It was 6:30pm on a Tuesday, well within business hours, which I only mention because apparently that memo didn't reach the staff. No hello, no acknowledgment, nothing. My family and I waited, and eventually a name-less voice called out "Vietnamese coffee" into the void. The first tea house I've ever been too! I live in Irvine how is this possible and my first time would be in San Juan? Weird. I'm not into sugary drinks but apparently now my 13 year old is. So once we got out of the water in SC and were headed back to Irvine this Palce popped up on the way. The guy who helped us laughed when I told him I lived in Irvine, the Mecca of tea houses and my first time was in SJC. My Son loved the Brown sugar milk tea with Boba. I love how we could have it 25%-100% sweetened. I was surprised by the quality of the tea. Beautiful tea flavor, you can tell the quality. It's really refreshing and nice to have a place that uses real fruit and you can tell that the slushies are packed with real fruit because you can taste it and it doesn't taste artificial and it made me want to try everything but I chose watermelon and it was really good. Inside, they have a nice modern interior with about 5-6 tables for seating. For their menu, they have a wide range of coffee, tea, slushy, and yakult drinks to choose from. I ended up going with the Watermelon Yakult and wifey got the Horchata Green Thai Tea. Overall, we both enjoyed our drinks and the nice vibes they got going on here. I would've given this place a 5 star because the drinks are so good. The costumer service is lacking. I'm assuming an older woman is the owner or manger because the way she speaks to her employees is rude and dream crushing. They all have this sad look on their face when she's there. Makes me sad. When she's not there the environment and their energy is much happier. They've also put up these weird window panels and make the place feel closed off and give the illusion that they don't want any customer interaction. I've forgotten to get my card stamped many times because they run away before I can ask or remember. I went back to ask for a stamp one time and the older lady seemed annoyed and angry and said to me that it was going to be a one time courtesy that she's going to stamp it and she kind of scared me so I haven't asked since and if I forget I forget. read more

I was surprised that I hadn't heard of this spot before in San Juan and I really enjoyed it! They have so many drink options. I ordered the pumpkin spice iced coffee with almond milk for myself and 2 lychee yakults for my family. My coffee was so strong but also had a delicious pumpkin spice flavor and cold foam. The yakults were so refreshing and yummy! My brother ordered an iced crème brûlée matcha and he loved it. It wasn't too sweet and you could taste the matcha, although it wasn't overpowering. The cashier at the front answered all our questions. Inside, this spot has nice decor and is very clean. There's a few tables inside. I also like how the menu has a key indicating whether the drinks are dairy free, caffeine free or available hot. I liked that I was able to include almond milk in my coffee. 4th of July weekend, and we didn't want to fight the traffic just to head north to Irvine for some boba milk tea. LOL. Left it up to Yelp to find a milk tea shop closer to home, and it led us here! Effortlessly made our way over from San Clemente to SJC with no traffic! This cute tea shop is nestled in a plaza with neighboring restos. The interior is spacious and bright, and their wall decor is very photo worthy! We were welcomed by the friendly lady at the counter. She let us know we can either order via the kiosk or with her at the register. After checking out the menu we made our decision. We opted to place our order with her (bonus points for accepting good ole cash!). Order up: - Wintermelon Milk Tea with boba (my choice). Totally refreshing and hit the spot. I've had this drink at other tea shops, and theirs certainly did not disappoint. I'm always apprehensive about getting boba at new places because it might be under/overcooked, but theirs was legit and had the perfect chew! Yay! - Vietnamese Coffee (husband's choice). He said it was just "okay", but then again he's a coffee connoisseur in his own way. LOL. He was torn between either Viet Coffee and Roasted Oolong, so he said he'll try that one next time. The best boba spot in South Orange County is here. It reminds me of the spots we go to in Irvine- the customizability and expanded menu options make it easy to get the perfect drink. The service is really helpful and quick. The drinks come out very fast and are so delicious. My daughter loves the Oreo slush. My wife and I have been regular customers at TeaSync for a long time and usually have great experiences with the staff, which is why this interaction was so disappointing (May 16, 2026 at 615P). Recently, I stopped by to grab a drink to take home for my wife. By the time I got home, I noticed there was a small fracture in the cup that caused about half the drink to leak all over my car seat. I was definitely frustrated, but I understand accidents happen. I cleaned the mess myself by shampooing and vacuuming the seat and wasn't expecting TeaSync to pay for any damages. I simply thought they would replace the drink. Unfortunately, when I spoke with the manager, Kim, the conversation immediately turned disrespectful. Instead of listening, she accused me of lying and insisted I must have dropped the drink, telling me to "just admit it." I calmly explained that I did not drop it and that the drink had slowly leaked through the fracture in the cup, but she repeatedly dismissed me and called me dishonest. I was honestly shocked and offended by how I was treated over a replacement drink. I ended up telling her not to remake it and left. Ownership should know that Kim's rude and insulting behavior lost them a loyal customer. I would gladly reconsider returning if she personally apologized for the way she spoke to me questioning my integrity. As former residents of Irvine, we've been challenged or have found it difficult to find decent milk tea in this area of Orange County. Even harder to experience the perfect boba consistency that has lived up to our standards. But my oh my, I think we finally found our spot. We came this past weekend to grab a refreshment. They must have just opened since we were the first customers of the day. Husband got the classic milk tea with boba, 100% sweetness and less ice. He's also lactose intolerant and they use non-dairy creamer so y'all are safe. I decided to venture off my norm of matcha-based drinks and got a peach milk tea with a cream cheese foam. Absolutely delicious! I did find my drink a little too sweet for my preference. I would probably adjust to 50% or 75% for next time. The shop is also super cute and bright with plenty of seating. Menus are digital on the TV screens on the right as you enter. They have a very IG worthy wall with a neon sign that reads "Boba is Life". Such a true statement for die-hard fans. For those who are indecisive or crippled with choice overload, they have a Top 12 drink list which ranges from milk teas, fruit teas, slushes and lattes. You can adjust sweetness and ice levels. There are also dairy substitutes - Almond Milk or Oat Milk by Califia Farms brand. I'm very intrigued by their list of toppings: Boba, Crystal Boba, Peach Popping Boba, Strawberry Popping Boba, Star Jelly (Strawberry or Mango), Rainbow Jelly, Lychee Jelly, Coffee Jelly, Aloe Vera Bits, Vanilla Foam, Cream Cheese Foam, Creme Brulee and Espresso Shot!
