Praecelusus has lack of transparency, fails to enforce lease agreement, engages in evasive communication, makes unauthorized commitments, poor documentation, and dishonesty. I hired a property manager to reduce stress and ensure compliance. Instead, I found myself constantly monitoring, correcting, and chasing down information that should have been proactively provided. This company does not act in my best interest and does not uphold responsibilities outlined in the management agreement. I would not trust them with another property.

BEWARE. Unfortunately, I had to deal with SBMI and their property managers' incompetences for a…read moreyear. STAY AWAY AT ALL COSTS. The property manager, Denise in particular, doesn't care about her tenants; she only cares about making money for herself. I gave her multiple chances throughout being her tenant for a year to change this outlook on her and the company she represents, but sadly she continued to frustrate, anger, and disappoint me and my roommates. The property managers are rarely in their office, and it takes on average 3-5 phone calls, messages, and/or e-mails to get ahold of them. Maintenance requests take weeks to be fulfilled. We spent over 1,000$ on cleaning services while moving out in order to maximize the amount refunded on our security deposit, but somehow Denise and SBMI group decided they could still deduct an alarming amount from our deposit with no explanation. As if issues with contacting and communicating the property manager shouldn't be enough to deem this business incompetent and pathetic, all they want is to take your money. I have never worked with less intelligent people in my history of being a tenant. The lack of professional manner and laziness is appalling.

Beware! SBMI Group (also known as Inflexus Management) is a scam company. We had a terrible…read moreexperience with this company. If you do not want to be robbed with some ungrounded charges do not rent from these guys! If I tried to write every issue that happened with these guys then it would take many pages so I will write it briefly. First of all, we received the property very dirty and under horrific conditions. Many things were broken and we had to wait weeks and months for them to be fixed. One particular issue was we had no hot water in the beginning so we took shower with cold water for nearly a month because SBMI Group could not send us someone to fix! The other thing is after leaving the house they charged us an outrageous fee for cleaning and maintenance. The bill was couple of thousand dollars and there were claims that we broke numerous things in the house. But we know by fact that we received the house under terrible conditions and we are not responsible for any of the broken stuff (Which they also know this very well since we told them). These guys only focus on finding an excuse to rob you. That's why they probably changed their name from Inflexus Management to SBMI Group because people started to notice their infamous scam. Do yourself a favor and stay away from these guys!
