WARNING do not rent with Scott Properties. I know several renters with bad experiences and here's mine: My place was not the greatest. But that wasn't my issue. Long story short my lease included a section stating that tenant could leave during the 12 months if I give a 30 day notice. That's literally what my lease said. **if anyone from SPG sees this and disputes that, I will post a photo attachment of that part of the lease** I did exactly that. They agreed to it after fighting me on it and me bringing in an attorney (SPG point of contact people have no idea what they're doing). And then they kept my security deposit citing a "broken bathtub" and "new tiling" (both entirely false). It was a pathetic measure to keep my deposit after realizing they had to let me out of the lease. The communication with their staff was both frustrating and confusing. Their employees were not on the same page with each other. Rather than drag out a small claim against them, I let them keep the deposit and just left. Clearly, the employees at Scott Properties need to be educated on contract law. It's truly a sad excuse for a business and I feel sorry for each and every employee there. Do yourself a favor and rent from ANYONE else. read more

Have written multiple reviews regarding the neglect of Scott's Property, they all seem to disappear, unlucky for me they're so bad at managing properties they continually give me new content...am attempting to replace stacking washer/dryer, unable to remove old unit w/out assist from plumber due to corroded waterlines, submitted maintenance request via portal 3wks ago, literally still no response, no one has typed an email/text or issued a phone call, when following up today I'm told Scott & property owner are discussing it, meanwhile l'll be approaching a month next week with a new stackable unit ready for install sitting next to an old broken one as I walk by w/laundry in hand omw to laundry mat spending $40 p/week b/c of further neglect from Scott & company. read more

I lived in a building managed by Scott properties for a little over 2 years. It was awful because of them. They were slow to do repairs and didn't disclose that they operated a rehab program out of a bunch of apartments on the 3rd and 2nd floor. One of the many sketchy people that moved in and out of this program sexually harassed me and showed up at my door late at night. There were thefts that happened in the garage and Scott refused to do anything to help in making the building safer. After we moved out Scott properties withheld too much of our deposit and we had to get a judgement against them to get more of it returned. Scott is a piece of garbage as a person too. read more

I recently left a Scott property after four years and had a really good experience. They maintained the property and employed a fantastic property manager who was always there for me (shout out Olman!). The company's online system was easy to pay and request maintenance. I felt like any issue was addressed quickly. It wasn't the nicest property in the world but they worked hard to keep it nice. I feel like the payout for my deposit was fair and I was happy with what I got back. read more

Scott Properties Group Inc. was found by the the City of West Hollywood to be in violation of the Rent Stabilization Ordinance. Specifically, the company was illegally charging all tenants water/utilities in violation of the RSO instead of complying with the City ordinance requiring a water meter be installed so each tenant pays their fair share of utilities. In November 2019, the City informed all tenants in the building of the violation, advised to stop making any payments for water/utilities and directed tenants to seek reimbursement of illegal water charges for the term of their tenancy from Scott Properties. Multiple tenants sent dozens of emails which included all billing statements of monies owed to them. One tenant filed a hearing with the City. The examiner found in favor of the tenant. (The determine Case No. is D-4524 and is a public document that you can request from the City of West Hollywood). This company refuses to comply with landlord-tenant laws, will NOT respond to tenant emails or calls to resolve the issue and unjustly profits by essentially evading tenants. I have moved on to litigtation for reimbursement in additional to other claims relating to the persistent negligent (maybe intentional) bad faith practices of this company. read more

Got a call from the properties address my problem and said that they would take care of it that afternoon. I was not home, however, and was eagerly awaiting an update. I contacted them again once the afternoon passed, but received no response. Upon going home... it was fixed! I did not get a confirmation email from the properties until the next day. So, their timing of responses is a little off. But I couldn't believe they did it. Awesome. PREVIOUS REVIEW: Building recently purchased by Scott Properties. Seemed rushed and did not give us tenants any notice, greeting, anything, which made them come across as not friendly. Filed a maintenance request to which they emailed back an automated email asking for the details, which I clearly stated in my initial email to them. I asked for updates and nothing. No communication. I expect my mgmt company to be in constant contact with me and always updating me on the progress of whatever is going on. Tenants need to feel like they are being taken care of and are important, same thing goes with when tending to customers. Most importantly, I want whatever it is to be fixed or address finished ASAP and by that I mostly mean the next day. Nope. Get this... their email signature is so childish too. Where do I even begin? Living in a Scott Properties rental has been among the most unpleasant and inconvenient living experiences I've ever had. I lived in one of their Venice properties for 2 years and had countless issues with the unit and the management. In our time there, our unit had black mold, a black widow infestation, a fly infestation, broken heater, broken washer & dryer, broken doors, and plenty more. None of these were faults of ours, but rather happened on their own and were worsened and amplified by the negligence of our property managers. Our point of contact, Hilary Brody, was cold, dismissive, and even unresponsive many of the times we reached out about concerns we had around our unit. We would often wait up to a week and a half to get a response from her, and would find ourselves emailing her several times before getting a response, no matter how important the issue. After reading several other negative Yelp reviews, we did our due diligence and left the unit spotless, giving Scott properties no reason to deduct any damages from our deposit. Even still, they deducted a total of $788 from our deposit. $648 for painting and cleaning, which seems very excessive, but not negotiable. $140 for blinds, which were in no need of replacement when we vacated the unit. A cleaning fee of nearly $300 and painting fee of nearly $400 seems rather excessive, but of course that's not something we could dispute. Beware of these people - they're truly snakes who will penny grab any chance they get. Their incompetence and dismissive nature never ceases to amaze me, and I look forward to never living in another one of their properties again. read more

Save yourself the trouble and don't rent from them. Avoid them at ALL COSTS! Not only do they not respond to maintenance requests and have no care for their tenants. They have not yet given back my security deposit after more than a month of moving out. We have contacted them multiple times and they have purposely ignored our calls and emails. Watch out! When moving out, my wife and I meticulously cleaned the apartment in order to receive our full deposit back. It was inspected and the person inspecting said everything looked great. When our check arrived, over $250 had been deducted. When I called Scott Properties to find out why, they said that it was because we did not CLEAN BEHIND THE STOVE! What a racket! I'll bet they do this to every tenant that moves out. Virtually an automatic $250 plus $50 cleaning fee that they'll keep. Any current tenants, make sure to clean behind your stove when moving out and take pictures of it. read more

I have been screwed by this company in two different apartments. They take the cheapest way out to repair anything. Everything was low quality from the paint job (peeled off in strips with some scotch tape), to the cabinets (drawer broke and they nailed it back together; it broke again), to the shower (cold water didn't work, attempts to fix it failed), to the sink (broken faucet stopper that they never replaced), to the broken laminate floors (they glued back down), to the carpet (scratchy and stained), to the oven (no temperature display or indicator light)... I could go on and on. We also had roaches and fleas. They took $500+ out of my security deposit because they claimed the life of the paint job was 3 years (I guarantee it didn't even last 3 minutes the day I moved in). They also didn't return my deposit until 5 weeks after I moved out (California law says it must be returned in 21 days; they back-dated the check even though it wasn't post-marked until 2 weeks later). Scott ignored all attempts of my contact, I have tried filing a Better Business Bureau complaint which he has also ignored. Do. Not. Rent. From. Scott. Properties. read more

UPDATE Actually, upon calling Scott Properties on maintenance fixes and things that are necessary, the person who worked there said that basic "essentials" are based on how much someone is paying for rent, and "you get what you pay for". This is what someone who worked at Scott Properties said. This is false information and is very despicable as there are rent control laws in place. So, if you are covered by rent control laws, and paying less than someone else, that means something about should and should not be fixed? False, because it is required under rent control to fix basic necessities. Also, if this is all just the "owner" - then why are you repeating these types of things? Fix the narrative. Also, when the real estate agent who is showing properties that you manage talks badly about the people who live here and their socioeconomic status - that is another line that is crossed and it shows a bad light on the management company when it is something that is being reinstated by the people who work for you - "you get what you pay for". If that is not the case, then at least be against it and say something to the owner that these are not things that show a good light on what you represent. Sounds pretty discriminatory. It's funny how people seem to assume socioeconomic status just because they personally decided to shell out $1000 for an ugly suit and tie. These are the people that you will be dealing with at Scott Properties, especially at the property in Brentwood. Also, upon moving out, there are cockroaches in the building and bugs everywhere. Dirt everywhere, trash in the garage just hanging around. Of course, there are going to be roaches. I lived at 1284 Havenhurst Dr. but it's the management that is absolute GARBAGE. I've moved out 4 months ago and still get emails about missing rent and rental increases. Have not received my deposit back. YOU CAN NEVER GET AHOLD OF ANYONE IF ANYTHING GOES WRONG -- REMEMBER THAT. I've been calling, emailing, doing anything I can to get ahold of management here to make sure I am OFF the lease and get my deposit back, but nobody ever takes the time to deal with you. Anytime we had a problem in the apartment we could never get it fixed. Nobody would call us back. So I moved out early thank god and have found a respectable nice apartment to live in where the landlord actually gives a crap. My wife and I have lived in the Otis for a few years now, and have loved it. At one point, we were looking to move to another area (closer to work), and Courtney, our building manager, played a great role in getting us to stay - and we're very happy she did. She does an excellent job helping us feel even more at home, and feel as though all of our asks and needs (no matter how small) are prioritized. Simple things like ensuring our packages are at the front door, and making sure any minor maintenance will be taken care of same-day. We look forward to spending more time here in LA. read more

If I could leave one star I would. I called their leasing office for three straight weeks in an attempt to tour one of their properties. Every time I was forwarded to the leasing office I was met with the machine. I drove by several times and called each time only to have no answer and absolutely no way of touring. I left emails, texts and voicemails and absolutely no response. I just drove past again and called and and after three weeks someone shockingly answered the phone only to tell me the apartment was rented yesterday. They then proceeded to let me know the phones were likely not working when I called... for three weeks they weren't working? After several auto thefts at our apartment complex at 2400 Walnut Ave in Venice, Scott and Hilary Brody continued to refuse the addition of locks to the garage door. Just before they did add locks, weeks later, they raised our rent 50% in retaliation. Following all this, we moved out, at the end of our lease. I can verify all these claims with well documented emails and physical letters. Now, I am in the unfortunate position of having to battle for the return of our deposit, which will inevitably result in a Small Claims filing. Scott Brody has some kind of antisocial personality disorder and should be avoided at all costs. You have been warned friends. Avoid, avoid, if at all possible. Update: FYI, we won our small claims case against Scott Brody and De De Logsdon, our building's owner. Until our building came under management by Scott Properties life was good. Bulbs are never changed, common areas never cleaned. Plus the staff lies and you must put every repair request in writing. To get anything to be done you must complain to the city or take them to court. Scott has repeatedly cursed at me and I have caught the maintenance people stealing from me. I WISH I could say positive things about this property group. It's been one unfortunate and neglected interaction after the next. I've lived in my building for 11 years. When Scott Property Management took over all maintenance stopped. The pool was not cleaned, rust stained the bottom of the pool, the trash and recycling was not taken out, now we have a rat infestation, the vents in my bathroom stoped working and though these issues are a public health concern they continue to ignore the need for maintenance. The site manager rarely calls back or responds to messages. Termites have eaten the the windows and they continue to ignore Maintenence requests. They are slum lords pretending to be property managers. Begs the question why did any one who works for the company choose to get to this profession? If you are looking to rent from these people consider hiring a lawyer first. read more

I've lived in 2 different units for the Francis Place apartments for about 2 years. I think the state of your property completely depends on your apartment managers. They run a pretty tight ship here, but the Glendon ones next door look a little worse for wear. That being said, I've had great experiences there. Repairs: During the winter, my ceiling leaked a little during a weekend downpour. I wrote a note to my manager and someone was in to fix it within a few days. Next big rainfall, no water. Mail: Every apartment I've ever lived in, I've had packages stolen. Here, it's rarely an issue since the managers will accept your packages in the office, and leave a note in your mailbox letting you know it's there. They've even taken my super huge packages and left them right inside my apartment if there wasn't space in the office. At one point, the FedEx guy managed to get past the front office and left a package by my door. Someone stole the aforementioned packaged, decided 40lbs of free weights wasn't worth stealing, and left them in the stairwell. The security guard found it, schlepped them to a closet downstairs, and then knocked on my door to make sure they were mine. The security guard will also come by and ask tenants to keep it down if it's after 11pm or so. Amenities: Pool, sauna, hot tub, pool tables, ping pong tables, community library, multiple newer bbqs, and a fitness center. Sure, some of the stuff seems a little older. Just because it's not shiny and new doesn't mean it doesn't still serve its purpose for entertainment. In such a big building, they listen to their tenants. There was a petition for new bbq grills, and a few months later they were delivered. Money: As far as leases, deposits, and general rent goes, never a problem. When I sat down to initially sign my lease, the assistant manager Dale went through every sheet and explained what everything meant. Plus, there's rent control, so your rent cannot skyrocket, and the deposit/rent are also reasonable. I moved out of one unit and into a larger one, and my deposit (sans $50 for cleaning) was returned within 10 days. Landlords are required to also return the interest earned on your deposit, and this is the first place that has ever done so. If you're a few days late on rent they'll leave a note on your door instead of immediately charging you a late fee. As a note to other review about heat. Every bathroom has a ceiling heater. In the studio apartments, this is the only source of heat. The rest of the units have wall heaters in the bedrooms. However, this is Los Angeles and it doesn't get that cold. I'm not sure if it's a legal issue or not, but I've been to many places in LA that don't have heat. Put on a freakin sweater. read more
