I chose Southwood Pest Control to fumigate my mom's house for termites as well as repair fascia above the garage that had termite damage. Dirk Reynolds was the inspector and project manager. He was very knowledgable and the inspection report was very detailed. He was able to resolve 2 issues that came up very quickly. I had to sit on my thoughts from my inspection yesterday before writing this because I wanted take as much emotion out of this as possible. We live by the Fullerton water stations and they sit right behind our home. Any every time they work in the that field the rodents run, this last start of construction lasted a few weeks. So we now have rodents in our home- We have been in this home for over 25 years and only 3 times had an issue with rodents, years apart mind you. This is the first in just over 10 years we have had an issue. I had tried on my own to catch them but finally gave up and called for help. I have NEVER ever been told to cut all the trees down and have nothing near the home at a minimum distance of 16 feet. I have NEVER been told to get rid of all our animals. I have NEVER been told to get rid of our cars- classic cars by the way that are probably worth more than this guy makes in a year. I have NEVER EVER been called Hoarder or even remotely compared to one. Seeing that he upset me, he was quoted to saying, "I don't mean to upset you but I want to be honest and anyone who tells you they can help will just be taking your money." As he proceeded to walk through the house, I explained that the only proof of activity was in our bedroom, the closet and mostly likely the attic. He looked around the house, literally huffing looking at the walls- he pulled the attic ladder down said ya, I see rat poop, I'm not even going to go up there- closed it checked some stuff in the kitchen and bathroom. Then again made a point to say, Ya i can't even get to the walls to see if they have come through the drywall there is so much stuff. I replied telling him that I had already moved everything along the main walls of the room and there was no holes in the wall or the floor. He went outside, looked around said he wasn't going under the house because a brach of a bogadega plant was by the entry and "it would tear him up." I was more than willing to cut the branch but saw no reason to do so when he said he wasn't going under. During the time he was at my home, it was clear to me that he didn't want to be there, nor had any intention of helping or offering a solution other than saying, "well we might be able to do some traps but it's probably going to cost you a $1,000 dollars and around $375 a month for us to keep coming out to remove them and that could be a lot for you. AND we won't warranty it because of all your stuff. The final straw was him telling me, "you're gonna have to live with them. He has no knowledge of our financial situation and what we can and can't afford it wasn't his place to assume. If you need support with rodents, call a place that specializes in them- it would have just been better had he come by and kept driving. As one final side note- he was more than 30 minutes early for the appointment and failed to call me, so when he arrived I had to cut a work meeting. I will be posting this review everywhere I can because your treatment of me was beyond degrading. read more

Chad performed the inspection. He was prompt, very thorough, knowledgable, respectful and personable. I was concerned about having to have the house tented as I have 3 kids, 2 dogs and 2 cats and tenting means I would have had to find a way to have all of us out for several days. He worked around this for me! His office prepared and emailed an estimate with photos quickly. I scheduled the work (soonest available was 2 weeks out), signed the contract via docusign and put a 50% deposit down. A couple of days later I received a call that they had a cancelation and could handle me a week earlier! There was a lot of wood repairs that needed to be done in addition to the termite treatment. A crew of 4 very nice and respectful workers handled the wood repairs, door replacements and painting. They even sealed the back porch awning! Then came the actual treatment. I always get nervous if work has to be done without me here, but it went swimmingly. There was some confusion between the office and the gentleman doing the treatment about whether he had to get into the attic, but it was quickly remedied and completely not worth deducting a star for. Chad, Jasmine, the wood crew and the treatment guy (I don't remember his name sadly) did a stellar job! Chad even gave me referrals for other work I want/ need done. If you decide to use them, make sure you confirm they actually provide the service. We have 24 units in our complex and nobody has seen them in a year. They don't call before they come and just send a bill. They say they've been coming every month but there is no evidence of it. Rodents are eating through the walls and the bugs and spiders are taking over. I called them out to look at the rodent damage and all he did was move the black box a little closer to the hole in the wall. I was supposed to get an estimate for the repairs and never heard back. read more

I had an issue with some work they were to perform for me and was not happy as it appeared to me the work was not satisfactorily completed. I asked their office to have a manager contact me in an effort to resolve the issue. Over two weeks have gone by and have not heard back from their office. I called Southwood to help me with rodents digging under my house. They charged me $1200 to fill a small hole (less than 6 inches) with concrete and cover two other small areas (less than 12 in) with wire mesh. Not only was the price EXORBITANT for the amount of work they did, they did not even do a good job. The wire mesh is supposed to go down at least 12 inches but it was literally just a couple of inches below the soil. Not surprisingly, the mesh lasted only a couple of months before rodents were able to open it up again. When I called to ask Southwood to come out and fix it, they said that they would have to charge me again because the warranty wouldn't cover it. I refused to pay. I will never use nor recommend Southwood Pest Control to anyone. They overcharge for shoddy work, and do not warranty their work. read more

No call, no show. Had a random occurrence of ants in our house which we had never experienced before. Called Southwest and scheduled for 7:00 AM this morning. Heidi sent me the agreement, I signed, all was fine. Their price was higher than others but I decided to go with them because they had a 7 AM opening. I cleared literally everything out of our pantry (photos attached of my pointless efforts), moved things away from corners and walls, and woke up early just for them to not show and not even call. Highly inconsiderate and unprofessional. I sent an email, left a voicemail, no response. In this case, you don't get what you pay for with the higher price. My husband hired a well know company to do a pest spray on our house, and it came with a free termite inspection. Guess what? We had termites! They quoted us the price of half a car to tent the house. I decided to get other quotes. I had a couple places come out. They all said we NEEDED to tent, and that we needed to replace wood on our patio cover. Quotes were very high, especially for wood replacement, and I was really not looking forward to tenting. That meant leaving for numerous days, dealing with pets, bagging up food and other items. Hassle. I found out a friend of ours had used Southwood and gone the Orange Oil route. We called them, they came out and recommended we do foaming. What they do is drill holes into the exterior of the house in all the joists, and pump termite killing foam into the house. They close up the holes, repair the stucco and paint over it. You don't have to leave and it can even be done when you aren't home. Sold. They took care of the foaming and replaced all the damaged wood for THOUSANDS less than we were quoted by other companies. Finding out you have termites sucks, and the tenting process is not only a hassle, but very expensive. Glad we found Southwood and used foaming. Cheaper, easier, and more efficient! read more

Southwood did not follow through with spraying interior of units. My poor tenants prepared for the service and never got a knock on the door for interior spraying. In the case of Roaches the exterior spray caused roaches to go inside so we went from bad to worse. I found a better company and we've had a serious reduction in roaches. After calling them several times about the food THAT THEY ruined by opening the freezer and not closing it after, I still HAVE NOT heard back from them. THEY JUST DO NOT CARE! They treated me in an absolutely disgraceful way. Around $50 of my frozen food had to be thrown away (I took photos beforehand). Southwood Pest Control haven't even responded to my many calls. I am a senior, not much money to live on; I try to get frozen dinners when they are discounted. Some people reading this update may think of themselves "well, it was only $50+ that she lost because they left the freezer open" .. well, losing that $50+ of dinners cannot be replaced. I have to wait until I get my $841 social security check; which incidentally, is my TOTAL income every month. ------------------- APRIL 25, 2017. I am still waiting for this absolutely lousy company to contact me. I've sent them photos of the spoiled food that THEY are to blame for. I even sent an email. Result: NOTHING, ZILCH. Don't even waste your time!!! I really don't even want to give them a 1 star but it allows me to let you all know how bad of an experience i had. Sucks that i had to switch my day off and rearrange my week to make time for an appointment that i SCHEDULED with the Manager Jose Barragan that he ended being a no show no call. Texted him 90 minuets before my SCHEDULED appt. to confirm (got no answer) called him 30 minuets after my SCHEDULED appt. to see what's going on? (got no answer left a message on his phone). I am now running 3 hours behind everything else i had to do that day. Texted him 2 hours after that "again" to see if we can do it later on that day (got no answer). Decided to call the office the operator said she will call me back in a couple of minuets after she talked to him, well she didn't (what a surprise). After waiting 2 hours for her call i called her back again only to hear he had a "family emergency" I understand there are things that happen and i hope all is well. What i don't understand is why i didn't here from him or his office and it took me a hole day to get that answer that i felt was not genuine, a text or call Max takes 2-3 minuets!!!. Used this company for my rental property in Huntington Beach for termite inspection, fumigation and fixing recommended damages in 10/2020. Quote was higher than expected due to the "pandemic premium" as that was the provided reason. Credit card info was required as part of authorizing the work agreement. After my credit card was charged, I found out that work was incomplete!!! I discovered that part of the recommended fix was not done after I did my own walk-through. This was very disappointing to say the least, especially when I paid a higher cost. We had to spend extra time coordinating with them to finish the job. I live in Yorba Linda close to Valleyview and Yorba Linda Blvd. A couple of years ago when I had just moved in, I saw a Southwood service truck parked across the street. I walked over to grab a business card and ended up signing up through the field serviceman. The reason for giving 2 stars is this: A very nice gal who handles payments, named Heidi. If not for her, you'd see 0 stars. They call the evening before your scheduled service day, as a courtesy. FOR ME, about 75% of the time, they didn't show up. It's not the first thing on my mind so I don't think about it until I get a random knock on the door anywhere from two days to two weeks later and it's one of their technicians who is there to spray. One time I got a knock on the door and it was 3 knocks only. I had just gotten out of the shower so it took me about five minutes at the most to get to the door. By that time, he had left. You would think that he would either call me on my cell phone or call his headquarters to have them call me. Nope. Since I didn't know who had knocked, I waited the rest of the day for the technician, nothing. I did call the next day to check on the situation, I spoke with Heidi and she said that the technician informed her that he knocked and rang the doorbell as well as walked around to the other side of the house to see if I was anywhere around. That was a flat out lie because my doorbell doesn't work for one thing and I walked outside within five minutes to find him gone. But again, no phone call? Then we have the issue of getting billed for services that were never performed. Usually A company that has a technician out to your house will always have you sign the work order so they have a copy of the customers signature as proof. Apparently one of these guys or maybe more than one, was coming by when I was not here and possibly spraying the front of the house but I always have to be here because they need to come in and spray the back yard which they cannot access without someone here. Again by the way, these were technicians who randomly showed up. I had no phone call before to let me know. All that was left, was a copy of the receipt on my front porch and sometimes not even that. Either way, it did not have my signature on it nor could they have access to the back gate area. Then I get a whopping bill in the mail saying that I owe for quite a few months back that I have not paid so, I immediately called and spoke with Heidi who was very nice and I believe that we talked for about an hour regarding this situation. We were able to work through the days that they were actually here and Heidi was very professional & friendly about everything. I requested that going forward, I would like the technician to always get my signature on a work order and if he does not, I don't pay it. I honestly can't tell you why I am still with them but my best guess is because of one good person who took the time to listen and help figure out a solution to the problems. However, a couple of weeks ago they raised my monthly service by $10 per month and told me that it was a companywide thing for all customers. I would not recommend using this company at all based on my experience with them. As a matter fact, I will be looking for a new company soon. Southwood's ownership needs to take care of Heidi because they would be lost without her!! read more

I have given this company more than 5 attempts to follow through on pest control appointments. There have been two months where technicians claim they arrived at my property and I was billed. I have video cameras surrounding my property that are linked to my smart phone. Not one of them recorded anyone spraying my home when they claim they arrived. Also, I have been waiting for 4 hours for a technician to arrive. My appointment was at 8am. I've been at home waiting patiently. I just got a call that the technician is finally on his way.
