    Breakdown of where my deposit is going. Absolutely absurd...

    I would give negative stars if I could. I lived in a home they managed for 2 years. Upon move in, the water heater was broken and had to be replaced, there were dead roaches, the closets weren't clean with gunk all over the shelves, garage door was broken, all of the doors were misaligned, had roof leaks, and the dishwasher broke down. The owner of the property decided to put the home up for sale in the middle of the last year of our lease. We had random people coming to the door trying to come in, they were trying to host open houses while we still had 3 months still living there. Upon moving out, we'd left a few items for bulk trash pick up. I was charged $215 for a service I already paid for through the town of Gilbert. I was charged $90 for ONE lightbulb that needed to be replaced and for an outlet cover that was missing upon move in and all smoke detector batteries were replaced within the last couple months. Charged $500 for a few screw holes and a whopping $300 for a carpet clean that I'd already had done and left the receipt for. I reached out to Katrina (she has been the worst property manager that I've had of the 3 that have come and gone). I heard zero response. They rip you off and are overall terrible to deal with. I painted the bottom floor of the home to match the rest of the house with permission and left that house better than I'd found it - Brewer and Stratton robbed me with their nonsense fees and my deposit. Here is the breakdown of my deposit. Absolutely ridiculous.

I closed on 12/4/25 and was called later on…read morethe same day to retrieve various important closing documents including the 1099, death certificate and settlement statement which had been recorded and were ready for pick up. I went the very next day to the Green Valley office where I closed to pick up my papers. I was then told by the Green Valley office receptionist, when she could not locate the documents, that they were at their other office in Sahuarita for some unknown reason. I was told not to worry, that, for my convenience, Pioneer would mail them to me from Sahuarita and that the mail would probably take a few days. Well, I still don't have these important papers and it is over 5 weeks later. All of the documents have highly personal information. Where are they? I am livid. So unprofessional. 1

I decided to send in one final check and pay-off the debt. I got a call and an email stating the check couldn't be accepted. Of course I asked why. I was told if they gave me the deed and the check bounced I would already have the paperwork. I said don't send the papers until you clear the check as you have over the last 2 years. They said its policy. To add insult I had to get a certified check to send them to conclude business. After doing as instructed I got the paperwork a month later as I assumed. This may not even seem like anything to mention for some, but it didn't pass the common sense rule for me, so I'm sharing. Be prepared is all I'm saying!
