We were helping a relative find a place to stay. We looked at many apartments around the area, but this one stood out from the rest. Not only was the price super reasonable for a two bedroom two bath, but the apartments are nicely laid out. The kitchen is larger than other apartments I have seen. The complex is very well kept you can tell they take time with their landscaping and upkeep of their facilities. Everything looks clean and beautiful. There are so many stores and restaurants around the area and it's very close to the freeway entrance.So far our family member has been there a couple weeks with no complaints. If you have a family emergency and someone passes away remember irvine company does not care about you griving or you they just want your money. Unfortunately to them you are a pay check and rules are rules to them they don't feel symthay or empathy so beware you move here you will conturnue to pay rent until somone moves in. Read your lease and know the lenght you want to rent for. I will say it is a very safe place irvine and Tustin and depending where you rent in Irvine some Irvine team members go above and beyond to serve you as a resident but some locations take forever and ignore many issues. Now for Maderas they keep raising the rent which we kept paying and we're very loyal but after having a family emergency and had to move to grieve they did not care the leasing agent or worker was so cold and didn't care. So unfortunate to lose loyal residents This is a missed opportunity to show empathy and to get me back to leasing with them when I move back from being with family as I work in Irvine I now will have to look into other apartments when I get back But to them rules are rules and money is money ! read more

10/23/2023 I have been with Irvine Company for over 18 years. Rancho Madera's goes beyond customer service. Adrienne, Vincent, Jason, Brandi, Robert leasing team was great to help me move to a sister property of Irvine Company. The 4 years I stayed. I must say It was the best place I have ever rented from. I found It so quite and very clean. The property was well maintain and organized. Let's go to into maintenance part Arnel, Antonio, Jose They come and fix the problem 1 time no need to come back re fix it. The maintenance team would come with a wonderful greeting and answer ALL my question's. You ask me why are you moving? They Don't have 3 bedrooms here. My home will be surely missed. PS I love there washing machine's here in the house it's the best. :) read more

Very disappointing with this place and the leasing office/team. First off, it was so hard to even get a hold of someone to get lease a place here! We leased a townhouse and I'm not joking when I say this but I had to call the corporate office and let them know that I'm trying to sign a lease like now! Then finally someone reached out to me, then when we finally got a hold of someone they gave me the wrong address to our place, I had to correct them! I knew the place so well that I was correcting their mistakes. Finally after getting our place, they were almost never available. We didn't have much issues our 16 months living here but when we did call the main office we never got a hold of anyone even after we left voicemails. The biggest part that really gets me upset about this place is: my wife and I had our first born while living here. We are both EXTREMELY clean people. We vacuumed daily, we have a steam cleaner, and we even streamed cleaned our carpet twice while living here cause we had a baby who would crawl all over the place so we constantly cleaned. We had a giant rug downstairs, in his room and our room! We always got compliments from family and friends who came over about how clean our place was all the time! Even a maintenance guy complimented our place about how nice and clean it was and the way he styled it. I work at an architecture/design company and my wife is Latina so she's just a clean freak as well. Finally coming down to our last month. We had moved out 2 weeks prior to our actual move out date and had them do a walk through. The guy told us our place looks nice and very minimal work needs to be done. Our quote was a little high but whatever. He said just minor paint from hanging out TV's and pictures and the carpets were in good shape and just needed to be cleaned. Keep in mind, when he did the walk thru we barely had anything inside our place cause we already basically had moved everything. The updated our account and it was a little over $500 after moving out. Then they had called us and said our move out was revised and it's higher. I took a look at they are charging us $1800 to move out and claimed they had to replace all the carpet and even had to do concrete repair. I asked repeatedly how and why! We are extremely cleaned and had rugs but most of all we cleaned all the time since we had a baby. He claimed that after the lifted the carpet to check (you don't just lift carpet to check) they found damaged to the carpet then ruined the concrete! We lived there for only 16 months and NOTHING was ever spilled on the carpet or anything. I asked them that doesn't sound right and asked was this carpet replaced prior to us moving in? And he couldn't answer the question. Then when we got the quote from the company they used to replace the carpet written by hand with a pen was (carpet last replaced October of 2022) ironically we moved in January of 2023. So how convenient he couldn't answer by question then we when we received the invoice, that was written on the bottom of the quote by pen! I can only assume he looked up when the tenant moved out last and hand written that date on there. After repeatedly ask to speak to someone about this, he said I will try to discuss this with upper management but they won't want to talk to you about it and he will ask the maintenance team about it and the vendor. (As if, the vendor and maintenance are going to disagree, they work for you and get business from you). So now I'm still waiting to hear back and he said if I don't pay within 2 weeks he's sending it into collections so it ruins my credit! I moved out nearly a month ago! So they get all this BS information over a span of a month and give me 2 weeks to pay this ridiculous amount and if I don't he threaten to send it to collections! This was the 4th time I've rented through the Irvine company and always had a nice experience until now. I would NEVER rent from them again! read more

Big shout out to the Rancho Maderas maintenance team: Antonio, Jose and Miguel! We had to get our washer and dryer replaced and they did it in no time with minimal interruption to our day! Also the management was quick to get us a replacement and were very kind in helping us with our issue. It was clear their goal was to make us as tenants feel taken care of. Since we got our keys, this has been our experience with the team. We just moved in but are loving the apartment, the well kept grounds, and the easy access to everything we need. I've stayed here since 2018 and moved out Sept 21. My experience here has been positive. Luckily, we had really good neighbors in the past 3 years with no issues. I retract my previous review about the constant landscaping. Seems like it's quite necessary. I'm actually quite surprised how nice the lawn in front of my house is despite the amount of dogs that pee on it. Now that covid restrictions are lifted, I've been able to enjoy more of the amenities. We didn't have hot water and our faucet was leaking water everywhere and he helped us immediately with such care and professionalism. He fixed our hot water so quickly and installed a brand new faucet and we are so grateful for his precision and speedy service! We were so stressed and worried but he fixed our problems so fast. I will definitely never take for granted of having running hot water! Unfortunately, my experiences here have definitely not been the greatest. I wont talk about the construction, since everyone has been complaining about the construction workers for the past two years. The only thing I can say about them is that they only seem to care about getting the job done fast with no regard for the people living here. I have seen them just flinging the rusty nails out of the roof and just continue working. Besides that, a few weeks ago someone backed into my car with a tow hitch leaving a hole in the bumper with no note or anything. I've been looking around the entire complex but nobody around here has a tow hitch on their truck besides the construction workers that are constantly coming in and out. When I asked if they had any cameras in the parking lot to see if I could find out which car backed into my car they just said there was nothing they could do since they don't have any cameras in the area. Not even a few days later, the car next to mine had their window shattered and their vehicle was broken into. There are some good things to say about this place. The people working in the office seem to care about your concerns, and the maintenance people get anything fixed as soon as possible. Its unfortunate for me that all of the bad experienced just outweigh any of the good. I have also posted people of some of the bad experiences I have had here in the photo section. TL;DR: Construction workers don't care throwing nails everywhere, Car backed into, other cars being broken into. Some good, but not enough to make up for all of the bad. read more

My recent move to Rancho Maderas was a professional, smooth transaction. Callum, the leasing consultant, was so pleasant and patient in helping me get everything I need to make my application complete. Also Delilah, the Community Relations Rep, welcomed me and went out of her way to make sure we were taken care of. We really needed help with a special accommodation and Delilah solved the problem right away. The management team is AWESOME!!! The first few days reassured me I made the right choice out of the many possible Irvine Company Homes. The rooms were all clean, especially the kitchen. Water pressure was excellent and the washing machines worked better than some new ones I tried in the past. The trash cans were clean and plenty of room. Neighbors were all nice and very quiet. We had a flood in our apartment on a Sunday, when floods always happen, right? We got ahold of our Maintenance team and Antonio l B came out right away to assess the situation. He quickly took action to ensure that there was not severe damage to our unit. The poor guy was here for almost the whole afternoon vacuuming up water and pulling up carpet furiously. By the end of the day he had fans blowing and a unit to help dry out the unit so there was not any mold or mildew growth. Over the next couple of days both Antonio G and Jose B checked back several times on the unit and communicated with us throughout the whole process. Julio, the grounds keeper and maintenance crew all do an awesome job of keeping the place running like a well oiled machine. Anytime I've put in a maintenance request it's been handled the next day barring them being slammed with maintenance requests. Delilah in the RM offices has been nothing but extremely helpful to me in figuring out the lease signing and helping me out in a situation where there was a snafu with my bank and paying rent. Make sure to reach out to her if you need something! All in all the crew here is awesome and the apartments themselves are also cool. They are not the newest built Irvine CO apartments if you want that go by the spectrum. But if you want a nice quiet community close to all the shopping and full of polite people this is your spot. My family and I did a tour on this property for a new place to live it was very clean nice looking the two story's were spacious and parking didn't seem like a problem and this was one of the three of our picks to live but choice somewhere else just because of a garage but if that ain't a concern for you it really is worth checking out. We also were surprise to see Callum the leasing agent that has trained my daughter with her soccer and not just is a great trainer but he has great customer service and is professional. Today on 6/28/2022, our AC went out on one of the hottest days of the summer. We made a frantic call to our maintenance department and Antonio showed up instantly! He was so professional and immediately figured out the issue. Not only that, he was able to to replace the broken part on the outside unit in a matter of minutes. I have been living in Rancho Maderas for few years. The location and their apartment's Maintenance Team are the highlight. Jose and Julio in Maintenance make a great team and they have been helping to improve some of the issues mentioned in past reviews. Every single time I have submitted a maintenance request they stop by next day to fix it or call to let me know when it will get resolve. I wish to give the 5 starts but I can't because the construction undergoing has been very annoying and too long...many different contractors at the same time to work in different items. And, it will not end anytime soon. I have called the courtesy security patrol offered at night time but never has been helpful. read more
