THIS PLACE IS A SCAM! They will hide charges from you, ignore you when you ask them to do their job, and make your life miserable. I waited a while to write this review for fear they would retaliate and screw me over in giving me back my security deposit...but they did that anyway so here we go. This rental company is by far the WORST I've ever gone through and I've lived in multiple different apartments and houses in different states. Upon moving in to the house, it had been broken into and there's was garbage everywhere, rotting food, literally poop in the toilet and things stolen....Brewer Stratton didn't care or do anything about it. Every service request I filled out was met with argument over who's responsibility it was to take care of (broken dishwashers, broken garbage disposal, stolen and missing pool maintenance items that were written in our lease). Janna Welch was absolutely useless and would go weeks without responding to our calls, voicemails and emails. Even the front desk people would send me to voicemail. About 6 months into living there we get charged with a $500 electric bill that they 'forgot' to tell us about. If we would have known...We would have made conscious efforts to cut down our electric usage. Brewer Stratton preferred lying to us for MONTHS and hiding these overages so they could scam us out of more money. When we tried to contact them about this, they refused to return our calls and emails, instead they made it impossible for us to pay our rent, until we paid the electric overages. They blamed it on the owner of the property and did not take responsibility. Come move out time our roommate got COVID. We had to extend our move our date and walk through by a few days but Brewer Stratton charged us another MONTH of bills. We paid an extra month because COVID extended our move out date by just a couple of days. Forget about your deposit because out of the $2,500 we put down. We got $150 back. Apparently it costs $500 to clean two carpeted rooms. Apparently it costs hundreds for minimal landscaping even though the house looked better after we moved out. Apparently it costs hundreds in repairs even though we didn't hang anything on the walls because we knew this place was temporary. I had other issues with them outside of what I just listed but I don't have enough time or energy to continue exposing them. Literally the worst experience I've ever had and Brewer Stratton deserves to be sued and shut down. Please live anywhere else. read more

This company is so hard to work with. From the beginning they were giving 3 months maintenance fess waved and they only gave me two and will not credit the third. Then I get a work order and let them know that it is okay for them to fix it and they over charged me. Janna Welch is the property manager and is hard to get a hold of. Also, she cant explain what the charges are for and stoped taking my calls. They are so nice a the beginning then they just move on. I would not recommend this company to anyone. I hope that we can say that we are informed and conscientious consumers. We have successfully been rental tenants in the Valley and were happy with our property management company, with that being said, we were hoping to find a residence much closer to work and hospitals and two properties stood out to us that were managed by this company and cross listed on Rently. My daughters and I all followed the prospective tenant procedures and we also individually sent emails inquiring about the status of our applications as well as numerous attempts to reach an actual person beyond the automated menu telephone answering service. All told, we have paid $300 for 2 applications. I keep reading replies from a company representative saying that all of their communication is presented with clarity and are comprehensive in scope. We are well beyond the 7 day review of our applications, nearly a month in one application submitted...and ZERO, ZILCH, NADA, NOTHING in reply. $300 is not pocket money to be sneezed at but we will see it as a harsh lesson learned about the inconsistent communication practices of this company with such mixed reviews. The reasons we were trying so hard on our side to contact anyone from the company was because the property we were most interested in was very unclean and needed extensive paintwork and we wanted to inquire if newer kitchen appliances could replace the much older and smaller ones in the home. We took video footage of the marked walls and wall damage to show this company what we would have liked to have seen addressed if we should have been approved tenants prior to our move in. But again. Nothing. Not one courtesy phone call or text or email. As I said, it's been a month for the first property and having not received a reply, we drove by out of curiosity and saw that the residence was already occupied. My daughters did not receive any indication that their applications had not been approved. I can only feel relief that it appears we have dodged a very damaging bullet because we will not be working with this company. Such a frustrating stressful experience because we had a window of time in which to apply and to be approved and to move as is the usual standard of lease agreements...(very few leasing companies offer a security hold out further than a month and most require at least 6 weeks notification prior to the ending of a lease if you wish to leave...basically one has about a month to do everything). I can't even speak to their professionalism because we have never even interacted with any actual staff but I can say the utter lack of response says a lot about how they treat prospective applicants. My recommendation is to seek life elsewhere. Thankfully we do have a happy ending to our story. We have been approved and are moving into a beautiful larger home for less rent and just renovated with brand new appliances. Oh and we applied for that home on a Monday, were reached out to the same day and were supported via email, text, and phone calls and approved by Friday. My husband and I tried to get help finding a place to rent from Janna and although she did get right back to my husband the first day, that was the only time. We both paid our application fees and multiple emails and a couple of phone calls never answered she finally emailed me back and just vaguely answered my questions. That was Friday, here it is Wednesday and we still haven't even gotten an email back to get any answers away all. I moved property management of multiple properties to them in Dec'20 and moved it out to another company in April'21. I was disappointed in several aspects that I opted to pay the hefty penalty associated with the transfer as opposed to staying. Not my level of automation, transparency, communication and ease of use by either me or the tenants. They also were more concerned about how they get their penalty dollar as opposed to addressing the concerns. It was a quick buck for them. read more

I hired this company in July to manage a property of mine and wish I never did. Timing was important for me because I was heading out if country and wanted to be sure that my tenant would be taken care of should anything come up. They were very responsive before I signed a contract. When I was signing I asked that my tenant be contacted that week to begin the transition. The week went by and I never heard from my account manager for an intro and my tenant wasn't contacted. When I finally heard from her (Janna) she said, "sorry we got a bunch of new contracts this week and was very busy." I immediately felt that my business was not important. So I go on my trip and my tenant has a small issue. The garbage disposal was jammed. Rather than gaining permission from the tenant to enter the property to fix the issue they made it more difficult by forcing the tenant to set an appointment with their handyman (vendor not an employee). My tenant is also in sales so has a very busy schedule at month end...they were inconveniencing him further for a minor repair. So I return from my travels and this issue is still not fixed. When I ask why Janna blames my tenant and then when I ask why this wasn't handled more proactively I hear, "Its the end of the month so every things been crazy." Thats the common theme here...the account managers seem to have more work than they can handle. So I talk to their Broker Chris and he agrees to allow me to walk away but then it took me 3 weeks to get my rent payment AND they stole $75 from me. When I signed up I was offered two free months and this was month 2. I have an email from Janna confirming I would not pay their $75 fee until October. I haven't received a response from Janna regarding my missing $75. I cannot recommend this company. They are careless and unprofessional. read more

This place is so frustrating. I've never had so many problems with a rental company before. Everything has to do with paying rent. They make it such an awful process and charge you $10 to pay online! We live an hour away from the office so we get penalized for that and have to pay an extra $10 a month. Every month there seems to be a new fee for one reason or another. Sometimes they tell us it's from the HOA but normally the HOA warns us first with a note on our front door then we get fined. Not with this place. They just add on fees and then blame HOA. Then when these fees are added on they won't let you pay online. Well guess what, on the weekends they aren't open so we can't even drive down to pay on time. So then they add on the fee of being late, the fee of the HOA and you have to go buy a money order because they don't accept checks after it's late. Seriously guys. They never answer the phone. We have to leave a few messages then they finally call back or just shoot us an email. How about answer us the first time we call. They are just so frustrating. We've been dealing with these guys for six months now and we just want to say screw it and break the lease and go somewhere else. Maybe you guys should start thinking about the residents and not trying to make a quick buck every where you can. read more

****Brewer and Stratton Property Management has made the most difficult event in my life borderline unbearable.**** The worst people I have done business with. Would not recommend using them even when everything is going well. My point of contact, Janna Welch, was very cold and difficult to communicate with from the beginning. Often communicating without respect, condescendingly, and without any semblance of compassion. Then a very difficult and emotionally taxing event occurred and I was no longer able to lived in the rental due to emotional distress associated with the place. I asked for compassion and help when it came to break my lease. Initially, Janna informed me that I signed the lease so I would be responsible for a $3,000+ fee. After me and multiple family members asking, she "spoke with the owner" and was able to offer a deal in which they would release the property, while I pay rent until it is occupied. Since I had already secured new residence, and based on my experience with the company to this point, I decided it was better not to place my faith in their ability to do their jobs. Two days after handing them a check for over $3000 I was told I would be charged and estimated $500 of cleaning the property. "Air filter is dirty Carpets were not cleaned The property was not cleaned The patio landscaping was not cleaned up wand is missing for dining room blinds" Keep in mind this property was small. A professional third party carpet cleaning would not be more than $150. We lived there for about 3 months so even considering our impact "wear and tear" would be a stretch. The patio was about 20 square feet and "landscaping" means racking the leaves that fell in the two weeks since I vacated the property. I reached out again seeking understanding, and I again received the same response from Janna. She coldly explained that I signed a lease, and that it is not in their best interest to help. Even if the outcome had been the same financially, it would have been a much better experience if I was treated with respect. read more

What started simply as an overlooked application by this company, has resulted in numerous emails blaming the customer. Where has customer service gone and when has it become acceptable to not do a job you are paid to do?? A coworker and myself submitted rental applications to this company. After being told that nearly every property we were interested in was already taken, we gave up. Our applications were never processed for any property so we asked for a refund of the fees. How dare I??!! After numerous emails between their senior agent AJ and i, it turns out that someone told him that we were rejected. I asked for information regarding this and non has ever been produced. Then, after a complaint to filed with the BBB, I receive numerous emails station get they will refund the fees out of "good faith" if I simply remove our compalint. The arrogance and sheer lack of customer service are what set this company apart from others. I've never experienced such a strong desire to blatantly shrug off responsibility, blame the customer and in every turn talk down to someone. Hey, Brewer Stratton, why don't you try learning some basic niceness and politeness....or just keep stealing from people and blaming them for you taking their money. I attempted to get a property in Mesa through this company, and I should have seen my first red flag from the first phone call that I "attempted" to have with the listing agent. When I tried to call them from the number that was listed on Trulia, I tried to verify the person I was calling by saying, "Hello, is this {firstname} {lastname}?", to which they proceeded to hang up on me. After talking to some other people later, they suggested that they are probably trying to dodge debt collectors. I tried to play it off, as the place looked interesting, and emailed the listing agent, saying that somehow we got disconnected. I was sent an email the next day about the property, but when I tried to ask for a showing, I was given a digital option so that I could see the property myself without anyone else there. This should have been my second red flag, the lack of trying to actually "sell" me the place by being there to showcase it. When I did this digital option of viewing the property by myself, it cost me $0.99 to get the code to open the keybox (which is a small price, but annoying), and when I entered the place, I was greeting with an overwhelming cat urine smell from the living room. The carpets were stained, only some of the windows had blinds, the AC unit was crusted over with calcium and past warranty, there were still small piles of personal items from the previous tenant left in various places, and the stove looked like it hadn't been used in quite a while. For the space that was being offered, I could see why the rent was so cheap for it. Against my better judgement, I decided to put in an application for this property, as I found out that they were going to replace the carpeting. All of the documentation and handling was done through email. There was no human interaction other than 1 phone call, which I had to initiate in order to find out how to apply for the property. Every signature was done as a digital signature. As such, there was no one there to help walk me through what I was signing or what I was liable for. This comes into play later. The deposit for the place was $695. They would not accept a regular check or even an online payment (which seemed weird to me considering how everything else was being digitized). They only accept cashiers checks or money orders, which, again, is annoying. I decided to go ahead and give them the money for the total move in costs so that I wouldn't have to do the cashiers check again, which amounted to be a little under $1700 with management fees, pro-rating, and an administration tax of 4% in order to do maintenance and municipal services (which to me, should be included in the rent, not seperate). Since I was unable to delivery my check to their office during business hours, I had to use their drop box to delivery my cashiers check. After I had done so, I did not receive any confirmation that the money was received. After 2 days, I had sent an email to the agent making sure that they had received the funds. Later that night (9pm) I received a response saying that they had received the funds and that they would be getting me the lease to sign either later that night or the next day (Thursday). At the end of business hours (their business hours) Thursday, I sent another message asking if anything had happened to the property or if there was anything else going on? My response was that they wouldn't be able to get it to me until either tomorrow (friday) or Monday, and they had to re-upload the lease, long-story (they're words). This told me that there is a lack of transparency between the agents and the clients. This became my third red flag. Through the weekend I listened more to my gut and looked back on how I was being treated. I decided that if I did not receive the lease by the end of day on Monday, I would cut my losses. At the end of their business hours (5pm) I had received the documents for the lease and other agreements, again, through digital means with no one there to explain what I'm getting into. I made the decision that night to go to the office first thing in the morning (Tuesday) and let them know that I would like to decline my initial application and get my money back. I arrived at their office around 8:10 in the morning, driving from north Phoenix (101 & I-17 area) down to Gilbert and Baseline. Their office opens at 8, and the front desk clerk was the only one there. Her response was that the agents will be coming in "in about 20 minutes". This showed a lack of professionalism to me. About 5 minutes later, a different agent came into the office, wearing a baseball cap, t-shirt, shorts, a scruffy beard, and sandals. This became my fourth red flag. The desk clerk let the agent know my situation, and he proceeded to try to help me as best as he could, and proceeded to say that I would NOT be able to get the $695 back due to the form that I digitally signed. So I basically wasted $700 for run-around. read more

A very difficult company to work with if you are looking to rent a home, which should be a red flag to homeowners looking for a management company. I am a realtor trying to help a family get into a rental as they are not ready to purchase. My clients have submitted an application, and paid fees, and were told they were the only applicants, but we can't seem to get a response from this company as to the status of their application or when they will know if they are accepted as renters. They are no longer responding to my clients or myself. They did make it clear that they do not work with realtors, but you would think they would at least respond to a potential renter. I haven't even been to my rental property since Aj took over. We are on our 3 tenant and Aj takes care of everything from taking the app, background checks, and collection. This is in regard to my ridiculous experience with their extremely unprofessional employee, AJ SMITH. I contacted him recently about a rental property and as a first time renter, my roommates and I had some (common) questions that I hoped he could help with before I applied for the house. Not only was AJ unprofessional and seemingly uninterested in helping a potential client, but he also basically ghosted me after exchanging a couple of short emails! His bio on your website claims "... He thoroughly enjoys interacting with people while concentrating on customer service to enhance the experience for both owners and tenants...", which is an absolute joke. I guess AJ must've had a lot of applicants for the specific property because instead of just communicating that, he told me, and I quote, "... eek! market is hot". Who the hell interacts like that in a professional setting? He seems incapable of even communicating in proper sentences. Unfortunately I missed out on renting that beautiful property because of his lack of help and responsiveness. I do hope that from hearing my experience, somebody acts on this so that future clients have a better experience with Brewer and Stratton. And if management does see this I request that AJ's disrespectful behavior be brought to the owners Brett Brewer and Damon Stratton attention and he receives some training on how to develop communication skills. read more

The worst, most unscrupulous, PM company we've ever worked with. They lie straight to your face. Their fees are high - administrative fees for everything, in addition to their static 3% monthly administration fee. They also keep part of your security deposit, which is unfair to the property owner and just a way for B&S to pocket more money. They're lazy and hard to reach in emergencies too. I find I have had many of the same issues and complaints as many of these people. Please please read the negative reviews and take them extremely serious before you rent with this company. During the application process, prior to them denying me for something that I had NO IDEA ABOUT, Matt Smith interrogated me on the phone about EVERY ASPECT of my life. Even issues from over 6 years ago. I have excellent rental history and my credit is 100% on time payments. After having to explain myself and being put through a microscope, I got a DOCUSIGN email that said my application had been denied. I HONESTLY believe they are collecting money for application fees KNOWING that they are going to deny the application from the beginning. I don't trust this company. read more

This company is a rip off, I been a homeowner have two properties under their management for two years, first year everything was ok, second year when they gave me a new manager things started to go south, extremely LACK of COMMUNICATION never got a hold of my manager when needed, tax documents completely filed WRONG make me have to call back and forth many time just for them to get it right, waste my time and money at my accountant to deal with this, when try leave they want me to pay fee, talk to their broker Chris Goodman they make it sound like I want to just get the tenants and leave but in this case I stayed with them for 2 years , and this how they treat their customers? He is rude, slow, uneducated and incompetent in being any kind of "manager". I am a tenant and I have to say from the very first interaction I had with this company it was difficult. Talking to Janna was painful. She is very rude in some of her emails and avoided my calls because I am someone who wants all the information before entering into a year contract and I ask a lot of questions. I do have a general mistrust of companies doing what they say they are going to do. We were not presented our lease agreement until moving day which allowed no time for reviewing it. We loved the condo so much we just decided to deal with her in hopes the owner would figure out how awful she was and remove her from the situation. I'm 80 percent sure no one from this company even checked out the condo before we moved in. When we received our first statement there was a $10 charge automatically added onto it (they already charge a bunch of fees). I had asked if it was free to pay online when we first moved in and the guy who came to get their sign out of the yard assured me it was free. I asked what this $10 fee was for and it ended up being so we could make a payment on the FREE pay site they provide. The false advertisement didn't bug me as much as the fact they took no responsibility for the information their employees are giving out and that they just add it to your bill like the only option is to pay online. I payed with cashier's checks every month out of spite and found it hard not to address it to Brewer and Stratton property "management" as they did little to no work at making sure anyone but their own company was taken care of. Horrible customer service, my land lord also had issues with this which is why I waited to post this review until after they were out of the picture. Janna does get an A plus at her ability to talk down to people via email. She does not seem to ever take responsibility for any of the mistakes she made. We moved into a townhome on April 7th, 2014, that is managed by this company.From the moment I picked up the keys, there was trouble... Ego seems to be the #1 priority of this firm, and they are "hell-bent" to have it stay that way. The place was literally filthy when we walked in. The sliding glass door unit was broken, along with the screen door, that lay in pieces on the encrusted patio floor. The two shower heads, I had to take off with plyers because of the corrosion that had sealed them to the fixtures. The caulking was non-existent around the tub area and the sink fixtures were rusted out and had hair stuck to them. There were nails from old wall hangings, everywhere...everywhere. The ceiling fans had "black" dirt at least a 1/2" thick and many of the light bulbs burnt out...It took three of us a full day to clean in order to be able to move our things in. I took photos and sent it to Brewer and Stratton. AJ Smith is the representative that I dealt with...as I understand, one of the "managers" of the company. He assured me on the day I picked up the keys that the property had been thoroughly cleaned and checked out. So when I sent the photos and called to have this matter rectified, it quickly became a very "unfriendly" situation. I eventually wrote to one of the owners, who without hesitaiton stood up for AJ...So it was very clear that everyone in this company runs the same course and holds hands all the way through...The way they do business is truly unethical,greedy, thoughtless,greedy,disrespectful,greedy,self-centered,greedy,un-caring,cold,greedy and unkind. They love to send out threatening e-mails...make their own hours...make their own rules...play illiterate games...as though people have time to get involved with their "INSANITY"... Harassment is illegal...A company such as this is on limited time. read more
