Tour - 9/10 Standard tour, good amount information and friendliness, leasing office lobby always smells great and has clean modern minimalist look.
Parking - 8/10 Rize parking spaces are huge, some even can squeeze a motorcycle (check with office if this is actually allowed). It's a vertical high rise parking so 1 bedroom gets a parking near or on the floor with your unit and 2 bedrooms gets 1 parking near or on same floor with 1 further away. Due to limited space it's hard for 1 bedroom to get a second parking since the waitlist moves very slowly, EV chargers exist but definitely more limited than a bigger site like Irvine Company complexes or The Royce.
Staff - 9/10 Last management group Greystar and current group Sares Regis both had friendly staff, I think with a position like leasing office or resident service it's naturally more likely to encounter people or situation where a problem needs to be solved and if it's not solved in a way that each individual expected they can be seen as unhelpful or negative. In my case, if you are a normal sane courteous respectful tenant yourself, there won't be a reason for others to treat you otherwise (and this extends beyond this context and into all of life I imagine).
Building - 8/10 I've toured many apartment complexes from Irvine Company ones to Avalon, Calypso, Broadstone, Main Street...etc. and Rize leans more higher end in presentation, decor, and overall style/design. All apartment complexes' conditions are at the wild card mercy of its tenants so I always save 10% benefit of the doubt buffer to account for sometimes you just can't control all that your tenants do so things like scratches on the wall from someone moving things in hallway once upon a time or very rare occasional scraps of paper on the floor those are still within normal tolerable boundaries for me. From what I could see living 2 years here place is generally clean I see cleaning staff doing a good job around the complex couple times a month just by me going and coming back from work. There's gonna be smells here and there from resident's pets and trash, but I don't think any apartment complex can police their place in a way that's spotless 24/7. All in all, physical building more on the cleaner higher end of the spectrum. Due to trash pickup service, some residents do leave trash in hallway at times when they're not suppose to, I suppose staff can be more strict on enforcing it.
Amenities - 9/10 because no one really uses the amenities, which is a good thing. Gym pool and other public areas are almost always empty if not very spacious even during peak hours, occasionally there will be people here and there hangout but it's the perfect balance of enough people to feel safe but still empty enough that you can use them pretty much anytime you wont without a line. Rize residents are more homebody introverts when it comes to amenities from my observation.
Unit - 8.5/10, there's no old vs. remodeled units from what I could see on the tours it's all great, if you look closer you'll see that yes it's not as new as the Broadstone Edition across the street, there may be some tiny chips here or lifts there around the inconspicuous corners of the unit but it's really well within the negligible wear and tear over the years I mean it's a building with different lifestyle personality residents in it every year it's really not realistic to expect it to be perfect.
Maintenance - 10/10 Jaime, Joe, and Jose on the maintenance teams are fantastic. Maintenance requests can be made via the phone, on resident portal website, or the active building app, UI is easy from their website and crew is always polite, respectful, and punctual. Never had sus feelings or worries 2 years I live here.
Price - 7/10 I may be talking out of shop for this one since I'm not expert but as a consumer it's a tad on the higher than average cost in terms of Irvine prices, probably because of reasons below.
Neighborhood - 10/10 90% of what you need (Costco/Costco Gas, Lowe's, AMC, various banks, UPS, USPS, H mart, Target, Whole Foods, so many restaurants and drink/dessert shops at Tustin Legacy or Diamond Jamboree) are within 5 minutes drive and 10% (Omomo, 99 Ranch, Orobae) are within 10 minutes drive. It's closeness to Irvine Business Complex and John Wayne (SNA) Airport are probably factors too.
Safety - 8.5/10 Rize is mostly filled with UCI students or young working professionals, sometimes the garage door stays open too long or residents prop open locked door access for their own convenience and may cause some security issue. But this is not something any apartment complex can guard against 24/7 I think realistically, there's security guard patrolling afterhours and emergency security hotline. But occasionally packages do get stolen/opened because human nature is capable of anything so when you group people together somethings are bound to happen, but I experienced no car break in or personal danger 2 years living here. read more
