He opened it to check if the heater was "strapped " He dropped the door and severely damaged it. My grown up daughter and her friend were sitting on the back patio and witnessed the damage. Gibson left without saying anything. My daughter assumed that he would have the door replaced/fixed on another day. Fast forward to 3/25/25. My loan officer told me that Gibson denied doing the damage. His own appraisal pictures a my daughter an her friend can validate this damage. He needs to be accountable for his actions and fix or replace the door. Also his appraisal was much lower than realtor comparables for horse properties. Not happy with this business. Unprofessional and deceitful. Use a different appraiser!!!

When we brought it to his attention, he took a week to send us the revised appraisal, which was only 5000$ more than the original one. Not sure how that was calculated. No doubt in order to cover his mistake without looking unprofessional. On the same day, he appraised a home that was 300 sq ft more for 60,000$ more. Additionally, our home had new roof, new exterior paint, new porch, new flooring, paint, and remodel throughout. The home that was 60,000$ more is in disrepair needing new roof, new exterior paint, new decking. His delay cost me the home that we were buying, and his new estimate cost me a lot of loan money. When I wrote him about it, of course he ignored me. What ever you do, avoid this business!

Unfortunately, she accidentally appraised my property, instead of the address I had requested (in writing and in person). When I informed her of the error, she refused to either refund me or appraise the correct property. I ended up having to take her to small claims court to get a refund, where we won a judgment for the full amount plus expenses. She was extremely rude in court. I would avoid her at all costs.
