided to change the garage code at midnight on January 1st 2017. They did not send out an email until 11AM on January SECOND, despite multiple tenants calling the emergency help line after being unable to park their cars, to notify us that the code had been changed. THEN, when I was attempting to move out of my apartment and provide my 30 days notice it took me emailing Micki O'Toole- not receiving a response for over 24 hours- researching on their website, emailing multiple property managers and the main info line, leaving voicemails and I did not get a response for over 48 hours about who to send my intent to vacate form to. ABSOLUTELY RIDIULOUS AND UNPROFESSIONAL They made the move out process unnecessarily stressful and difficult. When scheduling the final walk through Veronica Ortega told me she was unavailable to perform it on the weekend and that it had to be done during the work week, however she did not even do the walk through, her assistant Sarita did. As someone who has a very busy and stressful job that is difficult to leave during the work day this was beyond inconsiderate of my time. During the walk through I was told there was typical damage and that it would need a "little painting and a light clean". Getting my security deposit was a whole other nightmare. After handing over my keys on 3/3/17, receiving an email notification on 3/13/17 that my online portal access had been disabled, I did not hear from Veronica or anyone at PropertyAdvantage about the status of my security deposit refund until I emailed them on 3/22 to notify them it was law that I receive my security deposit within 21 days of moving out. Only after this did I receive a response from Micki O'.Toole, with NO apology, just stating "they knew the law and they had mailed it earlier that day". They then proceeded to deduct a cleaning and carpet cleaning fee from my security deposit despite it being normal use, which is not allowed. They will nickel and dime you for every cent they can. 2. No follow through on repairs: when I first moved in, Charlie the repairman was very attentive and responded to maintenance requests. However on 1/2/17 I noticed the light outside my apartment door was out and sent a maintenance request through the online renters portal. I did not receive a response, nor was the problem fixed. I had to send another request a week later, finally received a response on 1/12/17 stating the light fixture did not have power and the HOA had been notified. There was no follow up to make sure it was repaired, I sent yet another maintenance request that was unacknowledged and the light was still out when I moved out on 3/3/17. Additionally, while moving out the toilet became clogged and I had nothing to fix it with and put in a maintenance request, it still had not been fixed a WEEK later when I had my final walk through/turned in my keys to the property. 3. Unsafe building: I lived at Hillcrest Palms, prior to the garage code being changed multiple tenant's cars were broken into, someone was letting homeless people sleep in the garage and I found the front door left wide open multiple times while leaving for work at 5AM. People resorted to notifying other tenants via a lined piece of paper taped to the elevator wall (see picture) I did not feel safe living there. Avoid at all costs. read more

Julie was a fantastic Leasing Agent! She was very easy to work with and really went the extra mile to make sure that I was comfortable with everything before moving in. She was always available by email, text or phone and was truly a pleasure to work with. Even after move-in, Julie has stayed in contact and helped me get in contact with my property managers regarding maintenance issues. I can only hope that my property manager is as awesome and attentive as Julie. The only reason I'm rating 4 out of 5 starts is because I'm concerned with the maintenance work orders. Worst HOA company ever! Called multiple times. Never got a call back. Had my vehicle broken into/damaged along with 2 other renters/owners and they will take no responsibility. They have a camera monitoring trash, but not the tenants property/vehicles. The gate has been open for weeks and has exposed us to any traffic wanting to enter the condominiums. Trash continues to remain in front of my unit in the bushes and I watch the gardeners work around it. My water has been cold and caused me to get sick after multiple complaints of cold water in the building. The "paint" they did to our railings is already chipping as they didn't properly sand the prior finish. They are increasing HOA for roofing that they didn't even update on my building. When I attempted to call and voice my complaint, Danielle, at the office hung up on me after requesting to speak to a manager after she had given me attitude about the concerns I had had.
