We signed a contract with Providence to build a "golf villa" in Regency of Crown Point on June 30th of 2018. They rushed us to get in and meet with the Construction manager on July 9th to confirm and sign our for our finishesand upgrades so they could start building. We were supposed to break ground 2 weeks after that. That did not happen. On August 31, they finally begin excavating for our basement. On October 8, the beams were placed for the basement. On October 27, all of the wood was dropped for the framing. The wood sat outside in the rain and under snow until the framers finally began construction on December 4! The excuse we were given was that the framers had other jobs they were working on and Providence couldn't get them out there. Of course, Providence also tried to blame it on the weather, but if one goes back to look at the weather reports, most of the weather for those two months was amazing! As of writing this post on May 2, 2019, Providence is still not done with our home. This is not a custom home, it is a cookie cutter home. There is no excuse that this house is not completed as of yet. When walking through the home, there were red tags from the Crown Point inspector. This is a home that Providence builds over and over and over again, yet they are still getting red tags from the inspector?! I am so frustrated and wish I had never gone with Providence. I have been living with my mother, with my two teenage kids since September of last year because we were told the home would be completed by January, possibly December. My daughter's senior year has been completely ruined by being displaced for so long. DO NOT USE Providence to build your home! read more

So, I am a loan officer with a brokerage firm and I have pre-approved customers that want to purchase from this builder in Indiana. The builder will not even consider anything without making my customer get pre-approved through their lender. This is a highly illegal practice and a RESPA violation. The builder also offers buyer incentives, but won't even say what the incentives are unless the buyer is using their in house lender. It is also illegal and a RESPA violation for a builder to offer an incentive, but take that incentive away if you refuse to use their in house lender. I found all this out before I looked at any reviews on here, so I didn't know how bad this builder is with their actual qualify of construction. I probably would have recommended the borrower move on to other homes if I had realized just how shady and truly awful this builder appears to be. I will definitely not be including this builder with any recommendations to customers in the future. If Keith is your general contractor run. He is rude and sucks at his job of giving you a finished product house. Literally shower started leaking 2 weeks. Reached out to the on call plumber, no answer. Reached out to Keith, told us to call the on call plumber but it's the weekend and he is on the golf course. Still no calls back and we now have water coming through our ceiling. Did I mention at before closing there were so many problems, closing had to get pushed back because Keith did not do his job on delivering a finished product? Don't get a home from them if he is having any part to do with your home. read more

6 years later, we are still finding pathetic and dangerous workmanship by Providence Builders and their contractors. Was periodically hearing a humming/buzzing that I could not pin point. Found the shotty wiring on one of our outlets. This is the 4 electrical safety issue that we have found since our house was built. Not to mention the numerous other mistakes that they don't care about. A few structural issues also, which they ignored. Pathetic example of professionalism. Like most reviews on here already the Providence experience was horrific. The people they have assembling these homes are fly by night. The housing market is jammed builders can't keep up, they hire anyone that has functioning thumbs. They will lie to you, tell you things you want to hear and after you present them with issues and close good luck getting them to fix under warranty. We have water damage like some other residents because of faulty doors. The drywall cracks like no one even put tape under before the mud. Our counter top cracked and they claim someone hung off of it when it's impossible to break it in that corner. Our door knobs leaked when it rains, door pane leaked when it rains, we had over 8 planks in our floor replaced due to water damage. These people don't believe in levels or don't know how to read a bubble. The framing OMG...."the framing" is a joke, it's twisted, warped and TWISTED. They use the cheapest material possible. It's evident they don't care even when the inspector knocks something down and sprays it for repair they just dry wall over it! It's a joke, they're a joke, they lie and produce poor quality! Last but not least don't give them your money, do your research look at the photos on here. Chose another builder, stay away. I have many more photos and blunders and poor crafts it's too much to post. Just stay away from these guys, ask anyone that built with them all my neighbors have a plethora of issues. Just make sure everything is done properly BEFORE YOU CLOSE. They do not honor the 1 year warranty so I have no hope for the 10 year warranty. They set appointments and do not show. They do not ever put anything in email or written form to cover for themselves. They do not return calls and flat out ignore you when you have problems. Just a typical shady builder who milks you for everything and ghosts you when the time comes for them to make good on their word. Horrible company. read more

I recently visited my children who just moved to Valpo, Indiana this past summer and UNFORTUNATELY purchased a home from this developer. The house looks ok from the outside but upon further inspection, it is evident that this home $400,000+ home is a piece of garbage. Builder grade products like cheap lament countertops and cabinets for this price???? And there is LITERALLY NO TEXTURE or PAINT on the walls. There is drywall and IDK what else.... but it isn't paint. When they go to wipe a smudge off their walls whatever is on it either is taken completely off with a rag or it smears. There is no semi-gloss in areas that should have it such as the kitchen, bathrooms, and laundry room. So, what's next....MOLD ISSUES!!!! ARE YOU KIDDING ME??? When they complained about it, they were told that if they wanted that, they would have had to purchase an upgraded paint package. YOU MEAN TO ACTUALLY HAVE PAINT ON THE WALLS???? The floors on the second floor should not be creaking in a BRAND NEW HOME! No toilet paper or towel holders in any of the bathrooms. No mirror in the 1/2 bath. Again, are you flipping kidding me!!!! I know if I would have been the buyer, this would be in court. I urge all of you buyers to ban together and hire an attorney. The CRAP product this so-called builder is putting out is unacceptable. You people are THIEVES, and the realtor who they used, should have had their back more than she did instead of worrying about a commission. THIS IS UNCALLED FOR!!!! The best you can hope for is that the damn things collapse...which they probably will with the first strong windstorm.... then you can get your insurance money from it and go find a reputable builder. Buyer beware! As with all the house buying experiences do your research! I wish I did when I chose Providence Red Development. The prices were low with an ideal location and schools, but what the realtor Dawn Veness failed to tell us is that our chosen property and many others is half Buckeye Pipeline and underground utilities. She also said that the pond nearby will be mowed and kept up with by the HOA, that was an outright lie! When it came time to choose the options is where the issues began, the woman writing down our upgrades skipped quite a few categories and didn't add in everything that we wanted. There is no lights included in the flexs, living, Loft, and bedrooms. If you add lighting or j-boxes, you also have to pay extra for the light switches. The cabinets are cheap feeling even though we opted for the upgrade level 2, the upgraded trim looks nice but the two panel doors feel hollow and cheap. I have a strip of 4 light switches in the upstairs hallway and only one is connected to anything. We had a water leak in the master bedroom from rain prior to siding being installed, instead of patching the hole they merely put siding over it and drywalled the interior side hoping that we won't get water in the master bedroom again. We weren't able to close in the house until 4 months after the estimated closing date. It took 2 months after closing to receive our driveway and sidewalks ( sidewalks aren't even 3 feet wide, ADA requires 4 feet wide, but the previous general contractor didn't plan for that, screwing over his predecessor), then it took 4 months after closing to get our poorly seeded lawn and sad excuse of landscaping. The back steps are uneven and we're still missing the kick plates at 10 months after closing. The sliding door and screen door handles have snapped off. The laundry room is so small that I had to remove the door leading to the kitchen, the dryer isn't able to be flush to the wall due to the vent placement. The caulking around the windows, doors, toilets, and tubs are cheap, cracking, and peeling. I picked out a nice grey/beige paint color for over $1,200 not knowing that they merely tinted a primer paint so any wiping will remove the color leaving a nice white spot. The backup sump pump was draining directly next to the house, draining back into the pump, creating an endless loop of the pump constantly running. A kitchen drawer wasn't a line. So every time it's closed it'll slip off the track, utensil drawer in the upgraded dishwasher broke off. The shower doors in the master bathroom are misaligned. The garage wall by the front door is dangerous with all of the nails missing the studs, I found out about them the hard way, and punctured my head over the summer. During the deep -40° weather, I had an ice lined microwave, a beam visibly moving in the master bedroom, and a thick layer of ice in the master bathroom closet. The soffit on the front porch was dented when it was installed, we've had to adjust the door frame on the interior garage and front doors. Within two days of moving in the garage door spring had snapped, locking my car in the garage. Fortunately Overhead Doors was quick to send a tech to fix it. Providence is great if you're buying for price alone but for quality look elsewhere. Putting in a warranty claim and getting someone to fix your problems it's like pulling teeth. They drag their feet and often don't email or text back, I requested 7 doors to be fixed because they couldn't close, they scheduled a repairman to come over on 7/17 and was a no-show, I texted the warranty man on 7/17 and received no response, texted again on 7/30, finally hearing back on 7/31 to reschedule for 8/3, it shouldn't take three weeks to have seven doors adjusted. My advice for anyone looking at Providence is go around and talk to residents of current Providence homes, they delete all honest comments from Facebook and reviews are hidden for a reason. Several of my neighbors have already been banned from their Facebook page, and I haven't found one happy resident in Turnberry at Trail Creek subdivision. read more

First off, USE ANY OTHER BUILDER AND SAVE YOURSELF A LOT OF GRIEF. We have had some items repaired, so its not 100%, but every day that goes by there is more wrong with the home. The quality of products and workmanship that is used is lacking to say the least. Doors and windows will be drafty almost immediately. One room of our house is always 10-20 degress warmer or cooler than the rest and it is deemed as "normal" deviation by their so-called warranty. We have had additional insulation added to attic (supposedly over that room) to find out there's a section that's not even accessible that has little to no insulation and that's where all of our hot/cool air is escaping to. All answers are just a run around about how everything is inspected thougouly and fully, so when you find a problem it must not be a problem because it was inspected. Their warranty guy may answer you 1 or 2 times but after that you'll be lucky to hear back after 3 months. It all feels like a stall tactic to push homeowners over the 1 year mark. All of the homeowners in the neighborhood have similar problems and many have spent out of pocket to fix things that Providence did not do right to start with. 1 warranty guy for 500 homes is not my problem either. That is very much their problem of not hiring enough. It should not take months to hear even a basic reply just to have appointments be a no-show or do things that we can't even find. Stay very very very far away from this trash builder if you value your money. read more

It's been almost a year since I closed on my house and my driveway is pitting, cracking, spalling and basically told me to screw off and they aren't doing anything about it. Built with Providence Real Estate Development. We closed in January of 2018. Our sales person was amazing and everything leading up to closing was great. All our issues began after closing. It took months to get issues resolved that were on our pre closing checklist. It takes numerous calls or emails for someone to get back to you. We're going on a year and a half and there are still things that I'm sure they are hoping we will forget about. Bigger issue arose when I notice ice forming on my basement walls this past January. When I pulled the insulation on the I found that all of the exterior wall sheathing was saturated nailed, but missed the wall studs. It was later found that they didn't use flashing when they built our deck, which I had suspected. Due this issue we now have a serious mold issue. It took nearly 4 months since this was brought to their attention for somebody to come and attempt to repair. I say attempt because when the laborer arrived he was expecting only to replace two deck boards and put flashing in place. When it was explained what was suppose to be done he left and said somebody would be in contact with us. A short time later after his boss got back to him he returned to do the repair. He cut out all of the warped sheathing underneath our deck to replace, the only problem is that the 10 inches of sheathing that is behind the ledger board for our deck, where 99% of the mold issue is could not be removed unless the deck is removed. So when I expressed my opinion the laborer contacted Ken who handles Providence's warranty issues and he instructed him to spray bleach on it. I ask for some kind of guarantee that if any future problems arise Providence will take care of. Ken said I have his word. I asked him to text or email me something and he said he would. Never got anything. There still is a 5 foot area on west side of house that needs to be replaced. I inquired about it to see when they are having somebody come back, and he said not to bother him he's on vacation. Everyone with this company is always on vacation, out of town, off for personal reasons,etc. when you have problem, and the kicker is nobody has a boss or someone else that can handle situations when they aren't available. Other issues we have experienced are drafts coming in from windows on windy days. We were told we don't know how to close windows properly. When we moved in the gutter above 3rd garage bay had a steady stream of water leaking during the thaw which caused erosion of the concrete drive below that wasn't fully cured. They refuse to fix and it's still eroding to this day and getting worse. Our Air Conditioner has a a big dent on the front of it that they still haven't replaced. These are just a few of the more more serious ones we've experienced. Bottom line after you close and Providence has your money you are nothing more to them other than a nuisance. Overall we are very happy with house and subdivision, just not their customer service in dealing with warranty issues. Providence need to put people in place that are capable of handling issues and more importantly have more professionalism when it comes to dealing with customers. If I had to do it over again I'm not sure I would build with Providence. We should be enjoying our new house, not worrying about mold and other issues!! read more

Communication is horrible and frustrating. We are struggling to sell our home now a couple years later after it was built due to structural issues that have come up during the inspection...things we did not know about. I love our house, but many things should've been fixed (or done right the first time) before we closed. Now the warranty guy is saying that the general contractor should've had certain things fixed before we closed and the general contractor is saying that we need to put a warranty claim in. We (and our neighbors as well) are getting the run around. Save yourself the frustration and walk away if you are considering them. Then after the awful experience I reported her and providence had the nerve to refuse to build for us. All they care about is your money.
