5 stars I needed a home inspection and opened a new project on Yelp this past weekend and sent out a request for quotes. Gerald (and maybe his team?) had responded promptly with price and what to expect. On the day of the service, he showed up on time and thoroughly inspected the space. Ran water tests, remarked on electrical panel & electrical outlets, tested dishwasher and stove, and checked on the A/C unit. My realtor was there looking around as well. Overall, I think the inspection went well and I was informed of things I needed to keep an eye on and little and big details that I may want to change in the future. We had our home thoroughly inspected by Gerald. It's an older house with some/many DIY fixes over the years. Gerald checked the work that was done in the past, the state of the house overall, and made some very insightful recommendations. That includes which items are a higher priority to fix (electrical in our case), estimated useful life left for things like roofing and windows, and gave many tips to keep costs down. I've had two fantastic experiences with Gerald and Deanna: the first experience was my home in Pasadena. Gerald coached me (a first time buyer) through the process and pointed out negotiating items (e.g., a foundation that isn't typical for my style home) which helped me negotiate $40k in credits on that purchase. He also estimated the remaining life for several of the components of my home, over the last five years I've watched each of his predictions come true like clockwork. I am so sad to update this review, because Gerald is a really nice guy, but sadly Gerald and his team missed a number of major things in our inspection that we have had to pay thousands of dollars to have had fixed, and if we would have known these things were broken or faulty we would have tried to get them fixed by the seller before closing. They missed a broken water heater, two major leaks in our bathrooms that required the bathrooms to be demolished and completely redone, a gas leak, a broken AC unit and faulty electrical wiring. We are disappointed because we were first time home buyers and blindly trusted that things were inspected correctly, but they weren't. The reason I wanted to update this review was because a few of these issues are major safety concerns, like the gas and electrical leaks, and all repairmen who have come out can't believe these basic things were missed. read more

In April 2021 my husband and I bought our first place, a new build condo. As we're getting close to our 1 year anniversary, 1 year home warranties will soon be up. We hired Gerald @ Scotland Yard Home Inspections to come check out our condo and let us know if we had anything that needed to be fixed while we were still in the home warranty period. I called Gerald on a Monday afternoon with an urgent request to look inspect two homes. He accommodated my schedule and met me the following day and he was on time and ready to get to work. I wasn't interested in a written report; I just wanted the highlights from an experienced inspector. I chose Gerald because he has a contractor background, and he was able to efficiently and thoroughly assess the two properties. He gave me his honest opinion and was able to quickly give me the an idea of the condition of the properties and told me the things that were ACTUAL problems, without the mind numbing legalese of most inspection reports with their standard catch phrases and boilerplate remarks that can go on for hundreds of pages. I will say that one of the properties he inspected was quite unusual and not at all a routine construction, and he was undeterred and unintimidated by the complexity. It does almost no justice to just say I am very detail oriented and do not like things overlooked or rushed jobs. Gerald is far away from that. Very thorough and went above and beyond during his inspection. You can tell he's methodical so he doesn't miss anything. He even came out on a Sunday, and the one before Memorial Day. He is definitely watching out for the buyer and will see stuff most people won't as he used to be a contractor. Gerald is a straightforward guy with jokes. Most of my interaction was through phone and text. I didn't have the pleasure of meeting him in person, but my sister and agent did. His reports are very detailed and easy to read. One of my favorite things about the report is the table of contents, where I can just click on the category I want to read, and it will bring me to the page. His pictures and comments on the report allow a person with little home knowledge to understand the problems of the house. Gerald was available after the inspection to answer my question. He is still answering my question as I am writing this review. Overall, I am satisfied with Gerald's service when my situation was peculiar, and I wasn't able to physically by there at the house inspection! I called Scotland Yard based on reviews on Yelp and spoke to Gerald. We talked for about 20 minutes. I explained what I needed and my situation. He asked me some questions and gave me a time frame of his availability. Fast forward 2 days, we met at the home he came to inspect. He showed up with his wife who took full notes as he recited his findings through the house . He did a thorough inspection of the home. He was not shy about getting dirty by crawling in the basement or going up in the attic. At the end of the inspection he gave us a brief explanation of his findings and answered our questions.
